The room, although a tad small, was very clean and had everything I needed including working air conditioning. Towels and toiletries were provided. Shower was hot but the water pressure could have been a bit higher. Overall, a very pleasant stay and was great value for money considering its' location.

We booked the hotel for a short two day stay. As we arrived early in the day we dropped off our bags at the hotel and informed the clerk that we'd be checking in late on that same evening - no issues with this. After a long day and arriving at 23.30 we were allocated a room on the basement floor, located near the staff room, store cupboard and emergency exit door of the premises.

The room was cold and was quite clearly affected by damp as could be seen on the badly stained carpet and the wall damage. There was zero insulation in the window and the heating system was loud but did not help the situation at all, even when set to 26 degrees (which should be boiling). Furthermore, there was a big hole underneath the room door that did not provide reassurance regarding any insulation. The bed linen provided was stained and hairs were also found.

We complained to the staff member on shift who was apologetic and changed the linen for us but could not change our room due to availability - we were told to speak to the manager in the morning.

The next morning the manager didn't seem to fully understand our frustrations and even thought we were complaining about a \"rat incident\" that happened the same night (not reassuring with our door concerns). We were offered a change of room to another floor and complementary breakfast but we opted to leave and booked another hotel.

We're writing this review for awareness more than anything else. We'd not recommend. We have been fully refunded.

We stayed for one night and the location is fantastic — a very short walk to Gloucester Road Underground and easy to reach Kensington High Street and Kensington Gardens, with plenty of amenities nearby.

The room was clean and functional, although quite small and only had space for one bedside table. Unfortunately, we were placed in a basement room between the lift and the breakfast room. The soundproofing was very poor and we were woken early by staff setting up breakfast. Our window also backed onto what seemed to be a generator or air conditioning unit that ran constantly throughout the night.

Breakfast was okay. Overall, we would only recommend staying here if you are in a room away from the basement, as the rest of the hotel may offer a much better experience.

The single room I stayed in was literally a box!
I had two pieces of luggage and I couldn’t move around the room. The carpet was dirty, the mattress was hard, the bathroom was gross. The only thing good was the location.

A nice hotel if you’re just looking for a standard room to sleep in before heading out to sightsee during the day. The room was pretty quiet, no traffic noise or anything like that. And it was warm and fairly clean. The bed was a bit uncomfortable but not too bad. And the hotel is really close to the tube station so really handy getting to local theatres and attractions and it’s also close to fast food and coffee shops and grocery stores

They put me in a basement with moldy walls,moths in the room,old carpet and furniture. They said they couldn’t change it due to hotel fully booked. The receptionist was nice though. And the area is amazing. This is the worst room I have ever been by far, for $200!!!. The bathroom was the only renovated thing.

It would have been nice to have had a full length mirror even if it had been inside on the wardrobe door.
There was no tea/coffee/milk available in the rooms but this could be picked up in reception

Reception area was modern and inviting but our room didn't live up to the promise. Dreary room 82 was on the lower ground floor. Small and had a door opening onto a small outside space which was filled with a noisy aircon system for the hotel. The worrying thing was other doors opened into this space, and the internal bolt on our room door was totally inadequate. There was no key operated lock on this door. There was a hair on the duvet cover. The bed was very low and had something broken inside it so that when you turned over there was a noisy clonk. The large wardrobe had only 5 hangers. So much space, so little of it useful. The best thing about the room was the hairdryer. Unlike most it was underpowered and therefore easy to style my short hair. If you've got long hair, you wouldn't like it. Can't comment on breakfast, we bought some cheaper bits from the nearby Waitrose. It was convenient for the Royal Albert Hall, but we wouldn't stay here again.

I loved this place. I was in a single room on 2nd floor and it was quiet, room clean and tidy with a comfy bed and nice bed linen. Shower was great. There was a safe in the wardrobe. Easy to walk to from underground stations. Also a 15 min walk to Natural History Museum, V&A, Royal Albert Hall.

Mainly though the staff at reception were lovely and helpful. I had an issue with a gig ticket and they sorted it for me. I would have missed the event if it hadn't been for them.

Would definitely recommend this place and will stay again.

Very friendly and helpful staff, we arrived early and were able to leave our bags while we went to start exploring. When we checked in our bags had been taken to our room ready for us. Unfortunately the lift was out of order but the staff were very apologetic and gave us complimentary breakfast for the inconvenience.
The room and bathroom were very clean and the room was basic but had everything we needed - we were only really in it to sleep.
It was very convenient for Harrods and the Royal Albert Hall. There are bus and train stops/stations a couple of minutes walk away, so ideally placed but without the constant noise you get when you stay more centrally. I would be happy to stay again in the future.

The room was the smallest double room we have ever stayed in, the bathroom door could not be fully opened because the bed was in the way, there was only one bedside cabinet and the room was barely adequate for two people. The bed was clean and comfortable and the breakfast adequate but even for Kensington the value for money was 3:10. will not be staying there again.

Fantastic value and great access to locations like the Royal Albert Hall. The rooms do feel a little tired in terms of carpet and furnishings but are completely serviceable. Breakfast was adequate and is enough to set you up for the day with a fairly good choice of both hot and cold options. Located on a v quiet street but with good access to tube etc just a few mins walk away. My one complaint would be a fan or air conditioning in the my room which was running loud constantly with no obvious way to turn it off. Would stay again, great value for a budget option.

Omg....where do I start??? The only reason this place gets a 2 is because the staff is super friendly (except the girl at breakfast this morning). This hotel is in desperate need of a complete overhaul! The walls had cracks and patches, the tile in the bathroom.was cracked, the floor not level and THE LIFT IS BROKEN (under repair). The hotel decides to put this old lady up on the top floor so hiking up 4-5 flights was miserable! They offered a complimentary breakfast for the inconvenience but was not worth the hike up and down 5 flights. The room was tiny, which is okay bye, but the bed was definitely not a \"twin\" - it was like a toddler bed! The Internet didn't work half the time and, again, the saving grace was the employees! Spend the extra $$$ and stay elsewhere

I was in London by myself for one night. As a 50+ female, I felt very safe in the neighborhood and in the hotel. I was able to drop off my bag at 11:30 am and not return until 10:30 pm with no issues. The twin bed was comfortable and the hotel was quiet. Although they are older, I really appreciated the lift and the in-room air conditioning.

Staff was friendly and helpful. Room was very small and clean. I would advise against anyone staying in this room if you weigh more than 150-160 pounds. It is so small that it is hard to get around the bed and bathroom. The bathroom is horrible with so much mold on the walls and tiles. Not clean at all. They have no wash cloths or hand towels available. I would find another hotel in the same area. It was very easy to get around because the Tube access is excellent. We would never stay in The Villa Kensington again.

The Villa Kensington was a great find. The location is very good. It was easy with public transportation to get anywhere. If you are a walker there are many places you can walk to as well.
There are many food options close by as well. From sit down, grab and go, or groceries.
The front desk staff was very good. Everyone I encountered was very nice and friendly, always willing to chat and offer advice. I had a little problem when the rail workers went on strike and I had to get back to Gatwick. The staff was helpful getting me an arranged taxi and carried my luggage out for me at 3:30 a.m.
The area was safe and hotel felt secure. There is a lot of foot traffic with the proximity to the tube station.
My only criticism would be on the bathroom condition. The shower grout needed something, either cleaning or repair.
Overall this hotel is a great value overall. I will definitely be back again.

A Gem in South Kensington

I was nervous to stay here because of mixed reviews but I can honestly say this little boutique hotel is a gem! Conveniently located in South Kensington, close to many wonderful restaurants and pubs, as well as a 2 min. walk to the tube. The area is safe and quiet, yet very close to everything (Harrods is less than 30 min. walk away!). The front desk staff were all very friendly and helpful with lots of local suggestions. I opted not to purchase the breakfast because there is a Sainsbury's across the road--perfect for a quick pastry on the go in the mornings.
I highly recommend this hotel and plan on returning with my family.

SCAM, bait and switch. I reserved a room when I arrived in London, got on the train and arrived at the hotel 45 minutes later. Got our keys, headed up, was grossed out by the terrible smelling and filthy hallway. Opened the door to the room and didn't even bring my luggage into the room. I knew instantly, there was no way in hell I was going to allow my daughter to stay in the stinky filthy room. Room was poorly maintained, dirty and smelled bad. Room was nothing like pictures online and definitely not worth 150 £. Seemed more like a 50 £ flop house. Went immediately to the front desk and told them I was leaving. From time of reservation to leaving was less than one hour, so really didn't prevent them from renting the room to another guest, as they had other empty rooms at the time. Refused to offer refund. Stopped by a couple days later to discuss with manager. I found it odd how nervous the manager was. He was literally shaking. It was obvious this was a SCAM. Be WARNED.

The room itself was nothing special. The decor was a bit tired and unremarkable. Probably the smallest double room I've rented in London. BUT the location is fantastic, and all of the staff are just so genuinely helpful and friendly that it's really no issue that the rooms lack the wow factor. They're clean and comfortable, and who spends too long in their room in London anyway?!
However, very few of the many hotels I've stayed at over the years have made me feel so welcome as here. I would definitely stay here again.

The only negativity, I found mold in the shower, hair and my duvet sheet had old blood stain. I was very uncomfortable, but room service changed all the sheets, but not the actual duvet since they did not have anymore in the hotel. The cover sheet was just change :(

This is a very basic, clean and quiet hotel with about 35 rooms located in an absolutely fantastic neighborhood in London. It is just a two minute walk to the Gloucester Road underground station. I had a single room and it was fine but I did find it a little odd that they did not have a soap dish on the sink, nor did they have a shelf in the shower to put my toiletries. Other than that, no complaints. Oh, they are not serving breakfast at the present time… That is supposed to start up again in the spring, however!
