The property location was great and the room and breakfast were good. The only issues were that the air conditioning wasn’t working throughout the hotel and we weren’t made aware of this. It was only when we got to the room and tried it that we found this out. We were given a fan to use but the room was very hot. Also, the pool wasn’t operational but again we weren’t made aware of that.

Had the potential to be great, but the bathroom had a leak. We reported it and the response was that we had the shower curtain on the outside of the bath, which was of course was nonsense.

Our mistake - we assumed we’d be able to get a taxi or uber from train station to hotel but no. The hotel organised the tourist train to collect us, which was good. Getting to the station on checkout was an issue - in the end the hotel organised a taxi from another town to take us the 10minute drive at a cost of 70euros!

Conveniently located right in front of Lake Orta with lake access. Lovely pool (did not use however). Comfortable room. Parking is tight to get into. Loading and unloading area. Walkable to main center. Shower and bathroom a little outdated. Breakfast buffet was average.

Great location- five minute straight path to the main piazza. Overall the room was clean & comfortable. Beautiful mountain/lake/pool view. Only complaint - the mattress was awful. So old and indented that I actually woke up in the middle of the night feeling like I was going to roll out of the bed onto the floor.

The hotel has easy parking, a nice restaurant and bar and a lovely pool area.
The staff were helpful and polite.
It is within walking distance of the shops, main square and mini golf.
I would happily stay at the Hotel San Rocco if I ever return to the lakes.

Breakfast was adequate but was under staffed. Rooms were very small and the air conditioning didn’t work properly so the room was warm. The walls were all painted a dark brown which made the rooms and corridors very dark and oppressive.
That being said the hotel staff were friendly and the pool and access to the lake was great. It is a beautiful location right on the lake and easily walkable to the main piazza so all in all I would recommend.

Hotel has a great location on the lake near Orta San Giulio village which has a nice square and boat access. Overall the hotel is a little tired and old fashioned, breakfast was limited with chargable extras but service was good. Bar service on the terrace was average. Lake view room with terrace but the divider to the next room as tacky

It's located on the waterfront of Lago D'Orta, and Isola San Guilio in an eye shot distance. Nice vista on the lake. The property is well maintained and the staff are very helpful. I fee like this area better than Lake Como in which is less touristy and more quiet and better for relaxation

Our lake view room was clean and comfortable with a lovely balcony and view.
Staff were friendly and helpful.
Breakfast was good. I am GF and a basket with bread, muffins, cornflakes was provided every day. Orta is a lovely town with good access to boats and lots of different restaurants.

Not great value for money, trying to be 'contemporary' but comes across as basic. dark, dingy and cave like. Toilet ridiculously close to the wall, just take the bidet out (very 1970s!) Rain shower head close the wall so you have to squeeze up to the wall for water... take out the baths and out shower trays in. Put some art on the wall, paint it white and then you can charge the price you do!
Staff lovely and really helpful, came straight away to try and sort the air conditioning, and brought a fan - just the AC not great I think.

This is a lovely hotel with the stunning backdrop of the lake. The staff are friendly and helpful (I especially enjoyed chatting to the man at reception who helped to locate my boyfriend’s hat). We dined there once - it is fine dining. It is very handy for everything in the village. The pool area is nice and did not get too crowded. There are also other nice seated areas with gorgeous vistas onto the lake.

Lovely Hotel, lovely staff in an amazing place ❤️

The Front desk staff and car parking assistants were absolutely fantastic- very friendly and incredibly helpful. Any issues we had when we arrived were dealt with by people who could have known us all our lives- humorous, energetic and kind. So, a big thank you to them all.
Sitting next to and swimming in the cleanest lake in Europe is a real privilege- Lake Orta is a wonderful examplar of the power of modern science to “ clean up” the pollution caused by previous centuries of burning stuff! Lake Orta is a beacon of optimism for the future of our planet. Soon this world will be cleaner and better than it has been for thousands of years. Go to Hotel San Rocco and walk along and swim in the lake to experience it for yourself! Lovely place and lovely people ❤️

The hotel overall is an amazing property with outstanding views. A very nice front desk guy Cande \"Papi\" helped me a lot and was very diligent to try to give an excellent service.
I had an upgrade do that the AC wasn't working in the room I was assigned to.
Breakfast was very good and the Capuchinos were amazing.
Bathroom ok, but dirty dirty shower.

Fabulous location in the town centre! The hotel is in a beautiful property on the water with a nice pool and overall great atmosphere.

Really enjoyed our stay here, we only stayed for 3 nights but the views were amazing! Very well placed on the lake. Very clean. Check staff were lovely, very friendly and welcoming. Small criticism would be pool area where the sun lounges are is not very big and found it hard to get a seat. Some brilliant restaurants near by. Also wasn’t aware you had to pay extra for parking so bit surprised when we checked out.

This is superbly. situated property, right at the side of Lake Orta. A very peaceful setting, with a lovely terrace overlooking the lake. The staff are very friendly and attentive, they helped to make our stay very pleasant indeed. Parking is available, which is very useful in this small town. The room was comfortable, but could use some homely touches-pictures on the wall or example. It felt a little bare, but this wasn't a great deal. The lady servicing the room was excellent. Overall, a comfortable hotel in an excellent location, with lovely staff.

Perfect location -small room.

Lovely hotel in a great location. The property is beautiful and the staff very warm and helpful. My only complaint is about the room. While the design was nice It was quite small and the real problem...no shelves -nowhere to put our things. Whoever designed the room clearly never stayed there! However even with this complaint I’d stay here again. The location and view couldn’t be beat.

First impressions count

We arrived at the hotel by taxi and had to carry our bags up a flight of stairs to a rather unimpressive reception entrance. We did not find the receptionists helpful or that friendly compared to the reception team at Grand Hotel Majestic Pallanza. We arrived at around midday. As check in time is 3pm we had to put our bags in a grubby storage room. We asked about the geography of the hotel and was given a map. Neither of the two receptionists explained that there was another exit or entrance and quicker way to get to the town. Consequently we had to walk up the steep incline to exit the hotel. On our return after 3pm we checked in. We were not shown to our room and was left to get our own bags out of the storage room.The general level of service was not as good as the Grand Hotel Majestic. The bar staff were excellent. We loved the bar location with its view of Lake Orta and Iso San Guilio. At night it is magical. Our bedroom was stylish and comfortable. Breakfast was self service. Fare was good. Very little or no service at breakfast even to the point of using a vending machine to dispense tea or coffee. The location where breakfast was served was unimpressive compared to Grand Hotel Majestic dining area with its panoramic view of Lake Maggiore.

Overall this was a lovely hotel. The room was clean. The AC did not work, and during summer that was not a great experience! The staff said it wasn’t AC abut “air fresh” and couldn’t keep up with temps of 30 degrees (90s F). So that was disappointing.
The room had no coffee making facilities and no iron. Other than that, it was ok.

Girls on reception were miserable and did not even ask if we needed help with our bags - a long way to the dark dismal room. Given the room rate the room is very bland and sparsly furnished. luckily we didnt spend much time in it.

Breakfast was chaos both mornings - ask a waiter for a pot of coffee rather than using the machine!

Its a great location and the bar is nice but its let down by things that could easily be fixed

Enchanting hotel on enchanting lake

Beautiful hotel. Lake view rooms capture enchanting views. Desk speaks adequate English. Breakfasts with good variety and quality. Location a five minute walk to Orta San Guilio. Drinks next to the pool on the deck up against the lake are a dream come true.
If you are going to Lake Orta, this is a fine place to stay.

A Very Good Hotel in a Great Location

This hotel is noteworthy for its perfect location, views of Lake Orta and an extraordinarily helpful staff, especially Alice, \"A-lee-chee\", who was of immeasurable assistance to us. Our room was small, with some design flaws, such as a one foot plus step up to the shower, and some maintenance issues like balcony furniture that was falling apart, but that faded to little significance when sitting on that balcony with a perfect view over the lake and Isola San Giulio. We would stay there again.

Location is excellent the \"floating bar\" (platoon) was delightful with fantastic views. Ensure you get there early for evening drinks as this is open to everyone and you may miss out on a table. The swimming pool was OK but dated with the lounge chairs and umbrellas. The rooms were awful, very warm and had a dreadful sulphur smell due to the hydrogen cooler. The weekends are jammed packed with weddings so definitely stay midweek. Perhaps would stay elsewhere if we revisited but would definitely visit the platoon bar again!

We stayed in a lake view room. Great location, fabulous views, good buffet breakfast and very nice restaurant. But the rooms are very very small and the bathrooms tiny. The shower was so small I could not wash my hair without banging my elbows.

Would only rate this hotel as 3* very poorly maintained the pool area in particular had a rope around it forcing you to enter it in one loacation didnt see anybody clean the pool once, the pool surroundings very very neglected, most of the chairs at the jetty and outside resteraunt need the bin “unsafe” the air con was pre set to around 22 degrees by reception no individual control, breakfast staff miserable and both the toaster and coffee machine caused queues, limited selection of food and not topped up quickly enough when busy, not a single draw in the rooms what’s that all about, poor lighting, had a lake and pool view room on the first floor with a large tree and bush blocking most of the view, that lack of maintainanc again
Generally not a great experience I expected more given the cost

Don’t ask for milk

Let me start by saying I have never left a negative review in all the years I have been traveling. Hotel was very nice and had lovely bed and sheets. Unfortunately our stay was made less pleasant by the “room service” charge. When we request milk to make a tea, we were told to ring room service. Then put through to the bistro instead. The milk was brought up and then was told it would cost one Euro for a small cup ( no problem) but then charged 10 Euro for delivery. I was never informed of this. My husband went down to the front desk that explained not told beforehand we were unhappy about the delivery charge and after some discussion we were told this would be taken off the account. Next morning when we checked out, it was still on our bill and we then had to spend another 15 mins telling the new staff of our previous conversation. Reluctantly the woman at the front desk canceled that charge. Really made the check out unpleasant in what was otherwise a very nice stay.

lovely hotel right on the lakeside at the edge of the village. 3 Min walk to the main square. Great service in the hotel, great food in the restaurant but also try any of the places in the main square for super atmosphere. Staff friendly, rooms nice, good gardens, terrace and pool. Highly recommended. Another plus is the parking garage which is a big plus for Lake Orta - main public car park is a bit of a drag!

The best things about this hotel are its lovely location and the fact that it has a car park. However the rooms are dark, sparse and cramped. The lake view was only visible from a corner of the room. The restaurant food was delicious but very overpriced and service offhand, only redeemed by the spectacular view. In summary, it was disappointing.

We went toward the end of their season and walked around the town the entire day and into the night. Any pictures can’t do it justice. They let us check in early, got us to the train station at the end, and had the best breakfast I had the entire trip. I would go again in an instant, probably in the summer to enjoy the lake more, but still wonderful when colder. Going to the island of silence is a must when you go.

Decor is really un appealing! Wonder who is responsible. Location fabulous, but facility wanting an upgrade. Room dark! Food very nice. Staff very friendly. This place was recommended as \"the\" place to stay in Orta. Maybe it was in years past. Could be again, but right now it is not a place I would return to. Really sorry to say!

Lovely location, not very cheerful staff!

The hotel is situated in a prime location, but the staff dont seem very happy to be there! Bar and waiting staff rarely smile and sometimes even seemed to have a bit of an attitude!

Location is great, close to town and on beach front. Hotel is nice enough, a little tired in places. The room was modern, sparce, no tea coffee facilities, mini bar was ok, charges 3.50 euro for water!, bed was as hard as rock, not comfortable, bathroom was ok, could have been cleaner, toilet had a weird flush system which was awful and the toilet permanently smelt. The room air conditioning did not work and although i asked five times to have it seen to, nothing happened. On the last night the porter came at 10 o'clock and said oh yes i know it doesn't work, do you want to move room!!!! We opted for a fan as it was so late,no apology there.
They seem somewhat disorganised.
Breakfast was adequate, nothing to write home about.
The lakeside pool was lovely, views lovely, pool lady lovely. Difficult to get a drink by the pool, so gave up.
Shame really as could be so much more.

A jewel hotel in jewel place

It's a beautiful hotel, renovated in an old estate, probably a palace. Very elegant and modern, with swimming pool, room with lake view and a small cozy balcony, and direct view to the Isola San Giulio, walking distance to the boats that go to this incredible pearl of island. Very friendly staff, rather varied breakfast, elegantly served, again with view to the lake. Unmatched experience for a reasonable price. Would go back any time.

Superb location on lakeside.

Our lake view double room was modern and clean but extremely small. in fact the 'wardrobe' was a rod suspended high from the ceiling that required a pole to hook the hangers on and off!

The toilet seat fell off on first use, and the shower/bath control was jammed on shower only.

The swimming pool is located by the lake and is good. The towel service is unreliable, to say the least.

Dinner outside on the terrace was idyllic. The setting cannot be bettered, the food was good, and the staff attentive (unlike some of the bar staff). The atmosphere was ruined by the hotel sound system being excessively loud, and tuned to a 1970's radio station (including adverts and DJ talk). Quite bizarre as everything else about our dinner was fantastic. We asked for it to be turned down, which they did. We should have asked for it to be switched off. No-one seemed to be enjoying it.

Overall a good hotel, with superb location, that just requires a better attention to detail.

Beautiful and romantic spot

This hotel is in a perfect location: right on Lake Orta, with a nice pool and lakeside bar, and a very quick and picturesque walk into the beautiful old town of Orta San Giulio.

Parking is tricky! You have to drive down a very steep and narrow road to the hotel, and the area can get super-congested if there's a wedding or other function going on. But the hotel staff can usually do the parking for you.

The Wifi barely works in the hotel bedrooms, so if you need a strong Wifi connection for business or personal reasons, you wI'll need to make other arrangements.

We were there for a weekend, and there was a wedding each of those nights, so there was lots of noise very late into the night. Also, most of the restaurant was reserved only for the wedding party, so we had to go out both nights (which turned out to be fine, since the hotel menu was not very appealing and was pricey).

Despite these drawbacks, I would go back to this hotel in a flash, since the location is excellent and the lake is beautiful.

Lovely hotel in glorious setting

We loved the hotel. It is in a beautiful setting and the village is enchanting. The food was very good. Bar service was slow. I would have loved to have swum in the lake but access was rather hazardous. Will definitely be going back next year.

Beautiful place. Made to feel very welcome and kindly to my elderly mother. Only downside was 4 weddings in 10 days. Great for local atmosphere but felt a bit crowded if poor weather forced everyone inside. Having said that Orta itself is nearby and fantastic mountain scenery and lake to enjoy. Lovely food too. Recommend a stay at San Rocco

A disappointing stay

We stayed at San Rocco ten years ago and on that occasion we had a delightful stay.
The location of San Rocco is breathtakingly beautiful with stunning views of Lake Orta and Isola San Giulio however .....
.......during our recent stay, we found the hotel was very tired, rooms were dark, air conditioning did not work and bathroom fittings were old and need replacing. My wife had an unfortunate experience as the shower control broke off in her hand and a ferocious jet of water gushed out of the wall, soaking not only her but also the bathroom. Fortunately we found a member of staff who managed to turn off the water. The tap of our bathroom basin came off in my hand earlier in the day. This should not happen in a 4 star hotel.
If you are hoping to work or use the internet, be warned the wifi is extremely intermittent. We thought it could be due to the poor weather however it was still crashing even on a clear day.
Sadly the spa was closed due to the previous winter's floods so there was not a lot to do on a wet summer's day.

Brilliant Service

They couldn't do enough for us. My fiancé stayed there the night before the wedding due to difficulties at the Al Dom b & b. Unlike the owner of the Al Dom, nothing was too much trouble and they helped the day to be so special. They even provided a driver to help. Awesome service, top notch

Gorgeous hotel with a view

Overall, the hotel and location was amazing. Unfortunately, there was an Irish wedding group celebrating until 2am just below our window. Also, the adjoining room had poor sound barrier, so it was not a quiet stay. I would still return for the ambience and the best risotto I've ever eaten!

Perfect weekend getaway

Traveled as a couple for a pre-wedding trip, hotel was quiet as out of season but staff extremely friendly and helpful. Private garage for parking a bonus. Breakfast was very good with a good variety. Room was modern and spacious with good facilities although no tea/coffee making facilities but we were happy to go to the bar. Have recommended this hotel for our wedding guests and we will definitely stay again we can't wait for our next trip.

Wonderful hotel in a small medieval village: very nice staff, rooms and breakfast and very conveniently and centrally located. We were very happy with our choice. The bed and pillows were terrific.

This area is a treasure

The proximity to the Lake, always an ever changing and constant presence. The gentleness, quietness of the town of Orta. The walk to Sacre Monte. The walk around the foreshores. The visit to Isola Guilia. These were all enhanced by the elegance and grace of San Rocco. Staff were lovely and most helpful. Pool is great and people also swim in the lake. A place of peace. Thank you

Over priced but wonderful location

Our first room was dark, dingy and grim, not at all what we expected for what we had paid. It was painted completely dark brown - walls, doors, lampshades - everything. We were told the room faced the 'garden' in fact it looked out on to a strip of scrub land and a street at the back of the hotel. There was a large crack in one wall and badly patched up cracks and stains in the shower tray. The lighting was completely inadequate and the shower was poor. Breakfast waiters were unwelcoming and surly and the coffee was instant and foul. They moved us to a slightly better room but the shower room was 3'9\" wide! The location was wonderful and if you had a room overlooking the lake I guess it might justify the price (although that would have been a lot more) but we felt a bit ripped off.

La localisation est idéale et la chambre était propre mais le sol était abîmé sans compter la climatisation qui ne fonctionnait pas. L’hôtel nous a fourni un ventilateur suite à notre demande mais cela n’a pas suffit pour compenser la chaleur ambiante. La nuit fut donc courte et caniculaire… je ne recommande dans ces conditions :(

Buongiorno, la struttura è pazzesca e sembra di soggiornare in un sogno.
Le note negative sono principalmente due:
- la chiusura della piscina dovrebbe essere notificato al momento della prenotazione.
- il personale del bar e della reception dovrebbe essere formato e conoscere le informazioni basiche per rendere la permanenza comoda e accessibile.

Altra nota positiva ma con margini di miglioramento è la colazione, buffet ricco e molto buono
