Homestead has completely lost its charm. Some updating was needed and good, but they’re trying to make it into a fancy resort and crowding so many new buildings into it that there’s no place to stroll anymore and feel like you’re in a rural place. So many trees are gone, and there’s no more birdsong like there used to be. And the prices are exorbitant, from the room rates to the food prices. Plus, the endless construction over the last few years makes it noisy and dusty. And there was no place to park when we got there ( same as last year) because they hadn’t finished the main parking lot, so they told us we could park on one side of the road into the resort, but it was already almost filled up. I don’t know why we continue to come here—I guess our old memories of it continue to draw us there. Just disappointing. Bigger and fancier isn’t always better.

Property undergoing major renovations. Once completed it will be fantastic! Right now (May 2026) parking was tricky (street) and the Resturant wasn’t open yet. I would love to come back once the met are finished. They are re-doing their golf course, so we golfed two days at the Wasatch Mountain golf course which was right up the street.

Parking on street with construction vehicles driving back and forth next to you. Check-in area was not marked well. No-one under little tent table to direct to location building for check in. Staff was very polite. Staff was not on same page with answers to questions: towels at Hot spring cavern??= yes and no and don't know, restaurant info.? = only serve coffe shop sandwiches, yes, separate menu, not sure, etc. Loud construction noise and backhoe type beeping right outside our front door for several hours the Friday we arrived. Staff was very prompt and accomodating with golf cart rides to pools, crater, etc.

Our family comes once a year and it is always so nice. We look forward to coming there every time. The atmosphere is amazing and peaceful. I can’t wait till it’s completely finished. The golf course is the part I’m looking forward to.

So unfortunately there’s construction going on all around the property. It’s a NO CASH resort. The pool was a walk from our room but it was a beautiful day so we didn’t mind walking. But one night we were woken up at 7:15 with our room shaking from the trucks starting behind us. They did do everything to make it right though which is so appreciated. So be aware of heavy construction and if it’s windy your car will be dirty, it will need a car wash after. I appreciate all the help from the staff though.

There should be a disclaimer that this property is undergoing massive construction. Parking lot is torn up, main restaurant is being torn down. We weren’t warned that this was no longer a food option. Bulldozers tearing up the golf course adjacent to the pool area, so lots of dust.

We would have stayed somewhere else if we had know in advance about all the construction noise, dust, inconvenience, and severely restricted food options.

I came with them understanding it was under construction. No noise to disturb my peaceful rest. Away from it! This will be a wonderful spot when complete. Then it will be premium price. So I liked my sneak peak!
Would love to see it during a ski trip. Nice plunge for the ache of skiing. The spa was nice and hot. Views of snow capped mountains and Swiss inspired hillsides were memorable.
Nearby access to The Crater was a neat experience! You must prebook separately but they will golf cart you to it! Such nice warm, natural hot spring. Cool story to its’ discovery.

We love this place however did have a few hiccups this time we stayed. The construction was a little hard to find parking etc. Our room had a couple issues that never got fixed and there was a faulty fire alarm going the whole night so we didn’t sleep very good. The pools are always a hit and the staff is very nice. Just those few issues or I would give it a better rating but we usually like the Homestead.

Room was decent but there was no closet or luggage rack. There is so much construction that you have to be carted around the property in golf carts. Our room backed right up to construction and it was loud with music and construction noise, making the balcony unusable. The pool area is very nice, however there is no snack bar or bar of any kind and there is not an adults only area. The food options are terrible and even the staff told us not to eat there. The price nowhere near justifies the experience and I would not go back

This place is under construction and I was up all night with the Construction noise! A machine running all night. The coffee machine in the room is only espresso so I ran to Walmart and bought our own coffee machine and coffee because The Milk Shop doesn’t open till 7:00 and as I said before I was up all night with the running Machines. So Im glad we had coffee. And as for the Hot Springs that says on this App. It says it is included with this place. Not True You have to Make A reservation and Pay an extra $28.00 a person to swim there for an Hour. And thats on top of the almost $275.00 plus they charge you extra on your credit card when you get there. Maybe in a few years when they are done working on it will be better. And also the Pools are far away from the places you stay so plan on walking to the pools.

There is a good amount of construction going on at the property and finding the entrance took a few minutes. BUT - the staff are fantastic, the property will be very nice when all is completed. The rooms were nice and fairly new. The location is beautiful and the sprawling nature of the location is nice. Did not use the pool, but it looked very nice. The hot spring is a cool amenity and should be checked out. When you arrive, use the valet to park AND to help with the amenities and surroundings, both Tony and Brian Lee were EXCELLENT and made the stay really enjoyable. They shared history, facts, updates and helped with good suggestions etc. I am looking forward to going back when they complete their building.

Our family of 5 had an amazing time and plan to return to the property again. I do wish they would have told us about the construction going on and maybe didn’t have it start so early while folks are staying there. Drilling started at 7:00 am Saturday morning which woke us all up. Besides that the property was great and in a great location for shopping and dinner.

Major construction going on there , parking was a nightmare, prepare to get super dirty and dusty from the walk from the parking lot to the lobby. Not much food option except one little shop with Hawaii price tag snacks and light food, like stupid expensive. Pool was beautiful and relaxing and staff were fantastic so when all construction is done place will be great.

The majority of the location is closed and under construction. There is dirt flying everywhere, parking lot is completely closed. You wait 30 mins for a golf cart to come pick you and your luggage up from a further parking lot. We felt so bad for the staff too! You could see they were trying to be accommodating but they all seemed frustrated themselves. I would not recommend this hotel until the “renovations” are complete. The pools were about the only thing that was nice.

There was not a fitted sheet on the bed so we had to sleep on the mattress topper (gross), we waited an hour at the Milkhouse for 2 hot chocolates, and 2 breakfast burritos, and the biggest problem was lack of parking. I understand being under construction, but not having a place where guests can park is ridiculous.

The property has so much construction going on that it’s quite an inconvenience. They should lower their rates for everyone’s inconvenience! Mud everywhere! The restaurant is no longer and all that’s available is a very small, limited seating “Milk house” that has very limited food items. Long, out of the way entrance to their pools. Puddles of muddy water we had to navigate through to get to the Crater.

They are currently under construction with some amazing new features coming soon but the construction was no trouble at all. We LOVED it here and plan to make this our new go-to when in the area. My son lives in Park City and this is better than any place I have ever stayed in Park City and 100% worth the easy drive. Staff was so nice. Pools were amazing. Ground were beautiful and the town is so charming. I could live there!

We paid a lot of money for our Globe dinner and wish the food matched the price. It was still good and we enjoyed our family time but it was instant potatoes and frozen potato wedges with a fake chef touch.

We would also love a lot more Keto/GF items. I'm sure you would benefit from that too.

The room and bathroom were clean, well decorated/
furnished, and spacious. The heated pools were awesome (along w the onsite bathrooms/changing rooms/showers) and there were plenty of loungers available. The food and ice cream at the Milk House were good (though a little pricey) and kids had fun playing the at-table games. We are excited to return when construction is done to enjoy the new areas they are currently finishing as well as to hit the driving range. There are a lot of cool shops and delicious food joints nearby. Perfect place to spend the weekend.

From start to finish this is a fantastic property. They let us check in early before we went to the crater and the gal at the front desk was so sweet and gave all options for me to move around the property with an injury that made it hard for me to walk. The room was perfect! One of the nicest Ive ever stayed in and the property is so nice! Especially the pools and spas! Too notch property and will definitely stay again!

There is major construction going on. The parking lot is an unpaved mud pit. Had to drag our bags through the mud to get to our room. Mud all along the paved path. Inside the room was clean, 4 stars, but the whole experience was not good. Wife couldn't sleep as the mattress was so uncomfortable. We booked two nights but left after one. Couldn't stand it. AND Hotels.com WOULD NOT REFUND/CREDIT US FOR THE NIGHT WE DID NOT USE.

I'm going to give them a 5 star review because they're in the middle of remodeling and they need to be given some grace.

Room: The new rooms were comfy and clean. Only thing I would suggest is adding one more arm chair & a side table in the smaller rooms.

Dining: The servers were so kind and good communicators. The menu was fun. Food was good. My family and I loved the little cafe on site.

Pool: Oh man. The pool is absolutely amazing. Swimming in a hot spring/heated pool during the winter is definitely a fun experience. The bathrooms at the pool were clean and spacious. The showers stayed hot even with 3 showers in use.

Will definitely be going back, even just to enjoy the pool.

Such a cute property, we loved the pools! The rooms were nice. The in room mini fridge doesn’t get super cold, and we had a hard time maintaining a good temperature in the room, the temperature gauge seems to be off because it was either too cold or too hot. But overall the resort and amenities were great!

I have loved staying at the Homestead before. This time was hard. The parking lot is a muddy mess. It's not like staying at a resort; it's a construction zone. The only thing to do is swim. There is no restaurant anymore, only the Milkhouse, which takes forever to get your food. The room we stayed in was not very clean. It wasn't worth paying resort prices for an unfinished venue. The staff was kind, and we made the best of the trip, or I would have rated it even lower.

This would absolutely be 5 stars for us once the construction is finished. For now, I felt the experience was not aligned with the cost of the stay. The whole resort is impacted by the construction. That said, the room was nicely decorated as the photos depict, also very clean. We weren’t able to hear any construction noise in the room. Pools are great and the crater is a cool experience. Paved path to walk down to Main Street for shopping and other dining experiences was great!

Such a beautiful resort—we went for our anniversary and the potential here is incredible. Unfortunately, it’s still very much under construction. There was a lot of noise near where we were staying, along with burning that made the area smoky and unpleasant at times.
That said, once everything is finished (hopefully by this summer), I truly believe this place is going to be amazing. We’re already looking forward to coming back and bringing the whole family when it’s fully complete.

The room was in excellent condition, however you need to request room cleaning 24 hours in advance. It took them 48 additional hours to come to our room to clean it and to adjust the thermostat which was blasting heat out very high. The coffee shop is cute and delicious, however not enough employees. The entire resort is under construction now. I had book a reservation in the outdoor igloo and inside the restaurant for 2 different dinners while I was staying for a week. They called and cancelled at the last minute because of the construction, but I wish I had known sooner. All in all it was a good stay, and I'm sure these kinks will be worked out after construction is finished.

Homestead was such an amazing experience. We went for one night for our honeymoon. They upgraded our room complementary, and the amenities were all available and wonderful to enjoy. We ended up eating at the. Milk shack Café for brunch. Food was amazing and well priced. We will definitely be coming back for our yearly anniversary. Thanks Homestead for an amazing experience.

Our stay was awesome! The property is beautiful.. there is ALOT of construction going on and the walk to the pools was a lot further than usual which sucked because it’s winter time! The pools are so cool and yes warm! The pools on the upper level are a lot warmer! Our room was great very clean and modern. We didn’t eat any breakfast or food there during our stay so I can’t comment on that but I will say get to the Milk House sooner rather than later they ran out of ice cream before 6pm and ran out of breakfast items before 9:30! Beautiful place to be and a great experience

Pros: The rooms are great- clean and updated. The staff is very helpful and friendly. The amenities are also clean and updated. The pools were so beautiful and fun. Cons: All of the food options on the property were extremely expensive and we only felt like some of it was actually worth the money. Some things tasted so fresh and delicious and world-class and others tasted like day-old grocery store food. When you pay that much money for food you expect it to ALL taste fresh and well curated. There is also a lot of construction currently. This was very confusing for us at times when we were trying to find our way around. There is some signage but not quite enough in some areas (specifically the parking lot). The only complaint we had about our room was that we could hear the people above us like we were in the same room. And they had very rambunctious kids who didn't go to sleep until almost midnight. Having young babies ourselves this was very frustrating. So even though the interiors are updated and comfortable, the buildings themselves are very old and creaky. Overall it was a good stay- we dont regret going. But we will probably never go back unless we have a couple hundred extra dollars.

I’m not quite sure where to start, as my thoughts are a bit all over the place, but overall I’ve been very disappointed with our recent stay at The Homestead.

We’ve stayed here once before during the summer and really enjoyed the experience, which is why I decided to surprise my wife with a two-night weekend stay for her January 13th birthday. It was meant to be a quiet getaway for just the two of us, away from our family of six. Unfortunately, the experience fell far short of expectations.

The ongoing construction was brutal and impacted nearly every part of our stay. Parking was inconvenient, and walking to amenities required long detours—especially unpleasant when it was around 20 degrees outside. Getting to the pool was particularly frustrating.

Once there, the pools were only lukewarm, and the hot tubs were actually cold. Only two of the “hot tubs” were functioning, which made them overcrowded and unenjoyable. At one point, there was even a propane leak while we were in the pool, which was concerning. To make matters worse, all outdoor furniture was covered in snow, leaving nowhere to set personal belongings.

Food and beverage service was also disappointing. We ordered two $8 chais from the Milk Bar, and both were served room temperature. The breakfast burrito was burnt on the outside and cold in the middle.

I spent close to $550 for two nights and genuinely expected a much better experience.
