We had a very disappointing experience during our stay. If we hadn’t booked through Expedia, we would have requested a full refund.

Our visit started off on the wrong foot when the manager, Richard, made an inappropriate remark implying that booking through a third party causes issues because “you’re dealing with people from India.” This was unprofessional and concerning.

We had to change rooms three times due to cleanliness and maintenance problems, including mold, hair, and a shower that wouldn’t drain. In another room, a ceiling sprinkler leaked onto our belongings.

The most alarming issue occurred at the pool, where our children found a syringe. Additionally, one of our kids stepped on an earring, and when we asked for a bandage, we were told they had run out and wouldn’t have more until the following month.

There were no lifeguards present, and both staff and management were consistently rude and unhelpful.

Overall, this was an unacceptable experience, and we will not be returning.

We were initially put in an older non renovated room and it was dark and felt dirty. We found food in front of our couch. This was not the room I reserved. When I selected my room for over $300 it showed a renovated, very nice room and I had also asked for a Mountain View which we did not have. I went to the front desk and they were very accommodating in getting us the room we wanted. The second room was very nice with a nice view. We did enjoy a few hours in the pool which was wonderful.

Poolside seats got full very quickly , so get there early , free tubes for the lazy river and if you play mini golf which is free be mindful if you lose your ball it’s a $20 surcharge .
The room was spacious and clean there is also a fridge you can use .i also heard prior to arrival if you need a microwave in your room you can call the hotel.

Overall nice hotel with clean rooms .

The amenities were great. When we checked in and tried to use our room shower it did not drain at all, The shampoo bottle was not attached to the wall (no big deal), and the door you had to push incredibly hard to get in. We notified staff about the shower but it was not fixed during our stay.

Room was great, aside from construction happening right outside our balcony that started around 630am. Be sure to ask about that prior to check in, I wish I was notified prior- but it was great otherwise. Pool/water park area was awesome, lots of fun and great to have food/ drinks available from the bar there.

The room was decent but the bathroom was terrible. I check every bed for bedbugs and the flooring was covered in dust like a sheet of dust on everything. The bathtub was extremely rusted and the floor of the shower was so terrible they put a piece of fabric/material over the bottom of the shower to hide the terribleness of it.

The hotel is currently undergoing renovations. We were woken up at 6 AM in the morning with loud drilling in the sound of trucks backing up. The renovations don’t look like they are going to be completed anytime soon. We were put in a room that backed onto the renovations and it was an eyesore. Was also loud drilling in the room next-door to us, which resulted in an uncomfortable stay.
The waterpark is the selling feature which looks better in pictures than in real life. But the kids enjoyed it.
The room was clean, but I would not recommend staying here at this time.

The water park is a nice feature, but closes at 6 we didn’t realize until our last night that there are other smaller pools throughout the property that stay open later. It’s an older property and doesn’t feel luxe, but the beds were fine and the onsite restaurant/bar was great for quick, casual dining.

I would like to commend the front desk manager Carlos Romero for his calm demeanor and exceptional service .
I would like to commend the housekeeping service for their clearly well upkeep of my room during my stay.
I was disappointed the the room was not updated in the bathroom. There were stains, so I did not use it.
I liked the fitness center but the hours are much too short and truncated.
I was disappointed by the limited menu and food across the resort for food onsite.

Lazy river had extremely hot water, each pool was a different temp - some super hot some super cold. Not enough chairs, the tubes are all different sizes not enough in rough shape. Property needs love. Truly better hotels out there. Advertised as way better than it is in my opinion.

We were in a 4th floor room in the back of hotel adjacent to a current construction area - which appears to be a future spa building. Due to construction material staging and fencing, the parking was really constrained so we had to park a good distance away. At checkin, they didn't mention we were facing the construction nor that the elevator to our rooms was broken. The lighting on the outside corridors was also broken and/or missing (they appear to be in the middle of a big rehab) - so it was dark and unsafe (because it was completely dark, my kid tripped over a bag of garbage another guest left outside their room door). Our room had stained carpeting and stained couch. We reached out to management when we first arrived (in response to their text asking how is everything), but they didn't respond. The water park is lovely and the entire reason to stay there - but be prepared for really overpriced food/drink and not allowed to bring in your own.

I would not have paid $250 a night if I’d known what I was going experience.

My overall complaint is that the property and the rooms need to be updated if they want to charge a nightly rate comparable to other Hilton hotels in the area, and they should work on their customer experience.
The TV in our room was >20 years old and pixelated, the iron in the room stained my clothes and there was no microwave in the room.

We enjoyed the River Ranch amenity, however, the bathrooms were a mess, tiny, and covered in water with nowhere to temporarily place belongings to keep dry while changing. If you offer the amenity for pre-check in guests, it should have a properly maintained changing area.

Furthermore, Maintenance/Engineering were working on the room above us early in the morning, making a loud ruckus and then came knocking at our door before our checkout time. It was not an emergency repair so I found their disturbance to be inconsiderate. They should have checked with guest services to schedule the room for repairs.
I’m just disappointed and won’t be going back to this Hilton property.

April 2026- this hotel is under renovation! First room smelt of paint and still had parts taped up! Asked to move. However rooms are spacious, modern and clean. Did have to ask for extra towels every day and dispensers remained empty!

Do not expect your typical buffet style breakfast, weird set up where you order at the bar as main restaurant under reno(they have 2 but both under reno) $50 credit per room which is never feeding a family of 4 when a breakfast is $22 and a coffee is $7!
Long wait and arrived cold.
This was not mentioned on booking, just breakfast included. Found out from someone else you could use the credit in Starbucks on site which was better value if you happy to microwave an egg muffin etc.

Pool area is tired, not enough floats for lazy river again no resturante also closed. Slow poolside service for drinks snacks. *resort charge of $35 per night added to bill to use this facility!

We always book Hilton group hotels and this was our 3rd one on our trip to Phoenix. Felt let down after staying here before years ago. Lots of upgrade going on but won’t be returning to see them.

The room was dated and lacking some maintenance (sink handle fell off during visit, etc.). The pull out couch was horribly uncomfortable, even for tweens. Even when we brought up our children couldn't sleep on it, there was no alternative offered. There was not a roll away available. The river ranch water park is decent. The slide was ok, water speed was \"slow\" per our 10 year old. Lazy river wasn't too long, but enjoyable. Multiple pools. It was crowded often. I think they might sell day passes to outsiders, which is too bad, as it crowds the park. We ended up at the \"regular pool\" for hotel guests more often because it was less crowded. Central location is good. Ease of check in and check out. Lots of parking. Pull out couches need better/updated mattresses. We unfortunately couldn't book a double bed, as they were sold out. If you can't get a double, beware, as your children will not be comfortable.

The rooms we got at this property were the dirtiest rooms I’ve ever been in. There were bugs, hair, and food everywhere on the floor. The bed had bugs on it. The countertops had a crusty layer of gunk on them. The pull out sofa bed was disgustingly stained. One room had a gap under the door that could let just about any creature you wouldn’t want in your room in. Elevators worked going up, but not 30 minutes later when we were leaving the property. We were refunded fully for the booking, but had to find last minute accommodations during Easter that was 40 miles away from where we wanted to be.

Absolutely would not recommend this hotel to anyone. Made our reservation months ago for Easter weekend. Arrived and were put into a room that was still dirty. Was immediately moved to another room where maintenance was still working. Finally got into a third room that had not been properly cleaned. Dust, dirt and a filthy shower are what we were left with. Was told that a bell hop would come assist with our first transfer of rooms, no one ever showed up. Maintenance let us into the third room, we waited over an hour for keys. I did receive a message from the hotel manager, letting me know that they “were busy”. The next day we we’re trying to enjoy the waterpark and we ran back to the room really quickly and of course, our keys did not work. Called the front office and we’re told someone would come with new keys, we ended up just going to the front desk to get the keys. While my children were trying to shower, the vent in the bathroom broke and immediately flew open, as well as months of dust buildup all over the room. They did send maintenance, however, he didn’t have the right tool to fix it so just screwed a big hole into it. Upon checkout, I was given the wrong invoice. The hotel lobby manager, Carlos told me that my name sounded Hispanic, so it was my fault that he brought up the wrong name. Upon the issues during check-in, I was told that we would have a food and beverage credit and the resort fees would be waived, of course, none of that was on my final statement.

First room we were given hadn’t been remodeled, which wasn’t clear when booking online that there was a difference between room types. I would highly recommend requesting one of the upgraded rooms, as the older rooms aren’t in the best condition.

The property is currently partially remodeled and it seems like they’re still working through some updates around the property. We can’t wait to see everything once it’s fully finished.
That said, the overall property is great. We loved both pools, and the restaurant/bar area with the large grass lawn was a highlight—our kids loved having space to run around. The water park was awesome, especially the lazy river.

We also really hope they don’t get rid of the second pool in the north building—it was a great place to swim at night.

It did seem like a few things were closed during our stay, but we were still able to get food and drinks by the pool without any issues. Overall, we really enjoyed our stay and would definitely come back!

If you are placed in the older building, you will feel like you've been \"catfished\" (tricked)... The pictures online do not reflect the older accomodations. You'd be staying with stained yellow carpeting (possibly from the 1980s??), broken cabinets, exposed electrical, a bathtub faucet that didn't stop dripping, actual dirt and grime, a couch with old cigarette burns, a broken elevator, etc. When I complained, we were moved into the newer, remodeled building but I would not stay there again. I can provide pictures to support the above info.

Room was very difficult to find. Parking was very far from our room. Room was not stocked with basic essentials like soap. No room cleaning was done unless requested. The fan in the bathroom had a squealing sound while it was running. Really unsettling. We had a group in the next room that were up until midnight talking on their balcony and you could hear everything as if they were in your room. The property itself had Constuction going on so the noise woke us up pretty early everyday. I have never had an experience like this at a Hilton so I was really surprised.

River hours were short. Doors of hotel rooms get stuck. Several patrons doors were open when I walked by. I hope their stuff was safe. Woman at the front desk was rude and obviously does not enjoy her job. My room was not ready even 3 hours after check in time. I had to be moved because they couldn’t get my door open. There was no hot water, only warm for showers. Food at the bar was over priced and not appetizing. Wait time was 40 min for a sandwich. Housekeeping comes around to clean your room at 8 in the morning. I was still in my room each day at that time so my room was never cleaned during my stay. There are no laundry bags for your dirty clothes. Only one small trash can in your room with no extra bags.

The room was clean but not the quality expected from a Hilton at $300 per night. The bathroom tile was cracked, wood trim water damaged, rust in the seams of the shower. The water only had two temperatures-boiling or freezing. Honestly someone could get seriously burned. The pool was below average with windows looking like they were going to fall out in the swim bar and two of the pools were nasty with green water. Directions to get to our North entrance room were terrible. There is a section painted white (south) and brown (North). The north side is really run down floors in the halls were cracked and dark with exposed blue electrical wires lining the ceiling. The enterance just had a pile of rocks where I'm guessing a fountain was. Half the parking was coned off, and guests were very upset they had to walk far with all their luggage. Would not stay again.

One star for overall experience. It could be 0 if it weren’t for the staff

We stayed in the North Pointe Tower and it felt like a forgotten time capsule. Elevator out of service, broken TV that never got fixed, missing tiles, torn canopy, and cleanliness that felt optional. I can understand old and outdated, but dirty is a choice.

Walking the property was eerie. There are restaurant spaces that look completely abandoned, dark and empty in a sad, unsettling way. Exposed cables, worn surfaces, and overall disrepair make it feel like no one is maintaining this place.

The only redeeming part is the waterpark. That’s where things feel alive, and the staff at Slim Pickins were great. Even then, the bathrooms could use renovation.

Shoutout to Aggie at the lobby bar and Dick at the bell desk, both fantastic.

But overall, this property should not be open in this condition. Renovations are understandable. Neglect is not.

Service was great, but the suite we stayed in needs major renovations including: new carpet, paint, trim, door new mini fridge and a new air conditioner. The carpet has lots of large, gross stains and black spots and is raveling at all the edges. The mini fridge is old and has huge ice/frost and the air conditioner is dirty and rattles constantly. Several large black scuff marks and chipping paint on trim and doors, and VERY DIRTY air vents. I would have expected much better for the rate we paid.

I can only give this property one star—and that is solely for the friendliness of the staff, which was the only positive aspect of our stay. We originally booked a four-night visit but ended up leaving after just one night. The property is nothing like what is pictured online. Our room was in extremely poor condition and appeared not to have been properly cleaned. One pillow was missing a pillowcase, and the single washcloth provided had visible toothpaste and what looked like food residue on it. There were stains throughout the carpet and on the furniture, and dust lined the entire perimeter of the room. To make matters worse, there was an unidentifiable and very unpleasant substance on the door frame at eye level. There was also no extra bedding provided for the pull-out bed. The amenities were equally disappointing. The pools ran out of towels with no clear timeline for restocking, and the lazy river didn’t have enough tubes for guests. There was ongoing construction, and accessing the waterpark required walking through active work areas with trucks moving around. Additionally, you’re not allowed to bring anything into the waterpark except water, which was inconvenient. During the night, one of the wall-mounted shampoo/conditioner/body wash dispensers fell off and crashed into the tub. Later, someone pounded on our door at 2 a.m., which felt unsafe and unacceptable. We couldn’t leave fast enough. This was a very disappointing experience and far below what we expected.

Great experience. We had a newer room it was great. The front desk staff was great at check in and also lent my kid a ball to use in the grass courtyard it made their night, being able to play with new friends right outside our door.
Waterpark was great, at times it was hard to get a lounge chair or wave pool tube, some brought outside tubes and were allowed.

The hotel was great for a couple of days for my boys (16 & 13), but facilities are a little run down. A little TLC could be used, but would recommend for a couple of days.

Overall decent, moderately priced, and the water park was small, but fun. The property, mainly the North building, has aged and needs love. There is very little information about the property while there, you'll want to specifically ask the front desk about the on site restaurant, ice locations, etc. Staff you encounter are lovely and willing to help. Get the sense management does little to support front line workers.

Pools were good , bartender at lazy river was amazing. Overall property needs a little TLC but is in good shape . Wonderful if you have a family to visit here , for a romantic trip it’s ok also but only 1 onsite restaurant and the pool is great but I’m the kind of person who like to visit 1 maybe 2 times that’s it so I can only say if I was here with my kids ( old now ) it would have been great! As for wife and me for romance , was food for 2 pool days . Rooms great all good overall .

Clean room, hotel staff and rooms were great! The big pool was overly crowded, I could never find any chairs to even place our stuff down and the pool bar staff were not very happy to be there.

The room floor was not cleaned and left our feet black. The front door did not close all the way. There was a huge water stain on the ceiling. The patio had no chairs. All this and the room wasn’t ready on time. The entire property is outdated. The pool bar staff forgot our orders. Will not be staying here again.

The carpet was very dirty and sticky. Air vent had thick dust accumulated on it. Couldnt get a room change because all rooms were filled. Room was not ready at 4. Staff said they would text me when room was available, but they never did. Room was ready around 5. Tried to order food from restaurant and they wouldnt amswer the phone. Parking is very scarce. If you leave the hotel's premise, you pray tou can find another park somewhere near your room. Waterpark is great for small children. The cost of food reflects prices you would see at more high end facility.
