With panoramic views across Douglas Bay and a carvery restaurant, it is just 5 minutes' drive from the ferry terminal and a short seafront stroll from the town centre. Some rooms boast sea views.

In the mornings, Restaurant 21 serves full breakfast. Guests can also enjoy daily meals, prepared using locally sourced produce.

It’s a little shabby but very clean and a nice location, very convenient to the universities. The room hadn’t been refurbished in a long time and there were no charging points near the bed, and the windows had extremely poor noise insulation - you could hear people in the street speaking at normal levels. Staff was friendly but could use training at check in as there were several points of confusion as to directions to our room, availability of breakfast, and payments.

The hotel itself is a grand building. But needs love on the decor.. peeling paint and mould on staircase landings. The room is nice but be good to have tv in front of bed where you can see it and not tucked in the corner. The bathroom is nice but poor water pressure from sink and shower.. and be good to have like a waterfall effect shower head to give that pressure. The rooms are cosy tho with plenty of heating. The breakfast was absolutely spot on with a good choice. The hotel need to build an extension where breakfast area is at back to put in a swimming pool and Jacuzzi and a little steam room this would then give it that premium touch has its wasted space round rear. Location is fringe of town if you walk out of back of hotel and turn left at end of car park and keep going straight it's roughly 15 minute walk to top of town.

Staff were nice on arrival. Entrance to the property was out dated. The room was like something out of the 90's with colour and decor. I wouldn't class the room as a suite. It was dull over priced. As for the bed it was worse than sleeping in a field! Absolutely atrocious I wouldn't recommend stopping. Ultimately the hotel needs money putting into it to bring it back to the standard it should be.

The staff at the hotel all seemed friendly and helpful. The breakfast was good value and I thought the bacon was very good. Unfortunately the whole hotel really needs to be updated, wouldn't stay there again

Beautiful hotel

The Dainton suite was an amazing size for our family and the breakfast was amazing - one of the best I've had! Hotel is in an older building so lots of walking/stairs, but very lovely. Location is very central, lots of parking - £9 a day.

The staff are lovely and the bed was ok. But the strange multiple staircases winding corridors and a bit of a maze to reach the room, with a tiny odd shaped bathroom and shower screens that are never big enough to stop water getting all over the floor… the hotel just doesn’t justify its price.

Nice attractive building,convenient hotel, close to shopping, transportation food etc and easy to get to places. Looking a little tired could do with some refurbishment . Bedrooms clean and stocked with everything you need for a stay but ours extremely tight on space and several safety issues. Beds have a wooden base with sharp corners and due to small room constantly bumped knees. Room although on the ground floor had four narrow stairs to get down into bathroom which was a problem as I have mobility issues. They couldn't offer me another room which was a big issue. The front desk staff were very polite and respectful and pleasant but due to the stair issue we will not be staying there again.

Lots of stairs, no lift to rooms. Large clean bedroom with very comfortable bed. Limited power sockets, no usb points. No air con but desk fan provided as well as hair dryer, iron and ironing board and ta/coffee making. Breakfast freshly cooked however only scrambled or fried eggs as an option. There is some on street parking in front of the property if you are lucky and want to avoid the £9 per day parking on site.

Comfortable bed and clean overall. Professional staff and good value. The hotel is quite tired looking and needs modernisation.
I selected free parking when searching for hotels in Sheffield but the hotel charges £9 per day. And one day we couldn’t find a parking space so I think the policy should change.
Breakfast was very average and could be improved with more up to date healthy options and non dairy yogurt.

Nice executive room but had no hot water. Promised somebody would look. Came back 2 hours later different reception. No work had taken place. She suggested she send someone in. We had to insist on another room, hot water is a basic. We were given a new room, however it's showerroom towel rack was on scorching hot in a hot humid week and had no controls these had been removed. Seen to day 2 despite promise to rectify we had to report it the second day. Eventually it was switched off. Friday night disturbed by people coming in through the fire escape broughy by a very loud person , staff? Or guest? No alarm on the hotel's fire escapes. Hotel needs repair. Basic good breakfast but chopped tomatoes advertised unavailable on cooked breakfast. Staff, one person , hard pushed to seatcand replenish the breakfast bar.

Had an early appointment at Hospital, which is 2and half hour drive for us , so looked for an affordable hotel close to hospital to stay at the evening before . The Rutland was just the job . 5 mins walk away , left the car in there carpark to save parking hassles.
Went for a walk in the evening to find a restaurant, there was many to choose from. We have said we would return in the future and have a proper night out in Sheffield.

Not bad, but it has seen better days

Seems like one of those hotels that's had its heyday.

Obviously once a really good place but time has taken it's toll. Restaurant no longer open, no bar, tired all round. Clean but shabby.

That said, reception were very helpful, breakfast was on the top side of reasonable.

My room was clean, but very hot. Now air-con, which was fair enough, but no fan available, when requested.

Bedroom old fashioned and a few bits in need of attention, but clean. Bathroom was tight and small, but clean, just finished off without care.

Car parking was another nine pounds, which adds to the cost. That didn't cross my mind, but makes the good room price seem a bit less so.

All that said, I'd probably go back. I do hope it will have some investment to bring it back to its former glory.

The hotel is a number of buildings linked together that are quite dated and tired-looking in places but the room was clean and had everything you needed. Staff were exceptionally helpful and the hotel offers great value for money. Would definitely stay here again.

Great option with teens

Chose this hotel as we are travelling as a family with my teen and their friend. Wanted a separate space for them without it being a second room booking. Stayed in the Dainton suite and it was just what we needed. Two bedrooms with their own shower and a shared bathroom. Cost was comparable to the price of a standard family room in other city hotels.

Dated but good breakfast.

The room was very dated and old fashioned. The extractor fan in the bathroom was so noisy. There are no power plugs next to the bed and 2 is not that many- if you exclude those for the lamp and kettle.

However, the staff were very friendly and the breakfast was excellent- nice to have a breakfast cooked to order.

Nice hotel, good location near Botanical Gardens, restaurant was closed but I was warned in advance and had food delivered to my room. Comfortable bed, only ‘complaint’ is that the pillows were hard. Well stocked bathroom, nice fluffy towels, good powerful hairdryer. I was on business for one night but would definitely return.

The hotel sent an email the day before arrival saying you need passport or photo driving licence to check in. You didn't.

Stayed here for work. The hotel desperately needs to be updated and renovated. Mould in some bathrooms, lamps caked in dust as well as around the bedding. Although my room was ok the window was surround by mould pores, the bath floor also had bit of mould, the door area was broken and splinted, one of the plug sockets didn't work, no USB charging port, only 2x plugs. if the hotel is able to renovate their rooms, then I think it would do well. I wouldn't recommend in it's current state!

The staff however were lovely and accommodating.

The hotel dinning room and our room and bathroom where very tired looking with paint peeling off walls. The hotel looks like it needs a major refurbishment.
The breakfast was very good, 2 mornings it was buffet style and was plenty of it and warm the 3rd day was made to order and was very nice.

Old school charm and hospitality

Stayed for part of the bank holiday with my parents and my family in the Dainton Suite which was nice and spacious as pictured. The rooms were clean and each suite room had its own shower. As there was no AC, fans were provided and it was a comfortable stay. The breakfast was great though it would have been nice to have vegetarian sausage but there were eggs, beans, hashbrowns, juice/coffee/tea, pastries and yogurts and cereals. Fillling and well kept! Above all, the staff were all friendly and courteous- brought charm to a cute hotel in an area quite accessible to the city and Peak District!

One of the worst hotels I have ever stayed in. The car park was so small and badly organised. Made parking awkward. The description on the site said bar and restaurant. Non existent. Food had to ordered at the desk and then taken to your room. Ridiculous. In the room… no air con but a fan to blow the nice hot air around. Very hot at night. The bathroom was so small. The toilet area was tiny that my knees were touching the side of the shower and bath wall! The shower and sink kept flooding. The shower itself was rubbish. You either froze to death or got boiled like a lobster. Absolutely no control at all. The room was supposed to be an Executive room. It looked old and really dated just like the external of the property. When I first got there, water was provided. It was hot. I drank it, went work and came back after the room had been cleaned and serviced to find no replacement water. I went downstairs to ask why. I asked for another two bottles to which they charged me £ 3 for the small bottles. I later complained and got a refund. The pictures on Hotel.com shows some exclusive pics of certain parts of the hotel which was not reflected when I was there. My colleague also stayed for two night also and he agreed the hotel was not up to scratch. My colleague heard a guest received an electric shock from the switch.
If you like disappointment then this is the hotel for you. I will not be staying here ever again. That hotel needs a good refurb or knocking down. Awful experience.

Nice hotel but it is looking dated, and rooms are a bit tired - they need some TLC. Lots of peeling paint, tiles lifting, and just generally feels a bit unloved. The hotel itself is a rabbit warren - lots of small staircases. It is an old building but ideally would be refurbished. Breakfast very good and staff lovely. Would stay again, but it does just need a bit of love.

Convenient and comfortable budget hotel.

Like some previous reviewers have suggested, there are parts of the hotel that require some refurbishment, but overall the hotel is nice and very good value for the price.

I did not dine during my stay, so I can’t comment on any restaurant / bar facilities, but the hotel looked clean and presentable, and staff were friendly, and professional.

My room was a very decent size, with adequate amenities for my overnight stay, the bed was comfortable, and the toilet / shower room was clean and in good condition.

The location of the hotel is convenient for Sheffield City Centre and other attractions, as bus and tram stops are nearby.

All in all I would definitely recommend this hotel to anyone looking for a good value, clean and convenient hotel while visiting the City of Sheffield.

Easy to find, convenient parking, friendly reception team / night porter, comfortable bed, decent bathroom and fair-sized room. I didn't spend much time actually at the hotel but my room was VERY hot, which made sleep really difficult unfortunately. The window had only very limited opening. But the Rutland was very competitively priced, and it was still the weekend the next day, so not the end of the world

Lovely central position in Sheffield within easy walking distance of lovely bars and restaurants. We found the hotel comfortable and clean if a little dated. Plenty of hot water a comfortable bed - what more do you need. We didn’t have breakfast so cannot comment on food. Would stay again.

This is an old hotel, which does need some tlc, however, the receptionist told me the rooms are nearly finished a refurb and whats been done so far is lovely. Our executive double was large, warm and a really comfy bed. Breakfast was served fresh, hot and good quality. Great location. Shame its £9 a night to park but as the accommodation is so reasonable we didnt mind. Much better than many other sheffield hotels.

A Once Proud Hotel

We stayed one night so I could be at the hospital for an op at 7.00am. When checking in Alison on reception was really kind, telling my husband he could go back to the hotel and use their facilities even after check out. She even loaned us her own usb plug overnight so we could charge our devices.

We have known the hotel for years, my husband went to King Edward’s school across the road, and I used to stay on business in the 1980’s and 90’s. We also held my husband’s 60th birthday party there 8 years ago.

Sadly, it has gone downhill since then. A once delightfully presented and proud hotel has become shabby and neglected, no doubt a victim of Covid. It is still very clean and the staff are a credit to it, as they always have been.

There is no doubt that it is kept in existence because of its’ position to the hospital, but it would be nice to see it back to being proud again.

Little gem of a hotel, extremely convenient for the hospital. Didn’t think the £9 car park was too bad at all. Was a little concerned from reviews but this hotel exceeded my expectations in every way. I had a renovated room which was warm and comfortable with a lovely modern shower room.

Great value hotel near to city centre and universi

Great value hotel near to city centre and university. The staff are always friendly and helpful. The breakfast is basic but always cooked well with vegetarian sausage available. We have stayed here before and find it a good base to stay whilst we catch up with our son who is at the university. My only issue this time was the memory foam mattress took a while to remold after turning over in bed. I, personally, prefer a sprung mattress. Great shower pressure.

The property was ok and one member of staff, a young lady was always pleasant and helpful. She moved me to another room when the heaters didn't work and I spent all night in the room in the cold until the next day. I informed 2 other ladies in the morning and they weren't sympathetic and told me that the maintenance man would be in at 8am. That afternoon when the pleasant lady came on her shift she told me that no one has requested for the heating to be checked so my room was still cold. She followed me to the room and couldn't believe how cold it was. After she turned the radiators on they still didn't work so she moved me to the other room immediately.
