Don't think twice about booking! The room was clean and the staff was extremely friendly. It is in a great location, lots of food choices nearby, and about a 10 minute walk to the pier. Loved the amenities to include the use of their bikes. I would not hesitate to book again.

It is a nice place to stay. Within 5 min walk of folly beach restaurants. The only issue I had was the A/c was centrally controlled, and you cannot adjust. The temperature in the room stood around 75°. It is quite unbearable at night trying to sleep with that.

One of the best stays I've ever had anywhere. The staff and service were impeccable. Amazingly clean and welcoming. We met the other amazing guests with whom we had breakfast every morning. The room was perfect for two people with a spacious bathroom, open tile and glass shower, freestanding tub, shuttle to the beach, prepared breakfast and the list goes on. You have to be in good enough shape to make the steep staircases to your room but it's worth it. I almost hate to leave a review because I want to be sure the Inn is available the next time I go.

Nothing less than absolutely charming is how I would describe Waters Edge Inn! My stay was for job related purposes so I originally booked the Floridian suite, since it had a workspace,however it was out of service, so was offered two options. I chose the carribean because of its amazing bathroom and there was a table on the veranda I could use my laptop . The inn was very quiet ,private and I felt very safe as a female travelling alone. Just be prepared to climb several flights of stairs. Im glad I packed light and Lionel was very gracious to help me with my luggage. Excellent pillows and a super comfy bed and provided robe you will want to stay in! The outside temperatures were record lows so I didnt use the hot tub or bikes but they were available. I don't know if they are allowed but my only suggestion would be a small electric space heater since the room was cold at night and the thermostat controls the rooms on that floor instead of. individually. I will absolutely book again if I need to return to johns island for work!

The bed was extremely soft and for some reason the room had one chair to be able to sit, relax and or watch a movie together, this seemed odd since most rooms are occupied by couples.Trying to sit in bed to do so was not comfortable . The grounds were pretty and buffet breakfast was good. Great location.

Our second time at Water's Edge. Lovely setting, friendly staff, and nicely appointed rooms. Unfortunately, this time around, they had to move us to a different room on the second night, which was odd and a little inconvenient in that second room lacked a balcony where we planned on sharing a picnic dinner. Awful experience. We were expected to check out of a room at 11 am and not have a room until 3 pm even though both night reservations were made at the same time on the same reservation. The room was extremely hot and uncomfortable, and the temperature can't be controlled. The following morning when I came down for breakfast within the slotted time there was nothing left and the staff was having their breakfast.

As already shared in my rating, everything was wonderful! We loved the serenity of the place and location. Coffee, water, and tea were plentiful. Additionally, there was breakfast, and a social hour with alcohol. Personally, we don’t drink alcohol, but we did witness the beverages and appetizers. Everything looked great! We weren’t able to rate the breakfast, because we had to leave early each morning. We really enjoyed the bicycles. We rode them to the beach, shopping, and restaurants. The staff is very attentive and friendly. We are definitely planning to come back.

Water's Edge is a diamond in Folly with a fulsome breakfast. It's only a few blocks walk to the beach but also hidden on a side street away from traffic. I loved this place, especially my Atlantic room that had a jacuzzi tub and a view from the balcony of marshes. I slept like a baby and was made to feel very welcome by the staff. It's a classic B and B in every way. You can't beat it in Folly.

We enjoyed our stay here. The location is just a few blocks from the main drag and restaurants. It was a very homey place and the breakfast and happy hour were nice . Fridge was stocked with water and ice. Our room was right at the entrance but was mostly quiet. However, it seemed the water pipes were really loud and we could hear alot of noise. I supposed thats one of the compromises with a bed and breakfast but it was not a deal breaker by any means. Staff was overall friendly..but not consistent. Some were much friendlier than others. There are quite a few steps to get to check in & that’s also where happy hour & breakfast are served, so it might not be suitable for people with mobility issues. We had a ground floor room with a walk in shower, which was great, however, the room didn’t have a raised toilet. Only stayed one night & had a great night’s sleep in the comfy queen bed.

Folly Beach offers a very laid back atmosphere and pace. The Water's Edge Inn reflects that same tranquil feeling with some fun Hawaiian themes. The staff was so welcoming and accommodating. A delicious complimentary homemade breakfast was offered daily between 8am-10am, with food quality surpassing that of some restaurants. The inn was ranked as having the best breakfast in bed in South Carolina and also offered daily free happy hour. Shuttle rides to the beach with umbrellas and beach chairs were provided, and the location was ideal, just a 5-minute walk to the beach and strip with bars and restaurants. I will definitely return in the future! Rating: 5/5 stars.

It was very well maintained. For an older property they had all the modern updates where needed but retained the charm of the age of the property. The staff was friendly and engaged. The screened in patio attached to your room was delightful and we spent a lot of time there. Loved the beach transportation with chairs, umbrella and towels. Did not use them there there were bikes to ride.

Waters Edge was overall a 10/10 stay! The property is beautiful and walkable to the beach, shops and restaurants. The inn had beach chairs and towels available to borrow, which was extremely convenient since the were visiting out of state. The staff are very accommodating; my boyfriend and I had a flight to leave at night after we checked out, and the inn allowed us to keep our belongings on their property while my boyfriend made some work calls and I got to relax on the beach. The staff made the inn feel like we were at home with their nightly happy hours, and fresh baked cookies. Thank you for making our trip unforgettable! We will be coming back to stay here next time we’re in Folly, no doubt!

I was greeted and treated beautifully. The property was gorgeous. My room was exquisitely comfortable. The location is beautiful which made my next morning walk delightful: wove in and out of the streets with the lovely Folly Island homes, and then down to the beach for a short walk. We had such a wonderful time. Went for three nights for our 18th wedding Anniversary. The happy hour is fabulous the breakfast is really good as well. The bed could’ve been better, that’s the only criticism I have about this place. It’s just a wonderful place to go and relax. The staff was wonderful. Thank you so much we will be back in the summer.

Everything was great! Only negative is we did not know about hot tub and in room jetted tub. Walking back it was a bit dark and no side walks. Cars drive fast and don’t yield to pedestrians until you get to the library on Center Street.

Tucked away off the main road yet easily accessible, this cozy retreat exemplified hospitality! Welcome drink, happy hour, endless cookies, full breakfast…the rooms are well maintained and super cleaned. Lots of stairs so pack light…and expected noise (toilet flushes, steps, etc) between floors given floor plan. Bikes and a golf cart ride are super convenient. Loved our time!

We only stayed one night but if I had known how amazing this place was, I would have opted to stay here and just have done Charleston as day trips!As soon as you arrive, you’re greeted with the sounds of summer playlist (Bob Marley, Beach Boys etc) Totally sets the scene.Super friendly and helpful staff. The room was beautiful and immaculate with a private, screened in balcony to enjoy the sultry summer nights of Folly. If we had stayed long term, the innkeepers supplied guests with beach towels, chairs and an umbrella (pretty sure about umbrellas ) plus a ride to and from the beach on their golf cart. Happy hour was cool (gotta try that Folly punch they offer) and breakfast was hot and homemade. HIGHLY recommend!! We will be back.❤️
