Overall nice, clean, comfortable two queen bed room. On the small side. Only a desk chair for sitting.

Limited amenities - hand lotion, body wash, etc.

There were multiple events at the hotel resulting in limited to no parking.

Great location on the water with access to the boardwalk, small beach for kids to paddle, leading to nice sized kids playground and splash pad. Staff professional and very helpful.

The on-site patking is a municipal parking lot next to the hotel. If it is full, as it was when I arrived, you have to go use another municipal lot. The rooms are tired and in need of a healthy dose of TLC. The bed was lumpy and very uncomfortable. Neither is a small oversight, but the niggles are unforgivable for a $350 room. I was booked for a week, but stayed just one night. That says more than I can!!!

Room could have been a little cleaner, previous guest must have had a bloody nose or something and blood drops were on the carpet in room 400 as well as the bathroom floor. I requested a cleaning and the carpet remained the same and I had already wiped up a couple spots on the bathroom floor. Carpet in room needs steam cleaned. Other than this, the location was great for walking the path every morning and sitting on the outdoor patio. Breakfast was a typical continental hotel breakfast, not great. Also, be aware that you pay $24 per day for parking a vehicle during your hotel stay but a parking spot is not guaranteed, we had to park in a nearby parking garage (free on weekends) a couple nights due to the public/hotel parking lot being full!

The location is excellent, right by the lake with beautiful waterfront views and easy access to the downtown area. There are plenty of restaurants, cafés, parks, and walking trails nearby, making it a great place to relax and explore.

The rooms were clean, comfortable, and well-maintained. The staff were friendly, professional, and always willing to help. One of the highlights was being able to take a stroll along the waterfront and enjoy the scenic views just steps from the hotel.

Whether you're visiting for business, a weekend getaway, or a family trip, the Waterfront Hotel offers a comfortable stay in a fantastic location. I would definitely stay here again.

Love the sofas in the king room and the chair was comfortable. Overall tho’, I’d say the rooms need to be updated. I’d like to suggest that showers might be more suitable to today’s travellers… the tub seems a little passé, in my mind). I’d like more hooks in the bathroom (I’d prefer to hang a hand towel rather than leave it on the vanity top. ). The blind was a mess (… but you already knew that!). Love the ice machine! Continental breakfast was nice - personally I want Raisin Bran, if you know what I mean! We were there for 4 nights and I missed the “breakfast bites” (eggs with spinach, etc.) that you’ve had in the past. Staff were excellent…. Housekeeping staff was always pleasant and accommodating and breakfast room attendant was always cheery and helpful.

Waterfront hotel used to be a great place to stay, it’s unfortunately gone down hill a bit over the years. I got a superior room which was not superior whatsoever, rooms were bare minimum, locks on my door were broken, the bar closes at 11:30pm which is super inconvenient, parking is extra, the staff however was very friendly and helpful. The pricing was decent for what it is, anything more than $200/night would be a big stretch. All in all it was just okay.

The hotel is in a nice location. However, the mattress we had was practically sunken. The parking at the hotel was terrible. No designated parking for the hotel, although guests are charged for parking. The breakfast area is very small, poorly-designed, and crowded to the point of not being useful. Same for the seating area, it was very limited. On Saturday morning, there was a foot race at the park next door. Which would be fun, usually. Except the finish line and the blaring loudspeakers were about 100 feet from our room. I heard every runner's race time. However, I can say the staff were very pleasant and helpful.

I was grateful to have a room available last minute. It's extremely centrally located. There was no parking available on the premises but we were directed to a parking building a couple of blocks away that had free parking on the weekends. The room was fine. Big tv. There was no creamer for the Keurig coffee but happy to have coffee. It's right on the boardwalk and within walking distance to every restaurant we went to. Would stay again.

The hotel was in a perfect location next to Spencer Park, the lake and downtown Burlington. I gave it a 3 star as I had paid extra for a lake facing room and was told we would be overlooking the park instead we were over looking a roof facing a parking lot. When we were getting ready for bed we found the blackout blind wouldn’t roll down, both my husband and I tried. It was late and my husband just wanted to go to sleep. This was supposed to be a relaxing get away as my husband has cancer but instead the bright sun woke us up at 6:30. The lamp on one side of the bed was missing from the wall and there was just a plate over the wires so there was no place to plug anything in on the night table.
I feel that because we booked through a third party we were given an inferior room and was told no other King bed rooms was available. Not we paid less than others would. I explained the problems on check out and the manager come by but didn’t say anything. The receptionist said she would look into getting things repaired but that didn’t make it better for us. Disappointing

Staff on check-in and questions were amazing. I got upgraded to water-view from general room at no charge. The property and park nearby are absolutely stunning.

Issues come from the room - the room was very obviously dated - tears in wallpaper, dents in walls, A/C not working (fan only), USB plug-ins missing the actual plug in so it doesn't work, TV with 480p presentation (my phone had better resolution to watch the game). Hotel is very obviously geared towards the location and event-hosting.

Bathtub did not drain. I spoke to front desk who said it would be fixed. When I returned hours later, asked same staff member who said they think it was fixed. It was not. I do not enjoy showering in ankle deep or deeper water.

I spoke to staff morning of check out.
Told them of the problems. They wanted to send someone up. I said no leaving this morning. But, despite being told don’t interrupt us and a do not disturb sign on it, they banged on the door and wanted in.

Also, very sad breakfast. No pancakes or waffle maker.

But, the location was very nice.

We had an amazing stay at the Waterfront Hotel in Burlington. The location is hard to beat, right by the water with beautiful views that make the whole experience feel relaxed and refreshing.

The property is surrounded by plenty of restaurants within walking distance, which made dining very convenient throughout the stay. Everything we needed was close by without needing to drive around.

Service was excellent from check in to check out. A special mention to Cassandra, who really went out of her way to make sure we were comfortable and well taken care of. That level of attention made a noticeable difference in our stay.

Overall, it was a smooth and enjoyable experience, and we would definitely consider coming back again.

The hotel location is excellent, the city is nice and clean. Both lakeside trail and playground for kids are within walking distance.

The breakfast is horrible, if you are expecting a great buffet, be ready for disappointment. You will get continental/10..

Parking is expensive and not theirs only, it is open to everyone. So expect to loop 1/2 hour before you find a spot..when I complained i was told to park on the road side! So why am I paying

The Waterfront is located close to a number of restaurants and other amenities. The staff are friendly and very helpful. The hotel and rooms are very clean.
My only criticism would be wireless I was kicked out and could not reconnect and at other points streaming was halting and buffering for long periods
Despite I have stayed at this hotel a number of times and will return the next time I find myself in Burlington.

The hotel is a great location right beside the pier, park and downtown restaurants.
The staff was pleasant and the front desk clerk Esteban was very welcoming.
A continental style breakfast was included with coffee, juice, various breads, pancakes, sausage, tater tots, and mini omelettes , some fruits and cereal were available. A small seating area was available or you could go outdoors to enjoy the view while you grabbed a quick breakfast to start your day.
The lobby and the room were very clean.
There is a restaurant attached to the hotel which is convenient.
You do have to pay for parking at the hotel.

The staff need to be more professional. I had an awkward experience that did not make a good impression on me nor my partner. The staff was handling a difficult customer ahead of me, but their incapacity to correctly handle that difficult customer, to say the least was disappointing. The staff member had become alarmingly irate with that particular difficult customer, very unprofessional. Adding to the already convoluted spectacle, after re-entering the lobby with my luggage, the manager, incorrectly assumed that I was the difficult customer that her staff was dealing with earlier. This was an incredulous experience that has left a bitter memory regarding this establishment. To the hotel management, please train your staff on how to handle difficult customers and train your manager to properly identify difficult situations without jumping to conclusions and assumptions. I shouldn't have to tell you how to do your job.

I found the staff to be extremely helpful. The property was clean and quiet. I was surprised to learn that we had to pay 20 dollars a night extra for parking and that \"access to plug-in\" for electric or hybrid vehicles meant that we could drive down the street and pay for parking in a public lot. Misleading. Also, there were few electrical outlets in the room and no overhead light. The room was rather dark.

Hotel view was beautiful and the room was comfortable and surprisingly quiet.

The room had a lot of things that needed to be fixed and our check in wasn't the greatest.

The room wasnt ready at check in time which was completely fine and were asked to wait about 5 minutes which we were okay with. We waited nearly 15 mins and asked again as we had to leave for a specific time.
(during the wait the employees were arguing it was a little uncomfortable)

We asked if our room was ready the agent had no idea and we continued to wait, we were going to ask to leave our items and have them put it in our room as we were running out of time but after alot of confusion they spoke to someone who I believe was a room attendant supervisor who said the room has been ready and they called it down but we weren't informed.

We would definitely stay again, the hotel is nice and the room suit our needs however im hoping the employees arent as argumentative with eachtoher as it was a bit awkward.

Stay away!! I did not feel safe, front desk staff made me feel so uncomfortable and unsafe! If I could give zero stars I would. I'm writing this review after midnight while at the hotel because I cannot sleep and feel threatened.

I had a very disappointing experience at this hotel. I paid for parking but still received a ticket during my stay. When I brought this to the front desk’s attention, I was told it was due to an alleged error on the vehicle information sheet I was asked to fill out — they claimed I wrote a “9” instead of a “4” for my license plate. I can understand how a “4” might have been misread as a “9,” but if there was any uncertainty, this could have easily been clarified.

What was most concerning was how the situation was handled. Instead of a simple apology or effort to resolve the issue, the staff member I spoke with, Estaban, was dismissive and insisted I was at fault. I would have been completely satisfied if they had simply acknowledged the misunderstanding and apologized so we could move on.

I later spoke with a manager, who advised that they were not directly responsible for parking tickets but said they would email the appropriate party and follow up with me. I did not receive any follow-up. Expedia also said they would follow up but never heard back for a refund. Staff members were rude and yelled at me I felt unsafe

We’ve stayed here every year for dance and it has always been a great hotel. Clean, convenient location. My only complaint is the breakfast selection. Food wasn’t great and not much selection. Also, with having very early morning starts it would have been nice if they opened on time during the weekends.

I booked my room through Expedia and the hotel had no record of it in their system when I arrived to check-in. They had to log in through a different system and then luckily they still had a room available. The room had not been fully cleaned - there was a blue ring of soap on the edge of the bath and a huge dot of some sort of cream or something on the desk. When I went to leave I was also issued a $120 parking ticket and when I presented this to the staff at the front desk she checked the paperwork and the staff when I checked in mis-typed it into their system so now I am left to follow-up on them “fixing” their issue. I do not recommend this hotel - this has been a nightmare to stay at this hotel. Last year they used my credit card for fraud and bought a flight and now issues again. Just awful.
