There was mold in the bathroom, the tub didn’t drain. The AC in the main living space didn’t work. It is located on a main road and had lots of road noise. The backyard is overgrown and the steps are questionable at best. There is also a creepy attic that is accessed from the living room that seemed questionable.

The cabin was ok. The windows had spray paint on many panels. Nice view nonetheless. The number of cups, one where 2 were appropriate. Wrong coffee filters ( wrong size), bathroom lacked a place to put your kit while using the sink, No shampoo. The road out had very large potholes. It simply showed a total lack of thinking about what paying guests are expecting.

It was clean, the bed was great, the view of the river and the wildlife ( beautiful quail family for Mother’s Day), ducks on the river, sweet!

It needs a lower price and more care about what paying guests want.

The place is in terrible disrepair. Someone is probably going to get injured on that deck or the broken railing to the loft. However it was a really nice location. It wasn't all bad but it is pretty expensive for what you get.

The care taker Tim was vert nice. We absolutely love this cabin and plan to return. The AC in the bedrooms work great but the one in the living room was not cooling well. Take your own cleaning/disinfectant supplies to clean up after yourself during stay.

This by far the worst stay we have. I expected to enjoy the property because I love the fact that it has a river access at the backyard area. But unfortunately they did not even cut the grass and the totoo much trash. Under the patio deck has trash bags full of trash. Inside the house, the air conditioner is full of cobwebs. The floor has animal hairs too. There’s also questionable stain on the carpet floor in the loft. They promised to cut the grass on our second day but they didn’t do it. Never again will we rent this property. Yuck!!!

AVOID THIS PROPERTY! I'm not one to write reviews, but people must be warned! We stayed in the \"budget\" cabin and had to check out a night early because it was so gross. The door to the outside did not seal, which let in a lot of bugs. The cracked front window from what looked like a BB was unnerving. The vanity lights and bathroom fan did not work at all and the lock on the bathroom window was falling off. The towels were so small that I initially thought they were the hand towels, and they smelled badly of cigarette smoke. They say they don't charge a cleaning fee, but the place really needs a deep clean. I was ghosted when I asked the host for a partial refund.

Absolutely would NOT recommend staying here. We ended up getting a different hotel and Expedia did not refund me but the room was absolutely filthy. Moldy shower curtains, dusty fan, dirty sheets, sticky floor, dead spiders, fingerprints on mirror and a porn vhs in the closet. The key was not provided and room was left open. Later the neighbor knocked on our door to give us back the tv remote. Left because we felt unsafe.

I am writing to formally complain about my recent booking at your cabin. According to the information and photos on your website, the hotel was presented as clean, comfortable, and well maintained. However, upon arrival, I found that the condition of the hotel was very different from what was advertised.

The room and facilities did not meet the standards described online, and as a result, I did not feel comfortable staying at the property. Because of this, I decided not to stay at the hotel at all and left shortly after arriving.

Given that the hotel was not as described and I did not use the accommodation, I believe it is reasonable to request a full refund for my booking. My booking details are below:

The cabin was great for the price! it was super close to sequoia and a two great coffee shops, it's more than what we could of wanted. check was easy and host made an effort to give me an earlier check in.
the area was super nice and had an amazing view of the river and it was fun to walk around!
i only have one down side, the towels are super tiny. my bf and i are size medium and large and these towels did not wrap around at us. sadly they also smelled terrible, like cigarettes. we went out to buy some (we did not tell the host since it was late at night when we discovered this).
everything else was great and it was so fun to stay at a cabin like this

We were in-unit 4. Great location to the park and pretty area. Gary was a very gracious host. It could be a top notch place if it got a major deep clean and a paint refresh. Sink base was filthy and shower curtain liner only covered half the curtain. Window in bathroom missing inside double pain and curtain dirty. AC was very loud when shut off and turned on. Was road noise til later in evening. Bed and pillows were good.

Location was excellent,the house was spacious, nice beds. Outside area in very poor shape . Not sure how safe the house is as far as a fire hazard. Lights would blink on and off. Outlet would work , next time you tried to use coffee maker you had no power! Nice washer and dryer ! House needs a good cleaning.

Arrives at property following storm. No one checked the property before our arrival. Many large branches blocking access to rental that needed removal to use stairs. Rental was dirty. Clumps of dust, half drank tea can in shower, bathroom window open, slider doors in 2 rooms unlocked, fan in bedroom loaded with dust so unusable in hot room, holes in walls taped. Back deck disheveled (clearly more than a passing storm) and the deck clearly rotting under carpet as you step out from living room slider. Did not call rental when we arrived as I did not want people in our space while we were there and clearly people caring for the place did not care about quality of their work. Negative signs displayed about sheets/towels inventoried and charges for dirty dishes. Had to take the garbage to another location when we left. Contacted property after leaving regarding numerous issues. I was told they have “strict policies” on rental being locked so implied that wasn’t true and I should have called them when I arrived to address issues and were unwilling to refund any money despite the concerns presented. I would NOT recommend this property in addition to the poor response hiding behind policies and not the obvious state of the rental. Extremely disappointed.

Broken locks on the windows. Smelled awful. All sorts of junk around the property. We were out all night and one of the managers had entered our room in the morning and took my bathroom spray and couldn’t find it when I asked for it back. The posted photos are super misleading and I don’t understand where all of these good reviews are from. I feel bad for leaving a bad review because they were friendly enough but this listing is so inaccurate it hurts.

The property is beautiful, and it's a great location. The actual cabin and surrounding area is very dirty, with trash left under the back deck. The patio furniture was dusty and mostly broken. With a little clean up it's a 10 out 10. I'm not a neat freak, but garbage bags under the steps and broken furniture is not safe.

Really wanted to give this location a chance. Was well aware it was going to be more rustic than a hotel room and the price was relatively cheaper than other places in this area. However, there appears to be almost no effort to try and keep the properties clean. Linens and bedding were clean and counter tops etc were fairly clean. However the floors, especially underneath the beds and tables were filthy. Black mold around the shower, the outside area was basically unusable. The deck felt like it was about to collapse when we walked on it. Outside furniture hadn’t been cleaned probably ever. Again , I really wanted to give this place a chance. Just a thorough cleaning once or twice a year would make a huge improvement. The staff and communication was superb however. They sent us an email with directions, lock box code, and instructions several days before which made check in very easy.

Buyer beware! This overpriced rental on the river was very deceiving. Although the caretaker was friendly, the river area was beautiful and the bed was comfortable, the room had many flaws.
It was surprising to find a roach in the bathroom. Another scary little bug walked across the bed. Maybe it came from the crack by the door. There was poor water pressure and no hot water! Only cold showers could be taken! The neighboring rental had the same cold water problem as I could hear them complaining through the wall. Also, the only light in the bathroom that worked stopped working due to an electrical issue. A man brought in a desk lamp, which took up space around the sink. I could go on and on....... I will not return to this rental!

The location was great and the view of the river and hills was wonderful. Gary was super great as a greeter and did everything he could to make our stay enjoyable. We stayed in 2 different cabins while we were there. They both had nice living areas and loved the decor. A few things could make it really great: new shower curtains and liners, repaint area around shower and a defined pathway out to the river. They have a wonderful beach area by the river and it would be great to have it more accessible. Overall a lovely, friendly place that, with a few improvements, could be tops!!

This place has so much potential! It's got a great backyard right off the river! I wish I'd have brought my fly rod! It was dirty though. The floors and the kitchen didn't look like anyone had cleaned them. I had to wash my feet they got so dirty walking on the bare floor. The backyard needs mowing and cleaning of the broken chairs etc. There weren't adequate dishes. We went to the general store to buy a baking sheet and basic skillet. The a/c didn't cool adequately. It was hot going to sleep. I did reach out and was told there was a fan in the closet. It made it almost bearable. They need a window unit in the bedroom with the bathroom attached. I'm from Texas and I'm used to heat but we almost checked out early because the nights were uncomfortable. If some attention is given to this property it could be amazing!

This is the 2nd time we have stayed in Three Rivers. This time, we wanted river views, so we booked this property. The location was beautiful & quiet. The back patio of the cabin was a great place to enjoy a cup of coffee. A coffee shop was a nice walk down the road. The beds were comfortable, & the kitchen was easy to move in. The cabins were cozy, not cramped. Now on to the primary concern: communication and the “24 hour maintenance” service. The first cabin we were placed in had an A/C that wasn’t working & it was 93F outside. We were told to set it to 76 & “give it a couple of hours.” We decided to go up to the NP while we waited. Upon return 4.5 hours later, it was still unbearably hot. We tried to open windows to get a cross breeze & there weren’t screens on them. I reached out to the host through text, as instructed, & received no response. I tried calling, also no response & no way to leave a message. Then I reached out through Expedia messaging & finally, at midnight, another gentleman showed up at our door & gave us a key to a different cabin along with multiple profuse apologies over the rest of the stay. We woke the kids & moved. This cabin was much cooler & all was well until we returned home. My daughter realized she lost her metal water bottle on the trip. I reached out to all hotels asking about it. All others responded promptly. 3 days later & I still haven’t heard back from this one. Also, towels were laughably small, especially for 6’2” men.

The AC did not work. They put in a window unit on a long extension cord because they were a few inches short of reaching an available outlet and did not call a repair man. the extension cord burned up and almost caught fire. The cabin was in general disrepair. Do not stay here.

We were in Cabin # 3 and we enjoyed our stay and it had a little back patio which overlooked the river and was perfect for relaxing. We hope to return again soon.

The views are beautiful and most of the cabins have decks that look over the river and mountain. Location is close to park entrance. There are a few restaurants nearby. A grocery store is about a mile away, but I’d bring as much food as you can along and use the close store for emergencies because of how expensive it is. The hosts are very kind and accommodating and allowed us to move cabins when the AC went out in cabin 6. It was 95 when we arrived that day and the little unit just gave out.
Since I manage a bed and breakfast I have a high standard for cleanliness and this would have been exceedingly below my standard. I will say I was thankful the sheets and towels were clean albeit very thin.

We loved the area and location, it's close enough to the Sequoia NP and there are some food options nearby. Be mindful, you won't find any food if you arrive late (after 8-9pm), so plan accordingly! There is also almost no phone reception, so download all your maps! I believe that google has wrong location for the property, so enter the actual address to get there.
The cabins themselves have a great potential, there is a lovely river nearby, the cabins are cozy, but need a few small things to make the stay more comfortable - like newer towels, a bath floor towel, newer linen. The reception person is lovely!

The cabins were very cute and checkin was incredibly simple. The TV’s satellite didn’t work, and neither did the “spotty” WiFi. We were able to enjoy a technology free evening playing games as a family, but just be prepared if that would be an issue for you. The clean towels also smelled of cigarette smoke. Scammers😡 There was no water to the cabin but they will make sure to charge you $20 per guest and send endless messages about all the reasons they will kick you out without a refund and there’s a sign that says $25 dish washing fee but there’s no water. They say clean up but it’s dusty we had to flip on and off the power switches for the washer to turn on but it doesn’t matter because there’s no water
