My stay at Premier Bay Suites was awesome…just what we were looking for for a night in Boston. The room is perfect for a couple and check in process was easy and communication with the owners was great. Parking is a little hassle…we had to park down the street and pay of overnight parking. But a great experience overall!!

The stay wasn’t bad at all, was skeptical at first because of the bad reviews but I actually liked the suite, the check in process was super efficient and was able to check in early, it was spacious, clean and provided necessities on top having a smart tv which a regular hotel never has. The place was close to a lot of walkable places which was a plus, didn’t really use the public bathroom much since it was a one night stay and my commute was only 1 hour but it was pretty small nothing too crazy. There’s also a housekeeper that comes around in the morning if anyone ever needed service since there isn’t actually any front desk to check in. Overall a decent stay for the value I wouldn’t mind sleeping here again, the reviews were misleading and I think this place this deserve at least 3 stars imo.

Looks cute in the photos. It’s actually a cute DUMP. The paint was chipping. The dishes were stored under the kitchenette sink under a nasty looking water pipe. The coffee pot wasn’t clean. The toaster wasn’t clean. The bathroom had cracked floor tile. The windows had NO insulation, so the noise from outside actually sounded like the windows were open. AND the view was of the highway. So that was noise All Night Long. The flue in the fireplace must have been broken because no matter which direction the handle was switched, cold air poured into the room. There was a floor-standing air-conditioner ear/heater that was suppose to be vented out the window, but wasn’t vented anywhere. If it was running, that was the only time I couldn’t hear the traffic on the highway. Instead that noise was replaced by a plane landing. The building must be shifting pretty badly because there was an angled 2” gap above the door. The stair up to the second floor were so narrow, the suitcase had to be held directly in front of whoever was carrying it up the stairs. AND the stairs were tilting toward the floor, so that they were angled and narrow. I was nervous to sleep on the sheets, but not really a choice. When I first walked into the room, there was a sickly-sweet smell. What were they trying to cover up?! Never went away the entire stay. Gave me a headache. Gross. Sounded like someone decided to vacuum at 1:00am. Shower: felt uncleared. plastic surround was patched. Only lukewarm water. YUCKY!!!

This stay was suppose to be cancelled. BUT they DID NOT cancel my reservation and then charged me for these ENTIRE dates. AS WELL as my adjusted dates. NOT HAPPY. Place is also a dump. Only after booking was I made aware there is no desk, no luggage check, no elevator and no room bathroom (1 shared bathroom for floor units). Stairs leaning near collapse, wallpaper falling off the wall, detached floor unit for AC and heat, fire alarm with bad battery beeped during entire stay, no hot water for shower. Can't believe this building is code compliant for occupancy. Might want to rethink booking here.

Rooms were not what was expected. Wall paper was peeling, door knob on bathroom broken, couldnt connect to wifi. Floors super uneven, warped ceiling from water leakage. Air conditioner was a separate unit and my coworkers smelled like fire and tripped the breaker and he lost power. For the money was not quite what I was expecting.

Do not stay here. IT's a scam. The photos look like an air-brushed model who you meet and turns out they aren't what they seem. NOthing worked. No communication back from the hosts and for the cost a hotel is worth 2-5X this and I only "saved $50" but staying. I would never ever do so again.

The rooms cleanliness was not the greatest. The bathroom had someone's hair all over the toilet and floor. The property does not have elevators so carrying luggage was a hassle BUT the maintenance man was so generous enough to help us ladies carry a suitcase up 3 floors. I booked for a queen due to sharing a bed with a friend and it was a double. It was not worth the price for one night.

the location is great, walkable and easy transportation options. quite close to common and downtown. the place really was spotless and tidy, it was quiet too. Just remember is it small, you are not going to want to spend time there and relax, that worked OK for a couple of days but a week would not be that nice. Also they need to get some power strips. The heat worked well but only went into one outlet, and in today's electronic age you really need more plugs. Grey is not my favorite color scheme but it is OK,

If the right person decided to trip on the stairs or ANYWHERE in the building….every court in the world would hand them $$$$$ after 10 seconds of deliberation.
The toilet on the third floor landing is about to land in the second floor.
And the electrical!!!!??? Will burn this place soon enough I imagine the owner’s are counting on it.
The heat/ac is a portable joke. Does not work.

The room is basic but it has everything you need for what you pay for. Fridge, microwave, toaster, plates, cups and silverware. The shared bathroom was not a problem at all, always clean and available. The only thing I wish was better is the water pressure in the shower and the water a bit hotter but it’s an old building. Bring your own toiletries.

Booked it for just 1 night. Attended a concert at the MGM 2 miles away. No street parking, its downtown Boston. We paid 38 bucks for overnight parking around the corner. Property was clean, but no heat, no hot water. March in Boston is freezing. The host answered fast w generic answers about heat n hot water.

The building is falling apart, poorly renovated, and it was evident the minimum was done to the unit to attempt to make it presentable. Lumpy floors, peeling wall paper, dirty window sills, door handle falling off, loud stomping from floor above. My partner wouldn't stay there and booked a separate hotel room.

They lied about us leaving glasses behind and then when we could prove we left them behind they wanted to charge an insane amount to ship them.

AMAZING!!!

Do NOT listen to all of the negative reviews. When I first found this listing I was really unsure because there was so many bad reviews. I took a chance and booked anyway. The stay was phenomenal. Check in was super easy and the company/host was very responsive. Very close to train station as well. They sent text messages and even let us know the room was ready for check in around 2pm instead of waiting until 4pm check in. The room was super clean and nice. No issues with anything. Great location walking distance to downtown, south end, china town and more.

For the negative comments about shared bathrooms- they are perfectly fine!! We passed them several times in our 5 day stay and they were super clean and the halls smelled really good.

The only thing that could be a little better was hotter water for showering but outside of that amazing stay and shower was still warm. I made sure to take pictures because with all of the negative reviews- photos help.

This was the absolute worst "hotel" experience I have ever had. It was not a hotel nor an apartment - it was the equivalent of a dirty, crumbling hostel room. No hot water, no heat, broken furniture that was literally falling a part. Every inch of this unit was stained and falling apart, there was what looked like blood on the shower curtain. This 10000% felt like a scam. Looks NOTHING like the photos and management would not do anything about the situation. I am writing to Hotels.com to see if there is anything they can do, because this absolutely should not be on the platform. I also realized after our stay I looked at it on the hotels.com site and it said they were no longer on the platform.

No heat in 26 degree weather, flimsy building lock and front door locks, pictures didn’t match listing, ground floor unit was not communicated on the listing, paint was peeling off the walls, only 1 roll of toilet paper given, and towels missing. Overall sketchy room. We didn’t end up staying there because we felt unsafe and they still wouldn’t give any refund.

Solid 2.5 if I could. Very nice bed, linens, towels. Building is charming and OLD: narrow uneven squeaky stairs. Nice paint job. Room not NEARLY as big as it looks — mine would not fit a bench line in the photos. Dishes sitting in the bottom of the cabinet of the sink, so VERY thankful for the fresh sponge & dish liquid. Bring AirPods/earplugs—door, stairs, highway and train are noisy. So is the HVAC, which drowned out all the other stuff. Easy to keep the room at comfortable temp. Super easy check in/out and very convenient to convention center. Expect what the reservation photos show, not what the property pics show. Doable but not as nice as portrayed.

My stay here was great. I was so surprised when I got into the room and saw that it was more spacious than I had thought it would be, especially for the low price. The bathroom was small, but it was private and all that I needed. The little kitchen area was great. There was even a hot plate that I could have used if I wanted. I've never seen that in any place I've stayed . I just lived it here.

Great central location, but very over priced for what you get. Felt like I was going to fall through the floor. Super old building and nothing works that well.
Internet on tv didn't work. Bath plug/stopper didn't work.
Electric hotplate didn't work.
Don't bring a large suitcase as the stairs are very narrow and steep and I had to lug it up to the 4th floor.

Kitchen setup was just a microwave and a mini fridge. The fridge was definitely welcomed. Room was clean, and room itself was in good condition, not perfect, but good for the stay. Walking distance to a lot of things was a huge plus. Back Bay Area is definitely desirable as the other areas tend to get so crowded, noisy, and not easily navigated.

The room is tiny, just big enough for the Queen size-bed and you have to step over the corners to go to the other side of the room. The bathroom was clean but also tiny.

At night on our last day, we kept hearing noises, and my wife noticed it was a rat chewing on the trash bag. That experience ruined it for us and we were more than ready to go!

After finding the rat, we did find mouse traps in the room. Also, we asked where to store the food trash to remove the temptation for the rats, but we were instructed to leave it in the room.

We wouldn't recommend this to anyone. Pay another $20-80/day and stay elsewhere.

I liked the door code check-in - it takes zero seconds. I also appreciate that I saved a lot of money on my stay.
I felt safe and the bedding was very nice.

The property is rather old and decades beyond needing a total renovation. A lot of repairs and maintenance are slipshod. Many fixtures look like they were purchased second hand and moved here. The doors have lots of filled holes from previous lock mounting, for example. The cold water was never cold, leaving the shower too hot to use.

If you're okay with hostels, this can be an okay choice, but it's not a "hotel".

An extensive list of rules they send you before check-in indicates they have problems with some guests; however, everyone during my mid-week stay was quiet and respectful.

Convenient location! My friend and I love to walk! It was about 30 mins walk to little Italy. But about 12 mins to the main park and freedom trail.
Small room but comfortable and just what we needed for our stay. They let us leave our luggage early for a fee.

There are many things I did not like:
1. Shabby - peeling paint and wallpaper
2. Bed uncomfortable. It did not fit into its space and I had to squeeze myself between the wall and the bed to get into it. I'm slim.
3. The electrical system does not support the requirements and the property would probably fail an electrical inspection. The GFCI breaker in the bathroom tripped on several occasions, probably because the light switch was hanging out of the wall. When I took a shower, the moisture build up probably caused the exposed wires in the light switch to short out. This is very hazardous indeed.
4. There was only regular coffee with the coffee maker - no decaf and no tea, which I like in the late afternoon.
5. The carpet was old and curled up at the corners and I had to be careful not to trip over it.
6. One window blind did not pull down to fill the window and thus people in the street could see in.
7. The shower itself had two tiles which had come unstuck. There was very little grout on the shower floor. Thus, the shower water was probably leaking into the ceiling below. The shower floor was made or durable tile and because two of them were completely loose and wobbly, you could injure your foot because the edges of the tiles were sharp.
8. On the first night, I got bitten by an insect. I didn't think much about it at the time but as time went by, the site of the bite got infected. When I returned home, I had to go to the emergency room. It turned out to be a spider bite.

It's a very nice convenient felt like I was a resident. There were some repairs needed in the room. I stayed in.
Including a loose faucet in the bathroom and also no mirror in the bathroom. The water pressure was extremely low. The mattress was extremely uncomfortable and it did not have a box spring.It was just on a board. With some improvements, this could be a really wonderful place to stay. I did enjoy the little kitchenet, provided dushes, microwave and refrigerator and used it every day.

The property is a bit run down albeit the location is pretty convenient. Parking in the area is difficult and expensive. I paid $45 for the closest paid open lot parking lot. Being that the street fronts the mass Pike, the traffic noise can be heard if the AC unit heater is not turned on. The room was small and not in the best condition, but given that its an old brownstone building some issues are to be expected. The pealing Wallpaper, and some materials used could be finished a bit better. On the positive side, the bedding was very comfortable and sheets and towels were clean. Lighting in the bathroom could be better and the door hits the bed when you try and open it all the way.

This “hotel” was honestly one of the worst places that I’ve stayed. When they say shared bathroom, it’s more of a community bathroom shared between 6 random people. Although it was clean there were so many spiders in our room. We upgraded to a room with a private bathroom upon arrival after calling the “hotel” 10 times and being hung up on. No front desk and self check in, which is fine, but just know it’s hard to contact them. I am thankful for their communication via text after the 10 calls were made. It was super easy to upgrade. Unfortunately our private bathroom lacked hot water, as well as the water pressure was a 1 on a scale of 1-10. I didn’t have a decent shower all weekend because of this, but regardless you get what you pay for— for 3 nights you can pay a deviant amount of money and stay in a hostel type situation!

We so badly wanted to enjoy this property with only 24 hours to spend in Boston. The stairs are narrow, uneven and steep to carry heavy luggage. While we appreciated being able to drop our bags off early, we were charged a fee to leave them in a very messy room (cleaners hadn’t been in yet). We arrived at check in time and the room had been tidied. There was still loads of hair in the bathtub and bathroom floor and the room smelled mildewy and damp. We noticed lots of centipede-like bugs. The grout in the walls is cracking, bathroom fixtures and drains are rusting and the building looks to be very old and dirty n desperate need of repairs. The AC unit is very loud and left a pool of water on the floor. Would not recommend this property and will not stay again

We really liked this property; it's conveniently located on Newbury Street, with everything close by. The room was clean and comfortable.

Our only complaint was the 12 flights of stairs, we wish we had known about that before booking. We had a large suitcase, and carrying it up to the 4th floor was definitely not fun.

Stay was better than I expected for the reviews that are currently on Expedia. My daughter and I stayed here for 2 nights and had an overall very positive experience. Check in and check out were both very easy and hosts were communicative, even allowing us to check out late since no one was arriving the day after us. The bathroom is small but functional and the appliances and dinnerware were very appreciated. Pull out bed was surprisingly comfortable and easy to return to a couch. In a very convenient location with access to the theater district, park, and T line. We felt safe the entire trip and the only downside was that the property did feel a little past its prime and could use a little bit of TLC. Overall would recommend a stay here, especially if you are planning on being out of the room most of the day.

DO NOT STAY HERE!! This was the absolute WORST place we could have stayed. The room had an unpleasant odor that was masked over by cleaning fluid, and literally ALL wallpaper was peeling from the walls. Additionally, there was the previous guest’s hair stuck to the wall and on the bathtub. The shower drain is rusty and the toilet/sink had dust of some sort that looked like cigarette ashes that we wiped away. Even the baseboards were dirty!! There was soap scum underneath the liquid soap dispenser in the bathroom and all was so gross that I didn’t take a shower for the two nights we stayed. We really wanted a good experience because this was the first time we left our kids to go away together. We thought 4th of July was the perfect time for a long weekend. Fortunately the place we stayed the two nights before gave us that experience. THIS place DID NOT. The advertisement makes it look desirable, but we saw that it was FALSE ADVERTISING. This place should be CONDEMNED!!

Was supposed to get queen bed and got full bed. Sat on bed as soon as we got to the room and noticed the bed was broke. Each leg had atleast 5 screws holding legs on so i assume its been broken before and they tried to screw the legs back on. Had a smoke smell. Mouse traps behind fridge.

Wouldn’t stay here again.

Well, there are 12 units and two bathrooms. The 2nd floor bathroom had part of the ceiling coming down with mold. The wallpaper was pulling off at the seems. There was no grout between the tiles, and the last night we ran out of hot water near the end of our shower.
One of the shades in the bedroom had 3 broken shutters, as well as water damage to the lampshade.
And of the 3 or 4 WiFi’s they ended up recommending, was only able to log on to one, and the. It kicked me off 10 minutes later.
This is a two star (out of 5) at best, definitely NOT a 3 star. Would not stay here again.

Photos do not show the age or condition of the apartment. Very disappointing for the price. Quite run down and needs a lot of maintence. Very noisy from a major road and hearing other occupants from above. The blinds are only for privacy, so all light comes through including from car head lights - which on a major road cars are all night and sunrise started at 5.15am. Be prepared to wear ear plugs and an eye mask every night.
Better spending your money elsewhere. Would not stay again for the price.

The blinds did not come to the bottom of either window in the room, which made me uneasy, as anyone could see in from the 3 stacked decks right outside the back windows.
There was no mirror in the bathroom, which seems minute, but is annoying when you in the middle of getting ready, and accustomed to having one in your bathroom.
The decor was great. TV reception, not so much. The heater/air conditioner worked great!
I'm not sure I would stay again, as the girl in the room next to me got locked out, and it took over an hour for her too regain entry into her room. There is no phone to call, only text. Not great in emergencies!

Adequate and clean. Not for comfortable lounging.

Prices are very expensive in the area so I am pleased to we found this decent place to stay at a lower price than other acceptable places.
Communication was good and instructions were clear and correct. For my peace of mind I would like to receive the instructions the day before I arrive.
The place was clean, well kept and extremely sparse. 2 guests = 2 bath towels, 2 hand towels, 2 wash cloths. At least one extra would be useful. The kitchenette had a limited, few utensils, only 2 spoons. 1 tablespoon, I teaspoon. We bought ice cream. My husband ate with a tablespoon. I ate with an undersized party spoon.
All the walls and ceilings are painted dark gray. Very hard to apply make-up or shave. I’m glad it has 3 windows as it rained all 3 days and the dreary color would have been worse without them.
Going to the bathroom is a noisy affair which can disturb your partner because when bathroom light is switched on the noisy fan clanks and runs.
Lastly, the pillows. They are fat balls which could not be mashed down.
The WiFi was adequate, TV worked for a limited number of channels. A lamp on either side of the bed which I appreciated. Plugs for charging which is a real help. I didn’t use the iron, ironing board or hair dryer but was glad to see they were available if needed.
Overall, adequate and clean. Convenient to subway and Boston Commons, Freedom Trail and much more.

Dingy dump

Upon my arrival i was shocked at the state of my room compared to the photos.

There was a smell of mold.
The bathroom was small without a proper sink, no place for toilet paper it was loose on a dirty shelf behind the toilet.

There was no place for my belongings no drawers and no hangers in my closet.

The cabinets were falling apart.

The television did not work properly.
There was an alarm that continued to go off during day and night. I was asked to silence it by pressing a button.

They refused to send any one or have the fire department attend. I did not feel safe.

You can hear your neighbours talk and there is lots of street noise.

I requested compensation for the sleep interruption from the alarm and no television. No reply from The property management.
This property should not be available on hotels. Com

Good location. Central to Subway and within walking distance of city sites.

However, i wasn't aware the building is a converted walk-up row house. I was on the third floor and the staircase is very narrow and steep.

Peeling wall paper, no towel rack in bathroom, one hanger in the closet and no cups for coffee or water though they provide a coffee maker and coffee. Bathroom had large patches of paint that were an entirely different color from the rest of the room.

None of this, of course, is shown on website photos.

Do not believe the pictures posted on this listing - rooms are small, cramped and noisy! If warm you can’t open the windows due to the noise from the Trainline and extremely busy road outside - forget about sleep!!! The portable air condition unit blows out more hot air than cold!
The rear ‘garden’ is full of rats nests, the only kitchen facilities are shared on the ground floor, washing machines are lay in use if you can get them to work.

Another room had a flood whilst we were staying here, basically told not there problem once they’d stopped the flood of water!!

Basically an absolute fraud which isn’t worth your hard earned cash - staying anywhere else would be better than this dump

I recognize this wasn't a fancy hotel, but... When we first walked into the building the smell should have been our first tip off that this wasn't going to be a great stay. Our first room smelled so much like gasoline and was so overpoweringly warm that we had to step out and email the property management for another option. We were offered another room promptly, and it initially seemed better. However, it was very dirty. There was a mouse/insect trap in the corner, thankfully empty. There were large gaps between the floorboards in many places, revealing the subfloor. The side of the headboard was falling off. The blinds were damaged. Each room had only one set of towels provided. The faucet in the sink moved around a lot when you tried to turn on the water and my husband had to tighten it so we could use it. The bathroom was dimly lit and had no mirror. I almost fell out of the chair in the room because the seat wasn't secured to the frame. Then when the people came back to the room next door, we realized that there was a door that went directly to their room with normal interior door gaps that were unsealed. We could hear them as if they were practically in our room. And vice versa, to the point that I think they were freaked out and barricaded the door, which at least damped the sound a bit. In the morning, I woke up to find that the bed slats had fallen out and my side of the mattress had fallen to the floor.

Poor flip job. There was multiple evidence that this place was quickly flipped - gaps in wallpaper, poorly planned out placement of things in bathroom, shower floor was not leveled to push water into the drain, poorly applied stone on walls, uneven and cheap flooring. Additionally, the coffee maker didn't work, and the heat pump kept tripping the circuit breaker and shutting off, or just wouldn't even turn on, causing the room to be very cold. There was a radiator, but despite the outside temperature being very cold, the radiator heat never came on, and there was no way for me to turn it on. The location was excellent, but this was not a good value for the price.

This is my second stay here. First one was fine bc I was placed in a room on the top floor toward the back. This time I was in front. The highway noise was unbearable day and night. This could be easily mitigated if they got some heavy fabric curtains that would block some of the noise. All they have are flimsy blinds that also don’t block light well. The air condition-heater unit covers some external noise but it’s so loud you can barely sleep. Other than that there are rats out on the street as the city allows people to leave their garbage out without cans. The soap and shampoo dispensers in the shower were broken so you essentially have to dip your hands in the bucket (which other people have dipped into) to get soap- exactly the opposite reason for having these pumps. Besides these flaws I can’t blame the company - they have good communication, the entry codes are convenient, the inside of the unit and building are super clean, the decor is fine. There were no forks in my unit but they quickly fixed that. They were unwilling to move me to a unit in the back without a significant fee so I was stuck in the front unit. I recommend this place only if you can determine you’re staying in a back facing unit.

Bed full of long femal hair. Hair ball between sheets and bed frame. Extremely noisy as it was close proximity to highway. Portable heater sounds like a jet engine, forced to turn it off. Shower amenities empty. Tried texting the number provided for emergencies, got back to me in 12 hours. Good thing it was an emergency
