Great Location, But Rooms Need Some TLC

The true gem of this hotel is absolutely the location. It’s centrally situated in the Nimman area, surrounded by fantastic restaurants, coffee shops, bars, and a very lively weekend street market. The neighborhood is so vibrant and walkable that you really don’t need to spend much time in the hotel — which, honestly, works in its favor.

That said, the hotel itself was just okay and felt a bit older and worn in places. The room layout left something to be desired. The bathroom opens directly into the sleeping area, and the toilet placement is awkward. There’s also no counter space in the bathroom, so if you wear contacts or have an extensive skincare routine, plan accordingly.

A few other notes:

No hooks in the bathroom or room, which made hanging towels or clothes inconvenient

The AC is quite noisy and not particularly soothing

The bed runs very firm

House shoes were a nice touch

No washcloths and no iron provided

The rooftop pool is fine for a quick dip, but the seating areas have definitely seen better days and could use some maintenance.

After coming from an exceptional hotel in Bangkok, this stay felt a bit underwhelming. If your priority is location in Nimman and you don’t plan to spend much time in the room, it may still work for you — but travelers looking for comfort and updated amenities may want to manage expectations.

I typically do not leave negative reviews, but I feel compelled to share my experience.

We stayed at the hotel for 8 nights. The staff were exceptional friendly, professional, and responsive. I have no complaints about their service.

Unfortunately, my main concern was the cleanliness of the room. Housekeeping seemed to focus primarily on making the bed, taking out the trash, and folding towels, with little attention to other details. On two occasions, we were provided with dirty replacement towels. I could tell because the towels we had used had the hotel logo, while the replacements did not and showed visible signs of prior use.

Additionally, coffee mugs were visibly stained from previous use, though neatly arranged as if they had been cleaned. The cleanliness of the bathrooms and floors also fell below expectations. At times, I had to clean and sanitize the bathroom myself to meet basic hygiene standards.

If you are a light sleeper, be aware that noise from nearby nightlife can be noticeable. Additionally, there is a strong sewage smell outside their hotel and occasionally in the room’s bathroom.

In summary, the hotel’s location and staff are excellent, but housekeeping, overall cleanliness, and some environmental factors require significant improvement.

Clean large spacious room. Staff is excellent, very friendly and welcoming. Abundant breakfast and service in a beautiful restaurant. AC works great. Location was perfect, so many food options and stores to visit. I highly recommend this hotel.

The only thing I’d mention is that you should bring earplugs because there’s a lot of loud restaurants in the area. Walls a bit thin also.

The property was great. We really enjoyed being near the shopping areas and markets. The actual amenities were really nice. The pool was great and the one next door even had water jets. The only reason I didn’t give it 5 stars is because of the noise every night. Personally, I was able to sleep but if you’re a light sleeper like my partner you might struggle.

I read the reviews online about this property and they all seemed excellent, which is why I initially booked this hotel. I flew into airport early, and was hoping to check in early, but wasn’t really expecting it. I got to the hotel and politely asked if I was able to check in early and I have NEVER met such unfriendly and RUDE front desk staff, especially in Thailand. They barely wanted to help me and told me check in was at 2pm. The rest of the staff I encountered wasn’t much friendlier. Overall the room was comfortable and nice, but i definitely would NOT stay here again because of the staff and I also didn’t like the location.

A nice stay for an excellent price. The hotel location is good, easy walking to many bars, restaurants and cafes. The hotel facilities are adequate, the gym is small but usable and the pool can bring nice relief from the heat. The rooms are a decent size with good AC, a decent television and they are clean.The staff are friendly and speak good english. The free use of umbrellas is a nice addition especcially when visiting in the wet season. Overall, a nice stay at a nice hotel.

This is a good property with great staff and a good location. The problem is the windows are very large and thin. The noise level in the room from motorbikes and tuk tuks was very high. We found it difficult to get sleep at any time of day or night.
The duty manager offered us a quieter room, but given that we were already on the 7th floor, we did not see that this would help much. Its a flaw of the hotel building. We checked out 2 nights early due to the noise in the room. The hotel did not refund us.

This is my review for the second night, after asking the housemaid to fix the strong bathroom smell. Unfortunately, the odor didn’t go away and got even worse when using the bathroom. The smell was clearly coming from the drain, and while the housemaid noticed it, it was beyond her control. This should be handled by the maintenance team.

Another issue was the loud noise in the morning from a worker drilling and hammering on the wall. I peeked through the door and could tell that every sound echoed straight into the room—the walls did nothing to block it. It was so loud that it completely disrupted my rest. I called the front desk, and after that, the noise slowly died down. The receptionist apologized, which I appreciated.

I get that the staff outside might not have realized the room was occupied, which is why they allowed the noisy work. But overall, this was poor management—from the lingering bathroom odor to the loud disturbances in the morning.

This hotel is my top choice when visiting Chiang Mai—I have stayed here over ten times. I always enjoyed the white tea scent in the lobby and hallway.

However, this time the atmosphere was different. The white tea vibe was gone, the laundry bag was missing, and some bathroom items were not there. I noticed a strong smell coming from the bathroom vent when I opened the door, and the smell still persists despite the housemaid saying it would be fixed.

Clean and quiet, but don't go for the gym

Pros:
Clean Rooms and Comfortable Bed: The rooms are clean with a comfortable bed, though we did request smaller pillows, as the ones provided were too thick.
Friendly Staff and Quick Service: The staff were polite and very helpful, providing fast service throughout our stay.
Pool: My wife enjoyed the pool, which was clean and nice for a quick dip during the day when it was empty. However, it’s quite small and would be crowded with more than a few people.
Cons:
Bathroom Issues: Our bathroom had an unpleasant, persistent odor that detracted from the experience. I also slipped on the wet shower floor, cutting my foot on a rusty trash can that needs replacing.
Tiny “Gym”: I chose this hotel for its advertised \"gym,\" which turned out to be the disappointment. It’s the size of a bathroom, filled with three large machines (one treadmill that was out of order) and a single bench with a few dumbbells. The only floor space was occupied by a guest doing air squats, making it impossible for more than one person to exercise comfortably. Needless to say, I couldn’t use the gym.
Limited Cafe Service: The hotel’s cafe at the front was closed in the morning, which was inconvenient. I had to leave the hotel to find coffee each day.
Location Challenges: Grab drivers had difficulty finding the hotel, and I missed a meeting because of the delays.
Overall, while the rooms are comfortable and the staff pleasant, the hotel facilities could use improvement.

Aircon was a bit too cold even after turning temp up. The gym is a waste of space and the pool area very small. 5 people and it’s crowded. Overall satisfactory. Rooms facing the road and shops were noisy at night (karaoke singing till 1230am). Also assigned a room with no view (block by the building structure). Such room should not be assign unless approval is seek. Afterall a full price is paid same like other room. Staff are all friendly and attentive. A lot of mold in the shower that we are not accustomed to. Also we did not receive room service on the 24th of January and found it just easier to purchase some toiletries and water from seven eleven cuz several times over the course of our stay we had to address it to front desk to get our room serviced. Otherwise the hotel was very contemporary and conveniently located! The bed mattress was super comfortable but view outside our room was extremely dissapointing though as we stared at a rundown and abandoned building as apposed to a view of the city. Nevertheless, we were overall very pleased with our stay considering the price range. Just need to attend to better timely room service and some maintenance in shower!
