Clean, modern hotel in a good location for seeing the sights of Rome, either on foot or in taxis.the rooms are a good size, and whilst the condition is not perfect, it’s certainly not bad.
Unfortunately the hotel left us waiting at the airport after we had confirmed a transfer, they don’t reply to emailed messages and the price of the return transfer increased from what was agreed in writing. Because of these issues, I have reduced the rating to 3, in what was otherwise a good hotel that could do so much better with some small improvements.

My family stayed here for 3 nights. The room is clean including the washroom. Staff are very friendly and helpful. AC is excellent & room 314 is quiet. The hotel is very close to the Termini & Republica subway stations about 5 minutes walk. It’s about 15 minutes walk to the Colosseum too.
I definitely recommend this hotel if you wanted to explore Rome & the Vatican too.

They were able to check us in to our room 2hrs earlier, which was great to freshen up before seeing the sites. The room was very nice and clean.
Breakfast was a little unnecessarily rushed, when we weren't planning to take much time to eat so we could be out to explore. They did cater to our gluten-free and dairy-free restrictions, which is always nice when traveling.

The Hive Hotel was the right choice for our family vacation. The staff were helpful and knowledgeable,, the rooms were smaller but more than adequate and the restaurant excellent. We certainly recommend this hotel.

This hotel is truly exquisite. From the moment you walk in the staff caters to your every need and even more. Honestly, this was the best hotel stay I have had in the last several years of traveling. The room was spacious, comfortable, with towels and linens of high quality. All toiletries are provided, which was appreciated. I can’t say enough about how great this hotel is. Also the breakfast is outstanding and more than worth the price!

We visited Rome, Venice, Milano, and Lake Como. This hotel was the highlight of our hotels we stayed. The facility is modern, well-kept, clean, with great soap and shampoo, etc. But you must check out their rooftop restaurant!!! The chef is outstanding. They have good meals, including breakfast buffet and lunch. It is in a secure location, with easy access to taxi, and the Roma Termini Station. They have a spa we had no time to try but would do so next time!

Beautiful spacious room. Excellent bathroom but not a walk-in shower if that’s important to you. Staff was helpful in navigating to the train, bus stop and walking to city center areas. Breakfast was very good and plentiful. The hotel location was great. We easily walked to and from the train station with two roller bags. The Monti area had nice shops and restaurants. We walked or took the city bus to all the sites. Would definitely stay there again.

My husband and I stayed at The Hive for one evening, and had a nice stay. It’s conveniently located near the train station and close to so many restaurants. The staff is incredibly friendly and our room was spacious. Our only complaint was the AC in our room was inconsistent. We recommend this hotel to anyone staying in Rome!

water seeped through the floor smelt like pee we were promised a new room in the morning was ignored and got waved away later saying they cleaned it. No dinner drink or even dessert coupon for having maintenance come at midnight. when checking out we noticed the rooms all had warped floors assuming this is a common occurrence. Beds weren’t comfy and found hairs on my pillows upon arrival. wouldn’t recommend!

We were greeted immediately by the front desk staff who kindly checked in our bags to drop off before our room was ready. They suggested things to do in the meantime and were very polite. Being our first time in Rome, this spot was close to the metro and the Leonardo from the airport. The rooftop bar was beautiful and perfect for a drink before going out. Nice hotel but let down by EVERYTHING being extra charges! Never been to a hotel where the gym is extra (£9). Lots of facilities but you have to pay for everything extra which is disappointing and not clear when booking. Especially for £300 per night.

Only stayed one night but the room was almost too big. Full siting area with couch and chair, bathroom was almost the size of our past hotel rooms all together but so far from the bedroom I prayed not I have to get up during the night.
Nice problem to have while in Rome, I guess it compensated for not having a view as we were below street level.

Great hotel, unfortunately our room faced onto a road which had a street market most days. The noise commenced early hours of the morning and the room sound proofing was very poor. We had to wear earplugs every night and often the banging and noise was still too much.

Attempted to use Xpedia to change booking. Expedia person named Jesse, not a virtual agent said they would talk to the hotel to help change the days a of the booking. Jesse never got back to me. The night representative at the front desk was extremely rude and argumentative. I had a taxi reservation arranged through the hotel; however, my flight was cancelled due to a strike at FCO Airport. I called the front desk at approximately 4:45 a.m., but no one answered, so I went downstairs to inform the staff that I needed to cancel the reservation.
The representative immediately became upset and argumentative. I assume he may have been sleeping in the back when I came down to the desk. The entire interaction was unprofessional and unnecessarily stressful during an already difficult travel situation.

I stayed at The Hive Hotel for four nights in May 2026. Overall, the hotel itself is fine. The location is convenient, just a short walk from Termini Station, the rooms are modern and clean, and the bed was comfortable. The rooftop terrace is a nice bonus with decent views, and the hotel feels relatively new and well-maintained.
Unfortunately, the front desk/reception staff completely ruined the experience. Their attitude was consistently rude and dismissive from the moment I arrived. We enjoyed a 5 night stay here. The location is close to the main train station and not too far from the colosseum. If you are good to walk the trevi is only 30 minute walk. We enjoy walking so found the location perfect, making some stops for food and drinks on our way to the different sights.

They had no air conditioning in neither of my two rooms. They change one of the rooms to another room after complaining but also without air conditioning. My main issue was not that they had issues with the air, it is that they act like is a surprise and keep playing with you like you will not complain that you are sweating in your room while the corridors outside have air, and that their solution for my troubles was to say we will not charge the tourist tax in one of the rooms (15 euro)

The hive was top notch! This hotel was in a perfect location to get around Rome!! The room was extremely clean and the cleaning staff came in every day to tidy up, and did an excellent job! The front desk staff was friendly & helpful as well, accommodating any requests that we had. The hotel was great and the air conditioning was better than all of the other places we stayed—it seems to be a thing in Italy that they restrict the air conditioning at night and this seemed to occur at our hotel (we had it at 19 Celsius around 65 Fahrenheit and it definitely felt warmer than 70 Fahrenheit) however I am still rating it a 5 because it seems to be a country wide thing and it was the least restricted here of all the hotels we stayed at on our trip, however I do wish hotels would disclose this to their guests especially when they are tourist oriented.

My husband and I just had a wonderful stay from start to finish. Friendly helpful staff throughout the hotel. The food was delicious it was lovely sitting outside on the rooftop restaurant for breakfast every morning. Location was superb. Only a few minutes walk to Termini train and metro station. Trevi fountain for example was 20 minute walk. The room was extremely comfortable and quiet and room service was immaculate. I wouldn’t hesitate to stay here again if we came back to Rome.

He also insisted that he had upgraded our room \"two or three levels\" and that we were in \"one of the best\" rooms which was clearly not the case when a repairman finally showed up to fix the AC which was caused by an excessive amount of dirt on the filter.
