Amazing staff and location! The room, specifically the bathroom, was in need of a deep cleaning. There was mold in the shower and you can tell they only do a very superficial cleaning.
Also, just a heads-up, the hotel is next to a bar with a 2nd floor terrace and you can hear the music until very late.

Everyone there is so friendly and helpful. The room was nice and very clean. Beds are comfortable and the air conditioning is very good.
There is music from 5th but mostly you only hear the bass. The air conditioner sound masked it well. It was an overall awesome experience. I’d come back to this hotel!

I have been to cancun 5 times and this resort was definitely one of the best. The hotel feels newer and clean. Staffs were super friendly. There are multiple activities by the pool area including water volleyball, beach volleyball, bingo, iron man contests, etc… beach is spacious and not busy. We liked the towel system, you need to return your towel every time you leave so chairs are not occupied with unclaimed towels. The food was okay, not much variety each day but it was delicious.

Good little motel a block from fifth ave. Nice simple pool on the roof with chairs and shower. A bit on the loud side with two motels/restaurants playing loud music but nothing like the bars a block away. Night shades help with all the street lights and the not so quiet a/c will drown out the music. So you can’t really sleep in any kind of quiet without earplugs. Room was clean, bathroom could use a deep clean. Overall, it shows its age and could use an update.
Staff was super nice, friendly and helpful.
No elevator sucked with two 50lb bags and carry on bags.
Lots of coffee/bfast and restaurant options around.
Close to Cozumel ferry, ADO bus terminal and taxis everywhere.
Will look for something even further away from the party zone and any bars/djs next time. As much as I like loud music and all the bars/restaurants, I’d like to sleep when I go to sleep.

This is the 2nd time staying at Los Itzaes. Hotel is very well situated to food & shopping! It is noisier that we remembered from our previous stay. No hot water in shower, but there were a lot of footsteps we heard before trying it. Maybe others used up the hot water. No big deal. The staff has been terrific and friendly.

Had a great stay for a week in early April 2024! Property is easy to find and check in was smooth and staff were friendly. The hotel is in a great location with a few really excellent restaurants very close by and then everything 5th Avenue has to offer a short walk away.
We stayed in the junior suite which was exactly as described - very spacious, lots of storage, surprisingly quiet once the fan/air conditioner unit are turned on. Housekeeping staff were attentive and the property is generally quite clean.
The rooftop pool was awesome! Often had the place to myself! A nearby hotel pool plays music all day so the vibes at this rooftop pool are just perfect.
It’s not the fanciest place or the place for anyone who is remotely high maintenance, but if you consider yourself a reasonable traveller just looking for a safe, quiet, and convenient hotel, then this is the one.
Notes: there is no elevator, so you have to take your luggage up the stairs. There is a corner store across the street for drinking water and snacks. The little pizza stand across from the hotel is delicious!

It was a car rental so i didn't want nothing to happen to the vehicle. We had a good time.. good for what we pay.

A very comfortable hotel, one block from the main 5th Avenue thoroughfare - near enough to stroll, yet far enough to not be bothered by too much noise/too many people. that said, there were a couple of night where music went on all night - not happy bunnies.
The best part about the hotel was the rooftop pool, with plenty of loungers and tables/chairs/umbrellas - this was the highlight.
There are a lot of restaurants, bars and supermarkets nearby - there's also a bank with ATMs for withdrawing cash.
One grumble was that although there was a safe in the room, you had to pay MXN$500 for the locking mechanism. The receptionist trying to short-change us by giving us US$25 instead of the local currency - we declined as this would've meant a MXN$80 deficit. . .

After reporting black,on our first evening, black mould, in our bathroom, was swiftly dealt with. The hot water was hit or miss and pressure was too. The staff were very friendly and most spoke English. The hotel room was cleaned daily. The hotel is attractively designed, despite no elevator. The rooftop pool is not an attractive feature and feels like an afterthought.
Location is good with plenty of local eateries and close enough to Quinta Avenida and the beach. Several supermarkets were only a few blocks away - very walkable.

Much quieter than other places we stayed at near Quinta avenida. Highly recommend the hotel for a good deal! Despite not being right in the beach, it is a quick <5 min walk to the beach.

Our stay at Hotel Lis Itzaes in Playa del Carmen is fantastic! Room settings and size are exactly like the pictures on the website. The location is great because it's easy to walk to the beach, shopping areas, bus station, tour meeting stops, and even colectivo station. There are so many great restaurants nearby. Food from the street vendors outside of the hotel is tasty and affordable if you travel in a budget.

The area is very safe day and night. You will see police cars patrol on street every 5 minutes.

Also, hotel crew is amazing.

However, if you are a morning person and go to bed by 8 pm, then you probably need ear plugs for a better sleeping.

If I travel to Playa del Carmen again, I definitely will stay at this hotel because of its great location, convenience, and value of money.

In the heart of the action in Playa del Carmen

I liked Los Itzaes and the location is right in the heart of PDC. Close to the ferry port, the municipal park which has fun happenings on the weekends, and the hotel lobby and main floor are nice and the room was very clean.
But if you are an early riser and not a late night party person, then the location may be too noisy for you too. Nearly every night was loud music and yelling until at least 3 am. Also if you come with a car then be prepared with lots of change for parking meters. Not on the same street but fairly close. PDC is great since so much of everything is a short walk away. But I had to spend far too much time and energy thinking about and taking care of parking. Also there is no pool so if that’s important there are other choices. But overall it was nice. The staff were all very friendly and helpful at all times of the day.

El hotel se encuentra en una calle de un solo carril, por lo que es complejo estacionar para bajar las maletas. La zona es un poco bulliciosa, pero eso es Playa del Carmen, más si estás cerca de la 5ta avenida. Pero por el resto, el personal muy amable.

Our room was spaceous and clean. You can also find a flatter pillow from the closet. Bed was huge and nice.
Pool area was clean and you can relax under the sun all day.
The location was absolutely great!! Few minutes walk from the beach and the dock (ferries to Cozumel for example). Also the 5.Th avenue is just around the corner, but still not disturbing noise at night time.
You can find a supermarket, restaurants and pharmacies just by walking out the front door. We would defenitily stay again!

The staff is amazing. Very helpful and friendly. I felt safe and that was really important for us. Location is amazing. The place is very peaceful and the comunication with the front desk is excellent. They are always ready to listen and to help you with anything that you need. I would highly recommend this place.
PD: I suggest to have someone helping with the suitcases for the check in. That would give you a great fist impression, also, it would be nice to have some kind of room service or delivery. You need to leave the room every time you are hungry. That would be my only negative comment about the whole experience

we got the suite which was spacious and clean. the lady at the reception was extremely helpful and went above and beyond to make the stay wonderful.
No parking but got the parking next to building on the street luckily.
unfortunately the A/C was not adequate and despite one whole day the to room temperature stayed between 27-29 degrees. the receptionist provided with a fan due to which we were able to sleep but ended up leaving after one night.
good internet connection and may not be a bad place if they fix the A/C.

Staff at the hotel is excellent, very friendly. The person on the second shift got us a good price on a taxi to Puerto Juarez and the person on the first shift, gave us good advices on future trips to the area. We didn't rent a car but that was not a problem, everything is within walking distance but, if you rent a car, parking is right across the street. The room was clean.

This hotel and the staff was really nice. The major problem was the clubs across the street facing the room. Impossible to sleep for the entire stay despite earplugs and sleeping pills!!
2 clubs blast music from 7pm until 5am. The manager of the hotel said that she couldn't do anything because the police is not enforcing the Mexican regulations on noise disturbances. These clubs are new and are completely ruining the neighborough.
The windows of the room were old and had huge cracks. Maybe replacing them by soundproof windows like they do in New York city hotels would solved the problem (and yes they exist in custom size to accomodate old architectural buildings) but until then I strongly suggest non-party people to sleep somewhere else.

The room was nice enough, and I thought I needed to be close to the beach, but I feel like there were better options out there; maybe not as close, but better locations. The main problem was that the reservation said \"self-parking $10\" so we assumed there was a parking garage, but there was a lot across the street that felt sketchy. The room made us laugh because you have to use the room key to turn on the electricity! So until you slide the key into the proper slot, there are no lights that will come on in your room. And the air conditioning won't work unless both the balcony door and entry door are closed tight! The breakfast was okay - cereal or toast and juice, with a little fruit. The staff were nice.

Do not stay here if you want a good night's sleep

We were disappointed with this hotel at $91 per night, the rooms didn't represent the pictures shown on the website, the beds were hard and extremely uncomfortable, there was no double glazing on the french door, your only window, and it was very poorly fitted, consequently we were kept awake all night until 4am by the noise from the local bars and karaoke, would not recommend this hotel to anyone over the age of 21 and certainly not at the price we paid, there were far nicer hotels in the area for almost half of this. Staff were very apathetic and not at all interested in the guests, maybe that's just Mexico?

Front desk service was fantastic. Hotel is clean, rooms are comfortable, clean nice bathrooms, good beds, nice little balcony is a big bonus. Construction site aside hotel is unsightly and attracts drunks at night, can be a little noisy at night but that is downtown Playa del Carmen in prime. time. Breakfast is self serve and mediocre.

Our one night stay was perfect in this nice, clean & conveniently located hotel. No elevator so getting the luggage to the 3rd floor could have been a problem but Virginia at the front desk asked a local boy to bring our bags for a $5 tip - well worth it! Breakfast was limited to cereal, fruit, toast, juice & coffee but perfect for us. You can park across the street for $10 but we found a spot on the street for free, just watch out for yellow curbs as they signify \"NO PARKING\". Free passes to the Senior Frogs beach club w/ a coupon for a free margarita was also included. We would definitely stay here again & would recommend it to family & friends!

Amazing place, Great Staff!

The staff was amazing and gave us additional items we needed like extra towels or pillows. The wifi is free, you get free breakfast and its wiht in 3 blocks walking distance from the beach. Our room had air conditioning, and the shower pressure was great (which in some hotels i have found it hasn't been in mexico). we had a great stay and the pool on the roof had a great few of some of the other local hotels and was a nice perk.

Nice hotel close to beach and Avenue 5.

Realy enjoyed our stay here. Rooms were pretty, spacious and very clean. Staff was friendly and helpful. Hotel manager booked several tours for us that we enjoyed. Hotel is centrally located two blocks from beach and one block from Avenue 5. Quite noisy at night, but that seems to be the rule in Playa del Carmen. When we shut the drapes and closed the bathroom door it wasn't really disruptive to sleeping. All in all, very nice.
