Rather than call this a hotel, we should call it just a collection of rooms. There is a real King's Hotel across the street and down a little while the AdvaStay is a poor sister. There is no front desk. You have to figure out how to register yourself on their computers in an area after the front doors but before the doors to the lobby will open for you.

If you paid for breakfast, you will be eating at the real hotel across the street. If it is raining, you need to negotiate the traffic and the weather just to have breakfast.

The room had no/zero place to put a suitcase. Not even the ever-present folding thing that is usually waiting in the closet. My suitcase wound up on the floor and we cleared a table used for a coffee maker for my wife's suitcase. Welcome to your room.

The room had a balcony overlooking a school. You couldn't go out there because it has been a while since anybody has cleaned the birds**t that covered the place.

Finally, the AdvaStay rooms are very close to the train station but far from center city squares. We could have picked a better location.

And you can find a real hotel to rest your bones after a day of touring.

Hotel is well located to the train station and not a long walk into town . The hotel is a self check in ,which went well . There is a sister hotel across the street with staff that can help if there's a problem. The room was good ,there was the rumble of the trams outside but not enough to stop me from sleeping . There is a self storage for luggage in the basement (which we used ) . I had trouble opening the locker ,turn the knob opposite to what you think. Good hotel ,good location

The hotel was clean and well maintained and we had a comfortable stay. The location is good and very convenient for the main train station and easily walkable to the city centre.

However please note that there are no reception staff onsite. Should you have an issue you have to contact them via phone or email. Check-in is via a machine in a small vestibule in the entrance. This poor design results in you and your luggage blocking the entrance during the process.

Also we booked a room that [at the time of booking and during the stay] was advertised by Expedia as having a kitchenette. However on arrival we found the kitchenette to be behind locked cupboard doors. We only had access to the mini fridge but not the hotplate, sink, crockery etc. We contacted the reception by email and were informed that we could only access the kitchenette on payment of a further €20 per night. If this facility is important to you I would suggest you confirm with Expedia that it is included before booking!

We greatly enjoyed our stay, once we were able to check in. There is no staffed desk at this part of the hotel, although we learned there was another part of the hotel across the street, where there were staff. Checking in took some time and we helped other confused guests trying to get in the front door during our stay. The room was lovely and we especially enjoyed the little terrace where we could sit and enjoy drinks or dinner. Housekeeping does an excellent job and our room was very conveniently set up. Warning: It costs 20 Euro per day to have the kitchenette unlocked and you need to do your own dishes. They provide detergent but no rubber gloves.
Although there were no staff in our section of the hotel, they responded very quickly to email questions or problems.
Now that we understand the routine, we would return to the hotel.

Room was excellent. Location was excellent. Walked everywhere. Rooms facing street have trolley car noise but it didn’t bother us. No front desk. Self check in. Arriving before 3 PM, use train station storage for your luggage. Our room had kitchenette but it costs 20 euro a day extra for 4 night stay. Hotels.com does not mention this extra charge anywhere so do not expected the kitchenette to be included when booking a room with a kitchenette. Nearby Aldi had excellent cereals/bread and prepared salads so we didn’t need kitchenette. Enjoyed our stay and would stay there again but don’t expect the kitchenette to be included.

for the price you pay, it is worth it is you want a no frills stay. pro: room was clean, check in was easy even though its unmanned, close to everywhere we wanted to go, great speaker to play white noise
Con: the water pressure was nonexistent, the kitchenette advertised was not even open for use, the sheets were weirdly stuffy, we didn't get fresh towels with housekeeping, the AC is limited in temp, but big issue is if you are on the tram facing side, if you're a sensitive sleeper the noise will for sure be heard through the rumbling of the building.

Being close to a city's main station is usually a boon, but in Munich's case, this has to be caveats by the fact that the station is ugly, dirty and noisy. You have to realise that there's a lovely shopping mall on the lower ground floor under the station. The AdvaStay studio does cut out all these distractions and provides a comfortable base to explore all the city's attractions. We did have a problem with the booking, as the kitchenette cupboards locked and AdvaStay were adamant there was a 30 euros a day supplement to pay to use it. It became clear that they weren't aware that Hotel.com's specs included the kitchen. So it was resolved amicably and the member of staff who sorted it for us couldn't have been more helpful.

Chose this hotel because of the two large beds provided which is hard to find. Room was clean and comfortable (beds too). Provided free water and coffee. One issue is that there is no lighting on the far side of the room where the 2nd bed is so at night it’s hard to dig through suitcases etc. - had to use the flashlight on my phone. There was a washer and dryer downstairs which was great to wash before we headed on to the rest of vacation. The washing machine automatically dispensed soap so no need to buy! I did however have tons of difficulty with the dryer. It’s operated via a 3rd party vendor and the WeWash app but it kept erroring out after 10 minutes. Had to keep restarting. Dealing with the vendor on refunds.

Our room was located on the “sister” site of the main hotel. We did not have an actual person working the site. The phone in the room did not work and it was difficult to get ahold of hotel staff. Our room had a kitchenette, but it was locked even though we were supposed to be able to use it. Also the water that was down stairs for driving was several days old with something growing in it. I felt the hotel was advertised completely different. It was disappointing, there is also a school yard right next door. We woke up one day to hearing kids yell and we looked out the window and saw the school. I would not stay there again.

This hotel was good, location was very convenient and it is well maintained. However we were disappointed to find we had to pay more to use the small kitchen facilities and we also would control the temperature settings. The Australian girl Jo working on the front desk at Kings Hotel across the road was very helpful and kind when sorting out out kitchen issues. Over all a good hotel just strange with its kitchen locked away.

I booked a superior room for 6 nights w/ kitchenette for addional 20 euro per night. It has a 2 burner induction stove w/a sink smaller than a pot. There is poor lighting when you cook because the door of the kitchenette blocks the light frm the bedroom light. So you need a flashlight as you cook. The mini fridge can only fit 2 cartons of milk. They provide cooking utensils, plates, dishwashing soap. I was able to use the laundry in the basement for 3.50 euro. But the dryer was not working so we hang our laundry in the room. Staff was responsive when I asked help on how to use the stove. Apart from the location, amenities are just ok. The hotel ad in expedia is misleading coz it indicates room includes kitchenette. Instead they should put "kitchenette accessible for additional fee".

I selected a family room with 2 queen sized beds and it was great. So often traveling with 2 adults and 1 teen ager is challenging with space.

Location was also great. Only a 5 minute walk from the central train station enabling easy access to anything in Munich.

Internet was also fast and speedy, but had a problem with VPN connectivity back to the office. It just wouldn't work, but tethering to my travel sim worked fine. Not sure what the issue was, but the hotel was unable to help resolve.

Overall, I would definitely stay here again.

It's a self check in hotel so not much interaction with staff. Breakfast is possible in the partner hotel across the street which was good. They give an option to skip daily cleaning with a 10 euro voucher usable in the partner hotel which was a nice touch.

The bathroom fittings could be better. The shampoo/soap bottles were old and hard to press. The rain shower had little pressure.

There is no reception staff at this hotel—everything is handled online, including check-in, check-out, and special requests. While this may reflect the future of hospitality, the reality was less than ideal. The self check-in machine is located in a narrow, dirty entrance, and there’s only one device available. It felt cramped, and I saw several unhappy guests waiting their turn. The room itself was very small and not clean. We had to set up the extra bed ourselves, and even basic requests like toilet paper or bedding had to be submitted via an email link. If you’re not comfortable with technology, I would not recommend this hotel. The only thing I like is there is a small and good restaurant beside the hotel for breakfast and lunch.

Unfortunately 3 stars! The location and condition were excellent! It was close to the train station and walking distance to Old Town Munich. It was clean and comfortable.

My problem is it felt a bit like bait and switch. I booked the king suite after looking at the choose your room pictures. We were staying awhile and saw that it had a kitchenette... Perfect! When we checked in, the kitchenette was locked up tight and when we asked about it we were told it was an extra 20 euro a night to use it.Very frustrating! Be wary of room picures and what you will actually get.

I stayed at Advastay in Munich for an extended period and found it to be a solid base for exploring the city. One of the biggest advantages is its location—just a 4-minute walk from the main train station, which made it incredibly easy to get around by public transport. It's also about a 15-20 minute walk to Marienplatz and the heart of the old town, which I appreciated for both sightseeing and everyday errands.

The neighborhood itself isn’t the most attractive part of Munich, but I always felt safe coming and going, even late in the evening. The property was comfortable and functional enough for a longer stay. If you're looking for somewhere central and reliable for an extended visit, Advastay is a good option.

I was not able to attend my reservation due to a natural disaster in my city at the time of booking. Despite having a valid reason for my inability to attend the hotel as scheduled. The hotel staff refused to offer any kind of compensation as I did not take out their optional insurance policy. I would warn any traveller NOT to book and PAY in advance as you will not be given a refund. The best thing you can do is offer to PAY on arrival, thus avoiding costly fees because they are only interested in making money.

This property is in close proximity to the train station which is a plus. Nice and friendly staffs that offered free breakfast for the delay in check-in that we experienced. Room is decent and clean. Our room is parallel to the street so you can hear the light rail if your windows are open which was in our case we had to open the room window facing the street because our room is warm and thermostat is not working well.

Bleiben hier im Nov 2024. It was safe even though there is no rezeption counter. It is located in the safer part of Munchen Hbf. Can’t say the same for the other areas. The room is sauber and high technologie except that the kaffee machine was kaputt. I requested a kettle via WhatsApp and they were very schnell in their response and left it in our zimmer quickly. We will certainly be back when we are in Munchen dieses jahre in 2025.

Property undergoing renovations so many of the advertised facilities were not available. This was not notified to us. The room was advertised as having a desk and kitchenette yet came with neither. Rooms are tiny. Heating was not controllable and room was incredibly hot.

There are no staff to assist with any issues you may have. It’s all automated from check-in to check-out.

Overall, did not enjoy our stay. Would not recommend.

Check-in is at 3pm sharp and there was a queue of guests waiting to use the check-in system but it did not work! We had to walk across the road to the main Kings hotel and check-in there. We were right above the noisy pedestrians and the trams. Our room was clean, with a very comfortable bed and a spacious bathroom. The rainfall shower head was very annoying though because you cannot avoid getting your hair wet each time you have a shower. The handheld shower head did not work. Every room has a kitchenette but unless you pay an extra €20 PER DAY it remains behind a locked door. The room had a bar fridge, coffee machine, pods and tea bags but no kettle. In the basement there is a vending machine as well as a washing machine and a clothes dryer. You need to download an app and pay via a credit/debit card in order to use the machines but at €3.50 for the washer and €2.50 for the dryer it is worth it. Your room will be cleaned every day, or you can leave a provided gift bag hanging on your door in lieu of cleaning. You will get a €10 voucher in the bag as a thank you. We saved our vouchers and had one breakfast in the main hotel across the road. Munich itself is a lovely city. The hotel is within 20 minutes walking distance to the Old Town. Despite its close proximity to the station we would not return to this hotel, and would recommend a safer location, perhaps on the river side of Old Town.

I loved the convenience of travel, the area was easy to access, and dining options were available. I will say that it isn't exactly quiet, its a city. The tram goes right next to the building and can be loud at times.

Excellent for getting around Munich. Kitchenette is not provided but an extra €20 per day. Good clean, warm hotel. Value for money
