Rooms were a little tired and we had to switch rooms due to a leaky ceiling in the bathroom. It was very rainy out prior to our arrival. Staff went out of their way to accommodate us.

Location, location, location! But wait, thats not all! The staff at the Riad could not have been better. The check in was good, breakfast was fantastic, with lovely views from the terrace, and checkout was a breeze. And better still, the price! Thank you Riad Zaitouna for a memorable stay.

Cute riad with rooftop views

This riad is located in the medina so be prepared to climb uphill and stairs with your luggage. Our host spoke to a local who helped guide us to the riad in the medina and helped with our luggage for a small tip.

Overall, the suite was decent with comfortable beds and pillows. There is a smell from the bathroom but that is due to the plumbing style and closing the bathroom door resolves the issue. The room was cool as expected in the winter, but the heater and blankets were fine.

Breakfast and the views from the rooftop were both lovely. Our host recommended a restaurant to us for dinner and it was top notch. Wasn't noisy at all (visited in January).

Overall a good stay.

The Riyadh was quite quaint. The only thing that was awkward was breakfast is on the rooftop and there was too many bees. Otherwise stay was great. Make sure to wear good shoes. It is quite the trek up to the Riyadh.

Very good property & very well located for family stay. Parking is 10-15 min walk so I would recommend hire someone for baggage. Very good breakfast with terrace beautiful view.

No real complaint but bathroom could be more cleaner & blanket was smelling little.

However I would stay here again

Aziz was so nice. A sweet guy at heart. He made me feel really comfortable being a solo female traveller. Yes the room smelt a bit damp, but then what can one expect as its an old building. It helped that I knew this before from reviews so knew what to expect. The breakfast was superb and the views from the rooftop to die for. The gentleman who cooked and served breakfast was so nice too. Gave him a tip to show my appreciation. Thank you, Aziz and all at Zaitouna.

The staff were very helpful and responsive. Unfortunately, the room had a bad smell. Also, it had rained a lot while staying there and there was water leaking through the window. When we asked to move to another room, we were provided with a bigger room on the first floor. Lastly, we had arranged with the front staff for help with our luggage the last day as we needed to catch an early bus out of town. We were assured that it was scheduled. We never saw this person and had to ask for a second staff person to help. We made it to our bus in time, but could have done it without the stress. Maria M. Smith

Room way too small

The only thing good about our stay was the location. Otherwise I would pay extra and go elsewhere. Room was way too small. The only way to get into bed was to climb into it from bottome. No room for bedside tables. Bathroom smelt and was tiny.

Clean property with beautiful views from the rooftop terrace, good beds, polite staff. Difficult to find in the medina. Rooftop breakfast swarmed by bees. All three days, the bedroom had a faint sewer smell,and the toilet leaked. Close quarters, so it was noisy at times, from inside guests and outside arguments in the medina.

I liked the location and the cleanliness. The service from most of the staff was terrible. Bad attitudes, no follow-through. One lady however, went above and beyond to make up for her co-workers. We needed to leave early the next morning and she left out breakfast for us for our journey even though breakfast didn't technically begin until 8:30AM. She also brought us an extra sheet when we asked her after hours went by and her coworker said he would o it and sat on his phone instead in the lobby.

I do not understand all the hype about the Riads in Morocco. They all have no elevators which is hard with luggage, they lock their outside doors which makes it hard for customers to come back for a break during the day and all of them have bad plumbing, in all the Riads I stayed in in Morocco ( total 3) the showers did not drain, one of the room almost flooded. I would stay in a regular hotel if I have to go again

The hotel is located right in the heart of the old city of Chefchuen, which means you can't get to it by car, you have to park outside the gates of the city and walk in to the hotel.
Our advice is to park in the top gate, 'Bab AL Mahrouk' and walk downhill to the hotel, this gate is also quite and you don't have to deal with the crazy touts found around the main gate.
The hotel is cute, nice, room is spacious, and the breakfast and service were great.
If you want to spend the night in the old town this is definitely a good choice although you need to be aware that it will get noisy once daytime starts and because of its proximity to a mosque, you will be waken up at dawn by call to prayer.
Recommended.

Cute basic hotel for the price. Bed was comfortable. Shower water was either scalding hot or freezing cold and no in between. Breakfast on the patio was nice the one day, but started at 9:00, so leaving early in the morning, missed breakfast.

It is located in the upper region of the medina with easy access to many blue corridors (if you are into taking photos). Room was cozy, staff were very friendly and we were offered traditional Moroccan breakfast each day. Good view of the mountains which would be nice in the summer.

This so very sad, a beautiful city with low class accommodation , untrained staff, cold rooms and no blanket that summarize Riad Zaitouna.

I have used Riad Zaitouna in the past couple time which was fine and now this is the 3rd time my clients reported unhappy from been there and we will never use again.

I know there is no much options in Chefchaoun which is sad and it will affect negatively clients experiences but at least this is a warning, DO NOT BOOK Zaitouna for yourself or your client and avoid disappointment.

This is my first experience with Riad stay and was disappointing. Room was small, dark, poorly lit, and cold. Breakfast was very basic. Also be prepared to walk 5 min uphill on uneven grounds as it is inside the old town. Try Parador Hotel which is right at the entrance of the old town.

This Riad was very clean and in a prime location for exploring the old town in Chefchaouen. The terrace gives a great panoramic view of the town & mountains. The Riad is small and plain but meets all your needs. The only negative was that there was no safe in the room.

All in all was good. Location was decent though pretty high up so if you have luggage you’re likely to have to pay someone to carry it up for you and they’ll rip you off. The workers at the Riad were helpful when we asked for tips on things to do etc. They arranged a driver to take us to the waterfalls when we asked them however they did say he speaks English but he didn’t understand a word of English which was difficult and annoying. The place was nice and basic. Rooftop where you can see sunset which was a plus. Huge downside which left a bad taste was that they double charged my card and 3 weeks later still have not received money back from them!

Old riad in Chefchaouen

This hotel was about 1/2 the price of the hotels I normally stay in so maybe I expected too much. My room had numerous problems: the bathroom light was broken and flashed on and off, there was no internet signal, there was a strong sewage smell, the TV didn’t work and insects came through the open bathroom window (which had no screen and no way of closing it). The hotel manager agreed to move me to another, larger room at no charge. Again the TV needed retuning (each time it was used). There was poor sound proofing between rooms. The bed was very hard and the duvet had no cover. There was a trickle of hot water from the shower and very poor drainage. I didn’t realise you had to stand on the plug to release the water so I ended up showering in several inches of cold soapy water. The towels were thin and small. No tissues or hairdryer were provided. No bottled water was provided. Breakfast was served on the rooftop which had a lovely view of the town. They served numerous dishes and gave me the opportunity of trying the different Moroccan breads. The hotel refunded me the second night because I would have had to move back to the original room. Parking in the old town is not allowed and the hotel had told me that someone would be on the look out for me to help me with my case but I wasn’t able to find them so ended being duped by a couple of young men who carried my large suitcase to the hotel.

This was an excellent place to stay! Staff was very friendly and helpful. The room was very clean and they served a delicious breakfast on the terrace. I have only two small complaints with this riad. First, it was a little noisy in the streets which I am not TOO upset about because if you have a place in a good central location then there will be a lot more foot traffic. Second complaint is the shower. I absolutely can't stand when the water doesn't drain in the shower area. It was a little wading pool which I really dislike. Other than that, I would definitely recommend this place. The fresh goat cheese they serve for breakfast alone is worth the stay!!

Riad Zaitouna is the Best Stay in Chefchaouen!!!

Baligh and Su, thank you so much for our amazing stay. We had an incredible time and had so much fun. Chefchaouen was definitely the highlight of our stay in Morocco and a big part of that was because of you two. We can't wait to come back again!

To anyone thinking of staying here, do it. This place is great. The service is top notch, the riad is spotless and comfortable. Breakfast out on the terrace is a highlight. The location is perfect. You have a perfect view of the mountains and the city.

I cannot recommend staying here enough. Thank you for the amazing trip guys!

I can’t say good enough about this hotel. Great staff, great breakfast, fantastic views. Short walk to the center of the town. Just bring your camera and enjoy!
Make sure to ask for Kamal and/ or Hesham, they both great!
If you are in town, look for young man (17 years old) Hamza, he is your key to your visit. He knows the town and the every city around.

Best stay in Chefchaouen!

Our stay at Riad Zaitouna was great. The room we stayed at was spacious, beds comfortable and bathrooms clean and proper. The best part of our stay was without a doubt the service provided by the staff, and more specifically, Hicham. He was our guardian angel throughout our stay in Chefchaouen, because not only he recommended the best spots to visit, but also he made sure we were well-taken care of in all the places he recommended. Additionally, my friend was turning 30 while we were in Chefchaouen and he made sure she had a wonderful birthday celebration. Super recommended!

An older riad with just a few rooms. Room was a bit small for our three day stay; would be fine for one night. Lovely breakfast on the rooftop terrace. Parking is a couple hundred meters away in a crowded dead end street; better to get here by bus or taxi.

Riad was great and the staff is very nice. The only thing to note about chefchaoun in general is that most of the town is inaccessible by car which we didn't realize so would recommend packing light. There are self park lots available in the town but are down hill from most of the hotels / riads.

Location is the best in super beautiful alley!

The Riad was so beautiful and my room was face the mountains which was great choice because in morning I could watched the beautiful city and mountains in great light and at night it was the best place to sit in the balconi and enjoy the chatting with others. The stuff were very polite and helpful. The breakfast was breathtaking, specially having breakfast in roof was creating a not forgettable moment for me. The location of the Riad is the best! I will stay in this Riad again in my next trip to Chaouen.

It is so far from where you park. Beware of that. If you don't mind walking up 100 stairs with your luggage then it is a comfortable place to stay. The staff are amazing!

Bad service and cleans

The hotel is far from last point for car to reach ,so you have to hire some one to help you with bags to walk for 10 minutes in hight stairs you may pay 80-100 mor , and hire parking for your car ,the room was not ready , no one following Expedia you will find different room , bathroom is not clean , the hotel main door close untill 8 a.m !! , breakfast is good put they prepared at 9 a.m
