Don't Judge the book by it's cover.

We pulled up to this obviously older hotel and were getting pangs of regret. The front desk is littered with post-its and random notes under the glass top. I was met at the door by a happy little dog and my wife began rolling her eyes. A casual front desk atmosphere was clear.

Walking past the pool to our room, I noticed it was clean and the water was clear. I did not get the chance to sample it.

We climbed the wooden stairs with 2x4 railings to our second floor room while making a mental note to lock the car.

After a minor hiccup getting our key card to work, we settled into our room.

It was clean. I kicked off my shoes with abandon and perused the available TV channels on the flat screen TV. I found there to be ample furniture, but not a crowded room I got comfortable on the couch as my wife sampled the bed. Nothing was ample, but satisfactorily accommodating. The bed was very comfortable, no stains on any bedding. Outlets were few, but enough to get our tablets and phones charged.

The shower was nice and hot, while the controls were traditional and precise. There was enough soap and shampoo for the visit and surprisingly, acceptable to my wife. (she's sensitive to scents)

If you're not expecting the Waldorf, Budget Lodge is a good low cost place to flop. Surprisingly clean and comfortable at the lower cost range. Don't judge the book by it's cover.

the bed wasnt comfortable, the lights would flicker and flash when turned on. i am photosensitive. the water wasnt very warm in the shower. room was small. fridge/freezer was still dirty. noises all around. had to place a chair under the door handle to feel safe.

I didn’t like how unsafe I felt staying in the facility. The front door only had one lock on the door and there weren’t any emergency exits. The bathroom shower wasn’t very eficiente for everyone only for ppl 5’3 or smaller. A very cramped shower with very rough towels. The quality didn’t match the price I paid for. I feel scammed and ripped off.

Our stay was wonderful. The check in was fast and front desk clerk was very friendly. They even brought us extra towels immediately upon our arrival without us asking. It was a very nice room and quite peaceful.

There were stains on the mattress, a whole in the wall, refrigerator rusted, no second lock, I ended up putting a chair under door handle, was told why the pool was closed… TMI, just saying it’s closed would have been sufficient

Dirty...roaches...and people outside hanging out and drinking...asked for non smoking room and got a smoking room...stunk really bad..had ro buy a candle for the room to help alleviate the odor...junk under the beds and in drawers...linens didnt seem washed..curtains were just yuk! Do not recommend

The person checking us in did not know what she waping. It took forever. I offered my email confirmation but she didnt want it. She had to go through a huge pile of papers to find my reservation and then proceeded at a snails pace. First night tub didnt work. Roaches on end table. I will not return here. It was. The least expensive in area but nowhere near worth the money spent.

My view

The room wasn't so bad, what turned me off was the roach infestation, AC was horrible and so was the bathroom. Broken toilet seat, gross looking tub/shower. Shower head way too low.

The water smelled a little funky but I'm sure that's out of their hands.

The good was the price, the pool, clean property, friendly staff.

Not Worth The Savings

At check-in, we were informed that there would be no hot water available. I would say stuff happens, but this was just the beginning. We walked into a room that was sweltering hot. Even with the AC cranked for hours, it never got below 80 in the room. Bugs in Florida are a fact of life. But, a german cockroach infestation is just gross. We learned quick if we didn't stow things on top of the spare bed, we would get hitchhikers. Thank the gods, the beds were clean and comfortable, and the pool was immaculate.

Find another place to stay!

Please do not stay here. No matter how desperate you are or how low the price, consider sleeping in your car. I wish I had taken pics to share but I was so disgusted and upset by the state of the room that it really didn’t cross my mind. I’m not leaving a bad review to be a jerk; I’m leaving it so someone else can avoid my mistake of thinking this is an even half decent motel. It is not.

Grossssss!!! With biting bugs & no refunds!

I reserved a room for an overnight stay for my daughter & son-in-law. Upon entering, they found the room's condition gross. They sent me pictures of stained bed linens & stained carpeting. They checked the bed for bugs, then washed their hands. While my daughter sat in the room looking over reviews which said the place is bad & the proprietor won't refund, she started getting bit by bugs. They tried to restore the place as they found it & spoke to the proprietor before they left- no refunds. I had limited contact thru Hotels.com. The proprietor lied & claimed new carpeting & freshly made linens which my guests messed up. I have pictures of the stained carpet & linens, & i explained they checked for bedbugs but didn't use the gross bed. No reply. Guess I'll have to dispute credit card charge.

Older hotel. A bit overpriced. Check in until 11:30, got there around 10:30. Waited a few minutes for someone to come check me in. Glad I didn’t have any trouble getting into the room, didn’t want to disturb the management.

The property was under construction, but never heard noise from that. when I opened the door to the room it smelled clean, was very pleased with that. 4 pillows, 2 were very nice to sleep with 2 were like rolls, nice for sitting but can't sleep with them. Close to Downtown.

1st impression was not good and it went downhill from there. The office to check in was locked with no one in sight. 1:00 in afternoon. After walking around the building trying to find a way to check in a woman opened a door and told us to go back to office and she would unlock it. In process of checking in she insisted I had used a Master card for the reservation. I don't even have a master card. She was very rude. She activated a room key and told us rm 131. We went to that rm and the key opened the door but to our horror it was occupied with someone's personal clothing. Fortunately there was no one in the room at the time. Went back to checkin desk and woman was very rude and insisted she told us rm 121. She gave us a room key that opened rm 131. After shegave us a new key she walked us to rm 121 and we entered for 5 min. and decided we felt very unsafe with the whole operation. What if she gives someone else wrong key and someone enters our room? We were 2 single ladies and felt very unsafe. We returned to office and told her we would not stay there. She refused to give us our money back. The entire situation was strange.

It an older property but they have repainted, added new furniture, beds, linens nice tv. One trash can, maid service was questionable. Never had coffee, pot was left from previous guest. No cream/sugar. Lots of Mildred in the shower. Had a handicapped room, not sure why but there was a floor mat for the shower that was so moldy I didn’t even want to touch it. The floor was never mopped because there was a split that was still there after the house keep came through. It was cheap and last minute and ok for the money. You get what you pay for $175 for 2 nights. Would stay again if it was last minute.

Expedia should be ashamed to have this place on their....I am not sure i will ever use Expedia again. The shower was so gross i was afraid to use, has roaches crawl over as i was sleeping and people that hung out here made me afraid bike would not be there when i woke up. And that is only half of it.

Room had an overall dirty appearance and smell. Stains on the walls and ceilings, and a strong musty, moldy smell in room. Killed two coach roaches in my first few minutes in room. Paint was peeling off walls in some spots. Paid way too much for the poor state of this facility.

The price was ok for Bike Fest in Leesburg

What can I say ... hotel needs some TLC for sure...knew it when she said we serve a little breakfast... starting with coffee in styrofoam cups... donuts that were kept in fridge for several days and it went down hill from there...room was ok... all tiled floors... broken but clean... beds were double size but very small... could be a large single...air worked nicely... now the bathroom... clean but knobs on shower took patience and ingenuity to get to work properly
Guess I’m finished picking at this poor little hotel...If you are paying by the hour it’s fine... if you want a little more frills... move on... you get what you pay for.

Briefly, if you cab't sleep in your car, you may want to stay here. Cockroaches in the rooms. Two others travelers also reported roaches. My friend addressed with the owner and she said, \"she didn't care.\" Room was cheap and non-refundable and now we know why. Work inside the room was hideous - tile grout all over, beyond where it should be. Painting? Out toilet paper roll was half painted and several \"swipes\" of paint on the ceiling.

Horrible, dangerous, disgusting

We were in room for 15 minutes when we found blood on the sheets, mattress, and side table.
I went to the counter and the staff told me that it was my problem and that I can call the Health Department if I was so concerned. I went to the room and told my wife we were not staying. I got on the phone and called Orbitz, which was hell when you have this kind of problem. My wife went to turn in the keys. My wife then came running back to the car screaming that we need to leave. My wife can't run due to a recent hip replacement. The man at the counter told her, \"f$&@ you\", and began reaching under the counter for something. As she was running towards me, the woman at the counter ran after her and screamed, \"f$&@ you bi$&@\".
This place is going to kill someone! Either you die from the aids you catch in the room or the staff shoots you for saying something!

This was the worst hotel I have ever stayed at. It was rated as a 6.2 but that was wrong. The toilet was stopped up. There was some type of sticky substance on the night stand. TV didn't work. Water pressure was non existent. Never will I stay there again

It fit the need as I was tired of driving- the bed was ok, comfy couch too but ursine thst not much. Shower is not for anyone over 6ft tall- I'm 6'3\" and had to laugh. TV was biggest disappointment- couldn't even watch or listen due to static and pic flipping.

The worst customer service by the female owner-operator-She is Rude and unfriendly. The hotel has the dirtiest, smelliest rooms and are in terrible dis-repair with very noisy, loud air conditioners.
When we arrived to check in, the owner was in an angry debate with someone on the phone. It went on several minutes before she acknowledged us or helped us. When we checked out, she was yelling at two staff members in the lobby. This woman is a very unhappy, angry, argumentative person and it conveys to the entire sad operation of this hotel. If you want a cheap room, it's cheap but you'll pay a price in many other ways.

I arrived last Tuesday about 4 pm. On Friday am I asked at the office how often they clean the room and was told: daily. I told them my room had not been cleaned since I arrived. I was gone for several hours and when I returned it had been cleaned. They did not clean it on Saturday! There was a small sign in the office saying they no longer provided any breakfast food. There was no coffee maker. The place is a disgrace-the bathroom sink has corroded places in it.Your company obviously does not have any on-site inspections!

Affordable and Close to Downtown

The wi-fi didn't connect to the internet. Request had been made for a late-checkout online but we were given only 30 minutes. Very basic accommodations, but clean and comfortable. If you're going to Mount Dora to spend most of the time elsewhere, at the Flea Market, downtown, or Antique Mall, it's affordable and adequate. Not the best choice for a special occasion.

The online pictures are very kind. It's a place that is a little rough around the edges. Sort of more like I would expect from a $40 to $50 a night place but there were limited options in town that weekend.

Not a Place to Stay - until finish renovating

Hotel Manager was very nice.
The bed was comfortable and the linens were clean.
Our specific room was awful! It appears that they are renovating. Sink and doors need to be replaced. Walls and wood trim need major repairs.
