The staff at this hotel is wonderful—very kind, helpful, and genuinely sweet. The location is perfect for travelers arriving by train or anyone who wants to explore a walkable area. Most major sites are within a 15-minute walk, many just 6 minutes away.

Unfortunately, my room fell short in three critical areas: breakfast, Wi-Fi, and air conditioning. The hotel does not offer breakfast at all, despite listings that suggest otherwise—this needs to be updated on the hotel’s website and on Expedia. There is no kitchen or food service, which is important to note for travelers who rely on hotel dining.

I tried to endure the 90°F (32°C) room temperature on the first night, but when the Wi-Fi went down the next day (while the room was still uncomfortably warm), I had to request a room change so I could continue planning my trip. I was relocated from my paid deluxe double to a much smaller single room with a twin bed—half the size in both sleeping space and bathroom.

I’m disappointed that the hotel is refusing to offer any reimbursement—not even partial—for the lack of Wi-Fi, air conditioning, or breakfast, or for the fact that I was downgraded to a significantly smaller room despite having paid for a larger one. The front desk staff deserves five stars; the hotel itself four stars; amenities deserves two.

They gave us the worst room in the whole hotel. The room seems to be on a different level compared to the other rooms on the first and second floor. Even the doors were different. Our room was on the third floor and you have to go down half a floor to reach the room after climbing three flights of stairs. The bathroom was very narrow and stinky. There was no space to do anything. If it wasn’t the good location, I would had have it a 0 star. I have also observed that they only gave Asians the third floor rooms, while they gave the white people the first and second floors.

This place is super convenient if you’re arriving by train. It’s about a 10 min walk or less. Very convenient to walk to almost all attractions and food. We never once needed transportation. Easy check in and room was always clean every morning. Is recommend and stay again if we ever went back!

This hotel is conveniently located and hotel staff is very friendly. If you are bringing heavy baggage, be aware that there is no elevator so you must lug your belongings up and down a narrow and stuffy staircase. Room was adequate, bathroom was small.

Superb location. Step off the tram from the airport, it’s 200m away. Ideally situated for the historical centre, cafes, and restaurants. The staff deserve a special mention - very friendly and welcoming. A point worth mentioning however, there is no lift. This may be an issue for some.

I would not recommend this hotel. Wifi connection was terrible, AC not working properly so I was sweating all night and couldn’t sleep, thin walls (can hear other guests through the walls), the rooms were not cleaned properly, no elevator (had to carry bags up 4 flights of stairs), really bad water pressure in the shower, pillows were totally flat, bad street noise - the room would literally shake with trucks driving past outside. Not worth the money.

Fantastic location. Just a few mins walk from the Firenze SMN and just a couple blocks away from the Duomo. The AC was cold and didn’t have to worry about the summer heat. Sheets were nice and clean and bed was comfy. However, walls are paper thin, you’d hear everything from your neighbours and noise from the street. They also have no elevator so that was also an issue.

Hmmmm well it must have just been the room we were allocated, but it looked like the headboard had recently been ripped off the wall as there was wall paper peeling off . Not small pieces though, I would easily pull big strips off it I wanted. The skirting was only placed against the wall, I could tap it will my foot and it fell away. The shower head/ faucet, frame with the shower heads was completely crooked and off the wall . I pulled it so it was standing straight up so we could shower. If you wanted to use the toilet be prepared for the glass of the shower to be touching your knees. My husband and I were staying and the beds were literally 2 singles pushed together and there was a big gap in the middle. The bed wasn’t even made up as a double. Literally 2x singles pushed together .The street noise is insanely loud but that isn’t the hotels fault.. the only upside of this place is that it is about 2mins walk from Santa Maria novella train station and about 3 mins walk to Piaza del duomo which is stunning. I wouldn’t recommend this to anyone unless they hard out back packers. The staff were super friendly..
The room itself was just s**t.

The hotel was right in the centre of the main shopping area of Florence, you couldn't ask for a better location. Staff were friendly and helpful, the only down side was the layout of the hotel; a tricky to navigate labyrinth of corridors, stairs and ramps. Unfortunately, there is only one lift in the hotel and it did not access either our floor or the side of the hotel we were on so there was a great deal of clambering up steep steps which wasn't ideal with suitcases or shopping.

The location of the property was good, lots of things in walking distance. Very central and near the train station. A good budget property to leave your stuff, and sleep. There were renos going on and the hotel itself is a bit different in terms of layout. The floor plan is a bit wonky where on a floor, you might have to go up and down other set of stairs. There is a small lift/elavator. The staff was amazing, super friendly and helpful. The room was older and very dated. We had mosquitoes in the room each night, even tho would would get rid of them. Our AC worked just fine.

The air conditioner was not working our first night. When we let the desk know the gentleman was very rude saying there was nothing he could do. With a window that opened to a wall it was a VERY hot, long night on an uncomfortable bed!!! The second night they were able to get it going enough to be able to sleep. NIGHTMARE STEER CLEAR!!!
We arrived at the location on the 23rd of July 2019, we were met by darkness and filth
The explanation was that the hotel was undergoing renovation, we were also told the room was NOT ready until 3 pm, so we decided to go to visit the nearby town of Pisa and spend the day there.
On our return we were NOT greeted but we were met by a very abusive and arrogant male receptionist, who was shouting at us for no apparent reason.
We were given our family room 531, when we eventually found the room exiting the lift on the 3rd floor we had to go through a maze of stairs and found the room being on the roof of the building,
The temperature outside on the day exceeded 40 degrees and the inside of the room was way above 40 plus.
The room was filthy and broken, unimaginable how could any hotelier could compromise SAFETY, HEALTH and BASIC HYGIENE STANDARDS IN THE NAME OF PURE GREED asking a ransom of 109.00 Euros for 1 night. The pictures posted on their site are false and some belong to a nearby hotel BONCIANI that Is PART OF THE SAME. OWNERS
The blankets of the bed were thrown in to a smelly cupboard, the single bed for our son was beneath a skylight window that had a cover that was hanging and covered with filth. The Air Condition was blowing but not emitting air that was breathable.
The shower was the worst one I had ever seen full of grime, if you thought you’d come out clean, then think AGAIN. We were relocated at the BONCIANI

The hotel room looks NOTHING like the picture shown. Florence is an expensive city, and our room was reasonably priced and well located, but it's blatant false advertising. The rooms were clean but extremely cramped (just enough room for the bed). There's no wifi except in the common area downstairs and there are no amenities to speak of. My partner and I stayed her for one night only. The hotel was very basic but served its purpose for a bed for the night. The best feature was how centrally located the hotel is to the train station and the centre of Florence. Literally 5 minutes from the final Unita train stop and an easy 15-20 minute walk to the City Centre. The bathroom was great but unfortunately they only provided toiletries and towels for one person when I booked in as 2. No aircon but luckily the windows open wide! Unfortunately that invites the mosquitos in and the neighbours can see you too. The staff were friendly at all times. There are convenience stores and restaurants all around the hotel.

Worst hotel that I have ever booked. Room smelled like urine, shower was moldy and broken, room furniture was beat up and mended, walls were dirty. Air conditioning in the room did not work. Door to the room would not close securely. We complained to hotel staff and management, requested another room, the were rude in nasty. Stairs were not lit, hallways were dirty. This hotel is a true dump. Our camera was stolen there in the 2 hours that we were there. We booked another hotel and got the hell out. I do not know how this hotel has a tripadvisor 5 star rating.

Great hotel! Amazing location, couldn't be better. Right next to the central station, Duomo and piazzas. Perfect to see the main city attractions within walking distance.
Room was big enough, TV work fine, had a small fridge which was perfect to storage some parmesan. Bathroom was big and clean. Shower was perfect, great water pressure, hot water was actually too hot.

The only good thing was the location. The hotel is old and not well maintained. The bed was not confortable and didnt look or smell clean. The bath was the worst part, the toilet’s edge is 5cm from the wall and under the sink, so you can imagine how difficult it could be trying to use it. The shower faucet was in the middle of the tub, not on one side, so there is not much space and it makes it difficult to take a shower. Both were designed by the same guy, not engineering at all. I would recommend a different place.

I booked this hotel knowing it was a basic B&B but in the centre. I went there not expecting 5* but a comfy bed a private room and basic facilities. Yes it is a little jaded but it's clean has all the basic requirements and the staff were so friendly and helpful. Walking out the front door knowing I was literally 5 mins from the Duomo 20 mins from the station was the whole point. I couldn't recommend this highly enough for being exactly what it says, a small, cheap (for where it is), basic and safe place to park your suitcase, sleep at night and use as a base whilst you spend the rest of your time exploring this wonderful city!

Very well located hotel, literally five minutes walk to the Santa Maria del Fiore church, Galleria dell'Accademia and Santa Maria de la Novella train station. The room was clean and perfect size for the 3 of us. Only recommendation I have is to change mattress or add a mattress foam pad to the beds because they were hard and not very comfortable. Breakfast was ok, we liked that they have a machine with hot milk. Staff was nice, helpful and accomodating. WiFi only available in the lobby which was kind of inconvenience.

Chose this hotel based on reviews and location. I have stayed nearby in a great hotel for the same price, but it was booked. I was pretty shocked at the difference between the two. Spagna had good service, but the floors are very stained old carpet. Walls also very stained. Room numbers have been written on doors with a sharpie. Beds were extremely hard. The clean, functional bathroom was the one redeeming quality of the room. As long as you are booking enough in advance, I know much nicer hotels in the area that are the same cost. Location of Spagna is convenient, but I found the street to be very busy.
