This place was full on Italian charm! Stefano was our host and made us feel welcomed right away. The room was spacious, and felt like home. The location was wonderful, right on the water, with many food options all within walking distance. We really enjoyed village hopping on the ferry and wandering around enjoying the Italian neighborhoods and architecture.

Accommodation is located in a fantastic spot just of the boardwalk close to transport, restaurants and the old town. The room was very spacious and the bathroom had views of the bay. The bed was very comfortable and the rooms very clean. Our hoist Stefano met us on arrival, gave a great rundown on the property and has very friendly. This is definitely a place we will return to and recommend to friends.

The only reasons this place is getting two stars are for the location — it's close to downtown — and the fact that the bathroom has been recently remodeled. Other than that, this is not a hotel in the traditional sense. It's actually an old apartment that's been split into three separate rooms, each with its own bathroom. You need 5 keys to open doors to get in to your room on 3rd floor.
The furniture is old and dated, the room had a noticeable body odor smell that never really went away. There’s no front desk, no lobby — basically no amenities you’d expect from a proper hotel.
What really surprised me was the request to turn off the lights and AC every time you leave the room — apparently to save electricity.

Amazing views, charming room & lovely owner

This place is so charming, so clean, so well situated - and the proprietor Stefano is an absolute angel. When our arrival was delayed due to a health issue, he went out of his way to make sure we were okay and got into our room safely late in the night. He checked in on us throughout the stay, provided recommendations, coffee, a lovely map of Como, and was just an all around wonderful human being. We were left wanting for nothing. A perfect experience.

Stefano was extremely helpful with great restaurant recommendations and tips. Easy self check in.
Very hot and extremely busy when we were there, not surprising for August. Always ridiculous queues for ferry tickets even at 7am! So got the C110 bus up the west lakeside. Stopped at Argegno for breakfast, went up the cable car for great views (no queue, very quiet), then got the bus to Menaggio, lovely town and got the ferry back. No queue at ticket office and plenty of availability.

The accommodation is in an excellent location, right by the lake and a few minutes walk from the piazzas of the old town. Numerous restaurants surround it and it is handy for the piers and the funicular. The owner Stefano is very friendly and helpful. There was a large modern bathroom.

We would stay here again.

We were met at the door by Stefano, who gave us the keys and explained the methodology to enter the second floor unit. The unit was quite large. There was an American king size bed that was very comfortable. The large bedroom could have used a second comfortable chair. There was a great deal of storage available. Coffee pods, and a working coffee maker were used repeatedly. We received a welcome bottle of Prosecco. There was a fridge in the room.

The bathroom was also large, with a very good shower as well as a gigantic bathtub that we did not use.

The property had air conditioning which was essential for the three nights we were there.

The property is located at the south east corner of Lake Como. It is generally a very convenient location, only 300 yards or so from the ferry terminal. There also is Relatively easy access to the center of town. There are no shortage of restaurants within very easy walking distance.

Very conveniently located less than 5 minute walk from Como Lago train station, ferry ticket booth, and Brunate funicular. Proprietor Stefano kept in close touch by WhatsApp as we made our way by train from MXP airport to Como Lago so he could meet us since there is no check-in desk. Stefano was very accommodating with regard to storing our luggage after checkout time the day we departed. He knows about local restaurants and sites, but I do wish he knew more about the unconventional ways of the Lake Como ferry system's ticketing process.

Rooms are on one section of a floor of an old-ish building, resembling more an AirBnB rather than a hotel. Our room was small by USA standards, but average size in Europe, though the bathroom was quite large with both a shower stall and a stand-alone full-size tub. Room and bathroom were very clean, but we needed to tell Stefano we wanted maid service for the following day otherwise the room and bathroom would not have been cleaned. There was a complimentary bottle of prosecco in the mini-fridge. One downside is you need to keep a ring of four keys in your possession to get into your room (one for building external door, one for building external door's auto open in case the regular door is stuck, one for the door opening onto the stairwell, one for your actual room).

Some sites on the internet call this place a Bed and Breakfast. It is not. There is no breakfast service available, though Stefano can suggest nearby places to get breakfast.

The location was excellent, right across the street from the lake. It didn't look like much from the outside but inside was very nice. It had AC which was great as it was unusually hot there. Big bathroom and the bed was comfortable. The room was clean also. Stefano gave us great directions for checking in and finding everything. Stefano greeted us and we entered the enchanting building, the rooms are in an apartment of a building with very good secure entrance. The bed was very comfortable & the bathroom large clean & beautifully decorated. Step outside & you are on the Lake & surrounded with possible restaurants to enjoy. The free coffee/tea & water, were appreciated. We were able to leave our bags after check out. Stefano was a great host. Would recommend if you like something a bit more boutique than a regular hotel.

Hard to find. We had to ring owner and we wete literally outside. Not hotel bit apartment within a block of apartments. Very secure- 4 keys to get into your room. Booked lakeside view which could be seen from side window.
Apartment was huge wuth a fantastic bathroom and huge bath.
Owner made aware we celebrating my birthday and he very kindly left a bottle of prosecco in room. Very thoughtful.

Me and my mum visited Como for a few days and this was the perfect place to stay! It was so easy to find as it was located very close to the train station. The host Stefano is absolutely lovely. He was in touch at all times for anything extra we needed, fresh towels and more tea etc. He even left us a bottle of wine which we thought was a lovely touch. He sent us a list of recommendations/resturants and even suggested we went to Lugano Switzerland and we did it was beautiful! The room itself was beautiful. So much character and very Italian. Huge bed which was very comfy and the bathroom was also huge and so clean! Tv with Netflix too. The location is perfect as its very walkable, right next to the ferry to catch to Bellagio etc and right near Como centre for resturants. We had the best time here and would definitely return!

Great option for experiencing Lake Como

A wonderful, cosy, full of old world Italian charm option close to all the sights of Como and a stones throw from the pier. Stefano was a very welcoming host and we even had a bottle of sparkling wine, a few cans of Fanta and some bottled water waiting for us on arrival. It has a lovely big bathroom and the bed was really comfy. Our room also had a view of the lake.

I had thought this was a hotel but it was actually more a B&B with rooms in an apartment style building. It room was lovely and had a fabulously large bathroom. Everything was very clean and had a well-stocked free minibar. You could also see beautiful Lake Como from our window. It was easy to walk to everything you needed and right on the water in the center of town. We could not have asked for more. The only issue was Expedia relayed our information incorrectly - stating we were a couple with a baby but my daughter is a teenager so they didn't expect another bed. However, the owner and caretaker immediately fixed our issue and did not charge us any different in price which was so wonderful of them. I would highly recommend this B&B!

Stephano provided excellent directions to find the accommodation upon arrival. As well as met us up front to explain the key system in person. The multiple keys needed to enter the building provided an extraordinary sense of safety while traveling. The room was clean, had a beautiful view of lake como and completed with complimentary bottle of Prosecco and such necessities like towels, shampoo, etc. Stephano was amazing providing recommendations for travel, food and such around the town. He also was easily contactable for all our needs via WhatsApp chat. The location is ideal walking distance to ferry, train, shopping and dining. The funicular is just minutes away too.This wonderful stay made our trip less stressful and more enjoyable!

This property has an excellent location and stefano met me there. Had bottled water and a complimentary bottle of Prosecco when I arrived.
I was a lone traveller but felt completely safe in and around the property and surrounding area
No breakfast option, but great little bakery as you turn left out of the front door.
5 mins walk to the furnucilar and same for the bus station, to get local buses to Bellagio C30 and other places or no 5 across the street to san giovanni train station, lago train station opp bus station. The only down side was that there is no luggage storage after checkout.

Unique experience - it was right off the lake. The couple who greeted us were very kind and thoughtful, but they didn’t speak any English only Italian and French so it was a fun experience. The place is super clean, quiet (with the windows closed), comfy and they gave us a bottle of wine, on the house, as a welcome gift. It was hard to find, you definitely need some help finding the place, but don’t give up, just ask the locals and they will help you find it. Parking is a bit a of an issue, yellow spots are for the residents blue are for the guests.

One of the best hotel/B&B stays ever. Stefano greeted us on arrival & oriented us with the building and room facilities. We loved the modern bathroom mixed with the vintage bedroom style. The bathroom fixtures, designated shower area and standalone bath were brilliant. Even though it was in the middle of winter, the accommodation was heated comfortably. The bed was cozy and we slept very soundly. The area was quiet even though it’s close to the promenade. We enjoyed the number and variety of snacks plus coffee + tea-making facilities. We also had adequate drinking water supplied with the room. The location is perfect for the lake, Como Lago train station, funicular station and eateries. Really good value-for-money. Stefano was always contactable and friendly.

The points of improvement would be perhaps to add handrails/ no slip flooring in the shower area as it gets slippery when liquid soap is used; cleaning stains in the shower grout (understandably these stains develop over time very easily); using less plastic for water bottles + toiletries; and better internet connection as this tended to be very slow or drop altogether.

Stefano was absolutely an amazing host! He went out of his way to contact me before our arrival so he could greet us when we arrived. The accommodations were comfortable and the bed and breakfast is centrally located in Como-making it easy to explore the town and have access to other modes of transportation to explore other towns on the lake. Highly recommended!

Excellent property and location in Como, less than a couple minutes walking from the train station, ferry ports, convenience stores, waterfront, and multiple restaurants. The host Stefano was very friendly and welcoming. The room was great for the price paid, and the bathroom was very large as well as fully updated. Could not have asked for a better location in Como - we truly enjoyed our stay and would highly recommend to future travelers.

Stefano, the owner, was so friendly and helpful, from the point of booking 6 months earlier, he got in touch and any questions I had were answered immediately. While in Como he was always on hand to help either in person or by WhatsApp. The accommodation had everything we needed, the mini fridge was really useful during the hot weather and our room had a side lake view. It is in the best location possible with restaurants and cafes on the doorstep, just a few steps away from the lake front and piers for the ferries, and a couple of minutes walk to the train and bus stations. The funicular railway to Brunate is also less than a 5 minute walk away and is worth visiting. The shops are a 5 minute walk in the other direction so the location of this accommodation is perfect. I would highly recommend it to anyone looking to stay in Como. Thanks again to Stefano for being so helpful and accommodating!

We enjoyed a 4 night stay in our comfortable room. This a a perfect location close to restaurants and the shopping district. Being lakeside was amazing !! And we almost felt like a local. Stefano is a great host and was very accommodating, checking us in later as we had a bit of a delay getting to Como. He iseasy to contact and very nice and friendly. As the accommodation does not have a reception, we were given a comprehensive overview of the room and access to the building upon arrival. The room was comfortable and spacious with a large bathroom. The location was convenient to restaurants, Lake Como ferry wharf and funicular rail station.

The property is clean but room is a bit dated. The bathroom has been updated and is wonderful. Mattress needs to be changed, No support.
The location is great.
Although the descriptions states lakefront. The building is but room is at best lake view . Overall you don’t stay in your room and location makes up for it.
