Overall very nice place. It’s quiet which is what we were looking for, The room was outstanding very clean, Great variety of food any time of day (highlight was the omelette station at breakfast!) Good for kids. Beach was very nice they are consistent at cleaning seaweed and it’s only a little bit rocky when you go in.

It was a great stay at Grand Residences. Only thing that took us. by surprise was the fact that there were only 2 restaurant options. We were there only for 3 night so it didn't make a whole lot of difference for us. Buffet is always an option we look for to eat variety of food. Our Concierge Melissa Nunez was super helpful during the stay. Helped us with all our questions and also ordered a special meal with Lobster for our anniversary dinner night. Adult Pool bar close at 5pm which is a bummer. I would expect it to open at least until 10pm or considering how good of a weather it is. Overall a good place to stay you are going for relaxation.

Service was exceptional from start to finish. Our personal concierge, David, went above and beyond to make our stay seamless and enjoyable. The kids club team were outstanding, creating engaging and thoughtfully coordinated activities that our children absolutely loved.

The dining experience truly set this resort apart. The variety and quality of food exceeded expectations, and the emphasis on à la carte options was a refreshing change from the typical all-inclusive buffet. Every meal felt elevated and carefully prepared.

We loved every moment of our stay and are already looking forward to returning.

This was a really lovely hotel, location is convenient from the airport and the near by town is delightful. The rooms (we had a suite) are spacious and well set up for families. The cleaning staff do a really good job. The outdoor pools are really good, the kids pool in particular is a really good size. It is, however, very annoying that the time share owners can reserve sun beds for the whole week, it makes it very difficult with a young family who want to be close by to see their kids in the pool. The main pool is also very good. The food and drinks at the pool bar are excellent and loved the ice creams that were given out! The main restaurant is fairly good. The breakfast is great with lots on offer, it would be helpful if the staff on the omlette station etc could speak a little English so you can communicate properly with them. The lunch menu was the same and a bit boring to be honest, and although we had agreed previously to have suitable simple food for our baby made this caused a problem most of the times we ate lunch. The themes nights were ok, although vegetarian options a bit limited.

Overall a nice hotel.

This was a very calm, relaxing resort. If you want a calm vacation, this is your spot. This is family friendly resort so if you’re looking for late nights, this is not the place. Bars close at 11pm and everything else seemed to close earlier than that. Located right on the beach, which was fantastic! There is seed weed so be prepared for that. They do try to keep it cleaned however it’s not always. Check in and out was pretty quick and easy and the entire staff was super helpful and accommodating.

They say 6 restaurants but the reality is its only one the serves different food every night . You don’t have the much of choice of what kind of you want to eat .

Deeply Disappointed – Zero Support from Expedia and Grand Residences

I am extremely disappointed in both Expedia and Grand Residences Riviera Cancun for their complete lack of support and accountability during a period of active travel restrictions. My request was simple: change my travel dates due to the U.S. travel advisory in effect at the time. I did not ask for a cancellation, I did not ask for a refund—only a date modification so I could still enjoy the stay at a later, safer time.

I reached out to both the hotel and Expedia before my scheduled arrival, well within a reasonable window, and was bounced back and forth with no real assistance from either side. Despite documented attempts to resolve this ahead of time, my request was denied, the waiver was refused, and I was ultimately labeled a No Show, which is both inaccurate and unacceptable.

The level of service from both parties was pathetic. Neither Expedia nor Grand Residences showed any willingness to accommodate a reasonable request during a period of known travel restrictions. The lack of empathy, flexibility, and basic customer care was astonishing.

After this experience, I will not book with Expedia again, nor will I consider staying at Grand Residences in the future. Disappointed!!! Travelers deserve better than being ignored, dismissed, and penalized for circumstances outside their control.

This is a fantastic resort, head and shoulders above the standard Cancun style. Excellent food, classy environments, gorgeous rooms, and an impressive attention to detail in all respects. In a quiet and secluded part of the Riviera (...for now) it offers a calm and welcome alternative to the stereotypical all inclusive getaway. I don't usually travel to all inclusive resorts, but I would certainly consider returning here. Did I mention the excellent food? Overall, amazing value for the price from beginning to end.

We were amazed by the resort, right from the pick up from the airport ( thanks Elias) to assistance from the staff. The pool and resort were immaculate and the service was impeccable. The room was clean and very comfortable. We would like to mention the amazing staff starting with Tristan our concierge. He helped us with any questions or issues we may of had. At the pool we want to thank Chez, Francisco,Edwin and Sebastian. We have forgotten a couple names but all the pool staff were great. Our service at the restaurant was first rate. All the servers were professional, fun and made the dining experiences enjoyable. Thank you for a marvellous experience, our family truly enjoyed and appreciated such a special vacation at Grand Residences! Exceeded all our expectations. The Lyons family will be back and we’re strongly recommending your resort to all of our friends and family. Thank you!

This was our fifth visit. We keep coming back because of the staff, the amenities, the food and most importantly the relaxing environment.The pool area is lovely and always clean and well maintained. If going into the ocean is a priority, you should know that the sargassum seems to be getting worse. There were a couple of days walking. on the beach was difficult. The beach cleaners work very hard to keep the beach clear but it is sometimes impossible to keep up with the amount of seaweed.

The resort itself is beautiful and very well maintained. There are three pools — one dedicated for kids and two for adults — which makes it easy for everyone to relax and enjoy their preferred atmosphere. We especially liked an easy access to the beach, making it simple to move between the pool and the ocean throughout the day.
There were never any issues finding clean towels, which is always a plus at a busy resort. The staff was exceptionally friendly and attentive, consistently going out of their way to make sure we were comfortable and well taken care of.
The food was very tasty with a good variety of options.
The only improvement I would suggest is offering a buffet option during lunch in addition to the sit-down menu. A buffet would provide a bit more flexibility and quicker service for guests who prefer a lighter or faster midday meal.
Overall, it was a great experience, and we would highly recommend this resort for both families and adults looking for a relaxing getaway.

Service was horrendous - felt like a 3* resort AT MOST. Everything was difficult. They couldn’t honor our rooms at check-in. They wanted us to change rooms during our 5 night stay. There were basically no prime dinner reservations the entire length of our stay. All the prime pool chairs were reserved for the entire time. And the worst part is the resort was empty!! Empty restaurants we couldn’t eat in. Empty chairs we couldn’t use.

All the “nice touches” in their list of included amenities - you had to either request or they told you had to pay for.

We complained to Expedia but the hotel insisted all of the above was part of their policies - none of which were listed on the Expedia listing. Expedia tries to work with them, and they insisted they would follow up with us to address the issues - but never did.

Everything we asked for - they offered to us if we went to their timeshare presentation. It’s been a long time since we were aggressively pushed like this.

Just as a final icing on the cake - at check-out they screwed us on the credit we were supposed to receive as part of our booking. They told us we hadn’t used it so to spend in the gift shop. But then they came back with a big bill of other items they hadn’t applied the credit to!! They then told us we had to sign to acknowledge we received the credit - or they wouldn’t give it to us!!

Room was awesome, our room had a private pool. Everything was very clean. Close proximity to the beach. Transportation was amazing. Awesome to be able to rent beach toys for no charge. Food was good, not great 8/10. Not many options, restaurant took a long time 1.5 hours or so. With kids, it was hard to go and wait at the restaurants. Really great place overall and would stay again.

Been to GR many times over the last several years and have thoroughly enjoyed each stay. This past visit (Jan 2026 for one week) was still nice but we did notice some changes that were disappointing.

Food quality was not as good. With only two main restaurants one (El Faro) seemed tasked with primarily fulfilling the theme nights which, unfortunately, limited access to their main menu options. On our last evening (a Tuesday) we went to Flor de Canela hoping to select off THEIR menu but alas, it was Taco night. Food was another buffet (so-so) but the craziest part of the evening was that they had a mariachi band that went from table to table and of course, hoping for a tip (guilt trip for the diner). Now, some may like that and those who don’t can always say no thanks and they will move on but the music was SO loud it made conversation impossible.

Service, all round, was fabulous and rooms and common spaces were clean. Room service was still timely and tasty with many options. Did notice they have done away with the cute little toys provided daily at turn down.

Although there is still much to be enjoyed at GR I believe we will look at other options in the future considering the cost.

The room and staff were nice. The beds were entirely to hard and so uncomfortable!! The pillows weren't good neither. This hotel caters to 60 year old and older guest. So if you are in your 40s and 50s this won't be a good choice. No fun activities on site. They offered bingo, chess, blackjack ect. No good music, pool volleyball, or karaoke for younger guest 50 and under.

3rd trip here for a reason. Staff is amazing. If you are looking to just relax for 3-5-7 days then this is heaven on earth. If you are looking to ho shopping everyday or “explore” the town you may be disappointed (even though golf/town/shopping are only a short Uber ride away). Laid back as can be with the greatest service team i have ever been around I have traveled for work for 20 years and put them on par with any Waldorf or Ritz property in terms of service excellence. Never a huge line anywhere…including pool bar. Cant wait to go back. Truly an exceptional experience every time.

My husband and I brought our kids, 9 months and almost 3, for a 5-night stay, and it was everything we could have asked for and more. The food and drinks were incredible (the Valladolid Eggs on the room service menu are OUT OF THIS WORLD), we were thrilled with the service, and our private pool on our main floor suite was perfect for our needs.

We feel like we got so much bang for our buck here and are already planning to return with extended family. Thank you for a wonderful stay!

Our room was exceptionally clean and very spacious. It was very nice to walk in and see that the bedroom was separate than the kitchenette in the bathroom. There was ample space and we love the ocean view from our private balcony. Our state was more than relaxing. It was not overcrowded if anything it was opposite. Which we loved. The pool was fantastic and the weight staff were amazing. Concierge went above and beyond to make sure we had a wonderful time. Room service was a total bonus! The private car pick up from the airport and to the airport gave us a VIP feeling. It was no expense to us. It was complementary from the hotel. Would definitely recommend anyone to stay here and we would consider revisiting. We met a lot of great people staff as well as guests.

Before my arrival, I contacted the hotel through Expedia to request a quiet, renovated room on a high floor, away from noise. The hotel replied but never disclosed any construction, and there was no mention of construction on Expedia.

Upon arrival, I was assigned a room facing active construction of a neighboring hotel. There was constant noise, dust, and night disturbances from the construction field office. Rest was impossible. If I had known this, I would never have booked at this hotel.

The hotel offered alternatives:

One room near the courtyard, but renovation next door with strong paint smell.

Another room on the second floor facing the parking roof and construction.

The only acceptable option required an extra $200, which I was forced to pay.

No complimentary upgrade or compensation was offered.

Expedia support: I checked in on December 2 and contacted Expedia on December 3. Expedia promised help but took no effective action. I had to change rooms myself; Expedia acknowledged the issue only later.

Additional issues: no bug screens (mosquitoes); inconvenient lighting (many switches); housekeeping entered without permission; rocky, unsafe beach; inefficient sunbed reservations; annoying bill signing; very expensive spa; inconsistent food; hotel taxis ~3× Uber.

Positives: new and clean hotel, good housekeeping, friendly staff, clean pools, good beach bar tacos, excellent transfer.

I just completed my stay at Grand Residences Riviera Cancun. The property itself is beautifully designed and very well maintained, but there are several major issues that future guests should be aware of.

1. Beach and Ocean Access
The beach looks nice from the outside, but once you try to enter the water it becomes almost impossible. The shoreline is full of sharp rocks, and you cannot comfortably or safely get into the ocean. For a resort marketed as beachfront, this is a significant disappointment.

2. Construction Noise
There is an active construction site directly beside the resort where a new property is being built. My room faced the pool and was fine, but other family room was affected by constant noise. This really impacts the relaxation experience.

3. Lack of Entertainment & Limited Dining Options
There is no entertainment at night and no buffet for either lunch or dinner. There is only one main restaurant, with menus that rotate every four nights. Lunch is the same menu every day. If you are staying multiple nights, it becomes repetitive.

4. Spa Pricing
The spa is extremely expensive compared to other high-end resorts in the area, which makes it difficult to justify.

5. Customer Service Issues
Most staff members were polite, and Armando (the director) was exceptionally professional and kind. However, I encountered extremely disappointing behaviour from some of the managers, specialty, Kim. She was consistently rude, dismissive, and unhelpful.

Our experience at this hotel was misleading, dishonest, and unacceptable.
On the first day, our assigned concierge JANE MORON (CAREN) told us we would be receiving a free dolphin encounter tour. Separately—and with absolutely no connection—she said we were required to attend a 90-minute presentation or be charged 500 MXN.
At no point did she state these two things were related. We have screenshots of the presentation consent form she made us sign — it clearly lists no benefits, no free tour, and no compensation. Nothing about a free dolphin tour whatsoever.
After completing the presentation, we were given two papers (a “tour discount” and a $180 credit). Two different staff members — including the tour agent — explicitly confirmed that:
• the dolphin tour had already been applied
• the $180 credit could be used anywhere in the hotel
Based on that information, we used the $180 for hotel purchases.
But the day before checkout, we learned that the dolphin tour was never made free and the full charge remained on our account.
Only then did the staff suddenly claim that we had to use the discount paper and the $180 credit together for the tour to be free — a condition no one ever disclosed. Not the concierge. Not the presentation staff. Not the tour agent. No one.
This is a textbook bait-and-switch, with contradictory explanations and zero transparency. We ended up being charged over USD $100.

Our second time here and it was even better than the first. The food was always top notch. The ladies in Kids Club treated our daughter so well. The staff are always willing to go an extra mile to make your stay the best.

Room and grounds were spotless and well kept. The service was wonderful and the staff was attentive and friendly. The food was not incredible but fine. They could use more options for restaurants/cafes/etc. Overall, excited we found a quiet getaway that let us relax.

Worst stay ever at an all inclusive. We were only there 2 nights and our room was not cleaned or made up on the one day we had. Staff threatened us with extra charges if we didn’t make it to our dinner reservations even though we had only 45 minutes after we arrived. Basically one restaurant that they split to call it two. There are so many other places to go that are not so remote and have a proper all-inclusive offering.

From the moment we stepped off the plane this resort thought of everything! Not having to spend $150 on a shuttle to the resort was so nice, the resort is smaller which is so nice so you’re not having to walk miles for anything, especially with kids. We got a swim out suite and oh my was is wonderful! They literally thought of everything from the bug spray, toiletries, robes, slippers, cleaned our room not once but TWICE a day. Left little surprises for our kids. Sun hats for a at the beach, brought our 5 year old who was celebrating her birthday a cake to the room, don’t worry about packing a bunch of clothes because they have a all in one washer and dryer and to top it off the FOOD was amazing, every night was something different and when i say this is a high end resort with delicious food and not just a. Buffet you get everywhere else that’s what i mean. Such friendly staff we don’t have one negative thing to say about this place. Amazing

The staff were the best part of the visit, especially when dining. It was a beautiful location, quiet, with three pools and amazing service.
A couple of drawbacks. We went in October (rainy season) and with the seaweed, you could not swim off the beach. Also, we understand that many places are trying to keep their clientele but we are not in favour of timeshares. Which is one presentation that you need to participate in. However, the staff were not pushy and very knowledgeable, so it was manageable.

This was my first solo trip and this hotel made me feel safe, at ease, and relaxed. It's absolutely beautiful and peaceful. Not the loud noise that you hear in Cancun which i understand but it was the perfect getaway from the city life. Beautiful views, sunsets and sunrises... activities by the pool and the excursions are amazing. I was treated like a VIP guest and it was just little old me... highly recommend it

Pros: beautiful, well-maintained property, very attentive and friendly staff, delicious food, easy transportation to and from the airport, quiet location, not crowded at all, a truly relaxing vacation, most guests were seniors or families with young children

Cons: We visited in September not knowing seaweed at the beach was a problem, the winter months would be a better time to go. We were offered free salon services or excursions if we agreed to attend a 1 1/2 hour “presentation” so beware, it’s just a sales pitch to join a membership to their hotels
