Very easy check in and check out. Very modern design, waste management and grounds services very good. My Unit had BBQ pit. Pool well maintained, good internet service. Beds very comfortable. Nice kitchen and Restrooms.

Don't be fool by the photos. It looked nothing like it. But the housr was Spacious and clean. Staff was friendly. It took several calls to call them. So no, they're not available to help you 24/7. Why I'm very disappointed. The pool is not clean. We can see the oils in the pool during broad daylight. Hot tub did not work. Hot tub was disgusting, not clean. Upstiars have no hot water for showing. I had to shower downstairs, in my brother's room bathroom because his was the only one with hot water. And there were 12 of us. Hot water ran out so quick. It's a nice place for partying, but for a vacation where you want to relax, then no. It's inconvenient, location is out of nowhere. The view you're going to get is trash. People trash the outskirt of that place. You're better off at a hotel. I don't recommend.

It was so ridiculous. When we were swimming in the pool, the cleaner just open our door and didn’t press any bell. After that just take the hose come to our house and pass the swimming pool to take the water. It’s so dirty. My kids was still swimming in the swimming pool. The jacuzzi just have the cold water? Really? I can’t believe it. However, I find a hair on top of the bed after I check in. I don’t know are they change the bed sheet after guest check out.The most disgusting thing is when I went to the bathroom, have a cockroach inside!!!!!!!! I will never and never blacklist this villa and told my friend must not choose this villa anymore.

Disappointing for big groups

Cutting it short here, we booked 3 villas, asked to be side by side, in the end we were all spread out - so I thought alright that’s fine. Expecting at least one to be the same in the photos here but all of the villas have completely different layout, so you can imagine...

Cleanliness, it’s below par especially for 2 villas’ outdoor pool - my one especially, we had the trash collection point just outside - can’t even swim without smelling the trash constantly (FYI it was for my bachelor party). Kitchen... and the yellowish towels...

Service & costs, it costs to have new towels on the next day, it costs to have new bedsheets, it costs to have housekeeping, let alone every piece you see in the other reviews and stuff. Travel a lot but the costs for this villa as least should meet the average, pretty disappointing.

Location is ok, pretty near where the attractions are. But that’s all... nothing else to comment.

was horrible... showers leaked.. out of the way.. rude staff... no tv in one of the bed rooms.. no wifi .. no restaurant on property.... and unit was dirty... Staff rude and unhelpful.. the pictures on line do not represent the 2 bed room villa.. DO NO STAY HERE... and its off the main road... in bad area that looks unsafe.. i was to stay 9 nights.. left after 2.. They refuse to talk to me about refund..Hotel.com is working with me...I REPEAT.. DO NOT STAY HERE.. YOU WILL REGRET IT

The worst stay ever!!!

I am a frequesnt traveller to Thailand and have stayed in many 5 and 4 star hotels this was the worst experience ever.

The villa is no where near 4/5 star I would say its 2 star.

Villa had many issues which were reported from day 1 and although we have reminded the hotel many times the issues were not solved till the day of check out.

The villa was not equipped with phone, wifi not working, many lights not functioning properly, safety box not working and cleaning service the worst seen in my life!!!

The gate broke down on the first day, called the management and that stupid boss picked up the phone with an agnorant attitude, no one arrived. Called them the next morning and finally someone answered, tooked them an hour to come and couldnt fix the gate, they left after 15 mins not able to fix the gate and said they will come back later. we waited for 3 hours and called management again, finally they sent a real engineer to fix. on.the third day, the gate broke down again, we went out and called the management to fix, when we came back, the remote didnt work AGAIN, and we had to wait for another hour outside the villa. Simply REDICULOUS. the location was not convenient at all, to walk to the beach took 20mins and no taxi could be found nearby. we had to take photos of neraby facilities i.e. the ATV, so taxi drivers at least knew where to find our villa, as it had no \"official\" address, just some unknown number in an unknown road. Staff are mostly friendly and helpful, however we are very dissapointed in the attitude of the owner and THE STUPID GATE FOR BREAKING DOWN 3 DAYS OUT OF 4 DAYS of our stay. we had a can of coke mysteriously consumed from our mini bar, and the we had to call for water every single morning(except the day we checked out)

AWFUL STAY ELSEWHERE!!!!!!!!!!!!!!!!!!!!!!

My experience was AWFUL.First it is centrally located in the middle of nowhere. The room was nothing like the pics on the website.I will never stay there again,it was so bad, I left after the first night and still have yet to get a refund of any sort. There are far better places to stay in Jomptien, I really regret staying and will never do it again.

My wonderful vacation

We had a wonderful vacation. For those who have determined the choice of: attention !!! Book villa carefully. Price segment depends on the quality of the villa and its location. Free cheese as they say .... Look carefully photographs villas, which selects the name of the village. This hotel about 10 villages and each different design. Having read reviews we were afraid to go to this hotel, but in reality the hotel has a very pleasant and well-coordinated team of employees, who have made our stay perfect. And most importantly - it is value for money. It turned out much cheaper than a hotel, and for the service have not noticed a difference. Cleaning of the villa was daily, and changed the towels and bed linen. Always have water, tea, coffee.

Check in at the hotel at 14:00 and we preleteli morning and waited for another 2 hours at the Reception until our villa will be removed after the last guests.

When we will come to the villa I was surprised when we saw the big private pool with open jacuzzi and BBQ grill. I like the service because when we order the food the deliveryed everytging on the villa. Very sweet food, recommended for everybody

we stayed one night in VIP Villa, and we didnt like it.
first the Villa is far, even some of the local Tuk Tuk driver didn't know where it is.
second they didn't provide the Villa that we booked online. when we arrived and do the check-in, the staff said they will free upgrade us to a bigger Villa with 5 bedroom (the one we booked is with 3 bedroom), we were happy at that time but when the manager show us the 5 bedroom Villa we were very dissapointed, because the condition of the Villa is bad, everything just look old and nasty...so after all we requested to change back to the 3 bedroom villa that we booked online, but the manager said all the villa are full. we felt dissapointed and angry about this, because we booked online and the booking was confirmed, how come when we check-in the manager tell us all the 3 bedroom villa are fully booked?? after all, they arranged a 3 bedroom villa for us, but that was not the one we booked online. the villa is totally different from the photos we see online. same as before, this villa looks nasty and the door lock is damaged, we can't lock the door at night. but since we only stayed for one night, so we accepted it, but after all the experience was not good and we will not choose this villa again in the future.

bad experience. One for our room water heater out of order. The pool water system stopped, the water condition bad, the lights in pool released. The ventilation system out of order for all toilets. At last we have decided to check out one day earlier than we planned.
Unfortunately, the management didn't notice.
FYI, we had have asked someone to fix the problem but no one can help.

Better off in a Hotel if you want service!

The exterior of the house is great long with landscaping. The interior is functional but decor is Motel 6 quality. For large families who will utilize the space no washer or dryer on property, leaving you to seek a far away laundry cleaners else where. Also, dishes provided is not of any reasonable quality nor enough for the capacity of the house. We were really were sold off the pictures but they tell very large lies. Location, location is also horrible, far from food, basic 7 even which is on every corner except here. I would not let my wife walk outside the house community gates. The service is by far the worst I have experienced in Thailand. The house we stayed in only got clean the day prior to leaving. Overall you better off at the Hilton which is close to the beach then this house. For the cost per day you can find a lot better. Do not let the picture fool you... Like they did me ; (

Nice Villa in Pattaya

Very nice Villa in Pattaya, location is off the beaten path. Kind of an oasis in disarray of Pattaya. Easy access to main roads but drive is two minutes through the back streets. Please note the property manager runs four different sites. Make sure you get precise directions to the main office for key pick up. I failed to do this and it took me 2+hours to find them. Of course if I spoke Thai . . .

Very nice stay

I was a bit worried about the place based on somewhat subpar reviews I have read. But the place was actually really nice and we loved our stay. Staff was extremely friendly and even surprised us with a big fruit basket upon our arrival. The room was bigger than I thought and the private pool was well maintained. WiFi was a bit dodgy but they fixed it immediately as soon as we told them. Only thing was it's not close to the main Pattaya beach. But every taxi driver knew the directions to the place when we said \"let's go to Palm Oasis Jomtien Beach\". Overall it was a steal for us based on how much we paid through Expedia. Will definitely be back.

Not a place to stay if you're looking for Pattaya \"action\", but with a few friends or family the villas are a relaxing environment. You'd pay a lot more for the same luxury on the beach...
The place looks exactly like the pictures.

Not too impressive

Very remote...feels like I staying in a jungle...lots of construction work in progress...buy groceries is 2km away so not very convenient.
booked 2 rooms and realised it's not as according to the pictures shown as it's only one floor villa.late 1 hour checkout extra 1000 bahts...they are not flexible and aft 9pm can't make noise as you will be fine 100000bahts...I feel like a jailbird

A good villa for family and friends gathering

VIP Villa is located inside a under developing resort area, but a little bit remote, not too much public vehicle driver knows how to go, always lost the way and take time to find.
Aside from the location issue, hotel itself is really good. Especially, for family or friends gathering. Having all the foods & drinks, you can enjoy inside the villa whole day or even the entire trip, no need to go out. All the photos posted on the web is almost 100% matched.
Staffs are friendly and cooperate.

ที่พักไม่มีที่จอดรถ ซึ่งแย่มากไป(บางหลัง) บ้านเลขที่193 ในรูป กับสถานที่จริง ไม่เหมือนกัน แอร์ไม่เย็น น้ำไหลไม่แรง ผ้าเช็ดตัว ดูแล้วไม่ค่อยสะอาด ชั้น3ที่มีอ่าง คล้ายจากุชชี่ พนักงานไม่ขึ้นไปเก็บขวดเบียร์ ของแขกที่เข้าพักก่อนหน้า คือผิดหวังอย่างมาก พื้นก็ถูไม่ค่อยสะอาด

The worst experience

This is my worst experience in Pattaya, the villa is totally unacceptable and I don't know why hotels.com give them 5-stars to this villa, also many wrong information from the hotels.com.
The villa looks nice but dirty and very smelly. 1 of the room no bathroom and toilet inside, however also not in living room, all bath room and toilet are inside the rest of the sleeping room.
Don't choose this villa and I don't trust hotels.com anymore.

บ้านพักไม่ใช่แบบในรุปเลยซักนิด เอเจ้นไม่รับผิดชอบ ตอนแรกเลยขอเชคเอ้าทช้าเปนเที่ยงครึ่ง บอกว่าโอเคจะให้แม่บ้านเข้ามาทำไปด้วย แต่สุดท้าย เข้ามาเชคบ้านตอนเที่ยงเสด ปิดแอรปิดทีวีทั้งๆที่เรานั่งกินข้าวยุ่จะเสดละ ไล่น่าเกลียดมากถึงมากที่สุด คือที่พักนี้ดีอย่างเดียวคือบ้านพัก นอกนั้นเรียกว่าแย่ที่สุดทุกอย่างที่เคยพักมาในโลก รอบก่อนมาเจอสกปรกแต่ยังคุยดี มารอบนี้คนนี้ตอนแรกดีพอจะเชคเอ้าพุดจากับเราเหมือนไม่ง้อเราแล้ว ไล่น่าเกลียดมาก

飯店整體的乾淨度不好，衛生設備有些是故障沒有維修，去飯店的路上路邊都是垃圾感受不是很好，最後要退房時11點多在等候服務人員來，服務人員來時已經11點50分了就說我們超時超過12點，我跟他反應還沒12點他還是強行從押金扣1000元整個很惡劣，這地方的真不值得來。

Never will go back!!!

First of all, this particular villa is located in the middle of nowhere with piles of garbage. You have no access to any type of public transportation due to villa locatio. You have to call Grab in order to get around. There is no reception desk instead they have poorly trained and bad mannered staff will yake you to your villa. This person asked me for 5,000 bht security deposit in cash without prior notice otherwise she would not handover the key. If you wish to check in earlier due to early arrival, they will charge 1,000 bht per hour. Water quality of the swimming pool was in no condition to swim. Towels were filthy and stained. During the check in process, I refused to stay and I left the villa. Instead I immediately checked myself into Grand Central Hotel Pattaya despite knowing I might end up losing my prepayment. Nobody should ever go to this particular place period. I have more to say but I don't wish to waist my valuable time. I will end here.

熱水供應很差，每次沖涼都要不段手動控制水溫，忽冷忽熱，不是冷水就是很熱的熱水，洗手盆去手也塞了，每次刷牙都要等兩分鍾水位才下降，地點比較遠及靜，每次出入都要call車，晚上靜得不敢步行外出！廁所板坐廁細數個碼，坐上去根本就坐到馬桶上，有等如無，但員工服務碼錯，有特別要求，例如幫我買花及蛋糕等特別要求都做得很好，這方面值得一讚！

Suite à notre séjour à VIP villa, je dois vous présenter un avis super négatif et non conforme à nos attentes.
Je vous demande un remboursement total ou partiel de notre séjour pour les raisons suivantes :
- Nous avons le 1er jour dû attendre la clé de la maison à 16h30, initialement prévue à 14h.
- Nous avions eu des serviettes de bain trouées
- La télé ne marchait pas.
- 2 chambres avaient une grosse fuite de climatisation et on aurait pû glisser, tomber et se casser un bras ou une jambe, vu que les sols étaient inondés. On a dû attendre 1 journée de réparation.
Les équipements intérieurs datent des années 1970. Toilettes vieilles, douches vieilles, débit d'eau insuffisant. Eau chaude venant au bout de 15 minutes seulement dans les douches.
Le robinet de l'évier pas stable et la tuyauterie de l'évier à fait déborder l'eau par en dessous ce qui fait que ce matin nous avons trouvé la cuisine inondée. Avec rerisque de tomber.
Avec juste un sorry sorry à répétition de la responsable des lieux.
Le prix payé ne correspond qu'à 1 étoile et non un VIP villa.
De plus on m'a volé mon chargeur téléphone pendant les réparations de clim.
Donc je vous laisse juger

Undermålig service, slitet hus dåligt städat.

Vi var ett sällskap om 8 personer som hyrde ett hus här.

Huset var riktigt slitet, många saker defekta, dåligt städat. När vi påtalade detta så höll personalen sig borta. Vi fick vänta en timme efter utcheckning för att återfår deposition. Välj nåt annat ställe. Detta är inte bra!

สระน้ำเล็กไปนิดนึง เส้นทางเข้าค่อนข้างเปลี่ยวถ้ามาตอนกลางคืน

ตอนที่ไปพัก wifi เสียพอดี ทำให้ลำบากต้องใช้ 4G ส่วนตัว

酒店入住沒有櫃台，只能電話溝通。辨公室沒有人辨公，而且與酒店入住位置不同，浪費了很多時間。
到達後，員工要求我們付100元小費給她。
住宿方面，清潔度差劣，花園地下遍佈全是垃圾及樹葉。酒店內要脫鞋子進入，但地面是污穢，另腳板黑了。後來，酒店職員不按門鈴，直接用鑰匙開門放拖鞋給我們。要交代了两天不用來清潔房間，口頭答應，但還是來了清潔。不知所謂！到check out當天，說好11時check out 但酒店職員又再次自行用門匙開門入屋，提醒我們要準時check out，但那時才10時36分。門外有洗衣機，應該是她們的工作地方，所以常有員工出入。只感覺此住宿很不備重視。為何有電話不來電通知或按門鈴呢？到最後一天，問她為何常自行用門匙進出，她便諸多值口，還把責任推在負責清潔的員工。沒有任何歉疚，相反清潔員工不斷道歉，可惜所有事情與清潔員工無關，清潔員工態度友善，亦了解明白不是她的過失。

適合放鬆度假

整體感覺不錯,員工也很nice.幾個房間浴室都有不同風格.相當適合度假.晚上叫了bbq,蝦蟹食物都很新鮮.有點小建議,在入住前可放一放頂樓spa池的水,這樣會更好了.還會再來的.

前台給管房服務態度很好，但因五個房間水壓不足導致浴室水喉很慢，接近不能洗頭沖涼，離開芭堤雅沙灘有一段距離周圍在發展中出入不方便，但員工服務有禮。

Poor location, poor service.

If there is anything broken, dont expect they can repair for you before you finish the vocation.
If you dont drive, dont book the villa, it takes an hour for the reception to get a taxi or shuttle for you.
Many drivers dont know the way to villa too.
Most time in pattaya in wasted in transportation.
The attitude of staffs are good but they wont give you any quality service at all.
Poor wifi, the water pressure is not enough for shower.
Price is reasonable, the villa itself is clean.

Luxury in the middle of nowhere

Apart from the fact that these villas are located some distance away from the Pattaya central tourist attractions, and that it is hidden deep in side a good kilometer or two away from the main road nearby, the villa itself was everything we expected and more.

Luxury and clean with four bedrooms and built in bathroom for each room, we enjoyed it so much that we ended up spending more time inside than we first anticipated.

Strongly recommended for a group of family and/or friends.

booking confirm with 4 beds but they offer just 3 bed / I am booking for 7 adults but both agent and hotel said you have to manage yourself huh? its not a private pool its just the pool for gold fish OMG I am very surprise. Find another villa better believe me

แจ้งเรื่องทีวีมา2 วันกว่าจะได้ดูก็วันกลับ, แจ้งเรื่องทำความสะอาดสระว่ายน้ำ รอจนสุดท้ายเช็คเอาท์ก็ยังไม่มีใครมาทำความสะอาดให้แย่มากๆคะ

贅沢で思い出になる場所

すごく広くて清潔感もありとてもよかったのですが、シャワーの水圧がイマイチだったのと、温度調整ができなかったのが残念でした。
プールもとても綺麗にしてあって良かったです。
ヴィラの為、立地が悪く、予め住所をメモしたのを持ち歩かないと大変です。
帰りにバンコクまで帰るタクシーの手配をフロントの方にお願いしたら4000BHTと言われ、そこは唯一不愉快でした。
家族や友達同士でワイワイ利用するにはとても良いと思います。

수영장과 숙소시설

수영장엔 정화조 장치가 없어 매일 아침과 저녁에 락스 말통하나씩 물에 넣는데 냄새도 냄새지만 물 색상이 연못색 입니다.
너무 비위생적 입니다.
근처에 바다가 없어 수영장이 커보여 마음에들어 갔지만 가격대비 정말 형편 없습니다.
시설도 낡고 더러웠습니다.
럭셔리 풀빌라를 생각하셨다면 이곳은 최악 입니다. 태국이 원래 그렇다면 할말이 없지만...
전 다시 간다면 근처에 호텔을 이용할것 같습니다

實在令人憤怒

Villa看上去很漂亮，可是屋內設施十分惡劣︰
1）其中一個房間由車房改建而成，變成設於整棟房子外面，十分不方便
2）整棟房子水壓不夠
3）整棟房子充滿臭味，是渠道淤塞所致的臭味！根本令人反胃！
4）WIFI 經常斷線，致電櫃檯說會派人修理卻一直等不到人
5）天台按摩浴缸無法啟動，致電櫃檯說會派人修理同樣一直等不到人
6）其中一個房間少了電視遙按器，通知酒店職員卻說解決不了！
7）大廳其中一張椅子是破的！

พนักงานไม่มี service mild ไม่มีความจริงใจ ไร้มารยาท สถานที่จริงกับรูปที่โฆษณาต่างกันมาก อึดอัดกับกฎระเบียบที่ไม่เคยเห็นที่ไหนมาก่อน ( No party No noise after 10 pm. , หากใช้ไฟเกิน 60 หน่วย คิดตังค์เพิ่มหน่วยละ 7 บาท) เมื่อเราเข้าพักพูลวิลล่า ทางเข้าพูลวิลล่าน่ากลัว เปลี่ยว สถานที่ check-in ไกล ไม่มีบริการรับส่งไปพูลวิลล่า เขียนแผนที่ให้ลูกค้า แล้วให้ไปเอง (แบบนี้ก็มี??)
