Kai is Amazing! The rooms have been renovated and are very clean the pictures don’t do it justice compared to in person! Only downside is on the opposite side of the tourist area, but it’s only a 20 minute walk to the main restaurants and everything. There is a really good gym close by as well! They also have a really nice pool, very good value. Highly recommended! Stay here again!

Nice little hotel on the North Side

I always stay at this hotel, it's in a good location, lots of halal food nearby (including street food near the Gate), there is even a new halal cafe that opened next door. Unfortunately some of the people I got to know over the years have left, and unfortunately they no longer offer breakfast, perhaps due to the drop off in tourists due to the coronavirus in China (I hope this might change in the future, the breakfasts were a very enjoyable part of the day). ery easy to get to and from (just tell the songthaew driver \"Chang Phueak Gate\" and he will know where to take you).

For the money we paid for the room we cant really fault the place .
Great bathroom and shower and a comfortable bed .
Ideal location just outside the walled old city .
Couple of coffee shops just down the road .
The pool was a welcome sight and we used it a few times .
Would stay here again .

Very simple but nice hotel, has a swimming pool and seating area. Staff was very friendly and helpful. Bed was pretty hard though, and walls were thin but shower was good and the see through glass in the bathroom was funny in a way. Located in a nice and easy accessible area, opposite the morning market and around the corner of the food market, which was a great delight. Laundry service across the street for cheap, so would recommend it if you want a low priced but good hotel.

Taxi 150 baht from the airport to the thick of it!

Reception is extremely helpful and friendly. They know their stuff and will always point you in the right direction. The night market is only 200 metres away and is ideal for reasonably priced delicious food. An ideal location for the tourist.

Comfortable hotel near the Chang Phueak Gate

I always stay at this hotel so I've come to know the people who work there and the three cats. The breakfast is fantastic, the rooms are comfortable, it's close to where I want to be, there's halal food nearby.

This is not a top of the line hotel... but it is good. The bed was hard, but still comfortable. Don't buy the really big bottles of water, they won't fit in the refrigerator. No safe in th room... there was a box, I had to go to 7-11 for a small lock for my passport... They will put your valuables in the safe at the desk... I left my laptop in the room... no problem... wifi was good. nice pool.. I didn't use it just sat one night... use repellent, the mosquitoes love me... The front desk was very helpful. It is very close to the old city, in the morning an iside market to get food... non western, but cheap.... next door to hotel you can get a wstern breakfast but they open after 8am... very close to 7-11 and a cool night market... lots of food choices near by. I don't regret this stay at all... But'm I'm glad to get back to my Bangkok hotel. I would recommend this as a stay.

Everything Good but the Hard Bed

The hotel was nicely situated close to the old town and a local night market that focused on seafood. Staff were friendly, accommodating, and could decently understand English. Wifi in room was okay, but not great. Our room was clean and we enjoyed having a dedicated hot water line on the sink and shower (something we haven't found much of within Thailand). Similar to other reviews though, the bed was super hard...probably the hardest we've encountered so far on our SE Asian travels. For a couple of nights it was tolerable, but would not have been able to handle it for a longer stay.

Good location, easily find plenty of food around the area. Close to old city, friendly and helpful staff. Rooms are very clean but are out dated. Hot water system is poor, hardly to adjust to the right temperature, whether it is too cold or too hot.

Convenient, but needs some maintenance

A handy location, just outside the moat, with a morning market across the road, and a good evening street food market nearby.
The pool is a major plus, and the staff are friendly and helpful.
The foyer is largely wasted, as it opens rather directly onto the busy street, and has lots of heavy chunky chairs and tables, unused.
I've stayed here a few times, and the only reason I don't rate this place as excellent is the lack of maintenance when it comes to plumbing. Hot water supply and pressure during my latest stay was unreliable, and bathroom fittings generally are showing wear and tear.
Beds, aircon, TV etc are all good.
Staff are happy to look after luggage before and after checkout times.
The nearby mosque has been significantly enlarged and you may hear the muezzin's call to prayer, but it's pleasantly melodic, and not too loud. As a bonus , you also have Thai muslim restaurants very handy.
It's probably time for a style makeover for this hotel, but it remains reasonable value, especially if you want a good pool to relax in after your day of adventures.

Amazing value for money, very attentive staff and lovely room with all the required amenities. Only drawback would be the beds are a little hard (although not uncommon in Thailand) fantastic stay overall would recommend!

Room was not that clean, bed sheet was not change and even duvet seems it's lying there from the previous customer. Bit disappointed with the price that I've been charged. Receptionist doesn't friendly and always showing the grumpy face. Overall was bad bad.

Location is close to old city which is good. The hotel is ok but they don't provide any safe. My room was on the 1st floor close to the pool and there were lots of mosquitoes. The room was small with no closet to hang your clothes. The bathroom was small. The worse part was the bed. It's a spring box that's all. No matress. I couldn't sleep and I left after the 1st night. Also the pool chairs are wood and don't have any cushions. This hotel is cheap and you get what you paid for. There are better choices in Chiang Mai.

Changpuak Boutique House was good value for money providing everything I needed for my 3 night stay... do note it isn't very close to many bars, but taxis are cheap in Chiang Mai so it wasn't an issue.

The main complaint's probably my own fault.

Quite nice, solid value. Two main complaints were that I'm fairly certain I left a jersey there, and when I had a thai friend call them about 48 hours later, the concept of a lost and found was really difficult to get across, and I never got the jersey back.

Also the bed was pretty hard.

So don't leave anything, or expect a super mattress, and it's all good.

Nice little hotel.

I really enjoyed my stay here and found this a good base to get around Chiang Mai.
A lot has been covered already but I would add that the staff are friendly enough and can arrange tours for you, but don't seem to want to offer a discount at all.
For when you're feeling lazy; the mini bar is very competitively priced and also the TV has a number of channels.
Yes the walls are pink, but this didn't really affect my stay!
The bed is hard and if you're sharing then you may want make sure you're okay with a see-through bathroom, but If I happen to be back in the area then i'd have no hesitation in staying again.

Expensive and tiny room

Claustrophobic small room, lacking basic things like a wardrobe, for this price I was expecting a big proper room, not a guest house room.
The sink and shower drains were both blocked, water didn't flow properly so ended up standing in dirty water in the shower. Breakfast very tiny and basic, one day waited 45 minutes for egg and toast.. On our last day we had to go to the bus terminal early in the morning, we asked the staff what time they would suggest us to leave, and they said not later than 7.30 (just as breakfast started being served), so we didn't have time for breakfast, even though someone was being served at 7.25 when we were leaving.. we ended up being at the bus terminal 7.40, with 1 hour and 20 mins waiting time..

Firm bed, some stink, great location, good value

Close to the night food market and nit oarticularly far from anything. They do have a more traditional Thai septic tank- no TP in the tolietttes!!! Also the area in general has that Bankok stentch I dont much care for. Charming place with pleasant hosts overall. If you like a furm bed, you'll like this place. Always smelled nice after they came, but the surrounding area still stinks & will eventually creep into your room. Good deal if you have lots of daytime & evening activities.

Great place to stay in Chiang Mai

I highly recommend this place. It has been one of the best on our world around trip. The hotel is very clean, has nice atmosphere, and is in great shape. It actually looks like the photos. The pool was nice & refreshing. The service was impeccable. We were sick for a part of our stay and spend a lot of time in our room and the house cleaning brought new towels, toilet paper, and water every day to us, without asking! That never happens. There's also washer and dryer to use for a small fee, which was very handy.

OK but needs improvement

Hotel was a bit understaffed - when I arrived in the evening for check-in, there was only one person at the reception desk and he clearly could not handle multiple guests checking in at once. Hotel seems quite new and the rooms are interesting (I like the tiles and the glassed bathroom), but was definitely not very clean - the cleaners need to do a better job. In terms of location, it's actually not bad - the best thing is the street food stalls very close by (right opposite the North Gate).

I was unfortunately not able to stay more than one night at this hotel due to its location right next to the main road, where there was constant noise even throughout the night. The rooms have very poor noise insulation, and it was impossible to get any proper sleep. I could also clearly hear other guests during the night. Because of this, I would definitely not recommend this hotel.

Die Unterkunft war hübsch eingerichtet,sauber und das Personal war immer erreichbar und freundlich. Mir hat nur der Haartrockner gefehlt, diesen hätte man jedoch sicher an der Rezeption auf Anfragen bekommen. Über einen Safe im Zimmer hätte ich mich gefreut. Das Hotel liegt sehr zentral an der Altstadt.Das abkühlen im Pool war ein Genuss. Es war klasse und ist empfehlenswert!

Ok for its price..

the room where very dirty even the walls where dirty. Felt like they have made temporary repairs to the room so it would not fall apart. There was just no care at all in the rooms. The outside looked really good and the pool area looked nice. If it where a little bit Cheaper i would say its a good hotel to stay one or two nights between travels or something even tho the beds where pretty hard even for Thailand hotel standards. Dont get fooled of the looks and think ur hiting the jackpot for ur couple trip for a cheap price. The wi-fi where reaaaally bad. Also remember you cant take food to the rooms. Would say its a normal cheap hotel trying to be ”classy”

Wir waren zuerst im deluxe und dann im superior room. War beides grundsätzlich schön. Dir Betten sind aber sehr sehr hart. Und im ersten Zimmer gab es beim Duschen nur kaltes oder sehr heißes Wasser, im zweiten war dafür die Halterung für die Brause kaputt und das Waschbecken war undicht.
Wegen der Baustelle nebenan war es sehr früh recht laut. Außerdem war eine wasserpumpe (?) in unserer Nähe die ganze Nacht immer wieder sehr laut.
Das Personal war nett und auch hilfsbereit.

Gutes Hotel in guter Lage

Das Hotel ist sehr zentral gelegen und man kann vieles zu Fuss erreichen.
Das Zimmer war schön hergerichtet und gemütlich. Der Pool war sehr sauber und erfrischend.
