Our stay at The Residences was phenomenal in every single way and our villa was incredible and so very clean and well appointed!! It truly exceeded our expectations and we can’t wait to return! We loved everything about the property and the staff were all amazing as well!! Teddy in the valet service area was a tremendous help with our luggage and groceries and he always had a smile! The cleaning ladies always did a fantastic job also! I loved the small gym on site and the breakfast area as well. The beachfront is also beautiful and we loved that they would set up chairs and an umbrella for us. It truly was a remarkable stay in every single aspect and kudos to everyone for being so kind and helpful!

We all had plenty of space and privacy to relax and unwind especially when the weather wasn’t cooperating for outdoor activities. My family and I 100% recommend this to other families looking to escape the northern freeze this winter. We will for certain be returning!

Really loved our stay! We had a 3 bedroom apartment with plenty of space and modern amenities. 3 gorgeous walk in showers, enormous bathtub. The complimentary breakfast was very useful with small children. Pool and beach access were great. Complimentary paddle boards and kayaks made it really fun. Location is nice as there is a Breeze shuttle stop at the end of the road but the property itself is in a very quiet location. The sunset was fabulous. We will be back!

Everything was wonderful from start to finish!! We love the location on Siesta key beach! We stayed in a spacious 3 bedroom, 3 bath villa with a nice terrace. The villas are absolutely beautiful with everything you can imagine. Top of the line everything in the kitchen and baths. Nespresso machine, blender... added to the enjoyment. Shampoo, cond & body wash in each shower, and small tubes of lotions available; basic kitchen supplies and laundry detergent. The property is small with only about 44 units, which we enjoyed and it didn't seem crowded. Easy beach access with plenty of chairs and umbrellas for your use at no charge. A lot of pool side loungers and cabanas also free of charge and first come basis. Also available a small fitness club, 2nd floor terrace with pool and ping pong tables, an owners lounge and breakfast spot. Breakfast every day is included and had pastries, oatmeal, cereal, yogurt, fruits, and hard boiled eggs, coffee, tea, milk & juice. These are high end timeshare ownership type villas and it was definitely a step above your typical villa. Service was wonderful and helpful. We were able to use the property after check out as we had a late flight and there are showers in the fitness center with towels etc. There is a small bar poolside; drinks are expensive, but potent!! :) They do offer a small menu, but we did not order any food. Short walk to restaurants, convenience store, sandwich shop, ice cream.Highly recommend!

The two bedroom condo we stayed in was amazing! The bathrooms were huge and so were the showers with water coming from the ceiling of the shower, which I never experienced! Patrick, the Beach Attendant was very friendly and set up our lounge chairs and umbrellas. He also kept people that didn't stay at the hotel from setting up so our area of the beach was not crowded. The complimentary breakfast was good with a decent amount of protein options. My only complaint was all the pillows were too fluffy and my neck hurt trying to sleep on the one that I used. It was a little pricey but well worth it for all the extra amenities.

As an executive in the travel industry, I was surprised by the lack of flexibility or acknowledgment of the special occasion we were celebrating. The front desk was not warm or accommodating, and staff seemed unempowered to make even simple guest-centric decisions. We had four cars between five guests and were met with resistance when asking for additional parking passes—ultimately being told to park blocks away.
The 10 a.m. checkout was rigidly enforced, with phone calls and door knocks starting at 10:00 a.m., leaving no grace period. It felt unnecessarily aggressive and soured our departure.
Additionally, the included breakfast was minimal—just a cold continental spread. At many comparable Hyatt properties, a hot breakfast is standard and expected.
The location and condo were gorgeous, but the lack of hospitality, warmth, and flexibility made the stay feel transactional instead of welcoming. With better staff training and empowerment, this property has potential to truly live up to the Hyatt experience.

The property was a perfect beach-side location. Loved everything about the outdoor facilities. We had some less than impressive interactions with the front desk, valet, and morning breakfast staff. They all seemed under trained and uninformed. Had to call for valet almost every time we arrived or needed our car. I asked for help of all persons for what I thought were simple requests for their respective positions and was met with confusion and lack of knowledge. This is from billing, to requesting a life jacket, to simply asking for a clean bowl at breakfast. The 3 bedroom we had was an incredible HUGE layout and bedrooms and kitchen were unbelievably wonderful. However, the living room sofa and chair along with outdoor cushions had met their lifetime. All needed to be replaced and were stained, flat, and uncomfortable. I think with a few new pieces of furniture and better staff training this place would be 5/5 because it was overall awesome!

We did receive email about checkin however when we arrived we didn’t know where lobby was and no one was at valet to ask. Another communication issue occurred at checkout. We were staying later on checkout day and wanted to order food by pool but no one explained how to do this until we were at pool ordering. Both of these issues could have been avoided with better written instructions.

The three bedroom condo on the gulf side was beautiful and clean. The beach is basically on property and it was nice having umbrellas set up. We had a negative experience with the front desk. After paying for a three bedroom suite we expected the front desk to be welcoming. They refused to check us in because my driver’s license was in the car. My husband had his license and the same American Express card we booked the room with. They still sent us back to the car and then locked us out because it takes a key card to open the front door. We had to wait to get someone to let us back in. The property is beautiful but that first impression started the trip off in a negative way.

Also had a hot tub, which was nice as the weather was a bit cool when we were there. Feel like I was misled a bit based on room description--thought we were booking a room with beach view, but instead got \"city view\"--which essentially looked into a back alley and at a 7-eleven. For the price/my personal budget, even though the room was really really nice, I likely wouldn't have paid this much for a room with no view. Read the fine print when you are booking if what type of view you get factors in to how much you are willing to pay.

This was our first stay at this property though it's been on our list for a long while. I will start off by saying we were wowed by our 3 bedroom unit. We've staying at a lot of higher end condo's and resorts over the years but this unit and property itself exceeded all others. Unfortunately we noticed A LOT of ants on the kitchen counters and reported it to the front desk within an hour of checking in.We were told she would be sending someone up.We left to get our groceries.We thought we'd be safe putting our packaged food in the cabinets as we didn't see any ants in them.We get up the following morning and pull out a package and it was loaded with ants and just as many ants on the counters as the previous day. We brought this to the attention of the front desk who again said they'd send someone. Long story short, the ants NEVER WERE taken care of, they persisted throughout our 5 day stay. We could not use the kitchen, we couldn't open any food that couldn't go in the fridge, we didn't even want to put out dishes or prepare anything, that's how bad it was.We get the fact it IS Florida but there IS NO excuse for a property of this caliber to have the kitchen infested with ants nor having a reliable service ON CALL to immediately spray the unit.There is NO EXCUSE to not have the units regularly sprayed to prevent this. Despite the front desk telling us they sent a service to spray(on the third day!)we saw no evidence of it and had loads of ants all 5 days. SO DISAPPOINTING.

Our hotel suite was extremely spacious and well furnitured; we have never lived in anything like it. The welcome from the bell man and the receptionist were also very warm, thank you for that. The breakfast was excellent and the sea and the white sandy beach were great. The only negative points were the pool bar with dirty water from the tank and overpriced bottled water as well as the somewhat strict check-out time. But overall a wonderful stay.
