When we arrived we had a small issue with the key, the Property Manager came right away and fixed the issue while we had small conversation. Very friendly and helpful property manager. The property is extremely quiet and peaceful, maybe at first glance it may seem like there will be issues when you arrive in the city; but the property is a quiet little hidden gem. There is no elevator currently, so if you have issues with stairs this is not for you.

We had 2 small issues with the actual room itself once we booked. The issues were not big enough to not stay there so we breezed them off. But we did tell the property manager about them so they can work on them. And he responded peacefully.

Other than the above, the stay was fantastic. And again don’t let the exterior fool you, this is a 2500 year old city and building.

If you’re hungry and are looking for something different than Italian Cuisine, a must try is “Mister Chicken” a short 6 min walk down the road. It is absolutely the best Rotisserie style chicken we’ve had.

I would say that the property is in the historic area of Naples and its location is good. Its close to some of the landmarks to visit in Naples, restaurants.
but the room has no amenities and the bathroom shower and toilet needs a lot of cleaning and sanitizing. although the bedroom itself is spacious.

This was a lovely property in the centre of naples. The location of this stay is amazing and close to so many amazing eats and shops. The staff were helpful and the room was clean. I would def book again!

Great location. Very difficult stairs. Shower entrance is too small— someone a little overweight would not be able to enter the shower. Good place for someone young interested in an exciting location.

It was an amazing location, right in the heart of Spaccanapoli! I love the sounds of the streets from my window and you can people watch. I arrived earlier than check-in time but the property manager was very helpful in accomodating me and getting me to the exact location (which can be a challenge). The room is very nice and cosy. There isn't daily cleaning available, but it wasn't an issue for me. There were some noise issue from other guests in the middle of the night but overall, an awesome location and great place to stay in Naples!

We stayed at Palazzo Marigliano (Don Aniello room) for almost a week in early February 2026.

Enrico was an absolute pleasure to communicate with and was so responsive and helpful. Watching the video for instructions on how to access the property is imperative, but was so well documented that there were no issues at all. A very friendly doorman greeted us and ensured that we had made contact with Enrico in order to access the property.

We were pleasantly surprised as to how large and CLEAN the room was. It was our third week of travelling and after taking rushed showers and awkward toilet situations, we shed tears of joy when we could take hot showers for more than 45 seconds and didn’t have to bag our toilet waste. Again, the bathroom was extremely clean and no issues with the facilities.

The room had two ‘balconies’ that overlooked the busy street below - although the ‘noise’ started around 6am, it was never a bother for us and added to the charm. We loved having the doors open and watching everything happening below us.

We were also pleasantly surprised when we saw that security officers were patrolling the interior of the palace

The beds were comfortable and unfortunately we visited during the coldest period recorded - we had to crank the heat but were thankful that there was even an option for that.

We were able to walk to the Spanish Quarters, Central Station and many other areas (everything within a 15-30 minute walk).

Check in was a bit of a mess. If not for the kind stranger hanging around the alley entrance, we may have never gotten in. The space could have been cleaned better, as we found old underpants in the clothes storage area. The shower head was broken, the bathroom sink sprayed everywhere, and there is a fair bit of mold in the shower.

The room was enough for three people and we had a good stay.
The only pain point is to carry big luggage too many floors as part of our 20 days trip in Italy and guest service could improve.

This is a pity because the property is in a historic building that is right in the middle of it all in Napoli. The manager of the property is super helpful and available for any issues or questions. I would honestly give him a 5 star review. However the property itself is terrible. The bathroom has mold and looks dirty. There is a chair in the main room that really needs to be replaced instead of being covered up with a nice cloth. And the beds are very uncomfortable. It was definitely not for us.

Communication was a bit weak and did not realize that we would be on the top floor with no elevator carrying bags on very steep stairs. One of our party members actually fell on the stairs during the trip. Communication came through a YouTube video and very impersonal. The location was great, however, in an area that people come to visit and take pictures of the property so kind of awkward. The water pressure was very weak, incredibly loud. Not exactly what we expected. Probably would never stay again.

Pros - Right in the middle of Naples city center - shops, stores and cafes are right there.

Cons - No onsite staff to get urgent matters settled quickly, You deal with the manager via whatsapp/call/messages during day time operating hours, the mattresses were very uncomfortable/sagging.
The biggest downside is that there are no elevators - only stairs - old age style - so big steps. Hauling the luggage to your room can be a big pain. Like the owners advertise - don't stay here until you are fit to carry your own luggage and/or can climb stairs. Also - since the property is bang in the middle of main streets - you may feel noise late night as well as early AM when garbage collection trucks start to show up.

My sister and I stayed for 3 nights at the Palazzo Marigliano, right in the heart of the old city of Naples. I would recommend it to anyone!! While the surrounding area is classic Napoli (chaotic, loud, a little frenzied), the inside of the Marigliano was an oasis. Absolutely stunning property rich in history, but modernised for today's travellers. Wonderful stay, will absolutely stay again the next time I am in Napoli. 💕

The location for this property is in the older part of town so even though it is set on the main girl Fehr, it is rather dirty and crazy. Sand Fernando would be a much better option. There is no elevator so you have to walk up 4 to 5 rather huge flights of stairs. So if you’re caring, I have a luggage it can be an extreme challenge.

Also, the furniture here is very rundown. It should not even be allowed in an apartment. On the first night we had a problem with ants all over our couch bed and so my daughter wasn’t able to sleep. We called the property manager and he said they sent someone out to fix it, but we didn’t see any evidence of that.

These were the two main problems with this property. Other than that, the air condition could’ve been cooler, but it was OK. The toilet also didn’t work when we arrived and so my son had to mess with it to try to get it to work. It ended up working again.

We had to do it all again, we would stay in San Fernando when it is much cleaner and closer to the beautiful sites.

Great 2 night stay in the heart of Naples

We had a 2 bedroom apartment which was spacious and very clean. The best bit is the location, right in the centre of the old town so everything was right on our doorstep. The apartment was quiet and cool. A nice place to escape the heat and busy streets when we had finished sightseeing.
We were travelling by car and you can't park at the apartment as it is in the ZTL but the host gave us details of a nearby car park which was good and easy to find. Thanks for a great stay.

Location was right in the middle of everything so it was great to step out the door and have so many options for restaurants. Also appreciated the space in the property.

Some of the air conditioners did not seem to work properly to cool down the apartment. The furniture was also pretty worn down. Parking was definitely a challenge if you have a car.

Great place in the heart of it all

Great spot for tourists, busy quaint street with lots of little shops and cafes. Nice and cool from the air conditioning in the apartment and felt safe and secure at night with the big doors. Clean apartment could have done with an extra key card and bigger fridge. I did think an apartment would have a little kitchen area but it wasn’t too much of a problem as reasonably priced cafes and take away right on the doorstep but could have done with a couple of glasses at least.

Enrico was very helpful and responsive in getting us checked in to the apartment. The apartment was spacious and overall clean. The kitchen appliances were somewhat dated and there was not coffee in the kitchen. Also, the property listing stated that breakfast would be provided, but that turned out not to be the case.

The video instructions and live interaction with the host were excellent for this unique property located in the heart of Napoli. This is a walk-up only building, and we had one unit on the ground floor and one on the top floor. We loved both, but the upper floors are for those who don’t mind stairs.

Lots and lots of stairs (74 stone stairs!!!) so word of caution to anyone who struggles with stairs. The air conditioning kind of worked and the upstairs neighbors were SO loud walking around. The apartment itself was nice and clean, very spacious and had great views of the city around us. Pick up some paper towels for the kitchen but the kitchen does have everything else you will need. Overall a good stay and a nice place to stay.

Palazzo Marigliano é uma propriedade de excelente localizacao bem no centro de Nápoles com ótimas opções de cafe damanha, jantar e bar. O local permite explorar a cidade a pé. O quarto é espaçoso e localizado em um belo Palazzo. Único ponto negativo sai as escadas para que esta com malas grandes. Se vier de taxi peça para parar na Via del Grande Archivio 15 que é bem proximo ao Hotel. O Manager é muito atencioso e apoia em tudo o que e necessário. Nos sentimos em casa e voltariamos!!!

The apartment was so spacious and conveniently located in the heart of Napoli. We all slept very well because the beds are very comfortable. Although, outside is full of action and people, the windows and covering kept the noise out at night. In the mornings and most nights it was quiet. We would definitely love to stay here again! The only slight issue is people should know the apartment is on the 4th floor and there is no elevator, of course because its in an old building. This was not a huge problem but it would be good to know for people with limited movement issues, i had recently broke my leg and it stood out. Thanks to our host!

I was thrilled to see the palazzo - it really added a dash of excitement to an already thrilling trip to Naples. Entering the courtyard was very special and the apartment itself was very large and appointed in the bedrooms with lovely antiques that complemented the style of the building. The location is superb for getting right into the action of city life. Our unit, the Don Paolo, was several floors up so we didn’t hear any noise. The A/C and the Wi-if worked perfectly. The owner was very responsive and check-in is handled very effectively and efficiently. Our unit had a wonderful kitchen with a great oven, but unfortunately we didn’t have a chance to use it. The building does not have an elevator so be mindful of that if it’s a potential problem for you. Naples is a fabulous city, full of life and wonderful people. Please don’t believe the stereotype that there are pickpockets on every corner; we never felt unsafe for a moment. The location of the palazzo is right in the midst of the historic center and you will enjoy the vibrant scene at its door.

There were ants all over. Shower didn't drain and they sent someone and he didn't fix it. He also left our door open when he left. Anyone could have walked in. I would not let them back in. We were not informed we would have to walk up 5 flights with all our luggage. We were not to use air conditioning with hair dryer. We were not happy there.

Excellent location, right in the heart of the Old Town, with tons of food, culture, and shopping options nearby. It's also about 5 minutes away from the subway station and 12 minutes from the central train station, so you can easily get around Napoli and its surrounding areas from there.
The apartment was very clean and functional. The management was responsive to all communications; they were doing it via messaging to avoid in-person contact during these Covid times, but everything ran as smoothly (if not better) than a regular hotel front desk.

The room was fine. The Television did not work. I would have liked a comforter or a blanket. We had a sheet. The room was very clean and beautiful inside. The neighborhood was sketchy. I did not feel comfortable walking around especially at night. My taxi driver was nervous to leave me off there. As for the service, we needed a 4:00am taxi and the contact was wonderful in arranging this. It felt more like an air bnb than a hotel. I was expecting a hotel and someone available in person when we come and go.

Very nice hotel right in the heart of Naples. Our room was impeccable and tastefully decorated. The high ceilings made the room feel spacious and airy. The host was responsive and the self check-in was smooth since he had provided a video beforehand with all details and necessary explanation. Staying at the Palazzo Marigliano is an experience in itself. Loved the small pocket door to access the property. Beautiful hotel overall!
