Location was not ideal for all of our activities. We averaged 25K steps a day because we don’t like to spend $$ on taxi/uber. There were great places to eat nearby so that was a plus, room was nice with a picturesque view out our window and I have nothing negative to say about the hotel itself, it was clean, air conditioned and had an elevator!

the a/c in the room did not work correctly and after many attempts to get someone to fix it we were finally able to switch rooms. The back and forth trying to get this accomplished was not necessary and the staff should have confirmed the rooms were ready for us prior to arrival. This was not a cheap hotel and the service did not reflect the price we paid.

Absolutely terrible experience at Relais Santa Margherita in Rome. We lost power during the night, and the electricity was never restored during our stay. With temperatures being extremely hot, we were left without air conditioning, lights, or the ability to charge our phones.

What made the situation even worse was the complete lack of urgency and concern from the staff. We repeatedly reported the issue, yet no effective solution was provided. We were simply left to deal with the unbearable heat and discomfort on our own.

This was not a minor inconvenience—it completely ruined our stay. When you pay for accommodation, you expect basic necessities such as electricity and air conditioning, especially during the summer in Rome. The hotel's response was unacceptable, and the lack of customer care was shocking.

I would strongly advise future travelers to think twice before booking here. This was one of the worst hotel experiences I have ever had.

The rooms were clean but very small. Excellent location, close to transportation, dining, attractions.
We had an issue with the booking -- we booked a room online that was described as a room that would accommodate 3 people (queen bed plus a twin). There was an increased cost for this room over a room which would sleep 2 people. The booking was for the 3 person room for 2 people and then I emailed the hotel directly to advise them that our daughter would be joining us for 3 nights out of 5; they advised that there would a 20euro surcharge for the nights she would be there and I could pay on arrival.
When we arrived they put us in a smaller room for 1 night and then held our luggage for a day because the room for 3 was not available. They did not seem to understand that we had booked a larger room and blamed it on Expedia's pricing. We did not appreciate being bounced around from room to room.
Also, the showers are very small! We had to request that one of the shower doors be taken off to allow us to use the shower.
The staff was very responsive; hotel management was not.

Lovely stay. Great location to train. We walked to most places every day.
Got the metro from Canvour station which is a short walk.
Room was spacious. Coffee machine in room and safe.
Very modern style room.

The only negative I would have is the air con was only on when you were in the room which meant it was hot when you got back. The corridors were ice cold though so could sit in those while waiting for room to cool.

Well, the place was actually very convenient—in a great location and very clean. I highly recommend it. The only things I didn't like were that one morning we weren't notified that the water was off, so I couldn't shower (the water finally came back on later, just as I had gotten ready and was leaving the hotel), and another day the elevator wasn't working. But aside from that, the staff were very friendly, and the place itself was very clean and lovely. I truly recommend it 100%; it is a very cozy place, and I really enjoyed my stay. I would definitely stay here again if I were to visit Rome in the future. Once again, I give this place my 100% recommendation.

The staff is the gold star at this Property. Greeted us when coming ir going with a smile. Answered all questions we had about the area. Got us taxis very quickly. Room and bathroom were pretty small but workable given we were out most of the days but it would have been better to have more plugs as we had to swap the kettle and coffee maker ... the USB ports might need replacing as they were a bit loose so sometimes stopped charging

The location of this property was amazing and one of the biggest highlights of our stay in Rome. We were able to walk almost everywhere we wanted to go, which made sightseeing so easy and convenient. The staff were also very friendly and welcoming throughout our stay.

The only downside was that the washroom had a noticeable sewer smell at times, and because the room was quite small, the smell would sometimes spread through the room as well. Thankfully, we spent most of our days out exploring the city, so it didn’t impact our trip too heavily. Overall, it was still a great base for exploring Rome because of the incredible location.

We arrived late due to our flight so there was not much we could do about it. Reception tried to be helpful but there were no additional rooms available.

If I could give 0 stars, I would!
Terrible experience. The reception staff were nice and helpful, but they were far beyond a good service. The room was musty, smells terrible and very small for what was advertised for three adults. The coffee maker had murky water filled, it seems like it was never cleaned ever, the plastic cups had dark stains like someone already used them. The bathroom flush would not flush on occasions or would keep water running without stopping, broken handle. the shower was very small and uncomfortable, barely fits an average sized person. The cleaning service was the worst, the cleaners would not replenish the tiny shampoo bottles or the soup, they take the towels but not replace them. They would haphazardly make the bed like a child would. My child would make their bed better than they would :D. We had to run after the staff (mind you after a long day of walking the city) to ask for towels and shampoo/soap. Internet WIFI was terrible and we could not get any reception in the room.
I would not go back to that place.

Decent location for walking the City, Metro and eateries. We had stayed in this hotel in 2018 just after it was refurbished and the amenities were good. It felt as though nothing has been done to preserve this standard as the hotel looked tired. Our room had many issues. The foremost was the smell from the drains in a very narrow and poorly laid out bathroom. The sink was obviously a recent and poorly fitted replacement and the shower was tiny. There is no bar or restaurant and the baggage store has a camera but it is an open room with general access, they could put a lock on the door to secure it. Checkout was 1030 which is earlier than most, we asked if we could stay until 1200 and were asked for 100 Euros for the 2 rooms; we declined. There are many other small independent hotels in Rome, better than this one, look around. Not recommended.

Appreciated that they had found us a room at an alternative hotel nearby however this was not of the standard we had expected and was cheaper than the rate we paid and we had not received any communication of the issue. I chose this based on our requirements, it was important to us to have a kitchen (as it’s shown in photos).

This property and its rooms don’t have a kitchen. What makes matters worse is there is a communal kitchen onsite and you aren’t allowed to use it - they’ve put signs up all over it saying “DONT TOUCH!” … why???

We raised our concerns with reception. Guy on the front desk really didn’t care and showed no concern that their photos advertised were incorrect. This has cost me $$$ not having access to a kitchen by having to eat out for every meal.

Some other photos for this property are also incorrect. The rooms don’t offer character as shown. No exposed beams, angled ceilings. It’s just a very small room, the photos on the website make it seem much bigger.. it isn’t, it’s really small with nowhere to put your luggage.

Contacted Expedia and the property would not compensate at all. Expedia has given us a small credit for the inconvenience.

Very disappointing when you pay upfront and you dont get what you paid for

Other issues… the heater didn’t work (in January, when you need it most), damaged furniture in room. Bed uncomfortable and there’s noise from the bar/restaurant underneath that will keep you awake at night.

Location is good, but that’s about the only good thing.

Suggest you book elsewhere !

We had a great stay. Don't let the \"1 star\" rating discourage you from booking this hotel which is charming, clean and very convenient to notable landmarks. We weren't familiar with the area when we booked the hotel, and found it to be less \"touristy\" with restaurants that locals frequented. We felt very comfortable walking around the area, even after dinner at night.
Our \"standard double room\" was more spacious than other hotels we've previously stayed in. The hotel is easily walkable to Termini station. The room was quiet (no noise from other guests), the hot water was plentiful; the air conditioning was quiet/chilly and the mattress/pillows were comfortable.
Mohammad at reception provided us with valuable tips on the area, was proficient, helpful and congenial. (Thank you Mohammad - it was great meeting you and you added great value to our stay.) When we return to Rome in two years, we plan to stay at this hotel again.

If your plan is to use this hotel for touring Rome - and Rome as a base for nearby places, hotel is excellent.

5 mins to the main railway station, 5 mins to three Metro lines, places to eat, drink and two supermarkets.

In my opinion, this may not be the right place for a family with very young children. The hotel can be quiet \"busy\" both last thing at night and first thing (from 0600) in the morning. The area surrounding is also busy with tourists, people in restaurants and people passing by.

But, I would 100% stay again. Great place, clean and the AC worked perfectly. A brilliant place to see Rome and the local area from!

The staff are great! We loved the area. It’s the perfect spot close to restaurants, churches and shopping. The hotel is located in a small street with cobblestone. Simply beautiful.
The cleaning lady is very thorough!

The downfall are the tiny elevators, one luggage at a time. The stairs are very large and wide.

The hotel has the cutest seating areas on both levels.
The only issue we had was the air conditioning. The front desk controls it upon your request.

We really enjoyed our stay and hope to return again.

We stayed at this location due to the close proximity of the train station.
We arrived a little early, but the front desk agent was able to accommodate us and only had to wait about 30-40mins for a room.
The building is old of course, but has been renovated.
At first it seemed unbearable with the room temp, but we called and the front desk quickly changed our temp from the min of 25C to a min of 15C.
Staff didn’t provide much information, but they were nice when we had questions.

Hotel is close to restaurants and the main train station to get you anywhere you want. The room that we stayed in was very small and did not feel like a Superior Double Room. We had booked 3 nights but checked out after only 1 night. The air conditioner was so noisy that we could not sleep if the air was running. If we turned the air conditioner off, then the room became so hot that we could not sleep. After we turned off the light at night we heard a rodent in the room nibbling on something. The mattress had severe pilling, which could be felt through the bottom sheet when in bed. My wife woke in the morning after the first night with a bite of some kind on her cheek. The shower was so small, that we found it difficult to squeeze in with the doors open as far as they could be opened. After the first night we asked reception if they had another room and they said they were fully booked. This left us with no option other than to book into another hotel on short notice. When we returned home, I wrote a detailed complaint email to the hotel asking for a refund for the 2 unused nights accommodation, but the hotel manager did not even have the courtesy to reply.

The location is very central to a lot of restaurants. It is in walking distance to the colosseum and Roman forum. Note however the roads leading to the hotel are often crowded and might be a downhill/uphill journey so practically it is not easy to walk with large suitcases.

As for the hotel itself , some front desk staff are a little more helpful than others. One the first day of check in our WiFi didn’t work but the problem was fixed and the bathroom had no toilet paper but once we called the front desk that was resolved.

I had a standard room , if you are just looking for a place to sleep as opposed to lounging all day in the room for comfort then the room is fine for that purpose.

The showers are EXTREMELY small . I am 5ft 2inch at 140lbs and could barely find room to turn in the shower or close the shower door. So if you are a person of a larger body size this might not be the room for you ( not sure if a higher room categories have larger showers)

There’s nothing we didn’t like about this hotel except the bathroom was a little tight. We’ve noticed that in most of our hotels over the last few weeks but what was really frustrating is that there’s no shelf or holder in the shower to put soap or shampoo or anything. So you have to put it on the floor or keep opening the doors to reach something. Sounds minor but we stayed there for 4 nights so it was a little frustrating with such a small space. Otherwise this hotel was great.

This hotel is walkable distance to the train station, even for my mother who was traveling with me and has mobility issues. It is super close to Santa Maria Maggiore and only two-3 blocks from catching a bus to visit the colosseum. There’s also a grocery store close by. The staff was super friendly and helpful. The hotel is in a brilliant location, very near to plenty of restaurants, the main train station, the subway, and in walking distance of every sight we visited. The lift was very small and wouldn't be suitable for anyone with large bags or a disability, and the stairs can be quite awkward. The room was nice, however the bathroom was quite cramped and poorly ventilated (no working extractor). We only had a few small bags, though if you had several large suitcases, you would have struggled opening them all with the limited floorspace. We also only had a skylight window, so no view of anything around us. The hotel staff were friendly and we always had clean towels and sheets when we needed. I would definitely recommend this hotel if you want a convenient location for a short stay.

It was fine. Nice that it was close to the train station, however the air conditioning wouldn’t work, the front desk was super unhelpful and just said they could see that it was on, on their system.
There was also an alarm pad and fire alarm that was blinking all night. Saying “help” I asked the front desk about this too and they just shrugged it off.
So we covered it with tape and a cloth, and tried to ignore the one on the ceiling.
Very dirty out front, piles of dog poop on the road and front steps, entrance was in an alley or skinny street, did not feel the safest.
So all in all, fine for one night, but we will not be staying there again.

The room was not like the pictures on the WotIf website.
The shower was so small that I could hardly fit through the door. The air conditioning was extremely noisy, so loud that I found it hard to sleep. If we turned the air-condition off at night to reduce the noise, the room became so hot that it was difficult to sleep. After we turned the light out at night we heard a mouse or a rat nibbling away a something in the room. The room was small, and not really any space for a second large suitcase.

For the price of the night stay, it was amazing. You are literally few minutes walk from Roma Termini and they have nice cafés around the hotel to eat at. Wouldnt recommend any other place for a good budget and great location.

Hotel location was quiet and close to the supermarket and cafes. The hotel offers free luggage storage which is nice. However, it is basically an unattended room easily accessible to anyone. I felt slightly uneasy as a maintenance worker walked by as we dropped things off, as there is no physical staff there. I question the thoroughness of the cleaning staff as we found a hat from the previous guest in our closet space. There were a few old stains in the walls and our sheets were pilling. Also, we had to call reception twice to get our air conditioning turned on. To top it off, the button to our toilet got stuck a few times which we would have to remove the actual panel to reset! Overall I would definitely not stay here again; thankfully we were only here for a couple of nights and were out most of the day.

Honestly it was one of the most amazing hotels I have ever stayed in in Europe. Relais Santa Maria was in the perfect location in Monti, surrounded by small Italian restraunts. It was a 10 minute walk to colosseum and overall just a 10/10. They had a daily cleaning and 24/7 reception. I would definitely stay in this hotel again if I’m back in Rome !
