This is a low-priced motel and it met my expectations. Nothing fancy and nothing bad that I experienced, but I mainly just used the room at the end of the day to eat, relax a bit, and get ready for the next day. It’s maybe slightly run-down by which I mean there were some small holes in the walls where things like towel racks or old locks had been attached and have since been removed. The place however was pretty clean, the bed was comfortable, and the water ran fine. I’ll stay there again when I’m in the area in the future.

I was able to hear the TV and voice’s from the room next door.
There was no remote in my room.
The bathroom walls were 2 colors, like someone started to paint it and stopped.
The gentleman checking me in was friendly.

Room was a bit outdated but several updates had been made- new flooring & bath fixtures. Bed very comfortable.
“Mountain View” a bit limited.

I didn’t like that the floor around the toilet was soft like it had water damage. You could visibly see it sunk in. And there were some small worms by the toilet.
I liked that it looked clean and smelled clean.

My sisters and I have been going to the RoseLoe for several years.? It’s been one of our favorite places to stay but, in the last couple years the room we have stayed in are getting really bad! The doors need replacing, the air conditioner didn’t work and the ceiling towels were pin up.

though this is an older property, it is obvious the owners are trying to keep it up. the room is newly painted, the parking lot is brand new. The beds were very comfortable and everything very clean. We had a 2 bed unit, and it came with a full kitchen! I definitely would return here and recommend it.

Few options in the area. It is somewhat remote. No cell service in much of the surrounding area. Building is old and in fair condition. Not terrible but definitely showing its age and suggests limited funds or effort to keep it up.
A/C worked and TV worked plus decent channel choices.

it's a motel good for a one night stay.It has a kitchen with stove and oven and pots and pan including cuttlery. Unfortunately the renter is responsible for the dishes. So all the pots and pans we had were dirty. The one plate was greasy and unwashed. The bed was good and the shower new.

King bed was comfy. place a bit older. our bathroom shower was new but rest of bathroom could use upgrade. staff was super accommodating. was looking for drink mixers and the manager gave us two cans of ginger ale from their personal stuff. very nice of them.

Just very dated. You can tell repairs have not been professionally done and basically rigged. Stove had broken burner with a piece of paper in the spot that said broken. Cabinets were old. Refrigerator was duty. Hot water was a hit or miss. But the gentleman running the office was very kind, very helpful.

No idea how this is rated so high

This place was super sketchy I have no idea how it has as high marks.
Bathroom was gross- hair in tub and sink. There was some sort of pest thing plugged into the outlet, a dish over the sink hole (I'm guessing to block any bugs?), no soap only shampoo packets, and huge patches of paint peeling off the wall. I was freaked out and kept the bathroom door closed. I didn't see any actual bugs but I was afraid I was going to.
The heat didn't work. One of lights didn't work. There was dog hair all over the floor. I couldn't sleep well between worrying about bugs coming in from the bathroom and the bed springs feeling hard.
Otherwise it seems like someone tried to gussy it up by painting things (walls, furniture) but really needs to look at the whole situation.

Great stay.

My husband and I stayed at the Roseloe for one night. It was our first time staying here and we enjoyed our stay very much. For the price, you get a comfortable, clean room. The bed was very comfortable and it was quiet at night. Staff was very friendly and provide free bottled water. There's an ice maker on site, as well as mini fridge and microwaves in the rooms. The convenience to get to all attractions was excellent. We will stay here again.

It has been a while since I stayed in a motel, and truth be told, I usually stay at the Homestead when I am in Hot Springs. It is nice, however, to have an option that is not $400 a night, especially if you are whizzing in and out of the area. This perfectly suited my needs. My room was very clean (which might be my #1 requirement), the bed was comfy, the AC worked great, it was quiet, the water pressure was on point, I had cable tv, the kitchenette was perfect (it was stocked with the essentials, had a new stove, microwave, sink, plenty of paper towels, and a great fridge/freezer combo) for me to do my dog food prep, the property has dog friendly rooms, and there is plenty of lawn to walk referenced dogs. :) It has also been a while since I have benefitted from the convenience of parking right in front of my room. I did feel safe the whole time. The manager was super friendly, helpful, and extremely available in case I needed anything. I really felt like I got great value for the extremely reasonable (and low) price of my room. Does the parking lot need re-paving? Maybe. Does the exterior need a refresh? Perhaps. Has each room been modernized to perfection by the best contractors around? No. Did I care about any of this? Definitely not because this is a motel, not the Omni, and investment dollars have been spent wisely on things that matter so travelers have a clean, comfortable, and the most cost effective, high-value option in this area. Would I recommend it? Absolutely!

Very dated motel but looked pretty good from outside except for the deteriorating parking area.
Got inside and the \"free\" wi-fi would not connect as wouldn't the tv. The bed was comfortable and room was mostly clean. Needed a bunch of little things. Overall, was an OK stay but not worth the $124.00 per night cost.

black. If you have a room with a kitchen STAY out. NOT a queen-size bed. Good water pressure. I did love sitting outside in the rocking chairs. The housekeeper was nice, she just needs to learn how to clean. We were in room 21.

This place has a lovely ambiance, old fashioned motel. Our room was cozy and clean. One of the lamps needs fixing, and someone has taken the dining pages of the guidebook. A nightlight would be nice in the bath.

Great Place for a Long Weekend

Staff were great and check-in was fast and easy. The hotel is old, and it took a while for the heaters to warm up the room, but a great price compared to the other options in the area. The beds are not queen-sized, but only full, making for a tight fit for 2 people. But the location is perfect - right in the middle of the valley and only a 5 minute drive to the Omni Resort and Warm Springs Baths. Lots of great restaurants in the area too, and great hiking trails. It's only 3.5 hours from DC, and makes for a great long weekend any time of the year.

No hot water,

Unfortunately our stay was not good. The size of the room was great. Very large bathroom. But that is where the problem was. No hot water. When we checked in we were told to let the hot water run since we were in the last unit. Friday night I ran the shower and the sink for almost 20 minutes. Water never got warm. Got up at 6:00 am on Saturday, the water run again for 15 minutes still did not get warm. There were 3 staying in the room there was only 2 towels, 2 wash cloths and 2 hand towels, not that we got to use them, since we had NO Hot or even warm water. The security lock on the door was broken, The heater in the bathroom smelled like it was burning, and the towel rod on the wall was broken.

Beautiful area. Very helpful and friendly staff. Easy transaction. Basic needs are met. The only suggestion to owners - we are not sure what you clean with but the room was super overwhelming with a smell like old lady rose powder - we assumed it is some type of deodorizer that you use in the room or what you wash the bedding in? It was overwhelming and even my mom said that she could smell it within her oxygen machine the day after we got back still and she has little smell sense compared to me. I'm not sure why you have that smell because there wasn't anything that it was covering up. Room 26. I also wasn't sure how to change the temperature in the room as the wall thermostat didn't seem to work? We had a great time. We wish that we could have stayed longer.

Everything was good, room was clean. But AC when it’s work make smell like pee..I google it, and it’s need change some filter.. I went in offlice and reported about this problem,but nothing happened. Then I just turn it ac off,because my mom have a problem with her lungs and breathing ,she was on oxygen. And I let office people know before we went in room. We stay 3 nights,suffering from smell like pee. Last night I just turn off ac and smell was gone.. it’s was hot,but it’s better.

Fridge & coffee maker was filthy. Old and gritty faucet in kitchen. Bathtub had hair in it but shiny faucet so not completely cleaned. Lamp shades busted, looked like bought in the 80's .
Decor was of civil war pics, rather drab ... to me this place actually gave off a \"Bates\" feel 😌
Newer , modern floors were nicest part of the room.

So thankful to Larry at Roseloe! Flexible and easy check in. And he was so kind to give us detailed directions to the motel, ensuring that we were not misdirected by our GPS. Quiet and clean accommodations. But best of all, we had left a sentimental item in our room, and he went out of his way to make sure we got it back after we left. All the way around, Larry was above and beyond! I'm sure we will stay at Roseloe again when we return to the area.

This property is not the omni, it is a motel but if you are looking for some place that is reasonably priced, clean and still roomy this is it. Easy location, table and chairs in room, out side rockers and picnic table and even small grills to loan to travelers. Dont expect fancy but do expect a nice and friendly place to stay

This is a great budget friendly motel. Thelma made the check-in process easy and was very pleasant. The room was clean, the beds comfortable, and the separate kitchen was great since we planned to cook our meals. Great location with mountain views. Will stay at the Roseloe the next time we're in the area.

The floor was dirty with an oil residue, kitchen and bathroom were not clean. The fire alarm was disconnected and the TV selection was limited to only non-HD stations ( no news available). Really needs some serious work and a health/safety inspection.

This was a very old motel. The shower floor was dirty as well as the shower mat/towel. The coffee maker didn’t work properly it over flowed on the counter because the coffee pot wasn’t the correct one for the maker. This was a little aggravating since I had to clean up everything twice.

Liked the cozy feel and beautiful surroundings. Nice staff person at front desk. Talked with a lovely family also staying there. Very friendly area of Virginia.
At bit disturbed that there was no hot water for a shower on Friday night.
Would stay again if water situation is corrected.

I went with my son and daughter in-law to Hot Springs as a babysitter while they attended wedding at Omni...where they all stayed 2 nights.I did not want to spend that sort of cash and so I drove to Roselo motel each night to get some sleep.
Place is quiet and safe at night and well lit. It is VERY basic, but that's ok. What was not ok was the mold in leftover coffee in the pot. Please see attached pictures. I had to leave early in morning to babysit at Omni, and no one was in office to tell. When I returned late the second night, bed was made....but mold and coffee pot were untouched. I always stay at budget places but they are always clean. This one was not. Most of the reviews said place was clean, so I booked it. I have never seen mold growing in coffee pot before in any of my stays, and I am in my sixties. Also, the bathroom mirror was not clean when I checked in...it had spots on it...like someone flossed. But that was overshadowed by that coffee pot. I never could make coffee, both mornings.
