This property is directly across the street from the Nijo Train Station — with connections for buses and subways – so it was extremely convenient to get around Kyoto, without the congestion of other areas closer to Kyoto center. We had a king-size in a room with a small table and two chairs, mini-fridge, water heater, iron, hair dryer, and large tv. Comfortable and clean. The attached bathroom had a walk-in shower and a washlet on the toilet. Amenities are not super ample (no in-room coffee etc.), but are available in the lobby. Staff is super friendly and helpful. There is a 24-hour gym and public bath (gender segregated). The breakfast was great: it might seem more like an evening buffet, but the combination of vegetables and fruit, along with basic breakfast meats, pastries, rice, and more, was a great way to start the day. There are laundry facilities on site. Prepare to use at least 2.5 hours to wash and dry a smallish load in the wash-dry combo machines. We definitely would come back to this hotel if we come back to Kyoto for a longer stay. Of note for this locations, along with Nijo station, is the Life Supermarket, which is a block away. It was useful for stocking up on foodstuffs so that we didn’t have to depend on restaurants and cafes the whole time.

Great hotel to explore Kyoto. Right next to the station for easy access. Rooms were big and comfortable with amazing shower. We ended up extending our stay there twice. Will absolutely stay there again if we are back in teh city. Great food in the cinema mall on the opposite side of the station.

The room I was given this time was not as nice as last time. I chose a moderate double which always faces toward the back of the hotel. It doesn’t have a view but it’s quiet. Unfortunately, the shower room in my room, and the carpet had an awful smell.

I asked for a different room, but was told they did not have another room available of the same type. I found this hard to believe in the off season. I also thought they could have given me a higher floor room this time (above 4), considering this was the third time I booked a room here in two months. But no luck.

The room they did move me to was a twin room facing the street. While the smell (and air circulation) was a little better, the noise was terrible at night. I had stayed in this room type my first time here, but it was at the other end of the building. This time the muscle cars were revving their engines right at the intersection where the room is. You don’t expect that in Kyoto but it woke me up many times.

I give this hotel 3 stars and kept returning only because of its convenient location. The room you get really makes it hit or miss, and it should be more consistent with this level of hotel chain.

This was a phenomenal hotel! The location is close to the subway, but the soundproofing is excellent. There are two major supermarkets one block away, convenience stores across the street, huge Starbucks, food court with excellent meals (Bivi). Within the hotel, you have every convenience you could want, even a shared microwave and public bath on the first floor. The elevators are fast, the rooms are exceptionally clean (I mean luxury hotel standards.) There’s a huge cafe next to the lobby. What’s also really nice is that you get some nice luxury touches in your room without the luxury price tag. The spa bathtub is absolutely worth it!!

It’s an amazing value! If it were not for wanting my own kitchenette, I would keep staying here for two months.

I give this rating mostly because the beds were incredibly uncomfortable for us, very hard and the only “solution” was to put a blanket on top of the mattress which did not help. While the room and bathroom were clean, there were so many marks on all the walls. Breakfast was good for the price. Most staff were very welcoming.

The location was alright, it's actually not as central to most of the hotspots in Kyoto but being close to Nijo Station which has a subway line and a JR line helped alot.

The location was good; it is literally in front of Nijo station and very close to Ritsumeikan University Suzaku campus, where I attended a conference. The room was small but clean, bad, pillows and linens were good. There is no closet to store clothes or other items. If you have large suitcases, you've got to place them on the side of the bed. The shower room was spotless and sound, with a forest shower. The breakfast was good, but constantly a shortage of food in busy hours. In most cases, the two coffee machines were out of service. A big improvement is necesary for these issues.

Simply the hotel was superb - the rooms are larger than you would generally get in Japan and the quality of the fittings and cleanliness was top rate. We enjoyed the 'rain' shower - probably the best that we experienced in any hotel. The rooms were cleaned and tidied everyday - if I had a small complaint, there wasnt any closet space only a rail with a few coat hangers. The bed was very comfortable and the room had blackout curtains - and well the toilet is to die for - I need one of these at home

The hotel in an excellent position, just opposite from NIJO station which has both underground and overground connections, so it was easy getting anywhere in Kyoto - we were only 2 stops from Kyoto station (where you can get the bullet train and the direct train to Osaka Kansai Airport). Around the station there are convenience stores, supermarkets and many places to eat. We didn't eat breakfast in the hotel as it was too expensive Y2,000 each, so tried a number of different coffee shops where breakfast for four was around Y2,500.

I would certainly recommend the hotel - we used it as our base to visit Osaka, Hiroshima, Nara and Tokyo (although for here we stayed at another hotel in Tokyo for 3 nights) but retained our room at the Royal Park.

What a neat spot to spend your time in Kyoto! First of all, just by the Nijo station so you can go everywhere easily. Also a wide variety of restaurants nearby in walking distance. The breakfast is great if you're staying <5 days, but for more than that, it might get a bit repetitive as there are no new options in rotation. Staff are super friendly and helpful, I even asked them about a reservation at a restaurant which appeared to be fully booked for weeks, they went out their way to call and set up a spot for us that very night, which we definitely couldn't due to our broken Japanese :)

Breakfast was acceptable but a bit pricey at ¥2000 per person. There were plenty of eating options at the Nijo Train Station which is directly across the street.
My biggest issue with our stay was the laundry; there are 5 machines which are washer/dryer combo units which dispense detergent/softener automatically. The cost is ¥600 for a wash and dry and takes 2 hours. After the cycle was completed my clothes were still soaking wet. Add on dry was ¥100 per 30 minutes, after 3 hours we finally gave up and hung our clothes in the room. Plus the softener made the clothes feel damp and off.

Internet is not very good. Usable, but won't blow your mind.
Very well connected being across the street from jr nijo with frequent sanin line access to kyoto station. Tozai line is super convenient.
The hotel itself....if you don't like bumping shoulders with foreigners you should probably look elsewhere. Lots of rude tourists and etiquette is lacking. Laundry machines get hogged, and people are very rude about getting access to them.
Otherwise, the area is great. There's a food court style mall next to nijo station with some great restaurants, and a huge life supermarket down the street.

Unlimited free coffee, tea and flavoured sodas was a nice touch, saved going out to buy coffee every morning. Laundry machines were handy however the dryer portion took long, so we hung some of our clothes to dry in our room.

The hotel is conveniently located directly across from a train station including JR rail lines making it very easy to venture out into Kyoto each day. And because it is a bit more centrally located, I never felt too far from any of the events I had pmanned or sightseeing I wanted to do. There are some great coffee shops and bakeries right near the hotel if you opt out of getting the breakfast package. An easy favorite being Lion Bakery less than a minute walk around the corner from the hotel. I did have a slight issue with the room feeling a bit worn down in some areas. There were scuff marks on the walls and the carpet was spotty and worn in places. It isn't a huge complaint because I booked the room knowing I was there to sightsee and the location was perfect for my activites. I didn't feel like the room was dirty or unclean either. The cleaning team was diligent with ensuring the room was very clean when requested. I think maybe just some basic upkeep and maintenance is needed. Overall, I would stay again because the location allowed me to see a lot of kyoto without excessive travel times.

Across the street from the train station, so super convenient for travelers and easy to head out on day trips. We explored all over Kyoto as first time visitors and, in hindsight, I'm really glad this is the area of the city we chose to stay in, as it avoided the more crowded areas overrun with a much larger number of tourists. The hotel was very nice, and the front desk staff were friendly and helpful during check-in. There were free drinks offered in the lobby. The rooms were a bit on the small side, but were still comfortable and the amenities very nice. We booked two rooms that ended up being on opposite ends of the same floor. For some reason, the room in the wing directly opposite the train station had an unusual odor that never dissipated during our 4 day stay. I found this a little offputting and was happy to be in the other room.
