The room was clean, but that’s about it. The main issue is the disconnect between how this hotel is advertised and what it actually is. It’s a fine, middle of the road 3 star with a decent view (ish) and uncomfortable beds, and a number of other annoying but minor flaws. It is not a five star or anything close to that. There is just no objective reality to that claim. The experience made me question the reliability of hotels.com’s system for rating and ensuring accuracy. For a mid to low 3 star it was fine. If you compare it to any reputable 5 star or even 4 star it’s a very disappointing experience.

Stayed as a family of 4 for 9 days in mid August 2025, 2 adults and 2 children.

Positives:
Remote hill top location in Old Town Malia (10/10).
Villas with private 10m to 15m length pools (10/10).
Overall the teams were very helpful and did their best to support.
Amazing views of Malia from your balcony from the hill top location (10/10).
Notable mentions; Alexia at the front desk,
New lady in the restaurant from Romania, Male supervisor / manager who helped us after we got locked out of the villa with 2 keys at night.
Private pool chemical level being checked.
Met the new owner at dinner whilst the teams were stressfully trying to work out our bill for a new menu and he said he his aware of what they need to improve on and service is not were he wants it to be.

Negatives:
Attention to detail I.e. 1 bed was missing its top cover for the first 3 nights.
Very easy to lock yourself out of the villa because of the safety feature on the doors.
Service in the restaurant needs to be improved / missed opportunity from the hotel due to isolated location.
Catering options are very limited / Menu cards are confusing / Not clear what you have ordered and what you are paying for.
Nightly disturbances from staffing quarters into the early morning (stayed in villa 407).
No locks on the bathroom or toilet doors.
Hot water in the tap & shower is extremely boiling hot.
Toilet / Shower room on the lower floor in the 2 bedroom villas should have a solid divider as water gets everywhere.

The hotel possesses excellent facilities and the staff are both pleasant willing to serve and know their jobs. We had an excellent time just relaxing in the room and making use of the spa, jacuzzi, indoor pool and steam room. Location on top of a hill provides excellent view of the surrounding area as well as the rugged beauty of Crete. Nothing really compares to having that sense of relaxation in excellent facilities nestled close to nature.

Only slight issue is transportation to the hotel on arrival from Heraklion Airport. The transfer company only dropped us off by Malia church with instructions that the hotel was only a 10 minute walk. No mention of the steep walk to the hotel. Excuse the road is to windy and narrow for the big coach. We took a taxi instead and wise decision it was.Nonetheless I've nothing but praise for the hotel who have a shuttle service to take guests down to Malia. Keep up the good work folks.

Hotel is ideally located on a hill overlooking Malia so perfect place if you want to escape the hustle and bustle of the town. Staff are exceptionally friendly and very helpful. Beautiful views of the sea and mountains from the rooms. Excellent gym and spa facilities. Wide selection of local foods at breakfast and good restaurant menu. Our flight was in the evening so the reception staff were kind enough to allow us to stay an extra few hours past our check out time to use the pool and gym facilities at no extra cost. Cannot fault the place. Highly recommended.

Peaceful hotel on hill above Malia\n

We arrived just after 10pm to a friendly and efficient check in. The welcome water, wine and fruit was a nice touch. The Ambassador villa with private pool was very spacious for 2 people and had a great view over Malia and the sea . It provided privacy with the benefits of hotel services. Breakfast offered a good choice of hot and cold items and the evening meal we had was good. Highly recommend the gym & spa, the massage treatments were very good. The staff were outstanding - welcoming, always smiling and ready to help with anything.

Royal Heights Resort

Loved it. A memorable week's break. From the moment we arrived we felt welcome. Staff were lovely and nothing was too much trouble at any time. We stayed in a Presidential Villa and it did not disappoint. It was exceptionally clean, spacious and modern with a neat garden with a large pool and being up on a height the scenery was breathtaking. It was sheer bliss. We were on a breakfast only stay so we ate in the A La Carte Restaurant in the evenings. The food was marvellous and freshly prepared with a good choice of menu and very well priced. The ambiance of the hotel is five star but not overly pretentious. I have stayed in a number of resorts but to date this has been my best experience. My thanks to all the staff in the restaurant, the cleaners who kept our villa spotless, the reception staff and everyone who made our holiday special.

Really nice hotel, beds could be more comfortable!

Hotel is really nice. Clean, modern, spacious and the staff are all very friendly and welcoming. Large pool area with plenty of sunbeds. I was only there 3 nights but it was surprisingly quiet for peak season - I think it's busier at the weekend with functions etc, and maybe the location is off-putting for some, but I liked it being more peaceful anyway. Room was very spacious and great facilities - even got free wine, water and fruit on arrival. Only negatives were that the shower head was fixed to the wall and I couldn't even change the angle which made showering a bit awkward as it was pointing straight down so had to stand right on the edge of the bathtub to get under it, and the bed I found very uncomfortable and didn't really sleep well at all. Bearing in mind this was my last stop on an 8-island Greek holiday, it was the least comfortable bed I slept in. For a hotel of its quality I would hope for a proper double bed (not two singles together) and a decent mattress.

Amazing customer service!

The service here was AMAZING thanks to Athina, who bent over backwards to make sure that our stay was terrific. She called to make sure that we were gonna make it in time for breakfast, and when we told her we had to check out before the hotel's breakfast hours to catch a flight, she hand-delivered the breakfast items the night before so that we would have breakfast on the go the next day. That is some superior customer service right there. The only minor issues we had were that the showers would frequently run out of hot water because it relied on a solar panel for water heater, and the lights inside our pool was not functioning, so we would take a dip in the pool at night. Also, be aware that in order to get to this resort, you have to be prepared to drive through small towns with narrow roads, sharp turns, and steep incline.

Booked in for two nights having left another 5* property because they had no WiFi. I had a villa with private pool which was very satisfactory. Staff are attentive without being in your face, particular mention to Anneleise. Spa is lovely. Its a bit out of town which is good for quiet but not for nightlife. They have invested recently in fast WiFi and it works, throughout the complex! While there they were working on some of the other rooms hence the 4* for condition.

This hotel is located a short drive out of Malia, so a car is recommended to visit neighbouring villages and the beach.
The room was spacious, with a nice view and a balcony. The breakfast was decent, although not spectacular (compared to other 5-star hotels in the area). The hotel has a fantastic gym facility, but the indoor pool/jacuzzi was freezing, with broken down heating and seemingly no intention to repair it. The latter was disappointing, as we chose this hotel especially because it offered an indoor pool that was meant to keep the children busy on the rainy days.

The hotel experience was great, housekeeping came every day with fresh towels and other general stuff. View was lovely and staff were welcoming. However, I think the public pools actually were closed as the fountains weren't on as well as no one at the pool bar. I would recommend the hotel during summer months but certainly not any other time. It was quite going to shops they were closed and had basic stuff open, as well as nothing is open on a sunday. Last thing I would have to say is that it is slightly bit of the way, you have to taxi down to malia and back up as the walk up the steep hill is torturous and we're fairly fit!

Very nice Hotel but lacks early-season maintenance

Very nice place, very few hotels were open so early in season (Mid-April). Had air-condition trouble for 2 days in first-room which could be fixed, it was quite cold at night. Got upgraded to a Villa which was nice, that one also had some electrical issue with the air-conditioner but that one was fixed quickly. Overall stay was very good, beautiful scenery. Gardening and Cleaning is spotless, too bad the pool was lonely.

An awesome hotel, albeit at the top of a very steep hill! The service was exceptional, the staff incredibly friendly, without being over the top, and the facilities were excellent. I would have absolutely no hesitation in staying here again.

The staff are excellent...its that simple. But if you want an honest review this is no way a 5 star hotel. We have traveled all over the world and I would not go back here simply because in a five star hotel I would expect in room movies, Fine dining, comfortable beds and those extra little luxuries you expect when paying what is expected for 5 star. We went for a break so I could do some work with the Wi Fi..it does not work hence I got NO work done. Very disappointing, go to Dubai or NYC.

We had an awesome time in Malia. The hotel services and facilities are superb, the Wifi connection from the bedrooms is dubious however better connection can be found in the bar area. The room can be set up as double beds upon request otherwise it seems the standard set up is two single beds. Local restaurants are a must to try - ask reception for the local recommendations old town is recommended. We found hiring a car was a necessity, it made going up and down the hill incredibly easy and visiting other sites with crete - must visits are Elunda which have great sandy beaches, Lissithi, the cradle of civilasation (Knossus). A great holiday made perfect by an idyllic and well equipped hotel - note use the spa facilities great treatments we went with the massages and steam rooms, its good value for money and very professional. Enjoy.

Horrible Service, Dirty Room: Save Your Money!

We arrived late for check-in, but still before the required time. Upon arrival, we noticed that our room had not been cleaned at all. We found hair in the bed and shower, nails on the floor, dirt in the bathrooms, and dirty socks in the bedroom. We told the reception about this, and were told that nothing could be done that night and that we had to wait for the next day. In other words: they told us to sleep in a dirty bedroom with used bedsheets. Absolutely unacceptable service, nothing you would expect from a \"5 star\" hotel.

We had a \"one bedroom villa with private pool and sea view\". What that meant in practice was that the sea was barely visible from our balcony, nothing like what you see in the advertised pictures.

Also, be prepared for a lot of dead insects and dirt in your pool: they do not clean your pool. It was basically unusable the last days of our stay.

We asked for room service three days in a row, but were always told \"they will come soon\". They never came, and thus our room got filled with trash.

The \"spa\" consisted of a half full pool that we could not use, a cold hamam, and a small sauna. Massage was \"not available\".

On one of the last days of our stay, we received a note in the hotel telling us that loud music would play till 3 AM. We could not sleep, and were not told about this in advance.

Please save your money, this was worth nothing near the price you pay! These guys are not serious about their business, and you can get much more value elsewhere.

Sehr netter und herzlicher Empfang durch Athena, die gute Seele vom Hotel.
Super Bedienung am Frühstück und Abendessen.
Kurze Taxifahrt ins Dorf Malia, oder man mietet ein Auto, um noch verschiedene schöne Strände zu erforschen. (Potamos Beach mit Kalyva Taverna sehr empfehlenswert)
Einen sehr lieber 3 Beiniger Kater hat uns im Hotel begleitet… für Kinder einfach unvergesslich.
Einzig am Abend läuft, für uns zu viel Folkloremusik.
Aussicht, Sauberkeit, Pool waren fantastisch!
Unbedingt buchen, wenn man nach Malia in die Ferien geht.

Jeg må først og fremst starte med å takke George som gjorde oppholdet vårt fantastisk. Dersom vi kommer tilbake skyldes veldig mye av dette George. George er noe helt for seg selv. Jeg gir selvsagt skryt til hele personalet som er svært vennlig, serviceinnstilt og hyggelig, men som sagt George er fantastisk fyr!

Hotellet hadde fantastisk beliggenhet med tanke på utsikt, veldig praktisk med gratis parkering om man skal leie en bil(anbefales), maten var god-men kunne vært bedre, rommene ble vasket veldig bra og var ellers veldig rene.

Det som jeg opplevde og som trekker en god del ned er at vi ofte ble vekket veldig tidlig på morgenen fordi de skulle klippe plenen eller gresset. Jeg forstår det er jobben deres, men jeg tenker de kunne ventet til kl 10 eller senere og ikke før 8. Man er tross alt på ferie for å sove litt ekstra :)

Nous avons passé un agréable séjour dans cet hôtel. Tout Le personnel est d’une sympathie inouïe. Les chambres sont spacieuses et la literie est confortable hormis le sofa convertible qui n’est pas fait pour un adulte d’un certain poids. On sent clairement la structure métallique.
Le petit déjeuner est copieux et varié. Néanmoins dommage que le jus d’orange ne soit pas frais pour un pays ensoleillé et un hôtel d’un tel standing.
En revanche, les plats à la carte du restaurant sont très bons et très bien servis.
Dans l’ensemble c’est un très bon hôtel. Merci à Athina pour son accueil et toute son assistance lors de notre séjour.

Die Lage ist 10min vom Ort Malia entfernt. Es ist angenehm ruhig, alle Altersgruppen vertreten.
Ein wunderschöner Blick zum Ort Malia und auf das Meer. Diesen Ausblick kann man morgens von der Frühstücksterasse , aber auch vom Pool aus genießen. Die gesamte Anlage ist top gepflegt.
Das Hotelpersonal ist sehr freundlich und sehr bemüht.

Sehr gutes Hotel mit kleinen Schönheitsfehlern. Das Personal ist durchgehend sehr freundlich und zuvorkommend. Die Anlage ist sehr sauber und gepflegt, Aber in den Zimmern sind ein paar kleine Schönheitsreparaturen fällig und die Betten sind eines 5 Sterne Hotels nicht würdig. Genauso wie das Frühstücksbüffet (insbesondere der Kaffeeautomat (brrrr)), ausgenommen sind hiervon die guten frischen Crêpes (sehr nette Köchin, die auch kleine Extrawünsche erfüllt). Das Abendessen, umrundet von einer wahnsinnig schönen Aussicht über Malia auf’s Meer ist sehr gut!
Wir waren Ende Mai für eine Woche vor Ort und hatten die Anlage mit Pool fast für uns alleine.
Eines ist noch zu sagen: Wenn man vom Hotel weg möchte, ist unbedingt ein Auto von Nöten, da es auf einem kleinen Hügel ohne Busverbindung liegt! Und das schon alleine um die vielen Strände, Städte oder anderes Sehenswürdigkeiten zu erkunden.
Alles in allem konnten wir uns super erholen und entspannen und das war unser Ziel. Also alles gut!

Très bon Hôtel au calme.

Nous avons séjourné en couple, en demi pension, dans une villa Ambassador avec piscine privée.
Très bon accueil de la part d'Athina à la réception. Personne très dynamique qui conseille parfaitement sur les découvertes à ne pas manquer pour visiter l'ile. Athina ne parle malheureusement pas le Français mais nous avons réussi à nous comprendre malgré notre Anglais approximatif.
Au niveau de la restauration, les petits déjeuners sont pris sous la forme d'un buffet relativement bon et varié.
Le repas du soir est pris au restaurant avec un service à la carte. Tout ce que nous avons mangé était très bon et très copieux. Ilias, le serveur est très sympathique et conseille parfaitement sur les plats et les boissons locales. Comme pour Athina, Ilias ne parle malheureusement pas Français mais très bien Anglais.
Dans l'ensemble, tout le personnel de l'Hôtel que nous avons rencontré était très sympathique.
L'hôtel dispose d'une très belle vue sur Malia et la mer.
Il est situé sur les hauteurs de la ville à 3 minutes en voiture où se trouve des petits supermarchés, magasins, bars et restaurants.
Les villas Ambassador sont plutôt bien avec une grande piscine privée (entre 28 et 30°C) au mois d'août. Le seul petit bémol serait peut être le manque d'intimité car lorsque le voisin est sur son balcon à l'étage, il plonge (du regard) directement sur votre piscine.
Nous avons néanmoins passé un excellent séjour dans cet hôtel situé à 30 minutes de l'aéroport.
Nous y reviendrons certainement.

Excellent hôtel, vue superbe sur la baie de Malia, à 5 min du centre ville et de la plage, a 25 min d’Heraklion, un excellent emplacement pour des vacances piscine, plage et histoire grec. Les villas avec piscine sont idéales pour des vacances en couple ou en famille. Le personnel de ´l’hôtel est efficace et très accueillant que ce soit à l’accueil avec Athina, au restaurant avec Artemis ou avec tout le reste de l’équipe ! Pour les sportifs, une salle de sport très bien équipée.

Wir hatten eine Villa gebucht. Als Familie mit zwei kleinen Kinder war es perfekt. Saubere und gepflegte Anlage. Mit dem Auto rasch am Beach und bei den Einkaufsmöglichkeiten. Wellnessanlage sehr schön. Perfekter Urlaub.

Alles bestens. Schöne geräumige Zimmer mit einer wunderschönen Aussicht. Etwas abseits, so daß man einen Mietwagen benötigt, dafür aber auch schön ruhig. Der Pool wurde kaum von den anderen Gästen genutzt, da es viele Apartments mit eigenem Pool gibt. Ein sehr vielseitiges Fitnessstudio und wir bekamen als Willkommensgruß einen Obstteller sowie eine 15 minütige Massage. Hier hat man nicht das Gefühl im Massentourismus angekommen zu sein.

Très bon séjour en villa avec piscine privée. Etablissement vieillissant, mais la villa reste spacieuse, sans trop de vis à vis et à l'écart comme nous l'avions demandé avant d'arriver. Lieu parfait pour être au calme en amoureux.
Ménage effectué un peu trop rapidement pour être parfait.
Nourriture pas excellente.

Wir hatten zuerst die delux luxury room die war nicht gerade die beste, fühlten uns eher wie in einem 3 Sterne Hotel, haben dann für ein Aufpreis auf die Präsidenten Villa gewechselt „Violeta“ die war echt super, die Ausstattung ist super, mit einem priv. Pool sehr sauber, und super Aussicht aufs Meer das war das Geld wert! Super freundliches Personal dazu!!

Fredelig Spa hotell.

Spa hotell med super utsikt. Mange ledige solsenger ved hovedbassenget. Villaene hadde fine rene basseng. Malia gamlebyen i nærheten, med mange koselige restauranter.
