Nice enough, you get what you pay for. The rooms are very tired, the chair in my room had a stain and what I assume was a very old cigarette burn.

Ceiling was... interesting. Shower curtain rod was hanging on by a wish. Downstairs, mix and match tables and chairs for breakfast.

During checkin (6pm ish on a Saturday), had to wait maybe 5 minutes for the solitary staff person to get back from whatever she was doing in the basement.

Loved it, was probably the best motel I've ever been to. The staff is very friendly, and there is a very nice canal in the back. There is a bar in the lobby as well full of townies, and the rooms are nice. This is the place to stay if you're in the area.

Room could use better lighting. Bed seemed a bit old and lumpy. Quarters are a bit tight... maybe only need one chair in the bedroom to make more space since there was two of us and both had suitcases... could have used with more room.

Hotel very dated. Walking towards our room we noticed the hallway door open & as we walked in the balcony door was open. We figured they were just airing it since it seemed to have a musty odour. We only were in the room ten minutes & left for the evening. Returning, after the room had been closed - it was awful! Too exhausted to call desk but would not stay there again.

Leaving out the age, the rooms are always clean, have comfortable beds, abundant hot water, and, Hassan, apologies if spelled wrong, is the most efficient, customer oriented and polite hotel staff for 100km at least. Always handles my simple issues instantly. I stay here for the caring staff more than anyqhere else.

Last minute booking and had no other option. It's a nice location on the canal, definitely under renovation and could be cleaned much better. Breakfast is average, no eggs or bacon/sausage, there was pancakes and many other basic options (muffins, toast and juice).

It's a comfortable stay for a cheaper one night stop in. Hallways and elevator could use major Reno's. The balcony is nice but not cleaned.

You could tell it definitely used to be a nice hotel in its day and has lots of potential to become itself again. Just needs work.

The room could have been better prepared for guests. The bed was missing pillowcases and was not well made, though I had brought my own linens, which helped.
During the night, the radio alarm unexpectedly went off at 1:00 AM, which was disruptive. The mini-fridge also froze the food I had stored, which was inconvenient.
The room's door was difficult to open from the outside, even after it showed as unlocked—I had to use quite a bit of force to get in.
The continental breakfast was very basic and didn’t meet my expectations for a downtown Smiths Falls location.
On a positive note, the reception area feels modern and welcoming, but beyond that, the property could benefit from some updates to match that first impression.
Suggestion: A quick check of rooms before guest arrival, ensuring alarms are reset, doors function smoothly, and breakfast offerings are refreshed would greatly improve the overall experience.

Main complaint \"cleaning staff left our room open\". Hotel is aware the door needs to be closed firmly because it's not aligned properly. Said they instruct the cleaning staff to make sure, yet our room was found open after they cleaned.

Area is in a questionable secluded area of town with a pub inside the hotel. One would want a secure room.

Asked for a manager to call us since one isn't in until 8am after we were checking out. Never heard from the hotel at all.

The place is run down. It has posters of areoplan from over 5 years ago. And the \"photo of the property\" is of the comfort inn down the road. The doors are hard to open. The hotel is way outdated, we got a room with a balcony, wich you couldn’t even use the balcony cause us was covered with bird poo, wich was beyond disgusting, I’ve never see a hotel this dirty, the smell, from the lobby to the elevator to the room was a whole disappointment, I would never recommend this hotel to stay at, we were beyond disappointed, I had to sleep with our clothes on, pubic hair left on the washroom counter, hair left in the bath tub, we didn’t even get to shower, it was awful,

We only stayed one night, the people at the front desk were very friendly and accommodating, breakfast was ok.
The hotel it self needs some work the cabinets in the breakfast area looked like they are falling apart. The hallway had a funny smell and room was outdated and the bathroom sink was all scratched and bath tiles had some mode, queen bed felt more like a double so a little uncomfortable for two people. The elevator could use some cleaning too.

The beds were comfortable and clean as was the room.
The property on the other hand was in disrepair and very sad to see. I’m sure at one time the property was gorgeous. It has so much potential but very dirty. The floors are stains on all floors. The window sills have not been cleaned and there are lots of dead bugs and spider webs. The property also needs a lot of work, landscaping and repair.
The staff were also laking in experience, professionalism and hospitality.
The pub (Rob Roy’s) was nice and clean with nice staff and patrons. They provided a lot of information on sightseeing and where to find places.

WE have stayed here 3 times now over several years. We stay here because it is close to the Rideau River and the locks. It is very quiet and a short walk to a park right beside the locks. Nice to sit and watch the boats come and go. The rooms all have balconies, which is nice, but no chairs to sit on out there. The lobby area and continental breakfast area is very clean, neat and new looking. The rooms are in terrible shape, and the air conditioning is noisy. The staff is great, and if you need anything , they will do their best to get it for you. The rooms all need a total new look and renovation. The beds are comfy and clean. No bugs, but the rooms are very shabby. For what you pay, you deserve better. We probably won't stay here next time unless the place changes a LOT!!!!!

The hotel was clean and staff were friendly, but it was all extremely rundown. Ceiling was flaking and falling apart. Thr balcony looked as if it was crumbling away, and was covered in pigeon feces. Elevator did not feel safe at the top floor (noticeable and wortisome shaking as it reached the 5th floor, everytime). Vagrants living on the lot made for uncomfortable dog walks. Shower took almost 5 minutes to.produce hot water. I would not stay here again.

The only positives about this place were the staff service and the fact that it is right beside the river. The air conditioning in the room worked well.

The location felt very sketchy as we pulled up and the building is completely run down. There is no ventilation in the washroom, towel hung to dry stayed damp for over 24 hours. The carpets are stained and dirty, the bed had a curve to the mattress towards the centre, stains on the walls. The building is in a state of disrepair. We inspected for pests and did not see any evidence of that thankfully. The hallways looked like they had not had the edges vacuumed in ages. I think there was even a spot of blood on the wall. This place could have potential given the location looking out over the water but needs a complete renovation top to bottom. I would not stay here again.

Not sure it deserves 2 1/2 stars. It started by the staircase to the second floor, the rug was extremely dirty. Entering the room, walls, rug, lamps buttons, coffee machine, chair, everything was dirty. The bed sheets however, although wrinkle were clean. In the bathroom, although the ceiling was about to fall and so was the light fixture and the water sink knob, the toilet sink, shower and towels were clean, great hot water pressure. Balcony is so filthy you just don’t want to stay standing on it, no furniture to sit. Great location, walk to restaurent and bars. Breakfast was terrible, bread with hard edges, kitchen area, as dirty as the rest of the property. Would not recommend this place. At the end of the day, what can you expect for the price… it did the trick for us..as we were looking for location.

When i arrived there was no one at the front desk i waited and then had to call to find a staff member. The room lights were full of cobwebs. Sheets were inside out on the bed. The ceiling had obvious water damage. The bathrub was dirty under the soap holder. The hallways were not in the best shape. The lights plug in behind the bed and kight wouldnt always stay on because the plug was either damaged or the plug wasnt working. Another light plug wasnt working as well.

I had an issue with the shower head that feel off. The first person we spoke too sent maintnance but offered nothing else.

I spoke to another dront desk clerk the following day and she was fantastic, offered a partial discount and was incredibly friendly.

Sadly, the balcony from our roo. was basically unusable do to all the pigeons, their droppings and the resulting smell.

Hallways and elevator were not well cleaned, but the room was in a good state and the bed was very comfy.

All of downtown was withjn walking distance and there was places to eat all around.

Nice view of the Rideau Canal. Other than that, this property is awful, smelly and extremely dated. The room didn't seem clean, and smelled of urine. The shower grout was black with mildew. There was unrepaired damage all over the place, from worn-out carpet to marks on the walls. What repairs had been made appeared perfunctory and improvised. The elevator was tiny for a building its size, only big enough for 3 people max. The breakfast offerings were unappealing, consisting of bagels, bread, cereal and yogurt. A pancake machine was there, but the batter bag wasn't installed; evidently, the staff didn't want to clean the machine unless a patron took the time to figure out how to put the bag in and operate it on their own. Avoid.

Room was old but clean. Bed comfortable, towels nice and soft, air conditioner worked very well. Location was convenient for what we needed and canal behind the hotel makes a pretty view from rooms.

Non smoking rooms smelled like smoke from guests smoking on balcony, carpets where old and questionably clean, bathroom needed a deep cleaning.

Upon arrival the front entrance had huge spiders and cobwebs all over as if the spiders have grown by the generation. Upon entering, there was no one at the front entrance. A regular saw me waiting for a while and yelled the staffs name which made her appear from a dining hall. Upon entering my room it REAKED of body odour. Everything was covered in dust. The ceiling has water damage and was falling apart the walls shedding. When approaching the staff with these concerns of smell, and uncleanliness they said “I know, I wouldn’t book here again if I were you”. When trying to cancel the booking unfortunately I wasn’t able to get a refund offered and they changed my room but it wasn’t much better than the first resulting in barely any sleep. I had better sleep in my car that night. Worst experience ever. Definitely would NOT RECOMMEND.

Beautiful view of the Rideau from our balcony, but no other positives. Room was clean, but not maintained. Floor lamp not working, lampshades had obvious stains. Cover on outlet behind bed was smashed, leaving the plugs exposed. Continental breakfast was a joke. Pancake machine was only hot option. Very minimal selection. No fresh fruit, only white bread for toast, three tiny chocolate muffins in pastry section. Would not go again.
