We recently stayed at this resort and overall had a pleasant experience. The beachfront location is beautiful, and the water park was definitely one of the highlights of our trip. The staff throughout the resort were friendly, helpful, and always willing to assist when needed.

That said, there were a few areas that could use improvement. One of the biggest drawbacks was that most of the resort activities, shops, and amenities seemed to shut down around 5:00–6:00 PM. After that, there wasn’t much to do besides spend time on the beach, which made the evenings feel a bit limited.

The dining experience was also somewhat underwhelming. While there were a couple of restaurants on-site, the food was just average and the service was inconsistent at times. More dining options and a stronger focus on hospitality would greatly enhance the guest experience.

Overall, we had a decent stay and enjoyed the beach, water park, and helpful staff. With more evening entertainment, expanded dining choices, and improved restaurant service, this resort could offer a much more memorable experience.

Loved the resort, front desk wasn’t very informative, that was frustrating, as we had to call multiple times with questions. But they compensated us with 200$ off the resort fees upon checkout.
I would definitely go back. But book on the beach side because the complex is over 300 acres & lots of walking. You can rent golf carts but parking is restricted in certain areas.
Restaurants a block away are great!!!!

Grounds are under construction and renovation so it was busy with workers. Needed to navigate around construction vehicles and roped off work areas. That’s a temporary inconvenience. Booked a king bed room and given 2 queens so had to move. Used Google Maps for restaurants on the grounds to find out we needed to use the paper map handed to us. Beaches were fabulous! Lounge chairs and towels available at the beach for us all. Beach was clean. Restaurants off grounds were awesome and better priced. Sunset was awesome!!!

Overall it is a nice place and convenient for local travel. I really think the $40 per person per day resort fee is outrageous. A lot of the place is privately owned or under construction. Your resort fee gets you towels and a chair at the beach, access to a small water park. A shuttle and WiFi. It would be more honest to raise the daily rate and drop the fee. One timer for us and can’t recommend it to others.

Overall the resort was great. I will not that the first bay villa they put us in was lacking updating and was not like the pictures. They do have a messaging app so I was able to reach out right away and they moved us to an updated unit within the hour.
The resort is pretty spread out so you will need to use your car to drive around or rent a golf cart. We were thankful that we had a car. There are many restaurants that are very good. The water park was great and we loved being able to have chairs, umbrellas and towels at the beach provided by the resort. The northern beach access did have a cart girl as well that you could buy drinks off of. There was no cart service at the lower beach access.
There’s quite a bit of construction going on at the resort which means there is a lack of parking so it’s something to note if you are going there with a family and have children. I would imagine this would change in the next year or so but just something to note.

Website is deceiving, this is not a resort like advertised. It is individually owned places managed by a resort. You have to come prepared with food and water. Getting towels at pools by the condos were a constant problem. The views were beautiful and lots of great wildlife to enjoy watching.

The floors of our room were filthy, and all the cushions of the couches and chairs were stained. We asked for extra sheets and put those over the couch before sitting or it. Floors were never mopped and there were dust bunnies in all the corners. Kitchen was ok, but non stick pans were heavily scratched so we couldn’t use them. Can’t beat the beach view and the overall atmosphere of Captiva island. The accommodations by south seas were not up to par with what some other HOAs in south seas island can offer. I’d rather have a time share in another HOA in south seas and give up the amenities than stay in the south seas units again.

My kids and I just got home from a spring break trip to South Seas. At first, I was a bit frustrated as I had asked for a crib/pack and play a week prior and I had to chase one down. Additionally, the floors of our condo weren't clean and no one addressed it. However, the hospitality and amenities otherwise were incredible. I felt comfortable being there with my kids and they had a blast. Our room overlooked the bay, which provided beautiful sunrises and sunsets. We had plentiful space and there was so much to do. My daughter never got tired of the pools, beach, and restaurants. I would stay here again!

Our unit need a lot of attention. The property has much more construction going on still - more that they explained when I called to check. Somehow we got checked in before we even arrived, which was concerning. The app for activities gives very little info and the employees don’t have any knowledge of them either- we couldn’t figure out where to go for our kayak excursion. The water sports employee that helped us when we finally found the area was AWESOME though- super nice and friendly and helpful and knowledge.
I grew up going to Sanibel/Captiva so I’ve been a lot in 47 years. They are doing great at rebuilding on the islands, but South Seas needs some better management and still has a ways to go before construction will be complete.

Our initial room was a small, dark room in a Villa by the marina overlooking mangroves which was not beachfront as booked. We were successfully relocated to a much nicer golf course townhome that was on the beach for the next 3 nights. Unfortunately, we had to move again for our last night and it was another dark, narrow Villa that at least overlooked the beach. We complained about the need to empty overflowing trash underneath the 2nd place we stayed at and it was never fully removed. We also had delays in getting beach umbrellas and beach lounge chairs delivered. The fitness room was excellent; clean and well-appointed. In general, hospitality staff were friendly and cordial but service was generally mediocre.

This is a 3 Star resort charging 4-5 Star prices, including a $40 resort fee per person, which is pretty high for a place under construction, without good walking paths, and charging very high prices for all food and drinks. Our floors had been swept, but not mopped - my feet got filthy walking barefoot in our room and I had to wash them just to get into bed. The beach is very nice, the pools are very nice, the staff is very nice, but overall, we had a mediocre experience and would not recommend this to our friends.

I'll preface this by saying that i had an incredible week and rhat Captiva is literal Paradise. My lodging however could use some work. The main office, gym facility, and retail establishments are excellent. Unfortunately my actual suite could use some work. While the facility was clean and had a spectacular view- the lodging was old and tired. Dirty elevators cheaply updated should have been a sign of things to come. Once inside the lodging I found cheap plastic flooring that flexed as you walked over uneven surface underneath. The walls were \"updated\" with textured wall covering the in areas was peeling. Baseboard looked as if a child did.the job. Poorly finished, improperly cut, and nailholes unfinished. Most things painted revraled many layers of old paint. Nights 1 and 2 were spent listening to the toilet by the bedroom run. Despite requesting it be remedied- it took speaking to the property manager on day 3 to get this accomplished. Ironically, the second toilet also broke and needed repair. Additionally- the water was only \"warm\" in the shower. Dining at the \"resort\" facilities is ridiculously expensive, so I ate better elsewhere for the same price. Lastly, there's no hospitality all week. You make your own bed, hang your towels, and if you want more- you drive to get them yourself.

They did not have my reservation when I arrive. The after I waited trough lunch, which I had to go out, I couldn’t eat at the hotel because I wasn’t a guest, I got the most awful room . I went to a restaurant after I got the room , to be insulted and mistreated by somebody I didn’t know, and all the bar made said” don’t worry he is like that. I’m a hotel Mgr in hotels all over the world….. what a dump!

We stayed several days at a bayside building 1 BR unit not far from reception. Everything was new and it was well fit out for using the kitchen and generally well supplied in the baths. There were two full bathrooms and full sized applicances. A full sized mirror was one missing thing. The resort is still recovering from the hurricanes but is close to looking normal. When we were there they were activating the water park and working on landscaping around our building and pool. The village of Captiva is in walking distance. We walked in because parking is VERY limited, although paid parking is at the Marina. The general store and resaturants in town were pricey but fine. They are adding a berm dune to the beaches, so there was still construction there and the beached look stark, but they are fully useable where open.

Staff tried but not. Room was dated and sofa was stained. Balcony table was so wobbly it almost fell over. We were put in a bay view villa that had tons of construction and dirt. Had to bypass trucks and landscapers at every turn
Resort was empty so not sure why we were put there. Couldn't take towels from one pool to another. Made us empty our water before entering pool areas. Empty pickleball courts they wouldn't let us play on. Safe broke but was fixed had to ask for a bunch of things that should have been in the room already. Ac in bedroom was not working good so had to lower it to 64 for the bedroom to cool. On and on. Oh the $50 resort fee that never was mentioned either by expidia or resort on arrival. There is probably more but my wife isn't home to say her peace.

There was a juggle with our villa as it was not 100% clean. But staff immediately upgraded us to the next door villa without any issues. I’m sure just a ripple in the reopening process of the resort. Beach staff was on the ball. Top notch. We did not use the marina facilities. But the pools and beach were very nice. Be mindful there are rules and height restrictions on activities that in our experience other resorts in the area do not have. The pool staff and concessions were doing their best but probably needed more feet on the ground for that size resort. Menu seemed fairly limited and repetitive whether inside the restaurant our poolside. There is construction areas. But no noise or confusion to deal with. Overall this is a pricy resort. But we hope to return as they get it up to full function. Renting the golf cart was the best decision ever!

Beautiful beach with shelling, but expect changes if you go to this resort. The condo was clean at arrival, but some outlets and the hair dryer did not work. There is no towel service at this unit's pool. One must go hiking over a tall dune and large pipeline to get to the beach for towels. At the far end of the island, there is towel and bar service at a nicer pool. The drinks at that bar were inferior; pina colada had no pineapple flavor, but instead was just coconut cream with a strong cinnamon and strawberry taste. Food and service at the Red Fish was good, but pricey. It is best to go into town for food and drinks.

Captiva is still recovering from hurricane damage. This resort is under construction! The private beach is a 2.5 mile DRIVE from the condo, and the beach is not very nice.
Many areas on the resort are blocked off. There is large machinery everywhere, and dumpsters full of construction debris.
I’ll look forward to returning when the rebuild is complete.

The room was spotless, and the check-in staff was incredibly friendly. The trolley driver was very accommodating, and the team at the ice cream shop was also warm and welcoming. The beach was absolutely stunning—I keep thinking about how much I want to go back. Swimming with fish all around me was such a memorable experience. Our condo was beautiful and clean. Felt all new and had all we needed. There is a lot of work going on around, lots of hammering and trucks coming and going. The elevator didn’t work the first few day, but was fixed. The only real problem is the bugs and no-see-ums. They don’t treat for bugs so we got eaten alive on the beach and by the pool.

First visit to South Seas. It is at the far northern part of Captiva Island. Its secluded, and quiet. The rooms are actually condo's which are really nice, clean and comfortable.
Please keep in mind this resort is still undergoing construction from Hurricane Ian, but they have done a great job and can't wait for it to be finished as it will be amazing.
The beach is gorgeous, not crowded and the chairs and umbrellas on the beach are a great touch as we forgot to bring ours.
Every employee we met was so friendly, helpful and kind.
Strongly recommend renting a golf cart. It helps get around the resort which is quite large and bonus it allows you to go into the little town which is adorable and has additional dining options. Very nice having a Starbucks on property as well. We will be visiting again. If you are looking for a quiet trip with rest and relaxation and great accommodations this is the place!!

We checked in and was welcome by a nice person at the front desk Marissa she got us checked in and showed us a map of the property and everything that was going on. We asked about upgrading to the beachside Villa and Brian was nice enough to come out and upgrade us for free the villa was beautiful. Had a great view of the beach with the sunset. Everything was perfect. It was our anniversary and a welcome surprise was on that day. They delivered a bottle of wine with some nice candies for us to enjoy overall the areas nice they’re still trying to get their sea legs back from the hurricane two years ago, but things are progressing nicely.

What can I say? It's a slice of paradise in the continental USA. From the location, it's beautiful beaches, the resort amenities (under construction/rehab from recent hurricanes, but still), the property itself and the staff. All wonderful. Local shops and restaurants a quick bike ride, walk or drive away, simply phenomenal. Hidden gem... so hush.

Everything about the property was excellent along with the staff and services. My only complaint was the $1500 hold they put on my card for resort fees and incidentals. The resort fee is $50 per day but they hold another $1250 for anything you purchase on at the resort. I understand why they do it but it would be good to advertise that before I booked.
Either way the resort was incredible.

That fact was hidden by the management otherwise I’d never reserve the room!!!
That’s why they made it non refundable!

South Seas is back! The staff is incredible as always. The units were clean, modern and updated. Amenities were beautiful and convenient. 5 star dining options at Harborside Restaurant. World class shelling just right outside on the beach or nearby on Sanibel Island.
Will be back next year as always with the family.

The staff was amazing. They do close the pool early each night, which was disappointing. The drinks at the pools side bar were great but they are expensive. $17 each. There is construction, but it didn't bother us, not noisy at all. The pools are super clean and our villa was great. Would definitely return.

Have stayed in past year and room was wonderful. This condo was not updated. It was clean, but needs updating. Was missing so amenities, quickly staff replaced. (Coffee maker, toaster). This unit - Bayview 2516 did have Allan with extra table and couch area- that was a bonus. Bay view pool is a good alternative to the main pool also. Dock is closed- by can still fish.

AFTER confirming my non-cancelable booking, they sent me an email saying they have 'limited' facilities and some of the elevators may not work from time to time -

Limited? No restaurants, portable toilets, nothing available except a bar at the pool

Elevators? ALL the elevators are not working ALL the time - I am awaiting surgery for my knees - they made me walk up 4 flights of stairs carrying my luggage.

The place looks more like a building site than a resort.

AND - AND - they add a high 'Resort fee' to the bill then they add a 'property fee'

Are you kidding me? There should be a DISCOUNT for the lack of facilities, lack of elevators, lack of consideration for paying customers.

Our time at South Seas was great! Yes they are still rebuilding some areas and adding on more amenities, but we still had a great time. We stayed at a beach villa which was i. Pristine condition and very comfortable for our family of four. The marina side pools and slides were very fun and in great shape. The service we recieved was top notch. We were also provided a smores kit upon check in for the kids to use at their fire pit at night. Highly recommend this resort on Captiva.

It was an amazing 5 days with South Seas for our 20th wedding anniversary. The room was great and even though they are still rebuilding from the hurricane, the resort was comfortable and the amenities accessible. Also having a room to cook was great and there are two options to pick up groceries on Captiva 2-3 min away from South Seas. We had a small issue with our A/C not cooling well in the living room. The beach is gorgeous and spans over 2 miles, the trolley allows for transportation throughout the resort and renting a golf cart allowed for us to cruise through town! We will definitely be back!

We understand Captiva is still recovering from hurricane Ian. That said, the build back is remarkable and we will plan another trip there.

I have been traveling to this resort for years and I realize it’s not their fault that they were struck by hurricane. My issue is that it wasn’t clearly stated when I booked that there was so many limitations and there was so much construction going on even though I called on several occasions to get my room cleaned, nobody ever came, not even to replaced towels. The amount of construction around the major areas to include the main pool was extremely inconvenient and rough to deal with. They really needs to be more notification of the current condition of the facilities.

Rebuilding but limited right now.

The overall condition of the facility is good considering the damage they had. However, they are still limited. No on-site store, limited access to ice. Only two food trucks that were not great. Don’t seem to answer the phone or return guest calls. Some rooms in good shape, others are not great.

We liked that it was safe and they had great programming for kids like easter Egg hunt and other activities. Very nice area and I will return. The resort is not all the way back but on their way. Happy to go back

No open restraints on site although there are 2 food trucks.

We could hear noise from adjacent units and had to run a fan in the bedroom to cut down on the noise.

Wonderful place, beautiful beaches and condos. Multiple pools, staff very helpful, and many services. One suggestion, we had to rent bikes. Bikes should be included with resort fee, most places do this.

Grew up at South Seas and the magic has not changed and it’s Gorgeous! Truly Wonderful Grounds that will be even more Beautiful after Construction! It’s is an absolute favorite place for us! But, paying almost a $1000 a night and a 250 deposit PER DAY! the standard needs to b higher …as far as the staff -
but only checkin / front desk / cleaning and MAINTENANCE (biggest Fail) as ALL other staff (pool, beach trolley) were AMAZING- with positive great attitudes.
Our beach villa had no internet - no working TV entire trip! Light bulbs not changed and no shelf holders in refrigerator. Reported many times and silence. No one ever followed up. Don’t you guys do a walk thru?
Checkin :( hardly any info given including about golf carts! Or trolley schedule. - no staff at beach or pool knew the last trolley ran at 5pm (too early) and we have an 88 year old with us. So that made for a hassle first day big time.
Very sad - ALL windows except balcony door covered in dirt and bugs for looks like years and most are broken and don’t open and are dangerous. This is not a hard fix but when it was brought up it was “oh it’s not our problem”. Unfortunately yes it is Do Better! With less Attitude! Construction drills start at 730am so be aware.
We are so saddened with this very fixable and preventable situation but still luved to b there-
If they can get that part together and an attitude adjustment with the Front desk and maybe a real life maintenance dept it will be TOP notch!
