Hotel was very clean. First night was an abbaration as someone did not clean the floor. They fixed it in the morning and hereafter everything was great. Staff was amazing, less than 20 minute walk to Termini, and some nice local spots. Very authentic regular working people neighborhood. Would stay again

San Lorenzo Maria was by far one of the best stays I’ve ever had in another country. The staff were always so sweet and polite and had the best knowledge to my 1 million questions. The location was spotless, housekeeping did such a great job of keeping that place immaculate. It’s 15 minutes away from the Colosseum and it was worth booking over places closer because of the ambiance they offer. I usually solo travel and I felt completely safe in the way they run their establishment and familiarize themselves with each and every guest. 10/10 would come back here if I ever find myself in Italy again and will be tell others to book here. AMAZING place.

Our stay at the hotel was truly wonderful such a wonderful little oasis.
The staff were so helpful and couldnt do enough to make you feel like a special guest,nothing was too much trouble even opening the bar for us when it had closed.
I really cannot put into words how much we enjoyed our 8 night stay. We will really miss them. Oh and the breakdasts are really good value for money too.

This is a classic hotel with marble floor and antique feel.
I would stay again, except it is a 20 minute walk from Roma Termini over rough sidewalk. Also, the area is not the cleanest in Roma. However, just walk in the direction of restaurant street and the surrounding becomes better. It is close to an old Roman wall.

Once I got my bearings I was okay. Not suitable if you want to catch train or shuttle bus to the are port if you have luggage pathways poor, not good for bag wheels.

The staff were very nice, and the hotel felt cozy overall. My room was clean, and the bathroom looked recently renovated, which was great. However, the area around the property was quite dirty, and the Smart TV in my room wasn't connected to WiFi, so it didn’t work during my stay. Other than that, everything else was good.

I can’t truly rate this hotel because there was a lot of road construction going on around a hotel and our GPS would not get us to the hotel. So I sent them an email and I told them that we were unable to find their hotel. It was starting to get dark. We were tired. It was about 10 days past my husband‘s Covid. He was exhausted. He just wanted to get into a hotel and rest. I told them we could not find it and to please cancel our reservation. I did not check my email till later that night when we were checked into another hotel. Believe me when I’m saying I was highly disappointed that we couldn’t find that hotel because it looked very nice. They sent me an email with directions to their hotel around the detours. Too late we had already checked in. They charge me the full price for two nights for that hotel. I was highly annoyed that they still took my money even though we could not find their hotel Deb Gannon.

Pretty hotel, lovely staff

We stayed for 3 nights/4 days and fell in love with this hotel. We had 2 rooms, one a triple in pics and a double that looked exactly like the blue/yellow room on website. It’s off the beaten track but only a 10 min walk to train stations. It felt authentically Italian which we loved, it’s an older building so has a shabby glamorous feel to it but all amenities worked perfectly. The staff were really lovely and helpful whenever we needed them/passed them. While we were there it was quiet during day and night so got a great sleep. Such a pretty hotel, I would definitely go back if I return to Roma

The staff here are excellent very helpful and friendly. Couldn't do enough for you. The hotel is set in the residential area. So a bit of a trek to the sights but there is public transport near. We just like to walk so we see all the sights. The room was comfortable but the shower we had was small. Terrace area and bar nice and relaxing and great service from the staff again. The area comes alive in the evening and I would recommend going to these small taverns and bars. Went to a amazing bakery for doughnuts and cakes just round the corner. The area of the hotel does seem run down as lots of buildings tagged but everything is clean and welcoming when open . 30 minute walk from train station.

Very helpful and friendly staff. Rooms had everything we needed. (Fair warning to British tourists - there are no tea and coffee facilities in the rooms, but it is easily available at the request at the lobby seating area.) Breakfast was very generous and catered to all - omnivores, vegetarians and vegans. 30 mins easy walk to Colosseum, or quick ride in public transport. 20 mins walk from Termini (bus/train depo). We were very well looked after and enjoyed our stay.

Review:

I recently stayed this hotel in Rome, and unfortunately, it didn’t live up to expectations or images on this or several other sites. While the front desk team was professional, courteous, and did their best to be helpful, the overall experience left much to be desired.

The hotel was within walking distance of the Colosseum and some restaurants and bars we thought we would try, but the neighborhood didn’t feel particularly safe, which made exploring the area a bit uneasy. The room itself was disappointingly small, with barely enough space to move around. The bathroom was even more cramped—turning around in the shower was a challenge.

To make matters worse, the air conditioner wasn’t functioning. Although the outside temperature was only 75°F, the room was stuffy and uncomfortably warm, making it hard to relax or sleep. Adding to the discomfort, the bed was not only very hard but appeared dirty, to the point where we chose to sleep on top of towels rather than directly on the bedding.

This experience was so uncomfortable that, despite having prepaid for multiple nights, we decided to check out after just one night. We moved to the Marriott Excelsior, which turned out to be a vastly superior experience in every way.

I wouldn’t recommend this hotel unless changes are made to improve the comfort, cleanliness, and functionality of the rooms.

The area is central and close to the train station. Restaurants a couple of blocks away with good food and ambiance.

The issue was with the hotel. I booked two beds and when I arrived the beds were put together. Asked the receptionist to fix and they gave me only some sheets and was told to do it myself.

I tried but with only two sheets couldn’t separate them and make the beds adequately. But the issue with cleanliness was when I took the original sheets off and got a glimpse at the mattress. Horrible!

Also the shower was the smallest shower I’ve been inside in my whole life.

The gentleman at the reception was quite friendly but made it very clear his jib was to be in reception and not to make or fix beds in any way shape or form.

Won’t be back to this hotel

I'm not a fussy guest: I'd stayed in other three-star hotels in Rome, and had enjoyed them. Thus, I had similar hopes for this hotel. They were quickly dashed. The staff were friendly enough, but the noisy air-conditioning didn't work in my room (I sweated all night); the bed mattresses were uncomfortable; and the breakfast options were very limited. The hotel itself was located in a rather grim part of Rome. Ultimately, I moved to another three-star hotel in Rome, which turned out to have perfectly running air-conditioning, comfy beds, good breakfast options, and more accessibility to the rest of the city -- all for less money than this place.

We really enjoyed staying at this hotel everything was lovely on our part to our nice room and breakfast which includes good selection of breakfast items and tasty coffee, the rules of the hotel are you leave your room key when going out and car keys at reception if you are parked inside the gate of the property. Most of the staff were friendly and helpful one afternoon staff guy seemed indifferent which make me think he dislikes his job and takes this out on the guests. We witnessed one incident with a Chinese couple who claimed that their camera had been stolen from their room felt the staff were unprofessional with their approach to this couple the talk got very heated at the reception with one staff member getting very loud with them, feel the situation could have been handled way better by the hotel with these guest taken to a private area to discuss their complaints this conversation went on far to long in front of other guests at breakfast, hopefully with better staff training future guests will not have to witness this type of unfortunate circumstances.

Hidden gem in San Lorenzo

I had a very pleasant stay at Villa San Lorenzo Maria. The rooms were clean, comfortable and cool. I had a great balcony and a refrigerator full of drinks (water, coke, etc.). The staff was super helpful with my questions and willing to help in every way. Breakfast was fresh, delicious and varied. Close to restaurants, train station and the University La Sapienza. Thumbs up for Villa San Lorenzo Maria!!

My partner and I loved our stay at Hotel Villa San Lorenzo Maria. The room was very clean and a good size, the bed was very comfortable, the staff were exceptional; very friendly and gave great advice of local places to visit. I really enjoyed the location, however, it is good to note that it’s approximately 30 - 40 minutes on the trams and buses into the very centre of Rome, this does mean it’s a little quieter and a lot less tourists near the hotel.

I would not recommend this place for your stay in Rome. It is well below what you expect from 3 star hotel.

Our room was very small and claustrophobic. It was a make shift room (#101). The bathroom looked modern at first glance but had many issues including broken faucets, flimsy shower etc. As soon as we entered, we could not wait to leave the place.

Another issue is connectivity to public transportation. Bus stops are 10 mins walk and metro is 20 mins walk. Rome has great connectivity in general, but not this hotel. Even when you decide to walk, the neighborhood streets are dirty and sketchy. So it was struggle to get anywhere meaningful easily.

Staff can be sometime friendly and other times rude. Mostly we had good experience with the helpfulness though. However, that could not offset rest of the negatives.

Overall, I will not come back here again.

There is 24 hour service, which is great. Rooms cleaned daily. Cute little bar and outdoor seating area. Rooms are small but clean. One of the most comfortable beds we slept in during our two week trip. It’s a good twenty minutes walk from the train and metro station. Some very good restaurants within walking distance. Next door to a grocery store. Outside of the main attractions. But if you don’t mind walking it’s fine. Room key is literally an old fashion key which you leave at reception. Everyone was very helpful.

My boyfriend and I stayed here for two nights on our trip to Rome and had a wonderful experience! The staff is very friendly and helpful, and the hotel has a lovely courtyard to spend time in! We arrived early and were able to get in our room quickly. A little further from the main tourist attractions but it is very easy to get there. The building is set back from the road and has a pleasant sitting area. Unfortunately our room was at ground level off a small courtyard. It had one small window with poor ventilation and making the room dark. The central air conditioning system was not functioning making the room uncomfortable. Very old and neglated, very strong mold smell. After trying to replace room realized all are the same:
Noisy, You can clearly hear neighbours doing everything.
No sleep at night because every room door that shuts the door its like an explosion.
Sheets had an awful smell.
Mattress was back braking. closet had broken axis -door almost fell on me.
Shower was very small no place to put shampoo or sope.
Bed was wiredly postioned infront of the door and the tv was covering the mirror on the left side of the bad, you cannot watch tv unless you brake your neck.
THE WORSE HOTEL I HAVE EVER BEEN.

The first night we arrived, the staff is kind. He gave us a lot of information and be patient to explain everything. The next morning, the other staff is rude. He did not give appropriate response and impatient to explain things.

The hotel is clean and tidy. However, the wifi was broken on that day. Unfortunately, my internet was cut off on that day, so I had to have an internet. This made me very inconvenient. But in general, it is good to stay.

The bedroom we booked was nice upon entering but within moments we were hit with a strong overbearing floral cleaner smell. It was terrible. The smell did not fade at all and we could not sleep because the fumes were so strong. On top of that, our bathroom smelled DISGUSTING. there was a strong smell of mold and nastiness. My husband and I couldn’t use the bathroom without wanting to vomit. We closed the door and would use the bathroom in the lobby, which is comply unacceptable.

Stay was nice for my “washout” period. Two of thr staff were super friendly and made the stay more enjoyable. Lovely when they offered me a free breakfast one morning during my 5 self isolation days. Shower was a bit small and you could hear the water from the pipes. But overall a great stay. They don’t have a restaurant at the hotel but plenty of food you can choose from, if you look in the right places. Convenient to get to places as well! Thank you to those two members of staff who made my stay more enjoyable!

A little gem of a hotel. Ok,so it's not in the centre of Rome, but you can be there in a few minutes. There is a tram stop just 2 minutes away and you can be at the Vatican in 40 minutes. Everyone in the hotel was really friendly and helpful. Breakfast was great at €5, I thought there was plenty of choice.

My only minor negative is that the walls are very thin. I was ready to offer a sweet to the lady with the irritating cough in a nearby room!

The location was alright and the patio of the hotel nice. The furnishings of the hotel were outdated and I was disappointed that we were never given clean sheets (6 day visit). The was no information in the room regarding anything in the area, and although we had a phone in the room, it did not indicate how to phone the front desk. The shower was extremely tiny and I was surprised that my husband could shower in it. The staff however were great.

Great little hotel for a good price in a sketchy neighborhood. Close to restaurants and metro. Luca at front desk was very friendly and helpful, as were the maids and wait staff. The overnight desk man was a bit grumpy. Ok for a family trying to stay under budget but not the size one may be used to stateside. All in all a comfy stay and we will think of it fondly.

Great hidden gem in prime location

Good value for money. Great air conditioning - vital for Roman summers. Extremely comfortable bed, adorable decor, good amenities. Only downside was that the bathroom was very old and dirty. Otherwise great and we highly recommend.

alright stay

convenient area to travel to the city via tram. but about 15-20 min walk from the termini station. wifi was okay - works occasionally. staff was very friendly and helpful. breakfast was 5 euros. good for its price. room had a musty smell though. toilet and shower area was small but room was spacious. worth it for the price and for 2 nights.

Our stay at San Lorenzo was amazing. The staff was very friendly and helpful. The rooms were very clean. The property is well maintained and it gives the real Italy experience. We had forgotten some items at the hotel and the staff was kind enough to send it to us to the US, al though we arranged pick up they ensured it was properly boxed and sealed. Great place to stay if your visiting Rome!

Hidden gem in the city. Professional, friendly and hospitable staff who are very accommodating. Small but very clean, quaint rooms with a great continental breakfast for only $5,00Eu (worth every cent with low room rates)The staff alleviated all my stress of worry about parking downtown Rome. They stored my luggage and allowed me to park in their limited secured parking all day for free and gave me concise instructions with a map for local transit to Vatican City. I was able to share this surprising find and incredible 24 hr experience I had with a new arriving couple who had similiar concerns for parking and getting around the city during their stay. Please do not be intimidated by the graffiti riddled neighborhood, this is typical for most of dntown Rome. Some was amazing street Art, enjoy the beauty! I walked the neighborhood late night and was surprised by the number of younger people casually strolling around. Made me feel safe. I heard amazing jazz music as I strolled the neighborhood 2 blocks from the hotel to suprisingly find a professional 4 piece jazz quartet Benny Benack from New York, playing in a community basketball court/park that had a full service bar set up with friendly staff. It is the community leaders successful project for improving the neighborhood. Well done! It added to a great stay at this truly economical, clean, safe hotel.

We thought that the property was a little closer to the centre of the city and at first were a little disappointed by the surrounding area. However the staff were so helpful and explained that there was a tram just around the corner and we had plenty of fun riding the trams and the journey all the way to the Vatican only took us around 20 minutes. The tickets for the metro and tram are cheaper bought at the corner store for 1.5 Euros each. We rode into the city and were grateful of the peace and quite when returning back to the hotel. There were a couple of really good restaurants at the rear of the hotel a very short walk away that were half the price of those in the City. The breakfast at the hotel cost just 5 Euros each and was well worth the price. Being further out, our city tax was less so plenty of benefits. This hotel went above and beyond for us when our phones would not work, they confirmed our transfer back to the airport and nothing was too much trouble. If visiting Rome again, we would definitely stay at this hotel. Thanks to all the staff who looked after us.

Last day in Roma

The hotel was good, old but lovingly maintained and our room was spotless. We thought the neighborhood was a bit on the questionable side but there was no way to determine that prior to the visit, and we were SO close to the ancient city wall. The staff was excellent and very helpful. The air conditioner worked which was a plus as the temperature in Rome was over 90 degrees Fahrenheit. Buffet breakfast was good.

This is a very nice hotel. The area, San Lorenzo, is a great, relatively non-touristy part of Rome to stay in. San Lorenzo seems heavily populated by college students, so prices are much more reasonable than in other parts of Rome. Service is very good. We stayed in the Hotal Villa San Lorenzo Maria for eight nights, and enjoyed our stay quite a bit.

Dirty room and smelly bathroom.

I don’t mind the small room, tiny bathroom, and even worn out furniture, but the dirty room and smelly bathroom were big issues. I used the cloth in the room to clean the wardrobe, and the cloth turned black quickly. The sheet on the bed was dark. The bathroom was smelly even I turned on the ventilation all the time. In addition, I caught two mosquitos in the bathroom. Imagine how many uncaught hidden in the room... The safe box was inside the wall and so small that only passports could be inserted inside. The staffs were friendly. The hotel is right next to a grocery store, providing some convenience. The neighborhood was dirty. I stayed here just because the hotel was close to where I had to do business. I will not come back.

Decent place. Good price. Staff is helpful. The area itself is student's area but its dirty, full of gravity and to get to the center you have to go through the refugees part of town.
Also they dont include the price of the rome city tax plus they give you a mini bar with outrageus prices for soda cans just so you will take and be charged later.

So i give this hotel a 5 out of 10.

Horrible attitude from check-in. When we booked the hotel on Expedia, it said the room fit 4 people but the front desk person was stingy that he said we had to book a single room for the following nights of our stay. Good thing Expedia helped us contact the hotel and cleared things for us, but the attitude from check in was trash. The room smelled so musty and stuffy. Definitely a click bait hotel because in the pictures it looks vintage and grand, but it's so grimy. They pushed two twin beds together and called it a queen bed. Pictures made the room look big, but it was so small. The shower could barely fit a person in there. A literal disappointment and not worth your money. Its location is not convenient for walking to the sites of Rome too.
