This resort was beautiful! The pool area was amazing! Very large and lots of places to lounge. The condo was very clean and had everything we needed. The walk from our condo to the pool area was about 10 minuties, though you could drive and park at the pool if you wanted.

Worth the inexpensive cost. Comfortable beds. Great for families. Unit was not ADA compliant, but we didn't need that this trip. Kitchen utensils well stocked. Quiet for sleeping, couldn't hear outside noise, but downstairs noise echoed upstairs, and upstairs walking could be heard downstairs within the same unit. It's a nice walk to the pool area. Lazy river smaller than expected but still fun. Decor is a bit older, but it was clean. Cable and Internet didn't work all week. We talked to maintenance and they said there was already a work order, but nothing was fixed while we were there. Publix grocery store and restaurants nearby. Disney is 30 minutes drive. 2 hrs to the gulf. Showcase of Citrus just 15 minutes up the road.

I booked a weeklong stay at one of the villas here, for a family of six. It was a very competitive price compared to the hotels I looked at in the area, and included four bedrooms! There were no additional fees, like for parking, which I appreciated. The beds and pillows were very comfortable. The added privacy and sleep quality helped us enjoy our vacation. Our kitchen was modern, including the appliances. The style of the rest of the place feels a little dated, but everything was clean and worked well for us.
The clubhouse wasn't a comfortable walk from our villa, so we had to drive, but there was always available parking. We found the pools, waterslide and lazy river quite nice, and not at all crowded while we were there. I watched a SpaceX launch from the lazy river. The pool shop was of value, and not expensive. My kids enjoyed the arcade, but some of the games are in need of maintenance. We didn't try the restaurant, as there were options nearby, including the supermarket next door (handy!).
The office staff were responsive and helpful in our case, even after our flight got delayed and we arrived around 1:00 am. The villa itself was cared for by a separate property management company, who didn't respond to my one call.
Overall, I enjoyed my stay here more than the typical hotel for a family vacation. It was quiet, private and slow paced. I could cook, and drive my SUV right up to my door. I'd recommend it to the beleaguered parent on vacation.

The room was bigger than expected, the whole property was nice. A little run down but there is no way we could have gotten the same amenities for that price anywhere else! My only complaint was ants in the kitchen. I didn’t bother maintenance, just handled it ourselves. Everyone was friendly and my kids loved the arcade & indoor play area. It was very cold on our trip so we were sad that we didn’t get to use the pool.

This is my 2nd stay with this property; last October and this Feb. I rented two 3 bedroom units this time for a trip with 3 other couples. Very nice place and you can’t beat the price for the amount of space. Only 3 concerns. We found 4 live roaches in the bathrooms of one unit. They sent somebody to spray the next day which was appreciated since they had no additional units to give us. Ice maker broken in one unit. You aren’t allowed to turn the air below 72 degrees. We like a cool house so It can get pretty hot in there. If you turn it below that, they charge you 150.00 If it freezes up. All said, it was a great trip and nice place.

The rooms and bathrooms weren't as clean as I would have liked. I try to extend some grace because I understand how hard it is cleaning after people. The staff is AMAZING, I really like how someone is there 24/7 to assist you and they ALWAYS extend a helping hand with big smile. Overall I wouls recommend staying here, we came on July of 2025 and decided to come back for Christmas in 2025.

Upon arrival we entered and settled open the cabinet and giant flying roaches and went to the outside porch which wasn't covered it was full of flies and the racoons come all the way up to you and try to get into your villa if your not quick. Other than that the stay was pleasant

AC wasn't working and lacked any help with fixing. We love Regal Palms and try to stay here when we are visiting Florida. The staff is very nice, the pools are great. The lazy river got a bit rowdy on the weekends this time (teenagers).. Our reservation was subbed out to United Vacation rentals and our AC was not working later in the evening on our first night. They sent out a technician the next day who had us run the fan vs the AC. Thank god we spent days at the theme parks because it fealt muggy in our condo during the day. The evenings were tolerable. No one fixed the AC or rectified the issue our whole stay! There should have been some compensation for this issue. Makes us worry about booking again through Expedia and at the Regal Palms next vacation : (

Beautiful grounds and great value for money! I do have some critiques: there was an offensive odor in the villa the moment we walked in. I would compare it to a strong moldy damp rug scent. After two days of air fresheners and AC is simmered. The kitchen faucet had a nonstop leak after shutting off, the hot water on the ground floor was much hotter compared to upper floor where it felt just like warm in showers. The jacuzzi jets in the upstairs room needed a deep cleaning, old chewing gum stuck under nightstand top (I glimpsed it while in bed staring at the corner), sofas downstairs needed a good cleaning from obvious grime or dirt. Otherwise the stay was relaxing. Loved the large villa and the pool although small considering the large property, it wasn’t overcrowded during the week of our stay July 7th. Wish they had vending machines on property for water and snacks. But the nearby Publix was perfect.

Property unit 3744 Calabria was outdated, sink faucet would not closed . 1st floor shower did not properly work so my Brother had to use a cup every time he’ll shower. Amenities looks so old and ugly. You could not bring anything to eat to the pool area. Was raining most of the time so pool was not available. Nothings else to do since volleyball court is not available . Indoor jacuzzi was poorly maintain , and no kids were allow; therefore no options. Only good thing about this mini vacation was that the family was together and we made it work for us.

We have stayed here before in different houses so chose to stay again with a different company. The house, area and clubhouse was good.
The downside was we were not told that tge block of houses opposite up were going to have building work which was very noisy especially in morning. Got woken up at 6 30 this morning. Not good when you are on holiday and want to relax. We were told that reception wasn't informed when work was going to be carried out.

The unit we got was very clean and perfect for our family. Publix is within walking distance. I loved having the convenience of having a washer and dryer. The pool, lazy river and hot tub was great. There was a rocking St Patty’s day karaoke party going on on Friday night. Great atmosphere and highly recommend. Disney is about 40 min away along with the outlets. But for the price and space you can’t go wrong. I would definitely come back.

This is our second time staying at the regal palms and I’m sure there will be a third. The pool area is beautiful and has a restaurant and bar on site. My only complaint is this visit we stayed in a villa that was a little far from the pool and we had to drive but otherwise everything was great. There are many shopping options with a few minute drive. Checkin was really easy and fast.

It advatized wifi which we did not have. One of the best sheets on my room was very dirty and had cuts in it. Mind you the sheet was in-between the other two sheets but and not noticeable till you separated them, however how hard is it to replace the throw like blanket if it's damaged and is stained. I can't speak for the other rooms since I stayed in the master bathroom. Everything else looked clean and maintained and everything was working besides the advertised wifi and the front desk confirmed that that room doesn't have WiFi.

Small updates needed: cracked sensor for light in kitchen, patch work, tiling in master bathroom floor, etc… Place was very clean. Suggestion- turn down the fire alarm sensor. It kept going off when we would make toast or take food out of the oven. Had to open the windows and doors or turn the fan on to prevent the alarm from going off. Only concern was we experienced others using the trash can assigned to our unit.

DO NOT STAY AT REGAL PALMS!!!
This place is horrible! Staff would not let our family check in even 1 second before 4pm. When we arrived at our townhouse, it was absolutely disgusting! The floors were filthy, my 2 year old’s feet were black. Nothing was cleaned or dusted. All of the plates and utensils were dirty and had to be rewashed. We found brochures and a broken cellphone in the kitchen from previous guests which proves the place was never cleaned!
A sink upstairs was filled with rust and the bathrooms were infested with ants and bugs! In a bedroom bedside table we found 2 paper plates with old half eaten pizza and a receipt from August 9th. The microwave door was broken, the oven door was also broken and almost injured one of us with oven set at 425F.
When we brought these countless concerns to the front desk staff, the response we got was…”We’re just the resort, it’s not our problem!” Each house is managed by a 3rd party and you’ll have to take it up with them”
Soleil Management Group and United Vacation Homes, wouldn’t answer and voicemail was originally full. I can only assume from the countless complaints!!!

The floors were filthy, my 2 year old’s feet were black. Nothing was cleaned or dusted. All of the plates and utensils were dirty and had to be rewashed. We found brochures and a broken cellphone in the kitchen from previous guests which proves the place was never cleaned!
A sink upstairs was filled with rust and the bathrooms were infested with ants and bugs! In a bedroom bedside table we found 2 paper plates with old half eaten pizza and a receipt from August 9th. The microwave door was broken, the oven door was also broken and almost injured one of us with oven set at 425F.
When we brought these countless concerns to the front desk staff, the response we got was…”We’re just the resort, it’s not our problem!” Each house is managed by a 3rd party and you’ll have to take it up with them”
Soleil Management Group and United Vacation Homes, wouldn’t answer and voicemail was originally full. I can only assume from the countless complaints!!!

Caution: You only get a \"starter\" pack; toilet paper, garbage bags, dishwashing soap, and toiletries not refilled. Towels you need to wash for the duration of stay. Place had mold, mildew, and insects everywhere. Was told that they would trade towels and linens, but they never brought any.
