Having stayed in most Guam properties, this has been my best stay overall. Strong product. Good service foundation. A few specific areas need attention.

• Housekeeping. My room was rarely cleaned before 4:30 pm. This limits daytime rest and use of the room. Set an earlier service window or offer a guaranteed cleaning time.

• Lobby lounge. Expand the menu. Many guests do not want buffet dining for every breakfast, lunch, and dinner. Add light, healthy, and à-la-carte options.

• Pool bar service. Staff need to greet guests, smile, and engage. A simple “hello” and “enjoy your day” improves perceived service quality.

• Check-out experience. No thank you, no “did you enjoy your stay,” no farewell. Train front desk staff to close the stay with warmth and acknowledgment. This is a missed brand moment.

• Pool condition. Multiple tiles are loose. This is a safety and quality issue. Inspect and repair promptly.

• Beach access. The beach was closed to guests. This removes a core resort benefit. Clarify the reason or reopen access.

You have a strong property. Fixing these points will lift the guest experience materially and protect the brand.

Our stay at The Tsubaki Tower was lovely. The room was spacious, brand new, and luxurious, with a breathtaking view. The staff were friendly, polite, and welcoming throughout our stay.

The infinity pool was relaxing, and the location is excellent—walking distance to shops and restaurants. The gym was usable but felt stuffy and warm, while La Cantina rooftop bar had good service and music, but the air-conditioning was extremely cold.

Breakfast was the area most needing improvement—quality, presentation, and delivery did not reflect a high-end luxury hotel. Housekeeping was also inconvenient; our room was cleaned very late each day. We were out in the morning and back in the afternoon, yet the room was still messy, making it hard to rest or take a nap before dinner.

Room rates during Christmas were nearly three times higher than usual, which felt excessive given some services still needed improvement.

I was surprised by the policy on special celebrations. With luxury hotels like Ritz-Carlton, Four Seasons, or Shangri-La, small complimentary gestures for birthdays or anniversaries—petals or cake—are usually offered. At Tsubaki Tower, even simple arrangements cost $50–$150 plus extra for cake, so I chose not to proceed.

Despite these points, they were minor compared to our overall stay. It was still enjoyable, and The Tsubaki Tower remains a beautiful hotel with great potential.

First of all, the stunnign view made me speachless.
Cannot believe every room has this kind ocean view.
It was totally worth it.

Second of all, the staff there was so kind. Every single person, especially those in the lounge and dining areas, made my hotel stay truly special.

If I have another chance to visit Guam, I will definitely stay here again.

The Tsubaki Tower in Tamuning GU is by far my top choice of hotels. From check in to departure the staff are professional and attentive.
The amenities are amazing, the rooms are large and comfortable. The ocean view is absolutely stunning. 10 out of 10 I highly recommend!

今回は特に目的もなかったのですが、ホテルでゆっくり過ごせればと思いクラブラウンジアクセス付きのお部屋を予約させて頂きました。クラブラウンジ自体は他のホテル様と内容はあまり変化はございませんでした。ただ、チェックインの際にサービス内容のアナウンスはほとんどなかったかと思います。食事も一度ホテル内でビュッフェ形式の夕食を予約させて頂きました。レストランは座席も多く、種類も多かったのですが正直、味は.,..でした。全ての物を頂いた訳ではございませんが、特にラーメン、うどんは出さない方が良いと思います。
翌朝の朝食もやはり想像していた通りでした。
２日目の夜は隣接していたニッコーホテル様の和食を頂きましたが、お会計の際にスタッフの方から宿泊先を聞かれてツバキタワー様のお名前を出したところ、15%引きのサービスをしていただきました。（この情報もチェックインの際にはお聞きしておりませんでした。）
チェックアウトが12時で、我々の空港への出発が14時30分の為、2時間半をラウンジ内で過ごせるかと思いましたが、ロビーのソファで待機をホテルのスタッフから指示されたため、少し残念に思いました。他のホテル様でこの様な事を言われたことがなかったので。今回はたまたま前回グアムに訪問した際に毎月グアムに行かれている方と知り合いその方の定宿がツバキタワー様の様でとても素晴らしいホテル様と伺い今回お世話になったのですが、とても残念でした。

공항에서 20분. 시내까지 3분(택시 10~12불).
수영장무난, 헬스장 별로. 조식 쏘쏘.
그냥 그래요! 아~ 정전으로 삼십분간 고립된적 있음. 대처는 없고 그 외 조치 없었음.
호텔 자체는 무난하나 위기대응시 불친절로
좋은기억이 무색해짐.

We really loved having access to the 26th floor lounge for tea time and cocktail time (which doubled as dinner time TBH). The staff were always so nice and took great care of us everyday.
The infinity pool was really nice too.

두번째 괌, 첫번째는 신혼여행으로 온 츠바키타워에 방문 했었어요. 친절한 직원, 맛있는 음식, 좋은 부대시설 뭐하나 빠질 것 없었던 그 기억으로 재방문 했습니다. 역시나 이번 방문 또한 신혼여행의 그 감성 그대로더군요. 이번에는 아이가 생겨 태교여행으로 왔습니다. 작년 방문보다 더 음식도 맛있고, 친절하고, 편안했습니다. 다음 괌 방문도 여기 츠바키타워에 방문 할 듯 합니다. 물론 뱃속에 있는 우리 예쁜 딸과 함께요.

First of all, the balcony was spacious compared to other hotels, which was great, and eating breakfast on this large balcony was fantastic. Also, since it was recently built, the room condition was very good and the mattress was also excellent.

니코서 2박하고 츠바키로 옮겼는데 정말...가격 차이만큼 서비스 차이가 역시 돈이 들더라도..츠바키.
도착하자마자 준 월컴드링크 너무 맛있고 라운지 이용이라 그런지 별도 체크인하고 좋더라고요.
니코도 한국 분 있었지만 없을 때가 많은데 츠바키는
물어보면 바로 나오시고 편했어요.
단점은 샴브,컨디셔너가 잘 안 나와요 리필 용기를 쓰는데
나중에 컨디셔너를 열어보니 덩어리져서 잘 안나왔더라고요

Clean, quiet, simple and most staff were very welcoming except for the front desk (who should be most welcoming because they’re the one of first impressions of the hotel). The view from the lobby and room made up for a lot of the hotel’s shortcomings!!! Housekeeping staff were most friendly and welcoming with their smiles!
Like I said most staff were welcoming, but they could use a little bit of a customer service training. No one ever introduced themselves especially at the front desk, bar or dining areas. I don’t know if that’s customary in the hotel industry.
Also, since the hotel is considered a five-star hotel it was weird that they did not have a business center. I don’t travel with a laptop during vacation, but sometimes computer access is necessary.
Another important information is that the hotel has no beach access from its actual property. Guests can be shuttled (or walk) to the neighboring Nikko Hotel for the nearest beach access. Or drive to one of the the local beaches.Beach chairs and umbrellas is not available for guests to freely utilize or rent.
Check-in was at 3pm, but we desperately needed room access so we paid an extra $200 to check-in at 10am. However, we checked out at 3:30 am on the day we left without any credit!!!
Buffet dining was delicious and the wait staff were friendly.

Absolutely Perfect staff, warm and helpful- just a few steps away is the Nikko beach which is not at all crowded, rooms are perfect, Clean and the staff are awesome. A big thanks to the staff at the pool side- I had scratched my feet at the sea side and these guys gave me bandages and help me wash the wounds- it's the warm heart that matters- the rest of the days- he checked on me to see if my feet are better. absolutely fantastic hotel, clean- convenient location- the hotel is comparatively Newer than most around the area.

Probably one of the best rooms that I have ever stayed in. No complaints.

The air in the exercise room in the Nikko facility seemed like it would not be healthy to exercise in, so I found another place to exercise. Not a big deal.

My wife also wanted to add that the Kimchi was too sour. She said no one in Korea is eating Kimchi that sour:)

Overall, it was a very pleasant, friendly, safe and great place to relax.

グアムの旅行は20回以上ですが、初めてツバキタワーへ泊まらせていただきました。7泊の滞在でしたが低気圧の影響で雨が続きましたがそれを感じさせないくらいのスタッフの対応、部屋の設備何をとっても最高でした。次回も必ず泊まりたいです。クラブラウンジのスタッフもとても最高でした。

まだ新しい、という事もありますがとても綺麗でした。掃除も十分されていましたが、ベッド横のライトの傘の中、埃や蜘蛛の巣がありました。
シャワー室と浴槽に分かれているのはとてもいいと思いました。海外のホテル特有の浴室にシャワーカーテンが不衛生で苦手だったので、高評価します。
１日２回タオルを交換して下さるのも助かります。ラウンジを利用しましたが、スタッフが皆様気さくで細やかな接客をしてくださいました。子供たちもまたこのホテルを利用したいと言っていました。楽しい旅行になりました。

클럽라운지룸 2박3일 묵었습니다.
이 호텔의 모든 직원들은 6성급 호텔처럼 움직입니다.
특히, 26층 클럽라운지 직원들은 인상깊었습니다.
그들의 서비스에 대해 체크아웃 하면서 한번 더 말씀드릴 정도였습니다.
룸 컨디션과 수영장 온도, 뷰, 조명 모두 좋았습니다.
단점이 있다면, 주차장이 실외인 점과 수영장 바닥의.타일이 몇개 깨져있다는 점 입니다.
그럼에도 괌의 최고 호텔은 츠바키 입니다.
