The place is great and in an excellent location. They were under renovation so it wasn’t completely clean, but overall I would recommend this hotel.

Hotel was in renovation mode but did not affect the stay. Nice rooms and beds. Swimming pool and hot tub were great. Close to lots of food and beverage choices. Staff very friendly. Would refer people to stay there.

Under renovation. Not disclosed in Expedia information. No hot breakfast available. Reno dust all over food buffet area. Dining area not assessable due to reno. Visible mould on bathroom shower tile grout. Damaged and scraped paint on doors. Trip hazard on carpet to tile transition, in bathroom. Would not have stayed here if we had been told on the site that there was a renovation underway. I assume they were hiding the fact.

Hotel was in great proximity to Downtown shopping being about a block away, certainly walking distance. The room was very spacious and clean. Breakfast was weak, go downtown instead. The hotel was under construction with the floor being replaced, a discount I think would have been appropriate yet none was offered.Would stay here again for sure.

This is in a great spot to walk around the town center. The hotel is in the midst of a huge renovation project…the lobby was torn apart, including the breakfast area. There was still a simple breakfast offered. The real reason for my lower than 5 rating is truly because of the work throughout the property. I dare say that the property will be beautiful when this project is completed.

No where on the website did it mention the hotel was undergoing renovations. The room keys didn't work half the time. The internet (WiFi) was spotty at best, you had to log in at least a dozen times a day.

The hotel was under maintenance, which wasn't the problem, but it didn't say that on Expedia site, because of that I don't think the price of the hotel was worth it. The bathroom door in our room wouldn't close at all, it kept getting stuck on the floor. Hopefully when it's all redone it will be better and worthy of the price.

Upon arrival, I found out the property is under renovation. The hot buffet breakfast is no longer available and has been replaced with a continental breakfast. The gym equipment is well worn and the treadmill is completely out of order. The town was nice and I enjoyed the restaurants, Betsy’s consignment shop and the Oasis spa.

Hotel was very nice and in the perfect location in town. We could walk everywhere. The hotel is currently going through renovations but they try to keep the mess covered up as much as possible. The only disappointing part of the stay was the free breakfast. They only had cold items (breads, muffins, cereal, etc) and hot coffee. No hot items. We ended up going out to breakfast across the street at Katy’s Cafe which was super cute and delicious.

This hotel is a great place to stay if you are visiting the Ellicottville/Holiday Valley area. It is a little older, but the location and amenities are impeccable! Parking is onsite and very easy, so once you find your spot, everything from there is very walkable. They have a very welcoming lobby with a fireplace and also nice touches like a complimentary breakfast and a daily slope report. Everybody was very friendly and helpful, so we highly recommend!

Everything was pretty good except the heater fan ran all night long made a bit of noise. They give you liquid soap in dispensers on the wall instead of bars of soap or shampoo, bottles. The fragrance is Rosemary and it’s overpowering and not pleasant. Bring your own soap and shampoo.

We had an issue with our fireplace, but Amanda was fantastic and fixed it in minutes- she's not even maintenance!! 😀

The room was clean, and comfortable. I will note there were some issues with the wallpaper bubbling, and being torn. Not a deal breaker for us.

Breakfast was your normal hotel continental breakfast. Eggs and sausage. Pancake/Waffle station. Pre-wrapped Danish and cereal. Coffee and juices were amazing!!!

Staff was helpful, friendly and knowledgeable.

Disappointed

I was very suprised at the unexpected 75$ fee for our pet.
When I asked about what seemed like a higher than expected amount, I was told that the hotel needed to do a deep clean on the pet friendly room once we left.
I was not happy about the seemingly last minute check in surprise amount. This feeling was aggravated by the dirty sock that was left in the room by a previous guest on their visit but not removed by the cleaning staff.
