I stayed in one of several ground floor (actually semi-basement) rooms that opened directly off the relatively quiet street.

Noise was a major issue. This was for three reasons: (1) a window facing street and hidden outside by shutters and inside by curtains behind desk was left ajar. Closing it required moving desk, and a shorter person would have needed to stand on a chair. (2) Noise travelled from floor above easily - everything from footsteps to phone conversation was audible at 2am. (3) During heavy rain, the gutters somehow ran internally above the bathroom ceiling creating an echo chamber of dripping water noises!

The front desk was not open for all of the advertised hours.

I only stayed because I got three nights for price of two and location was conveniently close to the old town but not on busiest strips.

WOW what a beautiful hotel. In the old town of Split, around one of many winding cobbled street corners. A very welcoming outside, with multiple outside stone steps. Beautiful reception along with 2 elevated decking seated areas and 1 other.
We went on the 28th September 2025 for 3 nights. The weather was in the 20’s whilst we were there.
We arrived just after 12pm and we were lucky to have our room ready for us. We were checked in quickly and we were greeted with a friendly and warm welcome. We did not have breakfast at the hotel, but there are lots of places to eat in Split.
The hotel has very much the old town look with lots of attention to detail. With a modern twist for the key-pads on the door and lights on the stairs. We stayed in room 305. Lovely high ceiling, with the bedside lamps on as we entered giving a very warm welcome. I won’t spoil the theme of the furniture but it is plumbing related. Lovely bathroom, decent sized shower cubicle with a large ceiling shower head with good pressure and heat.
In the room was a small fridge to use, which was an added bonus. Toiletries in bathroom and tea, coffee and herbal tea, cups and kettle also in the room. Along with air conditioning.
The hotel is only a few minutes to the nearest eatery / shop. Yet the area of the hotel is quiet during the day and during the night. Apart from the odd bell ringing from the local church, which was actually quite lovely.

We absolutely loved our stay at this hotel. It’s in a fantastic location – close to the centre of Split but tucked away enough to be peaceful and quiet. Just a few minutes’ walk takes you to plenty of restaurants and bars, with a great choice of food and budgets to suit everyone.

Our room was lovely, spotlessly clean and had fresh towels available every day if we wanted them. The décor was charming, with a style that reflected the atmosphere of Split’s old town streets.

We walked everywhere during our stay. On a cooler day (end of September/early October), we explored the beautiful Marjan forest, which was well worth it. We also walked to a lovely beach where we hired loungers for €20 each – there are several spots along the coast to choose from, all clean, uncrowded and inviting. On the way back, we stopped at the Tennis Club terrace bar for a drink, which had wonderful views over the beach.

Getting to the hotel was easy too – we took the airport shuttle bus (€16 each) to the harbour and walked from there in about 15 minutes through La Riva.

All in all, a perfect stay - highly recommend.

Great Hotel in Split!!!

I had an absolutely wonderful stay at this hotel! From the moment I arrived, the staff went above and beyond to make me feel welcome. Check-in was smooth and efficient, and I was personally escorted to my room, which was spotless, spacious, and beautifully decorated.
What really stood out was the level of service. Every staff member I interacted with was friendly, professional, and genuinely eager to help. It truly felt like they cared about making my stay unforgettable.

I highly recommend this hotel to anyone looking for comfort, luxury, and exceptional service. I’ll definitely be returning on my next trip!

We loved our stay at this boutique hotel in the charming Varos district of Split. The location was perfect—just a short and easy walk to the Old Town and Diocletian’s Palace, yet tucked away enough to feel peaceful. Great local restaurants and cafés were right around the corner, so dining was never a problem. Parking in Split can be tricky, but here it was relatively easy compared to most central spots. The staff were absolutely wonderful - warm, attentive, and always ready with helpful recommendations.

A fantastic choice for anyone wanting comfort, convenience, and a real neighborhood feel in Split.

Great location, right in the hussle and bussle. Aircon was great but unfortunately the room was clearly damp and subsequently stank of urine. We did complain about the smell, but was informed it was due to recent rain but no real resolution. Security was poor, no extra lock on the door and safe attached the flimsy wardrobe (not attached to wall). Definitely more shabby than chic. Would stay in the same area, but not here.

Heritage palace varos - Stayed 2 nights.
Beutiful hotel set in the old town close to harbour and centre.
We stayed in the annex which has its own door onto the street, these rooms are stunning.
Room had well equipped and good size bathroom with shower. Fridge and Tea and coffee making facilities, you will need your own coffee and milk as there was only fruit tea on offer.
Plenty of supermarkets within 5 minutes walk.
With the location being so central you have many restaurants available to choose from.
Uber from Split airport took around 40 minutes and cost xxxx
We did not have breakfast added to yhe room which is around €20 each.
Staff are extremely helpful, would definitely visit again.

We saw mixed reviews and glad to say room 301 was excellent, very clean and exactly as advertised. The location of the hotel was superb, quiet street but just a few minutes walk to the centre of town and tourist area for cafe, bars and restaurants. The staff were also very friendly. The only negative is the description, which says the hotel has a restaurant, bar and cafe. In fact the hotel has no facilities at all. So as an excellent room and location, highly recommended but don’t get confused over the listing.

This was a very conveniently located hotel, just off Split Riva (the main tourist strip). I was only an 8 minute walk to the Diocletian's Palace, which is the very heart of the city, and less than 15 minutes to the main bus station and port. Our room was clean and air conditioned, and had a good bathroom and shower. Staff were also very friendly and helpful, and check in and check out were very efficient. Our only criticism, but it is probably as advertised, is that - at the time of our stay - this didn’t have the feel of a conventional hotel. Rooms were spread across at least two buildings, around a small public space, and no communal lounges seemed to be in use. Also, we weren’t aware of a restaurant, and certainly didn’t see a bar. That said, I think a continental breakfast was offered, but it was expensive. Our room was also quite small, had two single beds rather than a double, and one of the beds squeaked very badly every time you moved on it. As I say, though, on balance, a very clean and convenient accommodation option for a visit to Split

Good location, but a few things to work on.

The room was adequate in a convenient location to all of the main sites of Split. The staff was polite. Now, three things that could have been better. The Wi-Fi did not work in our room. We were across the street from the office in room 006. Maybe we were too far. The safe in our room was rusted and unusable. And although we didn't mind the walk, our \"breakfast included\" was not on the hotel property. It was at a little restaurant not too far away. The food was good, but if a guest had mobility issues, or if the weather were bad, the hike to breakfast might make it more of a challenge.

In spite of advising of our late arrival just prior to reaching the hotel (train delayed from Zagreb to Split) the Reception Desk and Hotel were closed. We had to call a number and waited 15 minutes while someone turned up to admit us. The air conditioning unit in our room was switched off (the owner is cheap and likes to save money we heard) and it pumped out hot air when we tried it. A disappointing end to a long day of travel

Would love to give a nice feetback on an vintage place. But an overpriced hotel room where you can not sleep - the floor is so thin that you hear all footsteps, convertation and snoring from upstairs is not nice. I normally sleap easy even there is noice.

Very quaint spot. The room was clean, beautifully decorated with some additional nice touches like a very beautiful bathroom. It was very walkable, Great location and would highly recommend.

The only issue is I was not able to easily get in touch with the owner via email. Check in was located in a, what looked like, a travel agency but this was not evident upstairs n arrival do I stood outside this hotel for quite a long time. It would be great if the owners placed a sign on their window indicating the reception area for this hotel.

We can't wait to come back again! Everything was better than planned, the hotel's facilities far exceeded our expectations since it was our first time in Croatia, and we honestly had no idea how we were going to do it. To begin with, we had the joy of meeting “Inna” who was like an angel for us at the hotel reception and welcomed us with a big smile and a hug and with such a special and contagious energy she made us feel like family from the first moment. She went beyond the call of duty to help us by giving us recommendations for places to eat and things we should do in Split. Inna is a special being who projects very good energy and was of great help to us during our stay.

Falsely Advertised - No Bar, No Restaurant

The staff is very helpful, especially Inna who is very quick to respond, very kind, friendly and eager to help. Nonetheless, we were disappointed with the hotel and the false advertising. There in No restaurant, there is No bar, our room was tiny, our bed was Not a Queen size (it was a short, narrow double), we had to walk too far with all of our luggage because taxis cannot drive into the pedestrian zone in which this hotel is located. This is Not a four star hotel, but rather a two star hostel. The breakfast is awful (grey hot dogs, cold old fried eggs, shredded cabbage, shredded carrot, bland cheese, white rolls). In summary, Inna and the staff are great, but the property is falsely advertised.

The hotel is a short walk to Old Town. The standard room is small. So, just be aware of this. Additionally, if you are similar to me in that you need a dark room to sleep, then you will have some trouble sleeping. There are green exit lights over the room door. The walls are thin between rooms on the same floor. But, otherwise a neat, little medieval type of room.

The hotel wasn’t accessible by road (well taxis would not go down the narrow streets) so depending where you were dropped off/picked up taking your luggage was a real effort.

The room was nice, though not connected to the main building with reception. This would have been fine as they had security doors at the entrance of each building, but the chose to have them unlocked, which was a bit strange. You obviously have a lock on your room but anyone could gain access to the building. We were assured nothing has ever happened, and it didn’t, but it seamed odd to have additional security and not use it.

The girl at the front desk cannot be more nice, friendly and helpful, she is just amazing!

Super friendly staff, room is sweet and you will need the AC on during summer. They had proper AC as compared to other accommodation. Easy walk to town centre. The parking is NOT on site, speak with them before you go for advice, rates vary from €15 - 45 per day. We found free parking a couple of blocks away, safe and quiet street.

One window opened on to a public terrace, the second to a blank wall.
Main issue was the noise from the room above. The wooden floor creaked very loudly every time someone walked on it.

Very well renovated building less than five minutes from the Split historic centre from the Roman times in a quiet area. Good full breakfast and attentive staff. Spaces for eating breakfast inside or outside. Parking if you drive, would be by the seaside walk, about seven minutes from the hotel. Near all the action, without all the noise of the very centre. There are many dining options from a minute walk from the hotel and onwards. Being a historic, renovated building, it has steps and no lift to the rooms. Beautiful boutique size hotel with personal service.

Quaint Boutique Hotel

The hotel is difficult to find when you first get there because taxis cannot access the area where the hotel is located. Once you know the way, it is a short stroll to the main esplanade where all the action is. The internet was not working well which I needed to forward plan flights and other accommodation so this was the most frustrating stay whilst there because I had to leave my room to use the internet. The staff were very friendly and helpful and the room was also clean and serviced.

I paid £250 for a one night stay and upon arrival was told they overbooked and I had to walk to a sister hotel (in the pouring rain). The hotel they moved me to was the polar opposite of the hotel I booked, very ‘The Only Way Is Essex’. The room also had foundation on the hairdryer and dried out nail varnish on the bed throw…
I expressed my dissatisfaction at both hotels about where I had been moved to and was given zero compensation.

I would not recommend at all as at risk of being moved around with zero compensation to a hotel that is the total opposite in every way.

Nice location, quiet part of town and easy to walk from there. The staff members were nice and the building very quirky.
The room was too small for 3 people, with the extra bed we couldnt really walk around and unfortunatley the room has a carpet which needed a very good vacuum. It was full of hair from a range of people. I walked in new socks on the carpet and they were full of the hair which made me feel uncomfortable that the room had not been cleaned properly.

Overpriced. You can do better for the money. Room was not insulated. Lots of noisy from above and the street. Mattress was lumpy. Did not accept credit cards (informed only after nonrefundable booking). Cash only. And, management not on property and quite unfriendly. Cannot talk to them directly but only through web site or receptionist, who was nice but quite overwhelmed by anything complicated.

Nice property in quiet streets off the beaten path.

Bad wifi - used ipv6 connection which made it impossible to use Steam or play any online games. Only google sites like Youtube will load. They first refused to give us the wifi password as well, which was strange. If they would sort out their router issues and offered free proficient wifi like they say on the ads, it would be a great place. Need a workng ipv4 internet connection.

Beautiful boutique style hotel, in the narrow little streets of the old town! Easy walking distance to everywhere! V clean, air con, and all the little extras such as fridge, hairdryer, slippers! 😊 Staff extremely friendly and helpful. Will definitely return on next visit to Croatia!

A fantastic five night, five star, break in this renovated rustic hotel that was as once and olive mill. Comfortable room with excellent facilities. Breakfast was brought to us everyday and never failed to please. The hotel, located in the old town, is just a five minute walk from the seafront.

The hotel is really pretty and we enjoyed our stay. The staff is very friendly and accommodating. Location is very central but in a quiet area. Breakfast was very good for me but it's not a continental buffet one and I can see how people liking a salty breakfast might not be fully satisfied by it. Overall, we liked the hotel and people. There are 3 things they should improve: there's no 24/7 reception, daily cleaning of the room (floor was never hoovered during our stay and a couple of times we had to ask for shower gel as they forgot to replace the empty bottles), we pointed out our bathroom door wouldn't close and they knew that but didn't do anything to repair it.

We arrived early and the staff were incredibly accommodating, allowing us into our room before official check-in. This involved having the room cleaned and prepped first and we were offered refreshments whilst we waited. The room was excellent: Well-equipped, well-maintained, and spotless! It's a shame we couldn't stay longer!

A must for your stay in Split.

This was an amazing stay. From arrival to check out the service was always with a smile and so helpful. The rooms was just lovely - in the roof with the sloping ceiling a lovely feature. All the small details to the occasional rope around the bottom of the walls and the stencilling on the woodwork - all just lovely touches. Every amenity you could want for - tea and coffee making facilities in the room, a fridge and all toiletries provided. Breakfast was self service but not just your average buffet, local delicacies with cooked eggs plus an abundance of salads and meats for every palate. Endless coffee and orange juice. Walking distance to many restaurants and all the sights - less than 5 minutes. We took our own suitcases back down to the ferry for our travels onwards and this is also manageable. All in all and excellent introduction to Croatia accommodation and the locals.

The hotel offered to move us to Plaza Marchi their sister hotel due to construction next door to Heritage Palace Varos and upgraded our room. Staff was extremely nice and helpful. The hotel is beautiful and has an amazing history.
