My stay at Procurator 7 Luxury Rooms in Split’s Old Town was exceptional. This boutique gem offers stylish, spotless rooms just steps from Diocletian’s Palace and the Riva. Ana, the manager, was warm and attentive, ensuring a perfect visit with her personalised care. Even though our check-in time was late, she patiently waited for us.

I had a wonderful stay at Procurator 7 in Split, Croatia, and I can’t recommend it enough! The property is stunning, blending modern comfort with a touch of historic charm, perfectly located in the heart of Split. The standout, however, was the exceptional service from Ana, the operator. She was incredibly accommodating, going above and beyond when we accidentally left our key in the room—handling the situation with kindness and efficiency. Ana also graciously allowed us to store our luggage after checkout, making our final day in Split stress-free and enjoyable. The entire experience was seamless, and Ana’s warmth and professionalism truly made our stay memorable. I’d happily return to Procurator 7 and highly recommend it to anyone visiting Split!

Ana was fantastic!! Housekeeping was excellent!! It was a pleasure to stay there and would return! The only thing is if you bring a heavy bag, I recommend using their storage at the ground level because you have to walk up 3 flights of stairs. There is no lift. Ana does tote the bags. She is very sweet!!!

The lady who cleaned my room told the manager and she found when it would be returned Much easier to enjoy my time when I knew I would have my things before I left on my cruise. Great property with lots of character. If you want modern, generic hotel chain this is not for you.
Lots of stairs and no lift but obviously cant be helped due to the old building. Worth the inconvenience to stay in such beautiful rooms.
Really lovely roof terrace which is great at sunset.
Located in a beautiful square just off the Riva (promenade), surrounded by some great bars and restaurants.
Would definitely visit again.

The property was beautiful. The only downside was carrying luggage up 4 flights of stairs, but they did explain that because the building is 1/2 owned by the government they were unable to a lift in.
Other than that, it was a fantastic place to stay.

The property was in the top most fooor - 4th floor - with no elevator!! It was so many flight of stairs and a nightmare to go up and down the stairs. There was no mention of no elevator when we booked and the stairs made going to the room too difficult and painful.

There was no hot water to take a good shower.

The room was too small and we were told that was the only room available for us it was like living in an attic.

Was a great stay - the location is very good, right in a good part of split and easy to get into town. It was a relatively small room, not great for sharing with children for any length of stay, but just about ok for a night, and there was some noise from the restaurants outside, not until really late though. Note it is up on the third floor with 6 flights of stairs, and no lift, so wouldn't be suitable if you have a lot to carry. The room itself is very clean and well designed given the space, a little dark as only a really small window. For a short stay we would definitely recommend for convenience at a reasonable price.

When the air con was on its lowest setting it did smell, similar to sulphur, which is the same as the promenade.

My stay here was awesome. A beautiful, good size room with a big bed, couch and chair. I had a partial sea view balcony which was stunning. The room was very clean, and the housekeeping service does a very nice job to freshen up the room if you choose to use it. It’s a great location, so many food and activity options nearby. Katarina was very helpful, kind and hospitable. She met me outside to show me where the property was, brought me to my room and gave me a thorough run down. Very flexible, and very accommodating. The rooftop terrace was a huge reason why I chose this place, and it was beautiful, I’d definitely recommend staying here!!

Clean, beautiful luxury rooms in old town. Hot shower, air conditioning and comfortable beds. We had a small balcony overlooking side street down to the bay. You must climb with luggage 3 flights of stairs. Not a problem for us in our late 50's. It indicated a mini bar in room, but all we saw was a mini refrigerator. Maybe that's their interpretation. Walkable to everything. Probably one of the best locations in Old town. Rooms must be insulated as we didn't hear any outside noise at night.

my good ness what a place Split is, beautiful, matched by our lovely deluxe room, so authentic, four poster bed, lovely bathroom right in the heart of the city. Staff couldnt do enough to help us and a hidden treat of a roof terrace with panoramic views (nearly as high as the church tower) over the city. Highly recommended.

Super stay in Split

Very stylish and comfortable room overlooking a large square on the edge of Split old town. The rooms are on the third floor of an historic building (so no lift) and a superb location for the old town and waterfront area of Split. Only a 10 min walk from the catamaran jetty, close to the historic sights and plenty of restaurants and bars etc on the doorstep. Ana was a fantastic host, always available via message in advance and during our stay as needed, very efficient and helpful. There isn’t a 24 hour reception but we didn’t need that and are happy being independent. The room was spacious, beautifully decorated and with everything we needed, comfortable bed, AC, fridge and a modern bathroom and shower. Check out the roof terrace for a splendid view of the city. Would definitely recommend.

Great location but not a lot else

Fantastic check in.
The trouble was that the room was directly onto the main staircase and we were woken up by everyone else leaving their quieter rooms, slamming doors and drunks talking in the lower stairwell at 04.00 on both nights.
The bathroom would flood on each use.

It's in an excellent location, in an old building in a square with several outdoor cafes close to Diocletian's palace, the harbor boulevard, and the tavern area. The small hotel is run more like an AirbnB, with an office attended by a manager parts of each day. There's no elevator to the rooms five levels up. The rooms are recently renovated, and ours was lovely, but with somewhat balky plumbing. There's also access to a very nice roof terrace with a great view and tables and chairs.

The room was exactly like the pictures. Bed is very comfortable. Tina and Anna were fantastic hosts, very helpful and accommodating. The restaurants they recommended were perfect and the included breakfast very tasty. The rooftop patio has an amazing view and is a great bonus feature.

Two things to note but are by no means a negative about the hotel because they are issues in most places in Split city center.

1. There is no elevator so you have to walk up three flights of stairs which may be an issue for some older folks or people with poor health.

2. Parking is a challenge. There are garages fairly close and there are meters even closer, you just have to remember to keep putting money in the meters. They monitor the parking very closely. Tina was very helpful in explaining how and when to put money in the meters.

Beautiful boutique hotel located in a great local. The staff were extremely friendly and were able to help book transfers, trips, restaurants for us and helped with luggage up the stairs, nothing was too much trouble.
Our room was very comfortable and well designed. For those electronics gadget people our room had plenty of power outlets to charge our phones, laptops, etc.
Will definitely return, thanks for looking after us.

Great location 2 mins from sea front. Beautiful room, very clean with a shower with above average water pressure. Quiet rooms, so no disturbed sleep. You make your breakfast selection the night before, and the time you would like it. It is then served to your room in the morning. Lovely hotel with great staff. Only issue for some people could be the 3 flights of steps to the rooms as there are no lifts.

Amazing hotel/location, but don't expect service

The hotel was beautiful. The rooms were immaculate, the rooftop terrace is AMAZING. Location is perfect. Probably great for couples. It only gets dinged because of some frustrating service experiences. I asked the guy at the desk to print my bus boarding pass and he said no even though he had a printer right there because it's \"just for business.\" (Aren't guests your business?) So I asked him where an internet cafe was and he said he didn't know and couldn't help me. So I had to leave my guided tour early and go all over town trying to find an Internet Cafe. It took hours to find one and I ended up in tears. Would expect more from a four-star hotel. Also, the previous day I told the guy I planned to have a few friends on the roof for one drink at sunset and he seemed irritated, lectured me on the rules, told me it sounded like I was \"trying to throw a party\" which I thought was rude. We were paying for drinks and I was quiet and clean, so I don't know why that I was treated with such suspicion. Despite all that, I'd recommend because it's such a beautiful hotel and you won't get that view anywhere else.

Great value in Split

First impression was sketchy. There are three flights of stairs to the reception and seven rooms. Once that’s managed things improve dramatically. The staff here is stellar. We enjoyed not only their service but friendship and over the top efforts to accommodate our every need. The location is excellent and the rooftop patio is fabulous. The room has updated bath with a great shower. Beds were comfortable and the decor pleasant. If I were to return to Split I’d definitely return to the Procurator 7.

Amazing hosts and location!

What a pleasure to have met our hosts...Ana and \"J\". Split is already an amazing place, but they made our trip even better than we had anticipated. They made us feel at home, like we were family. We would wake up to a wonderful breakfast, made by Ana...whom was so sweet and gave us so many great recommendations.

The room was on the smaller size with no elevators, but keep in mind that this is a historical building. The room was very charming, we would wake up to the sound of the church bells, which I loved.

I would recommend Procurator for its location, hosts and comfort.

Thank you Ana and J for a wonderful Croatia trip. You made it very memorable.

The perfect hotel, more of a B&B

This hotel was perfect! Its right in city center area, but not in the most crowded part. There are plenty of restaurants, cafes, and shopping within short walking distance. The room was very modern and super comfortable. It was also very very clean. The staff there couldnt be any better. For example, my wife and I flew in from the United States and got in around 8PM, We had been traveling for almost 24 hours. The next morning we were up and out bright and early for an activity. The staff didnt know we left and thought we had been sleeping in real late. They intentionally didnt make any noise from cleaning and did not enter our room either to let us sleep. Thats thoughtful service!

A nice room but dramatically over-priced

Dramatically over-priced accommodation, which is more like some nice rooms than a hotel.
The hotel is quite difficult to find as the nondescript front door is behind a busy cafe on the Procurator Square. We had to enquire at a real hotel across the square to find it. When you get through the door, you realise it is on the third floor, up six flights of steps (67steps) and there is no elevator. A small sign does however say that you can press a button to get assistance with your luggage.
Reception is a tiny room, though with very friendly and welcoming receptionist, and the room itself is obviously newly converted, with high quality fixtures etc. However quite small.
There is no lounge, bar, or breakfast facilities, and you are given a voucher for a set breakfast at one of the restaurants in the square (down 67 steps), so best to do this before you go exploring.
The final annoyance is that they will look after your luggage for you on your last day, but charge 50Kn for the privilege.
When we booked this hotel at £178 a night, we expected a top class four star. What we got was a very well kept room, but not really a hotel.
Very disappointed.

It's a great hotel with the nicest people. We only stayed for one night, and wish we were there longer. It's a bit weird walking in since its on the third floor and there are other businesses in the building, but once you get to the hotel area, it's beautifully decorated. They provide a great breakfast. We had to leave early in the morning for the airport, and they made us little lunch bags for us so we'd have breakfast to take with us. They helped us with the airport transfer as well. Would definitively stay here again. It's located on the edge of the old city, but since the city is not that big, its really not a big deal and only a 5-10 minute walk to the Diocletian Palace.

Far too noisy for me

The room in the hotel was small but clean. The bathroom area was ensconced in clear glass which gave you no privacy at all. I am not sure what the purpose of the design was, surely everyone needs a little privacy when using the loo!

The staff in the hotel were very friendly and helpful.

Central location, although Split centre is so small, it would be hard to not be central!

Overall during our 4 night stay I barely slept due to the noise at all hours in the hotel. The hotel consists of 7 rooms over two floors but the 4 storey building does not exclusively belong to the hotel. Offices, singing groups and others occupy the building so there is noise literally all the time. The bells from the church close by start ringing at 7am which didn't help.

My honest opinion is that I would not stay here again, the lack of sleep from the noise was too much of an issue for me,

Lovely spacious room, separate walk in shower and slipper bath with really nice toiletries. Excellent friendly and helpful staff. Location perfect - very close to lots of lovely restaurants, bars and shops. Overall 9/10! Would highly recommend and would go back if staying in Split again.

A disgusting place, a scam

This is a scam.
I booked this “hotel” based on a picture with a sea view, I checked the location with Apple maps, and the location matched the picture. When I arrived at the “hotel” I found that the location is completely different.
It is 7 rooms in an old building, not an hotel.
The building is disgusting, the common areas have not been cleaned in years, the odour is disgusting, no maintenance at all.
After 2300 there is no one on reception. There was a storm on our second night and some door was slamming do to the wind, and it was impossible to get there because there was a metal cage, and no one to fix the problem, we couldn't sleep.
When I did the checkout they tried to charge me an “insurance” fee.

After a very rough travel, The concierge was more than accomodating. Ana made me feel so cared for after traveling across the globe. The room was beautiful and breakfast was wonderful. The hotel is right in the square and you have a beautiful view of the ocean as soon as you step out of the front door. I would recommend anyone to stay here!

This is a very beautiful hotel located right in the main square on the water. It is very difficult to park in that area if you drive, but the people were very helpful in helping us find a place. Also, there is no elevator, so be prepared to carry your bags 5 flights of stairs. Again, the people were very helpful with this part.

Vi hade det fantastisk under vår vistelse i Split, tack vare Ana! Hon var ständigt närvarande med tips och information om Split. Vi smsade henne mitt i natten med en fråga och hon svarade direkt. Rummet var över förväntan och balkongen var helt fantastisk. Trots att gatan var livlig var rummet helt tyst så fort vi stängde balkongdörren. Här kan du bo, även om du är ljudkänslig under natten. Läget var helt fantastiskt med närhet till precis allt, såväl transport som restauranger, caféer, museer och barer. Rummet var i toppskick och rent och prydligt när vi anlände. Både incheckning och utcheckning gick supersmidigt trots att hotellet inte har en 24h reception.

Not a hotel but was using parts of an old 4 story building. Also very hard to find the entrance due to the wrong location in google map. Front doors would be closed if you did't get confirmed on your arrival time in advance. Despite of outside noise, the room is cozy and nice.
