We loved the location and the ocean views. It was our first Expedia booking that was “Airbnb like” arrangement so we were a bit disoriented. To be fair there were instructions in the Expedia confirmation on what to do: You have to reach out to the agency 24 hour before to arrange check in. After that initial contact it went pretty smoothly and we were always in touch via WhatsApp. Sime reached out periodically if we needed anything and we always knew he was only one text away. The windows did a great job and canceling all the noise from the marina.

Sime was extremely helpful. He carried up our luggage and found parking for us, he even went to the pharmacy to get us medication. There was beer and wine waiting in the fridge. The view is amazing directly on the Riva next to the palace. We can’t stress how nice he was!!

Excellent location, on the middle of everything. This is were you want to stay for sightseeing, shopping and dining. And most tours depart within a few steps.
The view from the windows and the terrace is great. It is a super busy location all day and night, but noise isolation is good, so once you close the windows you don’t hear anything.
It is an old building, but well maintained while keeping its traditional look. They had made a great job at making the interior a comfortable place.
If I have to be picky: 1. the shower is not that big and the curtain tends to move inwards, leaving you little space.
2. The window blinds let some light in, specially in the morning.

Amazing, personalized service! We were greeted upon arrival and were given an overview of all aspects of the apartment plus personalized recommendations of restaurants and activities. Breakfast was included at a local restaurant and was delicious! The location was perfect - right along the Riva Promenade with beautiful views and so close to everything. In addition to included amenities, we were provided help with luggage storage outside of our stay and help getting to our ferry. This property has high reviews for a reason. If it’s available, stay here while in Split!

Roko was an incredible host and this property is exactly where you want to stay to be in the middle of all the action in Split. Walkable to absolutely everything. Yes it is on the main strip which gets busy in the day, but the suite itself is quiet and comfortable. Plus the rooftop terrace is absolutely amazing. Views of sunrise and sunset. If we come back to split we will definitely be looking to stay here again and recommending it to all our friends. Thank you Roko for being such an amazing host!!

OMG the best location ever! Right in the center of the Riva with the only rooftop terrace on the strip. Best view when drinking your coffee or wine! Walk to everything. So worth it! We were there for victory day. The firework were literally outside our window. Can’t find a better location.

Where do I start! Every aspect of the place and the service made our stay absolutely wonderful. Roko, the property manager answered any texts within minutes. He was beyond helpful. They thought of everything to make our sty perfect. I do have to mention the views which were amazing.

Roko was amazing. He helped us with our luggages, gave great advice on Split and helped arrange our airport transfer at short notice. Excellent service with a smile, thank you Roko. The suite's location is unbeatable. Double windows kept the noise out. Suite was cleaned daily.
Downsides: do note you need to walk up/down flights of stairs. The bed was too soft (my personal preference for firm mattress).

This is a beautiful boutique hotel right in the perfect area in Split. The room itself is lovely and the host has provided amenities to make the stay very comfortable. Right outside the door is the harbor with a beautiful promenade, restaurants and shopping. We highly recommend this property and will stay here again next time we are in Split.

This property is a hidden gem of the Riva Promenade. Waking up to the sun shining on the harbour was the perfect way to start the day before touring the beautiful city of Split. Enjoying local Dalmatian wine on the terrace at sunset will be a memory I will cherish forever.

I stayed at the apartment and WOW! The location can't be beat. Your are in the palace center location with a gorgeous view of the sea and a very large balcony. The room is also very big with a full kitchen, separate living and bedroom, two bathrooms, designer shower, and so on. Also, Roko is an amazing host who was veery helpful and nice. This is definitely a 5 star location you won't regret booking.

My wife and I had the most amazing stay at Riva Luxury Suites. The joy of staying here begins with Roko, the Property Manager. He made everything effortless for us from our pickup at the airport to our checkout. The location of this place has to be one of the best locations in Split. We were right on the water front and had a great view of the harbor and boat traffic. Roko suggested some fantastic places to eat and fabulous things to see and do while we were there. Our suite was large and had a rooftop terrace that was great for relaxing and watching the world go by. Stay here and you will not be disappointed.

The property is a spacious modern apartment with amazing view over the Riva. It is beautiful. It is in a no car zone so one of the property managers has to meet you at one end of the Riva. The entrance is a little out of the way - i’m not sure I would have found it in my own. And then there are a few flights of narrow stairs, but Marin helped us with our bags. When we got to the flat, we didn’t want to leave. Really lovely and well appointed. There was a fold out sofa for my daughter, which she said was comfortable. There were some welcome gifts including some local chocolate and a small bottle of bubbles.

we didn't get the room that looks like the picture here; however, we did have a nice suite that's quite, despite it's on the main street, very clean and comfortable. we had a little bit challenge with the shower but it's fine after I figured out how. the hotel manager, Roko, is the most helpful staff I ever met. He is very kind, helpful, patient and thoughtful. He really helped us to give 5 star of this place. The suite is on the second flr and we had several big piece of suitcases and he helped to bring them all up to our room. He made our stay better and more comfortable. When we come back here, we will be sure to book this place again. i highly recommend this place to you.

Lovely apartment in fantastic location. Great balcony and view must surely be the best in Split...just amazing! It was unexpectedly raining when we arrived by taxi, Roko the property manager was there waiting for us with umbrellas and took our suitcases for us to the apartment and showed us around and pointed out some nice places to eat and visit etc, a lovely guy and made us feel very welcome.

This was easily the best place we stayed during our entire trip through Slovenia, Montenegro and Croatia! We booked the Luxury Suite with the private rooftop terrace and the view from up there is the best on the entire seafront promenade! Everything about this place was perfect, from the location (sharing a wall with the ancient palace, yet facing the sea) to the manager, Roko, who provided excellent recommendations for our stay. If you're looking for the perfect place to stay in Split, you cannot get any better than this! We can't wait to go back!!!!

Roko is the property manager and he really made our stay exceptional. He took the time to give us a map and outline the restaurants that the locals like, nice attractions nearby and now to get to them, and gave us great information regarding the day trips we were wanting to take and which tour companies and ferries we could take. The view was absolutely phenomenal and the location was unbeatable, literally steps from the entrance to Diocletians palace.

We stayed in the junior suite and it was lovely. It had a terrific view of the harbor, was close to Dionysian's Palace as well as many restaurants. The room was large, the wifi worked great, and the air-conditioning worked well (it was very hot during our stay). Huge windows look out on the harbor and the promenade (Riva). Mr. Roko Vrgoc was extremely helpful: He gave us great advice on restaurants, as well as what to see and do in Split. This is not a place to stay if you have trouble with stairs as the apartments are on the second and third floors. But, if that is not a problem, then this is a great place to stay. And... breakfast is in a lovely cafe on the promenade with great coffee, freshly squeezed orange juice and lovely entrees. Wi-fi had the router in the room, so was very fast! Air-conditioning worked great during 100 degree weather.

A Suite You Would Like To Keep For Life
I could not have made a better choice. My wife and daughter agree. Riva`s \"Luxury Appartment-Balcony-Sea View\" is that place you will dream of not leaving. A large suite, with living room, dinning-kitchen area, separate bedroom, 1.5 bathrooms - I guess 75 square meters in total. Where? On top of the very front wall of Diocletian`s Palace,,. with a 13 meter long balcony all along it, with full view to the glorious zaphire bay of Split; sunrise on your right, sunset on your left. The decor is modern, well thought out, done in first class finish. The appartment is, completely furnished, no equipment or amenity is missing. Breakfast is truly excellent, at the B7 café, in front of the bay, which Riva has engaged for the purpose.
Roko, the property manager, can only be described as a most excellent host. He will help you with your luggage through the Middle Age alleys which lead to the appartment, right in the heart of the old city, steps away from all the historical attractions, the best restaurants, bars, etc. Roko knows his city inside.out and is only too happy to assist his guests. Just make sure you coordinate with him the time of your arrival, and the place where he will meet you, with a great smile.
I recommend the Riva without reservations.

This was our first time in Split and it certainly won't be the last. We enjoyed every minute of our holiday and left feeling wonderfully relaxed. It was the most fascinating city to explore and the people were utra friendly and helpful. Nothing was too much effort, we were particularly grateful to Josoko for his help arranging transport from the airport and taking our cases up to the appartment. We loved eating out and the staff in the restaurants were very attentive and extremely knowledgable. Our breakfast in a nearby restaurant was first class.
