A nice quaint place to stay. Thankfully Luka was there to help us with our luggage up the 82 steps to our room. Great location in the old town. Coffee machine in the kitchen by the roof top patio is nice but if you want coffee in your room, bring instant as there is a kettle. Be prepared to awaken to church bells.

Great place to stay in old split city if you like to stay mostly around that area and take boat tours. Close to restaurants, green market, Riva, beaches and many tours. Center of old city and a bit nosiy at night because of the bars nearby. Bed is comfortable and size of room was standard and basic amenities. The terrace was a nice shared space to sit and relax to have coffee in the morning and have an overview of the city. Only little hiccup was that the showerhead fell off but was fixed and resolved within an hour.

Petar reached out via What’s App ahead of our arrival. Luca then met us out front at the our estimated time and gave us a run down of the property as well as a list of restaurant recommendations. Both were excellent in customer service. The room while small, was very clean and met our expectations. The bed was quite comfortable and offered a good night’s sleep. The property is well situated in old town adjacent to Diocletian’s Palace. It was about a ten minute walk to Marjan and the path taking us to the top. Very convenient and close to good dining and drinks. The bar next door is hoping and allows for a night cap before turning in. The property kitchen is very good to have and offers a great coffee machine with all amenities for morning Java included. I would recommend this property.

Fantastic stay, the roof terrace & shared kitchen were a great option that we used everyday.
Luca & Petar were great hosts making sure we were informed of everything.
We booked the private taxi pickup through them which was excellent & very convenient as one of the Banico team met us & helped with our luggage.

Location is perfect. Its within the old town. Few meters away from the cathedral. Gelateria and bakery here and there. Picasso bar on the ground floor. It can be noisy until 1am. Studio unit is spacious. Receptionist responds right away when you message them for something. Its close to the promenade and port. When its available on your search dates grab it right away! You wont regret with its convenience. One thing that im not so happy is that there’s no elevator and we stayed on the 3rd floor. But, most boutique hotels in the old town dont have so its quit. Hahahaha

Delightful room in centre of old town Split

A lovely room in Banica apartments with a good size en suite bathroom with excellent shower. Right in the middle of the old town of Split so a very convenient location and a great roof terrace & kitchen facilites available for guests use. Church bells ring early morning and the rooms are on the third floor with no lift so would not be suitable for anyone with mobility issues. Very helpful receptionists with clear instructions of how to access the property.

The room was spacious, clean and very comfortable. The a/c was new & worked well. Small balcony overlooking rooftops with a small table & chairs was lovely. Staff were extremely helpful & the roof terrace with kitchen a great bonus.

The fridge was not very cold and there was no big mirror in the room, just a small table mirror.

Amazing place in amazing location

We stayed here for three nights and had a fantastic experience. Peter was incredibly welcoming and hospitable, always ready to help with any questions or needs. He even helped arrange tours we were hoping to do. The location is just steps from the city center near the Bell Tower. Peter also coordinated a private driver to pick us up from the airport and walk us right to the front door—and did the same for our departure. Each night, we relaxed on the roof top patio with a view of the clock tower, winding down after busy days of exploring.

Do not stay here.

I did not have hot water for the last two days of my trip. After being told the switch for the boiler is outside the bathroom (this wasn't advised when I arrived), I was told to let it warm up for 20 minutes. After it didn't, someone had to come and eventually advise the boiler broke. I eventually had to shower in another one of their units. The whole process from when I advised them to when I was able to shower took over an hour and ruined my evening plans. All I got from the inconvenience was a \"we're sorry\".

Also, this place is right above a very loud bar, which you can hear even after closing. You will find much better value elsewhere in Split.

Perfect Stay in the Heart of Split – 10/10

Absolutely excellent location right inside Diocletian’s Palace. The staff were incredibly friendly and helpful — they assisted with luggage and went above and beyond with any help we needed.

The terrace offers a breathtaking view over the historic city, truly one of the best views in the world. We didn’t even feel the need to go to restaurants in the evening — we just grabbed a beer and enjoyed the view from the apartment terrace.

Superb kitchen facilities made it easy to prepare meals. Everything is nearby: shops, sights, and the waterfront. Couldn't ask for more. Highly recommend — 10/10!

The staff was super nice and accommodating. The property was clean. The shared kitchen was a nice touch. The patio and rooftop level were great amenity. The proximity to the City Center was great. The only thing I would caution is this building has no elevator. The unit we were in was on the 5th floor. So having to walk up 5 flights of stair every day.

Perfect apartment for short or long stay in Split. Honest to goodness review.

Pros: centrally located in the heart of Diocletian Palace.
Easy to get to tours, walking spend harbor, ferries, farmers market, all of the more attractions in Split. Free laundry service. Kind and hospitable staff. Terrace and Rooftop with views. Cooking area.

Cons: if you’re expecting American standard hotel this is not your place. No hot water in the mornings for days. Walk up 3-4 flights of stairs daily.

If you’re in good shape this is a good choice. Nice people. Nice guests to talk to from different parts of Europe. Safe surroundings. Kind staff.

Just don’t come with expectations.

The property was in an excellent position at the heart of the Diocletion palace. Facilities were really good with a rooftop kitchen ideal for snacks and breakfast with great views of the town. Sixty steps to the rooms could make it challenging for the less fit.

These apartments over look Apollo's Temple in the old Palace. They are easy to find but you have to negotiate 3 or 4 floors of stairs. They are spacious and clean and have a roof top Balcony with a small communal kitchen. We are in our 60's and really enjoyed our stay. The young man who checked us in was extremely helpful and carried our heavy bags up for us. It is very central to all of Split and the waterfront. We had 4 days and loved our time.

Apartments Banica is about as central as you could ask for, about halfway between the Iron gate and the bell tower. Surrounded by gelato shops and restaurants, we never had more than a five minute walk to anywhere except the beach and the Marjan Hill and marina. Ivan and Ante were on duty and super informative and helpful, setting up our rides to and from the airport and giving us plenty of tips about the apartments and the city of Split. The room was very comfortable with one large bed and one fold out twin. (We were traveling 2 1, and it was perfect.) The small in-room fridge was supplemented by a full kitchen in the common area/terrace where we could bring our snacks to enjoy in the shade. There's even a rooftop with seating to enjoy some of the local wine. We would happily stay here again!

We enjoyed our stay very much. It made it easy when the location within the walls was so close to everything. The staff was very friendly and helpful. Our suitcases were carried up the many stairs to the apartment on our arrival and back down when we left which we were very happy about. The room was spacious and clean and we enjoyed having our breakfast and some drinks on the rooftop terrace. It was great to have the common kitchen on the rooftop to make our own breakfast and have coffee from their very awesome coffee machine. We would happily stay again!

Location is everything and this apartment was perfect in the heart of split. Marko who met us was friendly and showed us around the apartment. It’s literally a stones throw from Diocletians palace with the tower view from our balcony. The room was a good size with a great shower. A bonus was there is a communal covered terrace on the top of the property with great views. Highly recommended.

It was a wonderful place to stay & within the palace , walking distance to all kinds of restaurants & shops.
The host was very helpful , the room was very clean & comfortable. You’ll need to walk at least 5+ minutes from the airport bus as it’s pedestrian only . No elevators so you’ll get your exercise climbing some steps. I would recommend a sign at the bottom with instructions to the top. They also have a rooftop patio to enjoy coffee provided with a peek a boo sea view. I would recommend this hotel

This small Apartments place is in a great location. You step out of the front door straight into the Palace area of Split.
The room is a good size, clean, tidy and comfortable.
This place is on the 3rd & 4th floor and there is no lift and you will have to walk a short distance to the property as it is in the middle of a pedestrian area but is onlt a 10 minute walk from the bus/train station if you come in that way.
I cannot praise the staff highly enough. They were all bright, cheery and always had a smile. The introduction to the property is comprehensive including an email sent when I booked that explained lots of things.
When I was there I asked if they could point me towards a bar showing NFL and although they didn't know at the time within an hour I had an email from them listing a couple of bars along with links to google maps to show directions and how to use their wifi hotspot should I prefer that.
Would happily stay here again and the staff are fantastic. THANK YOU.

I loved it here! It was a great little oasis in the heart of Diocletian's Palace which is very packed with tourists. The rooms were clean, quiet, and well appointed and the best part: there is a terrace and shared kitchen on the upper floor AND a rooftop deck! I'll definitely stay here again when I'm in Split.

The location was excellent! The rooms are not as “new “ as they look in the pictures , but the amenities are great - a wonderful kitchen with a great coffee machine, a very nice terrace etc.
The staff is outstanding! They went out of their way to accommodate us - helped us with luggage , allowed us to check out later, and were generally super friendly , warm , accommodating and efficient. I just can’t praise them enough!

This apartment is amazing, right in the centre of old town and the staff were so helpful and friendly. The two level roof terraces are lovely and allowed us to relax, pop out and see more of Split, then return and relax again. We were also welcome to use the roof terraces once we had checked out until we had to catch our ferry out of Split. 11/10, it was that good.

First of all great people. Every detail was always covered and any request was intermediately attended well beyond the call of duty. In addition good humor and a very pleasant attention was the norm. From check in to check out.
The location is excellent right in the mile of the all palace with everything just close by.

This place is in a perfect location in Split inside the palace. Our hosts their Jakob and Emir were fabulous. Carried luggage to and from taxi and up 4 flights of stairs. Only negative we’re climbing the stairs but we had only room, the Superior room on the 4 th floor with an incredible terrace with great views and was fantastic if you wanted to cook , drink etc and relax. Even had a higher level balcony with even better views of all around. Room was good with a bedroom and a separate living area or bedroom. We had three adults and were comfortable. Bathroom shower was a bit small and only had handheld shower faucet but was fine after getting use to it. But this is a great place with hosts that will help you with any details you may need with your travels. Call them ahead for tour suggestions etc. I didn’t but wished I had. Really liked Split plenty to do for the 2 days we were there. Wish we would have stayed longer and did more day trips to other islands , parks etc. Great base for a lot of that. Gets a bit hectic when cruise ships roll in but May was a good time to visit even though about 10 degrees cooler than normal. Good for touring not for beach and a bit chilly to sit outside at night.

First impressions of Banica were not great as we walked up a dirty staircase with an open front door to the building with a bin at the bottom of the stairs. Building was very central in palace area. Room felt a little tired compared to our first accommodation in Split The glass in the door to balcony was cracked and there was no key to lock this door but think it would be difficult for anyone to break in. The main door to the building remained open all night long which felt unsafe and the street noise echoed throughout the building - there was no trouble however. We had a safe but no instructions on how to operate so we ended up having to ring staff up to ask how to use. Adrian seemed pleasant enough but didn't explain how things worked and unfortunately dashed off before we realised there was no manual for using the safe. Freebies in fridge and coffee pods/tea were a really nice touch. Great bathroom with plenty of hot water. Roof terrace fantastic -actually there were two!! Again upstairs there were gadgets for our use but no manuals/instructions on how to use - this place could be fabulous with a little more care and attention.

Great stay

It was difficult to find the hotel, but when we found it and climbed the three flights of stairs, the room was lovely and the views from the roof were fantastic. The staff were friendly and helpful and we had a great stay. Would highly recommend it, especially for the location.

This hotel is managed so well. We were met at the ferry, and we had help with the luggage. We got tips for restaurants and tours, also. There is a great rooftop area for having wine and watching the sun go down. We loved this place and the staff was amazing.

We would highly recommend these apartments if you are visiting Split. Right in the heart of the old town within yards of the cathedral, restaurants and shops, and a 3 minute walk to the harbour, the location couldn’t be more perfect. We stayed on the top floor in a spacious 2 bedroom apartment with very comfortable beds and immediate access to a beautiful terrace and fully equipped kitchen, complete with a bean to cup barista style coffee machine for the perfect espresso, cappuccino or flat white etc, which was just the icing on the cake! We also had free access to the rooftop terrace with a panoramic rooftop view of the old town and cathedral, and a perfect view of the harbour side fireworks show! The staff are very friendly and always happy to help with info and assistance, or even just a chat. We brought our two teenage children who had a lovely time, they were especially impressed with the great WiFi, the little pizza takeaway on the corner of the street and the amazing sweet shop opposite! We really can not fault the apartments but if you struggle with stairs it wouldn’t be suitable, the treat of a rooftop view comes with many flights of stairs. We have all returned home much fitter!! We would recommend to family and friends.

Perfect location in Hadrian’s Palace

Location doesn’t get better than Banica, you are in the middle of Hadrian’s Palace. Rooms are modern, clean, spacious and quiet. Their terrace is an added bonus as you can see the old city and the sea. Service was outstanding and they gave us airport transportation for a reasonable fee. There is no lift but they will help you with bags. You are close to everything in the city. Highly recommend this place. Simply excellent.

Great Place in Split

It was amazing, Mr.Emir Sakic was so helpful in every way. Prior to our trip he emailed us to welcome us.
We were picked up at the airport and he met us at the car to walk us to the apartment. The room and bathroom were spacious and very clean. He helped us booked a great walking tour as we unfortunately were only there for one day. There are stairs going to the room, but they are wide enough it makes it easier to go 3 floors up. The apartment is on a great location and walking distance to the pier.

We left our bags on our check out day and then returned and sat on the terrace. It was really a wonderful place. Split was too busy for our liking—which made it really nice to be able to go back and sit in the terrace and relax.

Gem in the heart of the Diocletian Palace

Lovely apartment with a fantastic location in the heart of Split, inside the walls of the Diocletian Palace. One point to note is if you have mobility issues it is situated on the 3rd & 4th floors.
Wonderful staff, we were welcomed with a personalised email ahead of our stay and were met at the ferry port to direct us to the hotel.
Rooms clean and spacious, access to the roof terrace which is a great spot to eat breakfast from the nearby bakery.
Would definitely stay again

Booked this room last minute and it was one of my favorite hotels during our trip! (If not my favorite!) It's a hidden gem. The room itself is very spacious and the hostess was flexible with our check-in time which was extremely appreciated as we were coming from another hotel and had a lot of luggage to carry. This hotel is right in the heart of Old Town Split - walking distance from everything. Not only is the location great, but the room had all of the amenities we needed and then some. There was a rooftop that we had access to (along with a kitchen) where we went and enjoyed a bottle of wine. It was so serene and overlooked all of Split. 10/10 would recommend.

Convenient and comfortable

We had a fine experience at Banica Apartments. Our host provided a gracious welcome with excellent suggestions and instructions. The location within the Diocletian Palace was very convenient and after I became oriented, was an easy place to find. The two view terraces were a nice feature. It was a nice place to hang out and relax with a beer or other beverage after walking around in the warm sun.

This room is all about the terrace, location, and wonderful owner Dara The room is fine, clean and well equipped with refrigerator and television. The terrace adds great space and the most incredible view. The location is a ten minute walk downhill to the seaport....we took taxis back, uphill, after dinner at high expense:$20 for a 3 minute ride, but prices are fixed by zones.
Dara is most helpful and responsive. Good WiFi and laundry too.

Absolutely excellent apartment in a beautiful city, we didn't want to leave. This apartment is around the corner (literally) from the cathedral and centre of the palace. Shops, restaurants, bars and the waterfront are all within 2 minutes walk.
The staff were very helpful on arrival and departure. Our host arranged a taxi pickup from the airport (around 240 kuna). The room was clean and tidy and came with free bottled water, tea, coffee and bottled beer.

The best bit about this apartment was the (seemingly unique) rooftop terrace, from which the entire old town with its bell tower and the harbour are all visible.

Our only word of warning is that you can just about hear people on thw street below, but the windows are double glazed and we stayed up beyond midnight every night so weren't troubled at all.

This room was perfect. The location couldn't be better, though a little difficult to find at first. It is actually is perfectly located, but using phone GPS and the streets of Split didn't make it easy. Once you find it the first time, it is not difficult getting back. The staff was incredibly nice/helpful. The included extras (water, beer, juice) were a nice touch and the staff even came with us to find parking for our rental car instead of just giving us directions. Not many hotels will do that. We were extremely happy with this find.

Lovely, clean, and well furnished apartments with a lovely staff! I was on a 3 week vacation with my boyfriend and we traveled all across Italy and Croatia and this location was by far our favorite! The staff goes above and beyond to make you feel welcome and at home. When we arrived, Emir greeted us and insisted on helping us carry our bags up the few flights of stairs. Upon showing us our room, there was beer, soda, and water in the fridge for our convenience as well as candy. There was also a public kitchen with amenities available to all the people staying (e.g., olives, milk, olive oil, cooking supplies, etc). The kitchen was also stocked with a brand new espresso machine which made for lovely mornings on the terrace (which provides excellent views of the entire city!). The staff also has an agreement with a local restaurant for discounted breakfasts (6 euros) which serves a large breakfast (you have 3 options). The restaurant is also located right in Diocletian’s square. While these may seem like little things, it’s the little things that made us feel more at home when compared to all the other places that we stayed.

In addition to amenities, the location of the building is excellent, with Diocletian’s Palace only a few steps away from the building. We could even see the temple of Jupiter from our window as well as the bell tower.

10/10 and/or 5 stars. Thank you again to the staff for such a pleasurable stay. We will be back!
