The room was spacious but the furniture was old. The ironing board in the room was broken. There were no bath towel and floor mat. I had to ask twice. The 2 pieces of bath towels were old and worn out as well. Overall, I had a decent stay.

I think this was one of the nice hotels i Kota Kinabalu. Not too new and some better maintenance is possible, but for the prices offered, it's definitely OK. My observations from that hotel and from the next, in Sandakan, show that probably in all Malaysia (or at least in Borneo) there is something to be improved in housekeeping. It took some effort to receive towels, there were some chambermaid's hairs on the floor... things like that are definitely not the best, even though I won't remember the place with that. Rooms were very spacious, internet worked, even though wasn't too great, but the best thing in this hotel was the breakfast, included in the room rates.

Compliments to the housekeeping team for always making my room tidy and clean whenever I requested for it. Two staff in particular deserves a huge shout out for making my trip in Sabah pleasant. Nur Liza from the reception has been extremely helpful and has went out her way to make my stay comfortable. She assisted and handled my problems well. She is approachable and easy to communicate to in the hotel. Ronald from the Cafe was professional and recommended me the right dessert to eat in the hotel. The food from the cafe and breakfast buffet was decent if I need a quick meal or I am unsure of what to get. Despite the great team behind the hotel, the hotel is a little rundown from the rooms, gym, swimming pool showers and carpark. If there is a renovation to these key areas, Sabah Oriental Hotel would be a definite easy recommendation from me and will have a great potential as it is extremely near to the city centre and key tourist attractions as well. Until there is a significant improvement to the hotel conditions, this hotel will remain as a good budget hotel for travellers especially for solo guests. Will be happy to return back to the hotel when I visit Sabah soon again. Thank you for taking good care of me.

firstly I would say the room isn't properly maintained. The breakfast was served individually which was considered okay during this pandemic. i have to call twice to ask for towels which sent after 2 hrs waiting? towel for bathroom isn't stocked up properly. as for the check-in procedure, i wont comment much as it's on weekend and everyone on holidays. good thing that they serve us welcome drinks while waiting for our room key. room service? luckily its good, oh, food is so so, but the service is def great, kudos to that. check out procedure alright.
but oh well, it's def worth the price value.

KK Vacation with elderly parents

Location was quite near to airport and other places of interest in KK. Booked 2 rooms for 5 nights with the hotel. Connecting rooms given on the 11th floor were spacious. Comfortable bed and wi-fi in the rooms good enough to stay connected with loved ones back home. Furnishing could be improved cos quite outdated. Safe boxes provided but locked and could not use. Chipped surface on the bath tub and stained WC for both toilets. Needed to request for towels, floor mat, room slippers and water stoppers cos not provided during check in. Staff were polite and accomodating. Breakfast good. Swimming pool functional but quite small. Overall, enjoyed our stay in the hotel. Thanks

Pro: room is superb spacious & design is resort-feel, price is economical, welcomed with lemongrass scent at entrance hall, breakfast is sumptuous and good but second day serve almost the same (mostly local cuisines), strategically located, carpark is free, oh i must say the mattress is medium firm & comfy! Good enough for back support.

Cons: kettle/bath towels, floor mat, face towel weren’t given, and had to call housekeeping 4 times to be delivered. Iron is provided without ironboard, room curtains is not completely dark, light sleeper might be awaken by morning sunlight. I had mountain climbs the next 2 day of my trip, a good well rested sleep before is needed but i was disturbed by the light shaded curtains, 90% of the gym equipments are not able to use and faulty.

A make-over needed

The front desk informed that the card reader was off line and I had to go down to the bank to withdraw cash for payment. Room had basic accessories and food at the restaurant was edible at best. Swimming pool has been \"out of order\" for the past 2 years since I have stayed there on and off. Bed sheets were yellowish and torn. It's high time the management did a make over for their entire operations from the service to their food in order to retain their regular customers and attract new ones.

Checked in was fast by Mr Norman although there’s trainee. But my door ledges was broken. My television was broken. My aircond was warm, and basically there’s no aircond on the check out date. Luckily we had the fan. I can’t use my safety box. The toilet bawl was disgusting, it feels like nobody has used it for a long time. We should have inform to change the room but we’re just too tired. The staffs at breakfast are so busy with stuff and we have to wait for cutlery but my cousin took it from the table that have it placed nicely. Check out was disappointing. Luckily I only stay for 1 night. But it is still not worth the price. Gotta do alot of maintanence please. It really dissapointing.

The swimming pool has been out of service for over a year and no plans to repair it. Hey should remove it from their website. In addition, the I. House spa has been closed and some hotel staff when asked did not even know it.

This is my priority choice if i want to stay a holiday at Kota Kinabalu. Sabah Orieantal Hotel i have stay more than 4 times..but this time very lousy in cleanliness of toilet & room even though room already ask for service daily. Too of dusty at ceiling fan, table lamp, floor is dusty till i need wear my own slipper in room! Toilet need renovation too old n dirty, hair dryer trouble! Start i stay for 3 nights feel disappointed room 729. Lastly is the morning breakfast 3 days same menu never change....

The hotel is beginning to look more run-down as compared to last September. I was on the 10th Floor, there were ants in the room. The clothes line and hair dryer in the bathroom was off the wall. The electricity did not switch off when you remove your electronic key. They allowed smoking in the main bar and as it's election time in Kota Kinabalu, the bar area was used as a meeting place for many a politician. They smoked a lot. The carpet and the curtains in the bar areas, had not been hoovered or cleaned for years. There was no internet service in the rooms. It made my working-online very uncomfortable. I can use the broadband in public areas. The hotel employed many students in the dining room, which made breakfast very interesting.

The hotel is on a great rebound. The property is well located and in walking distance to all of KK. There are some conditions that are run-down BUT management is taking care of it. I had some initial complaints with wifi and room condition -Anita Thomas ,front desk manager, corrected all and took excellent care and follow up for me. This kind of service is what makes this place 5*. Breakfast was more than generous and excellent with myriad choices. The hotel is in transition back to its glory days and I eagerly look forward to returning.

Two big drawbacks: WiFi is only available in a small part of the lobby usually occupied by sleeping PRC-citizens waiting for something.

The other issue is: There is no pool!!!
The pool is \"temporarily\" out of order. According to staff permanent.

Nice hotel with nice view.

It was a nice stay in this hotel. I got a room with nice view of river in the middle of the city. Room smells nice and clean. During my stay, i asked for extra bed. Unfortunately, the bed was sent later, almost 11pm. Maybe due to festive season, many tourist stay here.

I spent 5 days and 4 nights at the hotel and ferl that it is a strategic place to stay at the city. I found its rather different look from the picture. At first i thought its a good clean hotel. Its not worth paying that amount for the size. Their staff are not very friendly.

Our stay was reasonably satisfying. Room was good enough plus have ceiling fan. Friendly staffs. Ample car park and safe at ground floor and basement, but no lift from car park to lobby; need to carry or drag your luggage(s).

Room was crowded with ants walking on the sink table and on the coffee / glass compartment table. Build up dust can be seen on the table lamp. Every corner of room and floor edges is dirty. Wi-fi was not woking; inconvenient for us to make comm with our relatives at homeland.

This is the 2nd times I stay here. So far, the staffs are excellent, the room ok and large. Just 1st day I check in, no towels, no kettle, no doormat (for the bathroom). I assumed they forgot to provide so I request from housekeeping and the service was good and fast. The water at the bathtub was dark color and have to wait for a moment before the water get clear and that only happen at day 1. I stay here for 3 nights and I'm happy with it. Definitely will stay here again. And the best things about this hotel was, my room have a balcony at 8th floor so I can enjoy the fresh air in the morning and midnight air during the night.

The room that I stay has no air-cond and no heater. The curtain in the bathroom is dirty. The shower is leaking and cause noisy sound....was very disappointed with the bathroom condition. However, the staffs are friendly and helpful. The breakfast is the best, and the environment is fantastic.

Request for non smoking room but they gave smoking room & we get caught by the smoke & smells. 2nd day of stay all rooms were blackout until the next day. No compensation made by the management.

Poor staff management ! Bell boy dint help for my luggage , house keeping knock on my door on 11pm to give us towel! It's not funny , same thing happen for the next day ,house keeping on my door , open the door himself and asking me wether what time I check out . Very disappointed hotel service . It's like 1 star service hotel. Terrible way to end my holiday trip. Bathroom shower was leaking water .

The entrance to the hotel was good as it was spacious.However, the room that I had was facing the afternoon sun and it was hot. The aircon was on full blast but it was still hot during the evening. Fortunatly, there was a fan in the room. The was also full with ants but with the rates that I paid I can't complain much.

Stayed twice. Once for 6 nights, shortly after another time for just one night.
Rooms are adequate and spacious. Free WiFi weak in the rooms. The first time, the room was near the router so I was able to get a signal. The second time could not receive any WiFi.
The A/C, mini-fridge, hot water, TV, safe all worked fine. Some electrical outlets were broken which made recharging more work. The gym is good and open until 11PM. The pool is fine, on the small side. The free buffet breakfast is fantastic! There is parking on-site. There is also a free, one-way shuttle into the central part of town that operates on a fixed schedule. There are a couple of large shopping centres about 500 meters away with good food courts.

The room size was good the pluming needed some work, the sink would not drain so the man from hotel took the sink plug complety out, my partner was a little worries about loosing his false tooth down the large hole, the toilet did not flush properly.
