No breakfast,but not too bad for the price.

Calling this place a \"Bed & Breakfast\" is very misleading - there is no breakfast service!
Although this kinda figures for the price..., it is very affordable. Still, it should be called a guest house, not a B&B! The room itself was lavishly,garishly pink in it's colour scheme, even the bed side lights had hot pink shades. Very tacky. It felt a bit like a brothel room - not that I've ever been to one of those... :) The location is a 10 minute hike from Termini, which is a wee bit of a hassle, but the neighbourhood itself has a very authentic rustic charm. It's away from the tourist mecca of the Termini area, which is kind of good thing:) Staff were okay - friendly enough. Straightforward, no frills. Not too bad for the price.

Disillusioned. But Rome was great.

When I arrived at the door of Max House, the telephone number displayed for calling reception was not in use. I had to dig out the email to find another telephone number -- bad start! Had to call 2 or 3 times. There was no reception. The bed-spread over the bed seem to be the one used for previous occupants it had a certain odour. I could be wrong. There was no tumbler provided to get some water from the tap.. So had to go out and buy bottles of water. The electrical outlet for shavers was broken. Only half a roll of toilet paper was available!!! No toiletries present. The hot water tap in the shower was loose and almost broken with the effect hot water flow was intermittent (Photographic evidence available to hotels.com if interested). The worst place in my travels all over the world. Almost all of the reviews were nonsense if our experience is any guide. Reviews did not match what we encountered. Breakfast was at nearby cafe consisting of a small cup of coffee and tasteless croissant or whatever it is called. Stay away. I give this unalloyed review to help travellers. Rome is a great place but not this joint.... sorry.

Everything was really good considering the price. Breakfast was just croissant and coffee at a cafe downstairs, but I am not complaining.

Location is quite good. The Termini station is about 15 minutes walk.

Good choice

I decided to give this bed and breakfast high review because of the following reasons.

1. It is fairly close to Termini (Rome's main station). I am a 30 year old athlete and it took me 20mins to walk from the hotel to this station. So it is not exactly that close but by Europeans standards, it is very close. If you arrive in to Rome during the day, it will actually be nice to walk but if you arrive at night and you are not sure of where you are going, please take a taxi right infront of termini
2. The hotel is quite easy to find. I would recommend you email the hotel manager and tell him/her when you will arrive especially if you will arrive late.
3. The hotel rooms were clean and the rooms where cleaned every day. the room has a TV and an aircondition so if you go to Rome in July, you will be fine,
4. The bathroom is also clean all the time, however the shower is quite small so if you need a bigger shower, this place is not for you. This was the first time, I had to share a bathroom and it was not bad at all because not that many people were in the hotel at the time. Also if you are uncomfortable sharing bathrooms, this is not the place for you either
5. Breakfast was good, you get a croissant and tea or coffee depending on your taste, I wanted a big breakfast so I skipped the free breakfast a lot.
6. The hotel is close to termini so that means you can take the train to many of the tour sites in Rome.

Rome short stay

This accommodation was a little hard to find but concentration on street numbers and searching for the correct buzzer was the key. The accommodation itself was comfortable and well maintained. It was also within walking distance to Rome termini station which was good. The shared bathroom was clean and modern. The bed was comfortable. There was also left access to the room which was located on the first floor. Breakfast was in the neighbouring bar and was a nice little social spot.or price, very good value.

Great base for Rome

Was made welcome by the owner, who lives in a different apartment on the same floor. There are three bedrooms sharing one bathroom. Never saw the other guests, and had the place to myself for two of the four days. Breakfast was coffee and a pastry at the cafe on the corner, using a voucher. The flat is about 10 minutes walk from termini train station, so fairly handy for metro, buses etc. The area is quite lively at night, so had to close the window and use air con to get some sleep. As a woman travelling alone, I felt safe both in the b&b and the local area. The bathroom was clean, the shower worked well, with a lit up mirror and excellent hair dryers. My room had a big lockable wardrobe and table and chairs. There was a small communal fridge for water, free wifi and a tv in the bedroom. All in all it felt quite homey and comfortable.

No check-in to prepaid booking

The hotel is located min 20 minutes walk from metro/train/bus station.
The hotel is located in the living block - there is no noticeable sign outside that there is a hotel in the building.
I've arrived on the arranged date and tried to check-in (during the normal daytime, at around 3.30). I've spent around 5 minutes ringing the bell outside the block. Noone opened the door for me.
When I managed to enter the block and found the entrance of the hotel, as there are noticeable shilds on the relevant doors inside the block, I've spent another 40 minutes ringing the entrance bell. The bell was very loud, so if someone was inside they would not be able to miss that. I've tried to call the phone number stated in my initerary and on the door shield from local mobile number but noone picked the phone. So after spending around an hour trying to check-in I could do nothing but find another place to stay.

Failure to keep booked room

When we arrived at this B & B (at 1400 hrs) our room had been let to someone else even though we had pre-paid. Apparently this was because we had failed to answer an email sent AFTER we had started our holiday.
A room was provided at another site owned by a family member which was registered at the same address as the original. However this site was in a residential area away from central Rome and a long way from the station we wanted to be close to.

Max House substitute

This was the end of our holiday so we had not picked up emails for two weeks. we wanted this property to be close to the train station as we had an early get away the next day.
We arrived at the property to be told that as we had not responded to emails requesting confirmation of the booking the room had been re-let. AS WE HAD PRE-PAID THIS WAS NOT ACCEPTABLE. The landlady would not have lost out. We were taken to her parents property (also registered under the same name and address as Max House) but this was in a totally different part of town from where we wanted to be. andIt was not a convenient area for the sights so lost us half a day and cost us a taxi fare next morning instead of having a short walk to the station.

wonderful stay @ max b&b

we had a wonderful stay at max. ms. alessia is very helpful with the suggestions, tips, maps and info.
the neighborhood is quite safe and 12 mins walk from termini station. the area has 2 supermarkets and many eating joints.
you can catch bus no's 71 or 492 to directly go to the most important tourist spots like Vatican, Spanish steps, piazza Venezia or trevi.
overall a pleasant experience all around.

All was good, except the shower

Everything was great. Personnel was very friendly. It was about a 15 min walk to Termini train station and the metro. Right next to the hotel there is a fruit and vegetable stand, a couple of places to eat.
The only thing that we didn't like was the shower. On the last evening of our stay the water was either very cold or very hot. And if it was for me, I probably wouldn't care, but I have a baby, and it wasn't safe for him.
Other than that all was well.

It was very nice place with good condition of furnitures. Destination was quite close to Termini railway station and Colosseum (about 10 min by walk) which made my staying in rome very convenient.

Decent value for the price

Alessia at Max House was so lovely and welcoming. She sat down with me and a map of Rome and explained how I could take the bus (only a 15 minute ride or so) to the best sights in Rome.

The place itself is a longer walk from Termini than I expected, but the neighborhood has a nice feel and is a bit more residential.

Convenient and comfortable large room, recommended

I would recommend this hotel - it is a Bed and Breakfast (you get a voucher for a nearby cafe). The guesthouse is secure and bed made daily. There is a communal fridge, WiFi and LCD television provided in the room. My room was quiet and well-kept with a nice shared bathroom. The area is called San Lorenzo with cafe-bars, restaurants and supermarkets nearby as well as studenty bars/some night-life in the vicinity (there is a university in this area). About 15 minutes walk from Terminii train/metro/bus station so convenient for travel/sightseeing. With all this, there is no need to cook yourself! I would stay there again and give overall a positive review.

Very nice and comfortable

The first day, we had a flight delay, and came aroun 1 hour later than the stated check in with the staff, they kindly waited for us. Room is big and comfortable, well equiped. It has air conditioned, fact that made me very happy.

The only thing I would point, is that, at least here in Expedia, it states that Breakfast is included and it wasn't. No problem, in front of the restaurant, there's a small market whre you can buy fruits, milk, bread and so on.

Bus stop is in front of hotel, and remember to GET YOUR TICKETS BEFORE TAKING THE BUS and VALIDATE THE TICKET IN THE YELLOW MACHINES INSIDE THE BUS. There's a tabbachi store one street away from the hotel, where you can get the bus/tram/metro ticket for 1.5 eur.

I wouldn't call it a hotel

The hotel is located in rather not nice neighbourhood, there is no reception at the hotel, so if you have an issue or want to talk with the stuff - not possible, only via messages on the internet or call.
I wouldn't call it a hotel, it is smth like couple of appartments redone to be a hotel.

Minuses:
- Our room didn't have a proper door, it was a sliding door that was not closing firmly so between the wall and the door there was a 7cm loop, so you hear everything what is going on on the corridor and all the main door/toillet door openings, steps, other people etc.
- It is located quite far from the city center so you have to get on some buses
- No reception - If you have a questions/problem/issue/request - you need to communicate via messages on the webpage
- The breakfast offered was not a breakfast, the Expedia web-page said that \"Continental breakfast\" was included into the price, in reality you get a voucher for a coffee and one pastry at the cafe downstairs, which is not enough for a breakfast at all

Pluses:
- The room was cleaned very properly every day
- The response time to the online messages are quite fast, but it is not enough usually and you have to write-write again and again
- There is a bus stop directly in front of the hotel that can get you to the main locations of Rome
- THere is a grocery shop in front so you can buy some food there

테르미니역에서 걸어서 왔다갔다 할 수 있는 정도였어요. 가깝지는 않았지만,,,,

近くにスーパーが２軒あり、便利でした。
レストランは沢山あるので、夕食には困りませんでしたが、夜の治安は中心部に比べて悪そうなので、女性一人で夕食を食べに出るのは危険な感じがします。
サービスの朝食は近くにある店のカプチーノとクロワッサンでした。店の人の愛想がよかったです。
チェックインの時だけＢ＆Ｂのおじさんがいて、夜はいないので、何かあったら困りますが、気を遣わなくていいのでよかったです。

Posizione ideale tra l'Università e la stazione, quindi consigliato soprattutto per studenti o viaggi brevi. Stanza carina e sufficientemente spaziosa. Proprietari disponibili, anche se presenti solo al check in.

Nos alojamos cuatro noches y recibimos un trato amable y cordial. El hotel cumple con los servicios que ofrece y no hay ningun tipo de sorpresa. La ubicación, si bien no es centrica, al estar cerca de la Termini permite conectar todos los lugares de interés mediante el uso del transporte publico con mucha facilidad

Hotelli oli vähän hankala löytää ja se sijaitsikin kerrostalon 1. kerroksessa. Sijainti hyvä, kohtuu lähellä juna-asemaa. Perushotelli, kadulta kuuluva melu ei haitannut yhtään, mutta muista huoneista kuului ääniä.

テルミニ駅から徒歩で15分位で少し道に迷いました。通りの名前と番地が分かれば直ぐに見つかり、ボタンにも名前が表示されて分かりやすかったです。オーナーさんは、常時いないようなのでチェックインは、時間を決めてからになります。室内は、可愛らしいインテリアでした。ホテルの前からスペイン広場近くまで71番のバスで行けます。慣れると、便利です。私は、合計3泊しました。間に別の場所に旅行したのですがその間、スーツケースも快く預ける事が出来て、とても助かりました。ただ、バス通りの部屋は夜はうるさいので、気になる人は、通り沿いではない部屋が良いかもしれません。オーナーさんも、とても親切で話しやすかったです。

Место тихое, транспорт не то, что рядом, но вокзал в 15 минутах неспешной ходьбы. Там же метро и автобусы. Основные туристические места в пределах пешей доступности. Номер чистый, с кондиционером. Единственный минус - ванна с туалетом общие, хотя и вполне прилично оборудованные. Если не смущает - этот отель оптимальное место для переночевок. Wi-Fi - вполне приличный и работоспособный. Завтрак - в соседнем баре, это даже забавно. Во всяком случае придает местный колорит.

You get what you pay for

Pros:
- It was pretty alright for the price we paid (although there was other places in the same price range).
- The room was simple but comfortable.
- Nice clean towels on regular intervals.

Cons:
- While the personal was friendly enough, they were hardly ever there. We rang the bell to the \"reception apartment\" in the mornings around 07.00-09.00 and in the afternoons around 17.00-19.00 for several days without getting any response.
- The cleaning was not very well maintained. The dust on the floor remained our entire stay (5 nights). Bathroom and common areas were better maintained.
- It was further away from \"convenient\" public transportation than expected. The train station was fairly close, but it still took a while to get there. If you are not up for walking 20 minutes before hitting the bus connections - reconsider.
- Do not believe that it is a B&B. The breakfast is coffee and a sweet bun at the closest bar/café (approximate worth: 2,5 euros per person). It was alright, but it can hardly be called a B&B.
- The Wifi was not working several of the days we stayed there. For us this did not matter much, however with no personal present, this might be something to consider if this is important for your stay.
- Our room was located toward the big street outside, which was very noisy and we were woken up every morning around 05.00 due to the traffic. It might be nicer in some of the other rooms.

B&B dans le quartier de San Lorenzo

Un B&B accueillant dans le quartier animé de San Lorenzo.
Deux bus passent à proximité et permettent de rejoindre facilement le centre historique de Rome.
Le personnel est très agréable et les chambres simples mais spacieuses et très propres.

部屋数３つの小さなホテルでした。ホテルの周りは落書きやゴミが多いです。４つのドアを開けないと部屋に入れません。当初に鍵束と近くのカフェでの朝食券を渡されました。あとは自分の家のように過ごしてくださいというスタンスです。中庭に面した静かな部屋でした。

SHARED bathroom!!! Despite of description

ванная ОБЩАЯ, при том что описание обещает\"внешнюю, но персональную ванную\". В реальности это две многокомнатные квартиры, в одной ресепшен (и сомневаюсь, что там ванные раздельные, зато хозяйка снует туда-сюда), мы были во второй, там есть кладовка горничной и туда-сюда снует она. Плюс непонятки типа \"сейчас я быстренько помою санузел и вы сможете им пользоваться\". Это далековато от станции Термини и район чуток трущобен-бомжеват (обратно к станции можно добраться автобусом, остановка через дорогу от отеля за деревьями, билетики в баре слева от выхода - но как добраться автобусом от станции к отелю, я не понял). Из плюсов дворик и подьезд клевые, вид из окна в красивый сад и на башню с часами. Но второй раз ни в окрестностях Термини, ни в этом отеле я не остановлюсь (рекомендую жить в Трастевере, деньги те же а удовольствия куда больше)

Un B&B corretto raggiungibile anche a piedi da Termini, a ridosso di San Lorenzo.
Camera spaziosa, bagno -corretto- in comune. Per colazione, ti danno un buono per un cappuccio e brioche in un bar a pochi passi.
Come tutti i B&B una piccola criticità è la consegna della chiave all'arrivo, dato che non c'é una presenza fissa in struttura e bisogna accordarsi. Invece venendo via, la puoi lasciare lì e tirarti dietro la porta.

Très bel appartement

Seul point regrettable, l'animation du bar en face, un peu bruyante pour ma chambre qui donnait dans la rue. Mais les autres chambres semblaient orientées côté cours. Totto bene à part ça.

場所の割には格安

ホテルまでの場所が少しわかりずらいかと。看板が無いのが一番の問題。Roma Tiburitinaの駅より徒歩１５分。タクシー５分（１０ユーロ）、バス７１番使用可能（４駅目？）。最初に場所がわかれば、あとは観光するにも問題がない距離。特にバス使用で市内中心まで移動可能。ホテルのサービスもオーナー？は多少の英語しか出来ないか、非常にフレンドリーで良い方です。
