We chose this hotel because it was not a \"chain\" and it was located in water. We were not prepared for how old it is. Attempts had been made to update but the new flooring and furniture were very cheap products. Thankfully it was clean or we would not have stayed. Was not a good value for our money.

The Hotel is dated, but it was rather nice and it was very clean for it's age. The staff was exceptional and always went out of their way to ensure you had what you wanted. The views are very nice of Kings Bay and the water front social made dinning and enjoying whatever you liked to drink special. Yes they are constructing a new hotel the sounds won't interrupt your stay. We are planning on going back to this Hotel prior to it being closed for good and it's not because Elvis stayed on the property in 1964, but because this has history and the atmosphere was really great locals and staff made it a nice place to stay. We looked at the owners other properties and yes they are very nice but taking a trip back in time was also nice, I laughed every time I opened the door because they actually use a key. I highly recommend location and this place has it. Enjoy and remember the staff is great

Rooms were disgusting in building B car parking look like it hasn’t been changed or washed since 1941 interior has not been touched since 1941 same with the exterior would not recommend their building a new building and they are not doing anything to update the old ones bathroom sink was removed next to the toilet drain pipe just capped off same with the water along with the toilet falling off the wall every time you used it Location location is great but other than that, I would not recommend

Front desk staff very friendly. Accommodated our request for a lower level room. Restaurant/tiki bar area just wonderful. Able to see manatees right by the tiki bar!! Food was very good. Only downside, rooms are very very old. Major need of updating. However, they are doing construction on 2 new buildings, so i would not hold it against them. Super location!!

Damaged entry door was insecure with large gaps around the door and marginal deadbolt engagement. Loose latch. Insufficient lighting in the room with only one reading lamp at the nightstand between the beds. There was no hot water on two of the three mornings that we stayed there. Large cockroach found on the bedspread in the evening. Great location and beautiful sunsets however. Maybe we just got a bad room.

This is our second stay at the Port Hotel. As usual, the room is older but clean. We didn't expect a 4 star hotel. But if you're looking for an \"Old Florida\" experience, friendly staff, perfect location, and a great view of King's Bay, this is it. They are building the new hotel next door. I don't think it will have the same charm.

The room was furnished with items that you would get from a garage sale. They were old and overused. The carpet should have been replaced 10 years ago. The bed linen was way past its use, stained and very old. This place has great potential, but apparently the management does not want to invest.
My husband and I felt like we could get some kind of disease or bedbugs from how old and overused the furnishings were.

I have to approach this review cautiously because being real, this place is a total dump...but! The location is amazing, we actually didn't feel the need to swim with the manatees because our view right in front of our room (204) was manatee central! Between the view from our room and then going to Three Sisters Springs (well worth the entry fee, gorgeous and hundreds of manatees!) The 3 hr swim with them seemed like overkill. As for the hotel, the gal at the front desk was sweet as pie and the beds were more comfortable than we expected given the condition of the place. It's old, and falling apart and honestly pretty dirty but all of those things could be remedied if the owners chose to do it. It wouldn't take much to turn it from an old dump to a really charming spot despite the age. We enjoyed our stay because we knew what we were getting into. Would we normally book a room like this...NO, but again, the spot is pretty hard to beat and the sunsets were spectacular.

Was poisoned by cleaning solvents in the room slept on the balcony due to no staff to speak to am still trying to get a refund for the second night even though i purchased insurance will never stay here again nor use expedia again the insurance company sent me info but want my bank information when all they have to do is refund the credit card I used to book the room it's awful that I'm having to pay for the first night checked out as soon as somebody got on site the next morning and was met with some not so nice response was told that the hotel would reach out to me about the problem that I had and I've heard nothing from anyone will not send my bank information because you already have it and if that insurance company reached out to me online and demanding my bank information why can't they just refund me through the card that I gave you why can't you delay relay that information

This was hands-down our favorite stay during our Florida road trip. Honestly, if I had trusted some of the online reviews, I wouldn’t have booked it — and that would have been such a loss. This place is being torn down soon to make room for condos, and the new hotel being built next door to this one doesn’t even face the ocean. There’s less than a year left to experience this hidden gem.

We absolutely loved it. The room was clean, the staff was genuinely friendly, and the view? Unreal. Every evening we were treated to stunning, magical sunsets. You come here for the view, not the extras — so definitely book one of the colored rooms facing the ocean. We stayed in the baby-blue room on the bottom floor, loved it so much, and ended up adding two extra nights.

This isn’t a resort, so if you’re expecting resort-style amenities, this isn’t the place. The pillows weren’t the best (bring your own if you’re picky), but being able to step right outside and launch my kayak into Kings Bay was a dream.
Stay here. It is absolutely worth it.

They were very pushy to check in and check out. They need maintenance like serious maintenance to the point where it could be a fire hazard. Please see the photo of an electrical outlet that obviously has water damage. The TV didn’t work. We believe it is an outlet problem as well and the baseboard show signs of water damage.

First of all had to walk through 3-4 inches of water just to get into the office. Room was in old building and was completely dissatisfied, room was dingy, mattress soft, stains on sheets and mattress appeared old and dirty. I advised the front desk I would not be staying there. Huge disappointment and I will be seeking a refund.

This place just needs to be torn down and shouldnt legally be allowed to have guests. Our family are not hotel snobs at all and have stayed in questionable hotels before but we left this one early. The pictures on the site showed it was an older hotel and we went in expecting that. If we hadn't been awake for 46 hrs, we wouldn't have spent 1 minute here.

Not one good thing to say about this motel. Mold in the room, doors didn't close all the way, dirty floors and lights. The \"lobby\" smelled like a damp basement. The air conditioners had nasty buckets underneath and one of them didn't so black water was running onto the balcony. Tub was disgusting with mold, the outside of the tub and toilet had mold around it. Dead bugs on lamps and stuck in cobwebs.
I wish I could post more than 8 pictures, I took 20 of them!
I was told by the front desk they're building a new one next door that will be open in a few years. I told her they shouldn't be allowed to rent this one in the meantime. The health department needs to shut it down.
We received no refund for our 2nd night.

Our room was on the second floor with a balcony overlooking Crystal river. We enjoyed the view, watching the dolphins and manatees. So relaxing, we brought our own paddleboards and paddled to Three sisters and encountered more manatees. We'll be back. The restaurants food was excellent, the grouper sandwich was the bomb.

We chose this place knowing the area had been hit multiple times by hurricanes. We like giving our business to local places. But there needs to be some effort of comfort. Unfortunately we booked on hotels.com. Spent 109 on this hotel worth about 60.

Really affordable pontoon rentals $239 after taxes for a 10 person boat from 8am-5pm with gas included?? That’s unheard of! 10/10 experience I can’t wait to come back!
