Upon my arrival there were people hanging out the back doors , the police had to be called on the property, to get the group of people of the property, there was trash on the top floor outside the room, I did not stay at that motel, I left and book another facility at 12 am in the morning, Horrible place, the building needs to be renovated, furniture is outdated, Bad experience

I came to spend the night at Pennhurst Asylum and the scariest part of the trip was this hotel.
The front desk lady was quite nice but this seems to be the one block in a quaint little town that was very run down with highly suspect folks hanging about all night. When we opened the door we were hit with the overwhelming smell of cat urine, like the room had been used to house a feral cat colony for at least six months. It was so bad we had to go out to buy air freshener just to tolerate it (pro tip if you have to stay here, the Circle K nearby for some reason has a large array of air fresheners). The room seemed clean enough but the fixtures were old and everything was falling apart with sloppy updates and repairs. The toilet seat came off, the tub/shower was too suspect to even use (hence the eco friendly rating, we did save water!), and then there were the beds. My friend's bed sounded like a dumpster being kicked every time you got in or out or moved (least you be able to roll yourself out of the hole in the middle), and mine sounded so much like thunder that we kept checking outside to see if it was raining. There are stains and cigarette burns on the bedding. We woke up in the morning to a shirtless guy trying to beat a rat to death in the parking lot. We would have absolutely gone anywhere else if anything in the area was open - it definitely wasn't worth the $100+ a night we paid for it... Maybe about $30 if you bring your own bedding and a big bottle of febreeze.

Crackheads, hookers, shootings. Rooms NOTHING like pictured on listing. Checked in, went to venue, came back our keys would not work and all of our belongings were thrown out on the walkway in the rain. Someone else in our room. Ate all of our food and they went through our belongings and took my spare car keys from bag. Cops called. Man removed and we were moved to another room where we had to carry all belonging to and from room every time we left the room. Staff “had no idea how it happened” and were less than willing to find out how someone had done this. There was a camera that showed our room but would not review to see when and who our room was accessed. 3 available channels on tv that didn’t work in either room upon entry. Midnight at that point so trying to find another hotel in an area not familiar with was not an option. Attaching pics of original room and where we ended up. First room was supposed to be a king, it was NOT! No coffee station, broken and stained furniture. NOT A SAFE PLACE TO STAY. Parking was barely possible. Small SUV and not enough room to pull into or out of parking space in 1try and I can park a dump truck almost anywhere so it’s not my driving or parking ability in question. Having to sleep with a knife under my pillow every night bc I feared for our safety. What was supposed to be a relaxing fun filled weekend turned into 2 people with PTSD and exhausted from lugging belongings 7/8 times just to leave the room without worry of theft 0 stars!

Shower was nice. Toliet was new. Worked well. Lighting was kinda dingy in room. Bed frame was noisy and made a kind of metal pop sound when you sit or move on bed. Pillows were flat and not pillows. My neck is killing me. Complete junk sleeping situation but no bedbugs. Saw a few roaches in bathroom first thing in the morning. Place was in walking distance of lots of cool spots. Nice place all in all and staff is friendly.

The entire property was a massive construction site. The photos online did not match the rooms or facility. In August, the heat was on in the small registration area. The first room given to us had exposed electrical wires on both sides of the head board and the sink was held up by wood boards. The second room's AC unit has a ripped electrical cord, exposing the wires. The fridge was full of dead bugs. The dresser was missing the front panel. A MOUSE kept rubbing from the bathroom to the other side of the bed. The entire area smelled horrible. And we were told no refunds for any reason. DO NOT BOOK HERE.

The afternoon staff who checked us in was really nice, but the staff in the early morning was not very friendly. The police were out three times that night. People are heard talking really loud, smoking outside of the rooms and the smell was coming into our non smoking room. There were roaches, furniture outdated, headboard damaged.

Walked into the “nonsmoking” room and it smelled like someone was chain smoking in there. Air condition was off and it was stuffy and smelled awful. Curtain was tied together with a garbage bag, and after struggling to get it open, the top was barely hanging. Cigarette burns on the bed, dried brown splatter on the bathtub. My daughter was crying it was so dirty. We dropped the card off and left within 30 min of checking in.

We arrived on Friday and I made the mistake of first paying for the room. We drove around to the back of the building to get to the room. The room was relatively clean but there was no toilet paper. The curtain was hanging down from the ceiling and the overwhelming smell of cigarettes made me sick in ten minutes. Everything was old and worn. The room was terrible. The place was like a ghetto inside and out. We had to leave!!

I liked nothing. I have a long list of dislikes (not in any particular order):
-No soap dish in the bathtub area
-Tub faucets runs-can't shut off
-No cold water-sink faucet
-No hangers in the closet
-We booked a smoking room. There were no ashtrays. We asked for two ashtrays. They said they do not have any. We were brought a candle holder to use.
-It was advertised that there would be coffee in the lobby. I asked how I could get into the lobby to get the coffee (the door is locked). She said that we haven't offered coffee since the pandemic.
-No toilet paper holder
-I couldn't connect to the Wifi even though I obtained the password from the front desk.
-There is no phone in the room so you can call the front desk. I had to call the hotel using my cell phone.
-The outside stairs to the second floor are extremely treacherous.
-I went to turn on the TV with the remote. The TV didn't turn on. I checked the remote. There were no batteries. I called the front desk on my cell phone. She checked the drawers and found two. I had to walk to the office to get them.
-We only had one working lamp. The other lamp had no bulb.
-I was told that they do offer ice. I would need to come to the window and they would buzz us into the lobby. The next morning, my husband went to the window to get ice for our cooler for our perishables. He was told that she would not let us in to the lobby until Noon. It was 9:00a and we had to leave for the race track.
-No space to continue.

The stay at America's Best Value Inn was okay but nothing to brag about. My television was out for 9 hours. I got a friend to fix it because they took to long. There was no stopper to fill the bathtub. I had to get one myself. I am disabled and i cant take.showers due to the fall risk. The other thing they put me on the second floor it was hard getting up the steps since i have MS. The motel just needs to show that they care about the guests and they didn't in any way. I am disappointed. I stayed there a lot over the years and this was my worst experience.

When we went in the first room it was dirty, had a broken curtain, hair in the bathroom, and it smelled of mold and cigarettes. Thankfully I was able to get a new room which didn't smell like cigarettes but still had a broken headboard and was dirty. I was able to go to the store and clean the room myself before my children or myself used the restroom. The facility on the outside was dirty and some rooms people were living in like apartments. Some staff where nice while others were not. I will not being going back to the Inn again. I hope they will be able to take these surveys and improve their facility.

The saying you get what you pay for is an understatement at this place For being a smoke free facility, I felt like I was staying in an ashtray. There were holes in the walls. The electric baseboard heater was pulled off of the wall. The furniture looked as if it were picked up from someone's yard that the owner was getting rid of. One electrical outlet had no plate covering on it. Another didn't work at all. Instead of repairing anything, it was just painted over. The shower had no kind of mat so one does not slip or fall. The room'slight was simply a standing post with a lightbulb.

For starters, the manager was polite and quick at check in. Property is outdated and in bad shape, but that’s inexpensive motels for you. I found no fewer than four different types of bugs during my time in my room, but fortunately none of them were the bed kind. On top of that, the area was loud, I’m pretty sure junkies hang out here, and I heard at least two people get kicked off of the property overnight. On the plus side, no one broke into my car, and leaving was quick and easy.

This is my second time staying at this establishment. I come yearly with friends during the Pottstown Rumble volleyball tournament. This hotel is in a perfect location to the event and is worth the poor condition for walkability. The front desk staff was lovely and provided excellent customer service over the phone and in person. The hotel is clearly working on making modifications to the hotel such as new floors, new paint, TV in room, and better locks on doors. I hope they continue to make improvements. The only negatives were that the bed sheets had cigarette holes in them and appeared to have some stains, and the shower floor and curtain were in poor condition. I would only stay again for this event due to favorable location.

The first room he offered us had no key and he said we had to get a key from the desk everytime we need to get in. Then i said it looked like a drug room so he gave us another room. I took a shower which i was standing in water, the tub would not drain. So i went to the desk and he told us he would send a plumber which was expected to arrive in 30 minutes. An hour later i went to the desk to find out about the plumber. A new man was at the desk and he told me that the room we were given was not to be rented and gave us and upgraded room. I would not recommend this hotel to my worst enemy.

Under new management. At first I was a little scared but the new owners are trying really hard to fix up rooms from previous owners. The staff is extremely helpful and housekeeping goes well and BEYOND. Please give them time to fix what is broken. The new rooms are great. Pillows are Amazing beds comfy. Thank you for all you did for me. Best of Luck

I was not able to stay in the motel due to the beds being dirty and unmade. Also other residents complained ( with videos ) about BED BUGS! NOT a recommend place.

I was put on 2nd floor however I couldn’t use the stairs so was moved to first floor room. The 2 day stay was excellent

I had to ask for a first floor room because I had my knees replaced and my hips replaced and my shoulders replaced so climbing the stairs was not good for me. I did get a first floor room and it was a nice 2 day stay.

Absolutely not

My rooms air conditioner was on the floor. Broken TV, bugs on the bed. So i changed rooms. Second room wasn't that bad, until i noticed the bed was discolored through the sheets. I removed the sheets, the mattress was covered in blood stains. Left and slept in the rental car.
