Such a cute little place far enough from the main road to be quiet. Very comfortable and clean room. Breakfast was a nice selection and bonus was being able to enjoy eating it in the yard amongst the garden. I look forward to staying here again soon!

This is a great little BnB - owner run and a great location. If you like quite smaller and more intimate experiences I’d highly recommend this place.
If you are loud and want to party then this is likely not the best spot for you.

Our family of four - with two teenagers - had a fantastic stay. The staff were accommodating and friendly, the rooms were comfortable with great a/c, and the breakfast was amazing - eggs, muesli, fruit, french-press coffee, juice and more. Really one of the nicest places we’ve stayed.

Wonderful stay here. Staff are so friendly, the breakfasts are homemade and delicious, with local delicacies that change daily. Room with air con was great, and there's a shared tea and coffee station with fridge that was helpful to hold leftovers. The staff even helped me reheat them and set up a table for me in the breakfast area to eat at. Such a convenient location too, I am definitely staying here if I return to Chiang Mai.

This is exactly what I’m looking for in a property if I’m not trying to stay in a modern hotel. It had that older Thai look and style to it. It’s a beautiful family run property. They’re there to cook breakfast for you in the morning. Most importantly this is right in the eastern side of old town. You are maybe 510 minutes from the Sunday night market you are 15 minutes plus from the night bizarre. I’d probably tuk tuk over to the night bazaar, but it is walkable. There’s a couple of great just Restaurant Bar Alley, Street right nearby. That are just amazing and fun to be walkable. I will definitely stay at this property every time I’m in Chiang Mai. It is not a modern style hotel with a pool if that’s what you’re looking for but a beautiful patio to sit on beautiful rooms with air condition. A little more simple but exactly what I look for.

Great location in quiet part of old town, walking distance to temples, great restaurants. Not a luxury stay but beautiful, spotless, traditional house with tranquil garden in traditional neighborhood, very local experience. Service was 5*. Manager was incredibly friendly and helpful and even woke up early one morning to pack us to go breakfast for our very early morning tour. Our favorite stay of our 2 weeks in Thailand.

The hotel was wonderful! The building itself is charming. Our family room was made up of two bedrooms connected by a small private hall. It felt cozy and inviting. The rest of the building has several nice lounge areas and a small patio area out front. Each time we returned to the hotel after an adventure it felt like a relax escape.

The staff is fantastic. They were always kind with my children. We felt extremely welcome. The breakfast was simple, but enjoyable.

The hotel is on a quiet side street, but close enough to walk to most central locations.

My stay at Baan Hanibah was truely wonderful. I highly recommend this hotel and is one of the best i have stayed at. This is a family run hotel and the kindness and attention was exceptional. The hotel is spotlessly clean, has a relaxed atmosphere. Its located in a quiet street, but within walking distance to the main attractions. My morning breakfast of fruit, omelette, coffee and yoghurt got me started for the day and was delicious. This hotel is unique and i will hope to return one day.

We had a wonderful stay here! It is a perfect location - quiet and on a lovely little street while also being in the heart of the city with many things walkable and easily accessible transportation for those that weren’t. Lots of temples, coffee and smoothie shops, markets - everything around!
The most impressive part though was the hosts who were so caring and thoughtful and warm. Every morning came with a breakfast (both Thai and Western) and they were on hand to make sure everyone had what they needed.

What a clean, charming hotel! My family stayed in a 2 bedroom apartment for 2 days and thoroughly enjoyed it. The hosts and staff members are super nice and friendly; they allowed us to check in earlier and stayed a little longer as my wife was not feeling well. We enjoyed the fruits and variety of breakfast as well. I highly recommend this place to anyone visiting Ching Mai.

A gorgeous and simple little guesthouse located in the very best part of Chiangmai Old City. The family who owns/runs this accommodation are so friendly and helpful and their English is great too. There’s also a simple breakfast each morning which is more than sufficient to start the day. After a hiking trip we returned to Baan Hanibah with more bananas than we could ever eat so we gave some to the owners… a few days later we received a bag of dehydrated banana from them! So thoughtful and delicious.

The young woman who managed the place was the best always a smile and can do attitude. I stay at Baan Hanibah every time I travel to Chiang Mai. There is so much to love about this place: The location is very convenient (not far from Sompet Market and great restaurants), the small street is quiet, the whole property is peaceful and quaint, the long-term staff are friendly and helpful, the breakfast is always amazing (they even work with my gluten allergy) and the rooms are super clean and cozy. I will never stay elsewhere when I’m in town.

Tucked down a quiet street, this is a very relaxing place to stay. The building is an old traditional teak house, with several nice spots to sit and relax. Rooms are comfortable and have everything needed. Tea and coffee are available upstairs 24/7, where there is also a fridge avaialble for guests to use. Breakfast was filling, with a choice of cereals, fruit, bread and eggs.

Best BnB in Chiang Mai

This is the second time I have stayed at this hotel/BnB, with the first time being in 2017. Both stays were amazing. The staff here is quite possibly some of the kindest in town, and maybe Thailand. They will always be top of my list when I need a hotel in Chiang Mai. Located in a quiet soi just off the main inner ring road for the old city, you get lots of convienence without all the noise and bustle of the busy roads. Note there isn't much in the way of parking available, maybe space for two cars. There are lots of little restaurants and shops tucked away nearby for you to visit on an evening walk where you feel part of the community instead of getting the fake tourist veneer. The bed was comfy and the wifi worked well. There is a small balcony with chairs on the second floor to relax on during the evening. The hot water may take a little bit to kick in, but once it does gets plenty hot. Breakfast was great every morning and they consistently asked what I would prefer and had it on hand for me.

Spent some time at the garden has trees, little pond with big fishes and 2nd floor balcony was relaxing. Breakfast was simple but nice. Continental with Thai flavored.
Front desk was great! Very kind and helpful for exploring the area.
The hotel located between Thapae Gate and Chang Puak Gate. Most of old city spots were walkable and a lot of options for restaurant and massage. This hotel is not brand new modern building. If you want to stay relaxing Thai style accommodation, this hotel is for you!

The location is great! Walking distance to almost anywhere in old town, night market right around the corner with food options, and a great massage place (Sense Massage).

The staff was super friendly throughout the stay, but even more worth mentioning: We forgot some clothes when we checked out and only realized it after we left Chiang Mai. We called them, and they shipped us the clothes to Bangkok where the package arrived before we left Thailand.

We would absolutely stay there again on our next trip to Chiag Mai!

The property is very beautiful and feels like you are within a lovely piece of history. The shower, however, merely dribbled a light stream of water and the curtains were sheer and see through. This defeats the purpose of curtains. So you are hoping to sleep past sunrise, be sure to Bring an eye mask, or you will need a towel to cover your eyes. I didn’t sleep well here at all. Would recommend that the property invest in some curtains and proper draperies for their windows. Seems silly to have a hotel room that won’t stay dark when the sun rises. You can’t sleep. There was also a slightly musty smell in the room. It’s a very old
Building, which is lovely and creates ambiance , but they also should
Fix their plumbing if they are charging this price point. I was staying in a brand new hotel up the street with all the best modern amenities (And perfect plumbing and thick draperies that blocked out the light) and I was paying less than I paid here.

Cozy and quaint home away from home

The garden, the veranda, and the entire feel of the house made us feel at home. The house was very clean, especially our room. The staff, especially Top, and Luknay, were very nice and accommodating of our requests. It was a 2 minute walk from the main road Moonmuang. So it was away from the noise and yet several establishments were just around the corner. Overall, our stay was delightful. It felt like home away from home. We would definitely stay here again and recommend this hotel to our friends. :)

Absolutely fantastic place to stay

This place is excellent - great location on the north east side of the old city, so within walking distance to all the main sights within the old city, the famous night street food market by the north gate, and also to the east river markets. Baan Hanibah is off a quiet side street so the only noise you hear are birds singing! The room was spacious, comfortable, with a decent air conditioning (which is a must as it is so hot in Chiang Mai in the summer). The staff were all absolutely amazing, really helpful with tips how to get to the sights, recommending places to eat and always smiling and ready to help. The breakfast is simple but sufficient (it's a continental style breakfast but you get cooked eggs, and different treats each day, including pancakes and sticky rice). For the price this place is a bargain, highly recommended if you visit Chiang Mai and want a lovely place to stay.

The courtyard is very tranquil, the staff were all friendly and helpful. The bed was also clean and comfortable. There was an issue with the floor in my room (#7) and there was a 1.5x0.5\" piece of the floor missing that would rip your sock or stab your toe whenever you walked between the beds. When I mentioned it to the staff I was told the owner was out of town and there was nothing they could do. Also, the air conditioner is only capable of taking the extreme edge off the heat in the daytime, not actually cooling the room to any level that could be called comfortable. It was slightly more effective in the late night. The wifi worked well. The location was good. All in all, it was a good experience.

Other reviews mentioned floor sounds (lana style wood), but I only noticed once and it wasn't that annoying. The house is pretty old, so it's not a 'fresh and shiny' new hotel experience - but that's the whole point of this place.

We enjoyed our stay at Baan Hanibah in Chiang Mai. Our room was beautifully furnished, comfortable, quiet and clean. Complimentary coffee, tea and hot cocoa in the lobby, as well as, complimentary bottled water in our room (and restock daily). Very nice breakfast - eggs cooked to order, breads, fruit, yogurt, cereal, etc. - served in the lovely courtyard. We found a very good restaurant a few minutes walk from the B&B - Aroy Dee - inexpensive and tasty.

Just a delight to stay here. This used to be a family home so it is very much like living at home with a Koi pond, trees, birds, a few cats, a basic but ok breakfast (wish they were vegan but, well, maybe someday), and wonderful people.
Don't stay in the downstairs bedroom. It is musty and lacks the charm of the other areas of the house.
Wifi is very slow.
Mattresses are the typical very hard Thai ones you find all over the country. So that isn't unusual but still makes it a bit hard on the hips.

Our 4 night stay at this charming old colonial house was without a doubt, one of the highlights of our trip. Lovingly cared for, and walking around barefoot on those polished teal floors felt like stepping back in time. A lovely garden setting for breakfast, with excellent food. And French press coffee as an added bonus. Delightful staff that go out of their way to make your stay as best it can be. And this place is perfectly situated within the old city, so easy to get out and explore. Would definitely stay here again and would highly recommend it to anyone looking for something other than a standard hotel. This place was special. ❤️

I liked the bed and breakfast feel of it. The outdoor kitchen for each morning was really nice. The common areas that had coffee, tea, cookies and a refrigerator was an added bonus. My only issues are the the space in and around the beds are tight. And the floors, although gorgeous, are slippery. Signs remind you though.

I'd like to comment on how hospitable the staff is. They made us breakfast sandwiches each morning that we were leaving before breakfast time. They helped with laundry dropoff as well. Just a super nice staff. I'd stay there again.

Baan Hanibah was perfect! I absolutely loved staying at Baan Hanibah! It's an old, traditional Thai house with beautiful decoration and design. Apparently, the house belonged to the current owner's grandfather who used to be the village leader. It has a beautiful garden with a small fish pool, the rooms are beautiful and very clean and the staff is very friendly and helpful. You can also book local tours from the reception. The only improvement could be with the breakfast since there could be more variety. Overall, I had a very pleasant stay.

The best stay we had during our 7 week trip

This hotel is hands down our favorite. It's clean, comfortable and well situated in the old city so you can walk to everything. The staff is super attentive and responsive. They helped us with any and all questions we had. Breakfast in the courtyard was the perfect way to start a busy day of touring. And the strong hot shower, comfy bed, and strong AC was the perfect way to end the day. We stayed in the family suite which was two separate rooms adjoined by a shared bathroom. It was perfect.

Incredible stay. The staff was so helpful, especially in calling restaurants/airport/taxis in Thai. The hotel was so charming and breakfast was delicious! Plus great location (quiet but close to everything)!

Friendly B&B

A little hard to find in the northeast corner of the old town, but very charming B&B. Interesting to see traditional Thai wooden house. Guests are asked to take off shoes before going upstairs. I thought this made it feel even more like home. Very friendly staff. Nice garden area to have breakfast.

A cozy little guesthouse full of characters

This is a very cozy guesthouse. Not fancy but very comfy. This guesthouse was a old house conversion, full of history and classy. The room was a good size, staff was very nice (we arrived just before 10am and the receptionist allowed us to check in already as our room was already ready.) Overall highly recommended as it is value for money!

Ideal example of a bed and breakfast

Serene stay with nice breakfast. My room was comfortable with everything you need. At breakfast, I was not expecting too much, but made to order eggs and fresh squeezed OJ made it perfect for me.

Great location but unclean bathroom

WiFi was down most of the day/evening I was there and I had to place my face towel on the bathroom counter because it wasn’t clean and had some sort of oil on it. The staff was nice, the location is fantastic, and yummy simple breakfast. Hopefully WiFi and not super clean bathrooms aren’t an ongoing issues here because it is quite a lovely place to stay otherwise.

We found this to be a very comfortable, pleasant stay, Rooms nice, beds comfortable, common area on second floor has computer & free beverages plus outside sitting area. Location is good as still within old city wall but very close to exit so have easy access to catch a \"red truck\" to explore other attractions in Chiang Mai. Several places to eat & drink, arrange travel tours or drop off laundry near hotel

We stayed at Baan Hanibah and it was amazing. The property is a great garden vibe, the staff are kind and helpful, and the room left us with a nice B&B style. The morning breakfast is limited, but there are hundreds of breakfast places near by. We loved this hotel so much that we ended up staying another two night.

A true gem, what a treat it was to stay in this hotel for 2 nights, so peaceful, beautiful all over and an excellent service from the staff, all in the middle of where you want to Ben in Chiang Mai. Excelente place no doubt.

Excellent staff, loved the stay

I loved this hotel. It was more like a B&B with a wonderful breakfast. The room is a room in a big house, and I loved the intimate feel of that. Bathroom very nice, renovated to have a modern feel. The staff couldn't have been more excellent; fantastic English, they helped arrange tours and experiences in Chiang Mai, and it was always perfect. (Cooking classes, Chiang Rai and the White Temple, etc.)

The only thing that could have made the stay better would have been more comfortable pillows. There was also a bright streetlight outside, but I was able to use my sleeping mask to dampen it. Construction on the place across the street also started around 8am some mornings. Not a huge deal if you're getting up to do things but sort of inconvenient; though not the fault of this hotel.

Best experience of our honeymoon!

We had an incredible stay at Baan Hanibah! My husband and I stayed there during our honeymoon in July, and it was one of the highlights of our trip. It was beautiful & clean, the whole staff was friendly and gave us great travel info, and the breakfast is delicious.! We'll stay there the next time we are in Chiang Mai!

I had a wonderful time in Chiangmai and this hotel was al little gem! You can tell it is family owned and they make you feel like you are at home! They are very hospitable and the garden outside it beautiful and charming. They cook you breakfast, fresh omelettes if you chose, and make you fresh coffee and tea for a french press (for coffee) and a beautiful porcelain pot for tea. The room was cute and comfortable and had everything i needed. The only thing i could say was that out of the three nites i stayed the last nite there when i came back from a long day to chiang rai, they didn't clean my room at all that day. I was expecting to come back to a stocked and cleaned room but walked into the way i had left it, not sure if it was because they figured it was my last nite but that was a little bit of a bummer but i just asked for the things i needed and got them and it was all good. Very nice, warm and friendly people and they go above and beyond to make you as happy as they can.The street is nice and quiet and close to a lot of places that you can walk too. Loved it there and will definitely go back to stay there when i am chiang mai again!

Superb hotel and staff. Breakfast in the morning was amazing, fresh fruit and eggs made to order. Hotel is located in the old walled city in Chiang Mai, steps from street vendors with soups, thai noodles, shakes, etc. Easy to walk to most everything, UBER cheap to use for local excursions...

Lovely teak hotel

This hotel is in the old part - a great location. Had a definite boutique feel with a lovely sink in bathroom and coloured door. House has a very Thai feel with teak furnishings. Breakfast is served in garden with lovely fresh fruit and banana cake. Would stay here again.
