If you are expecting a new and modern hotel then this is not for you, but if you would like to stay in a traditional Venetian apartment in a great location, you will not be disappointed. The front desk staff was the friendliest and most helpful I think we have ever experienced in all of Italy. The air conditioning was actually too cold despite a heat wave outside so we had to turn it down. If you have lots of luggage, be aware it is up a couple flights of stairs and we were warned the elevator can be unreliable. Other than that, fantastic and we would definitely stay here again.

Although this apartment was unexpectedly managed by a separate hotel and down the road, it was large and well located. When we were unable to have our key due to lock issues and when no one was available to make up our room, the hotel staff was kind enough to allow my family to have breakfast in the main hotel. Overall, we had a great experience.

Staff were not helpful. There is no lift, have to carry your luggage up and down many steps( 2 levels). There is no porter or hotel staff to help. Location was ok. I don’t recommend this hotel. There is no reception. We had to check in n out in Hotel Bella.

The apartment was great, plenty of space for my family of five. We all agreed that if or when we come back to Venice, this is the only place that we would want to stay at.
The apartment was within walking distance of just about anywhere we wanted to see.

The hotel is located right in the heart of Venice, with convenient walking to all amenities. It is located across the road from the main hotel which is where breakfast is served every morning. There is a small kitchenette with a fancy coffee machine right in the building so you can have a coffee anytime you wish. There is no elevator so be prepared to walk two flights of stairs. Staff will help you take your suitcase up if needed.

Staff at the front desk were helpful and the breakfast was very good.

The location is near to the major attractions. The room is unique with Venetian color sheets. It’s right above a small canal. No elevator if you have heavy luggage’s and lives upstairs. Living space is big.

In the middle of the maze of Venice. Central and walking distance to all the main attractions. Make sure you have Google Maps :) But even then you’ll get lost but that the fun part of it. The boat to and from airport is a couple blocks away. Best way to go.
If you are just looking view this is not the place but a perfect place to sleep.
Only negative was their recommendation to their Da Gioia Restaurant. Seafood horrid and service not great. When we complained about the scampi his English got worse:).

The breakfast and the check-in and check out are a one minute walk away in their main hotel. The location is good, breakfast is fantastic and all staff were helpful. The biggest negative for us was that we could hear other guests especially in the hallway.

Pros: great location. Minutes from both Rialto and San Marco. Large, clean bathroom. Coffee / hot water machine in a common area. Beds were comfortable.

Cons: no elevator. Have to drag your bags up and down 21 steps. The room was tight. The location cuts both ways because it being so central means a lot of noise late into the night and very early. The coffee machine broke. Nobody washed the cups guests used.

All in all though, a good deal for where it is.

The location of the hotel is excellent and very central to everything. However, the hotel itself is extremely outdated and had an unpleasant smell throughout.

The check-in process was inconvenient. We had to check in at a different hotel and then drag our luggage back to Hotel San Luca, which was frustrating. During our entire stay, the only interaction we had with staff was during that check-in.

The room was very disappointing, especially considering it was advertised as a superior room. The couch looked old and dirty, the floors were scratched, and the safe was not clean. I even found hair on the bed and pillow, which made the room feel unhygienic. The bathtub also wasn’t clean, so I had to wear sandals while showering.

Two singles bed pushed together to make a double bed for a superior room, they should be ashamed. This made sleeping very uncomfortable!

Another inconvenience was the key system. You are given separate physical keys for the hotel’s front door and your room, which you must carry everywhere. They are bulky and quite noisy, making them impractical.

Overall, despite the great location, the poor cleanliness, outdated facilities, and inconvenient check-in process made the stay uncomfortable. I would not stay here again or recommend it unless you specifically prefer very old and dated hotels.

When we first arrived in Venice, we followed the directions to the hotel location, but when we got there, there was a sign telling us to go to a different location. This was very confusing, and we couldn’t find the hotel at first, only to realize it was listed under a different name. The receptionist was nice and explained they own several hotels.
After checking in and paying, we were then told that our apartment suite was in another building about a 10-minute walk away, which we were not aware of beforehand. When we arrived, there was no elevator, and we had to carry three large suitcases up four flights of stairs.
The worst part was that there was no hot water and the heater was not working. We stayed during the cold season, so the apartment was freezing. The phone number they provided didn’t work most of the time and went straight to voicemail. When we finally reached someone, we had to wait over an hour for maintenance. The water and heater would work during the day but would stop working after 10 PM. This happened both nights we stayed there, and we had to bundle up in our clothes and even buy extra blankets to stay warm.
At checkout, I told the receptionist about our experience and hope they fix these issues so future guests don’t have to go through the same situation.

We stayed here in an annex apartment for Christmas. It’s a 5 minute walk from Rialto bridge and St Mark’s Square. The staff were really friendly and helpful. The apartment was perfect for our family of two adults and two children with two separate rooms.

I didn’t expect that I booked the entire apartment which is so great. Because we are a party of five. The house was clean, classic style that I love very much. The buffet was great. The cappuccino machine broke, but the staff was so efficient and served the guests an alternative cappuccino. But be aware that the buffet charges 12 euros per person. But the options of food are great and for me they are healthy options. The staff were great too. Definitely recommend this place for those who will travel to Venice.

Although we stayed in the Anex building (in the anex itself) the staff were super helpful and welcoming. The room itself was as you may expect in Venice, on the smaller side but it was a perfect location to explore from, just be warned if you book the (cheaper) anex room it is up 3 flights of stairs and the final set you may have to tuck/crouch up and down them.

The room was very clean and nicely decorated to look old Venetian. One window overlooked a canal used by góndolas. The breakfast in the Hotel Bella Venezia was wonderful and not expensive. My first trip to Venice was made GREAT with my decision to choose this truly great property. 5 min walk from water taxi from rail or airport. 5 min waln to the Plaza St. Marks, gondola experiences within 3 min walk. Totally spectacular. And the incredible breakfast at the duster hotel just across the sidewalk. I can’t imagine a more perfect location for a once in a lifetime visit to Venezia. Gotta go back.

We stayed in the apartment option for 6+ people! Was fantastic! Crazy to have an 3 bedroom 2 bath apartment right in the heart of Venice! And for a great price too. I traveled with a 6 month old and a 3 year old and it was great for them both. It is 3 flights of stairs however and there is an elevator but it's only for 1 person with luggage or 2 people max very small. Great experience!

My only complaint about this hotel was the bathroom and showers are very small. Like enough to stand up only in for a big guy.

Other than that the room was nice, we were barely in our room as we were sightseeing around Venice.

I really enjoy staying in that area because it’s close to the Rialto bridge and lots of shopping and easy walk to St Marks square

The water bus is convenient, we did a 48 hour ticket and spent a day in Burano.

Another pro tip: before buying a cannoli ask if they make it with ricotta, most use cheaper buttercream and they’re not good. So if you see a display case with a bunch of delicious looking cannoli, take note that it’s usually buttercream in those

Easy check in at an adjacent sister hotel mere doors away, where you are welcome to sit and enjoy their lounge or utilize their dining room for breakfast. The reception staff were very friendly and helpful. The location was convenient to both Saint Marks Square as well as the Rialto Bridge area.
Our room was fairly small but sufficient for our needs. A common sitting room was always open for self serve coffee etc, or to eat whatever food you have with you. No cooking facilities, but their is a mini fridge in each room

We had a blast at Hotel San Luca. The only inconvenience is that it is an annex to Hotel Venezia. You check in at one, eat at one but sleep in another. Rooms are clean, location is ridiculously primed but the cherry on the top was the friendliness of the staff and how far they went out of their way to make us feel at home. Breakfast option is a must. Walking distance from the docks, about 30 meters and from Piazza San Marco, about 50 meters. Couldn’t beat the location even if you tried. Very very pleasant place to stay, however, I would not advise more than 2 people per room. Our luck had it that our room was very very tight for 3 people although we saw rooms way bigger with the same disposition. I would return there if I have the chance and do not miss the opportunity to opt for transportation from the airport through the hotel, best thing we’ve ever done.
