It was the worst hotel experience we had ever. Rooms were full with mosquitos,bed linen and pillow case covers was not changed when we arrived and they changed them after we checked in to the room and they sprayed bugs spray all over and it was difficult to breathe. It was raining and that room's electricity went off 4 times and each time it went to we had to run to the reception to inform them as they did not pickup phone. Finally they changed us to a difference room.food was worst.. after getting dinner,I felt sick. I had loose motion and vomiting till next day morning.then my husband got the same condition. When we ask whether they got any medicine they said no. It was around 3.00 a.m. we asked. Next day morning we didn't even had breakfast and quickly checked out from this awful place went straight to a doctor.. It was a worst experience we had ever...I'm so sorry about the money we spent to book it as full board.. we even made a complaint to the hotel manager,but they seems didn't even care.. I will not recommend this place to anybody...

Great Modern Hotel

Do NOT listen to the negative reviews regarding this hotel. I have stayed at two other hotels in this area and was very displeased and checked out earlier. This is the only hotel that met my expectations of a 4 star hotel. It is modern, and incredibly aesthetically pleasing. The views are absolutely incredible. The food is very tasty. The staff is incredibly professional and helpful. If you are looking for a hotel on the beach, this is not the hotel. However, if you are more concerned with views, and a pool that is pleasing to the eye, this is your hotel. I really wish I would have ignored the negative reviews of this hotel, and selected this hotel from the beginning, as it is certainly more so what I am used to when I book 4 and 5 star hotels. Book this hotel, you will not regret it.

WONT RECCOMEND THIS HOTEL TO ANYONE

We had booked Superior Room With Sea View with direct Access to Pool. Following were our experience:

- unclean & unkept rooms, toilets, swimming pool. The doors didnt lock properly, AC wasnt cooling the room enough.
- the jacuzzi area was very untidy and toilets didnt have the basics like dental kit, body lotion.
- the shampoo and shower gel provided were of very poor quality. You expect better quality from so called \" BOUTIQUE HOTELS\"
- they served cold buffet spread. Guests reaching after 1 hour of buffet timing wont get all the spread (both at breakfast and dinner)
- too highly priced buffet dinner
- they charge extra for more than 2 water bottles per day (never heard of this in any part of sri lankan hotels)
- 1 bottle of 1 lt would cost you Srilankan Rupees 300 + taxes (exorbitantly high)
- staff not freindly neither eifficient.
-rooms very badly maintained.

I would never recommend this hotel to anybody looking for a good quality service, good food and good stay. Me and my husband were very very disappointed by the overall experience.

Hotel with stunning views

We stayed 2 nights and had a great time at Villa Thawthisa. Beautiful swimming pool and amazing view from our room. It was a very steep drive up to the hotel, you may have to bail out of the tuk tuk for it to make it up the hill!
The hotel provided a free tuk tuk down to their sister hotel on the beach which we made use of. Stunning beach at Unawatuna but watch out for the strong currents.

Overpriced hotel far from the beach

We arrived at night a day late due to one of our party being sick, but there was no leniency in altering our arrival date even with more than 24 hours notice; we already expected as much, since it was impossible to cancel our booking at any time without forfeiting half our fee. The place has a beautiful view of the ocean and jungles from the rooms, and especially from the restaurant, but the rooms are stark, with some sort of industrial aesthetic that is jarring for Sri Lanka. There are nice pools and each room has a balcony, but also a glass wall, so at pool level that might be an issue: we wereon the 3rd floor. It is a very good hike to the beach, so anyone with mobility issues be warned! Luckily, we arrived with a car and driver, but there were no quarters for the driver at the hotel and the nearest was at another hotel; otherwise, there are just a few shuttles into and back from town. The reception staff and kitchen staff were cheerful and professional, but the restaurant prices were as if we were staying at a 5 star in Colombo, which this place, in my estimation, was not.

Fantastic views

What a wonderful view. We had the ground floor rooms that had direct access to the pool. It was like we had our own private pool. Staff were very attentive. Food was nice. Breakfast buffet was a good western style, eggs cooked as you wish. Restaurant is on the top floor wiht 200 degree views of Unawatuna. A wonderful stay.

Tourist rip off not worth 140 dollars per night

Do not be fooled. This is a shabby, unfinished, poorly designed, poorly maintained (by unskilled workers particularly the paintwork in the rooms) hotel which does not come close to a 4 star. I have seen better 3 star hotels at half the cost. Do not be duped by the description \"Boutique Hotel\". It is a tourist rip off. Some of the issues/ problems are listed below:

1. The hotel appears to have been built as cheaply as possible. Thy did not even bother to complete the external facade or the hallways / common parts with tiles or even paint as all is left as is bare concrete trying to be disguised as polished concrete - poorly done by cheap labour with cracks everywhere and discolouration and wrong materials.
2. The bathrooms are poorly designed - you have to bathe in the nude in full view of the front of the hotel and the public.
3. we traveled as a family - there was no privacy for bathroom facilities which meant each time you wanted to use the shower or toilet, others had to vacate the room entirely as the bathroom is just separated by glass which is poorly obscured by cheap stick on film which goes only half way up and still does not provide adequate privacy
4. The bathroom sinks were too low. The average height should be around 900mm high off the ground. Ours was only around 500mm which meant you had to kneel down to brush your teeth - what a joke
5. No towel holders or hooks to keep your clothes -

Food was cold ... just dull looking hotel. Has not been painted. Pool area has no bar .. no music .. fitness room is a disaster. Staff is great .. young manager is great. Needs a better road almost broke my car driving in to that.

Broken. This place was conceived with \"design\" in mind, but then everything went wrong in execution. Everything is essentially broken. The restaurant's roof leaks under rain (in a tropical country!). The rooms have these weird glass walls that can't be blinded during the night. The bathrooms are even weirder, essentially outside the room exposed to people in the pool. Shower drain clogged, only scorching hot water, etc... The nice pictures of the pool and views, and the definition of \"boutique hotel\" make this place essentially an intentional scam. The only redeeming virtue is that the poor souls employed here are actually quite nice. But the £275 per night we paid make me still angry when I think back to the whole experience. Please, please, please stay away.

Good hotel with great views but some wear and tear

The hotel is perched above the main Unawatuna beach area - a bumpy ride up the hill. It is a modern concrete design with great views over the coast.

Good - rooms have a funky design, large rooms, very bright (all white), good aircon, tv & cable, nice pool patio with lounges and chairs, great views, food was OK (new chef so will get better), very good large pool.

Not so good - they have open-to-air bathrooms so no aircon, there was effectively no hot water in our room - took 10 mins to get lukewarm, floors in bathroom are very slippery when wet, lots of wear and tear in the rooms - loose taps, scraping door, gaps in plaster around fittings, flaky chair covering, room gets very light in the morning.

If they kept the rooms better maintained it would be very good.

If you want to hang out and relax it's not bad - we paid around US$100 for a good room as it's low season - i wouldn't want to pay much more when it's busy - if they fixed a few of the wear and tear issues it would be much better.

Nice modern hotel in the hills

Modern boutique hotel tucked away in the hills overlooking a lush jungle. Hotel has the potential to be really great, however, it appears somewhat neglected in areas. Little extras can make it a great little spot for total relaxation. Door locks, including bathroom doors malfunction; no hooks for hanging towels in bathroom; mold by pool; etc. But overall, a great find. Lana, the hotel manager is great.

Its was remarkable stay, I love every single moments of it.
View from rooms balcony was simply awesome.
However, sometimes i was bit fed up with so many incects and lazzards coming into toilets and balcony areas in the evenings, usually staff was quick to come and get rid of them.
But they have to take some steps so that they do not arrive at all.
I would have given 5 out of 5 only the above mentioned prob stoped me on 4 though.
I would love go back again.

Super pool and ocean view

We booked three superior rooms but there was one room short for us. But the manager tried hard to solve this problem and arranged one standard room and give back the refund. Wasted some time but it was fine. The swiming pool and ocean view is awesome esp sunset at the restaurant. The best ocean view i have seen. The meals are really tasty but it takes over one hour to wait. Overall, it is quite worthy to stay. This hotel is not too far to Galle also.

Great views and sunsets from restaurants and room. Clean and comfortable rooms if not a little stark. Great location, surrounded by nature, kingfisher seen from balcony on first night. Very good infinity pools, overall a good hotel.

Amazing view, nice staff, however.....

Booked here pretty much because most other places in the Unawatuna area were fully booked, and because the photos looked good.

Basically to cut a long story short, the view is phenomenal, and waking up and showering when you can see right over the jungle and out to the ocean is really cool (be aware that your outdoor bathroom will become full of small bugs in the night, as you are in the jungle). The staff try their best to help you out and are really nice (one staff member gave us a lift in his own car when a taxi was not available!). The food at the hotel restaurant is really good (try the fish curry) and the included breakfast is great too. However I feel being relatively new, the hotel is either still figuring out exactly how to be a hotel, or perhaps the whole area is just quite new at the tourism game so haven't figured their stuff out yet. Simple things like getting new towels (we had the same ones for 4 days), fixing broken furniture in the room, bright lights from the outside passage shining really brightly in through the frosted glass room door all night, getting the tv to work properly (the wrong sort of plug jammed into the wall), and I could probably go on...
If you want an amazing location/view with a great pool and good food, and are not super fussed about all the other little things then it ticks the boxes. If you want a 4+ star hotel experience, then it might not be for you.

The hotel was ok, but the wifi is really really poor, we lost connections every 3 minutes. The location is great, but not close to beach, the hotel is actually located on the hill. Make sure bring some anti mosquites spray~

Very disappointing.

Hotel was far from 4 star quality. Rooms unavailable at check in, even after 2pm. Minibar check sheet from previous guest had not been acquitted. Had to change rooms as room next to reception was too noisy. Wifi did not work for the first 24 hours. Blinds did not cover upper parts of glass walls in rooms so if you like a dark room, this is not the hotel for you.

Breakfast very poorly organised, possibly the worst coffee I have ever tasted in my life, we were thankful for Sri Lanka Tea bags!

Checkout we were presented with a room service bill that was not ours. After investigation it was for the room we changed into before we had even moved.

I could write a thesis on everything wrong with this hotel, but both my partner and I put it down to a lack of good management, and accountability to basic guest services.

This was the low point of our trip to Sri Lanka, and I would not recommend to anybody. There is a reason they offer cheap guest rates!

Horrible Infrastructure and room designing

The way the rooms are rated in this hotel, while booking we expected outstanding rooms and panoramic beautiful views.Upon check in when we recieved our room, the moment we entered we noticed great sea view from our superior room and super bright room with all the sunlight in the world coming in the room. Guess what, there is no option of blocking the light as there are no curtains.So you can forget about sleeping in the afternoon.Going ahead on the room, it has some mediocre looking and not so well maintained furniture. The washroom is a BIG issue, it is an open layout and be ready to view sea from washroom in afternoon and lizards and bugs in the night. The washroom is highly uncomfortable as people outside can get your partial view while you taking shower.
Moreover there is no locker in the room which is an essential part of any 3 to 5 star hotel.
Facing all this, we expected next day waking up to a great buffet breakfast which was a part of the hefty fare. To our utmost disappointment there was such poor buffet that was beyond our expectations.Let's talk about the hotel location now. It is located on a hill top with no availability of restaurants or taxis nearby in a radius of 1 km, so be ready to walk down a hill every time you hungry or wish to go to a beach. During night time this road gets absolutely isolated and dark and the hotel do not provide any shuttle.Icing on the cake was when there was no electricity for two hours as there is no power back up. Not recommended.

Nice, but we expected better for the price

Views, pool, bed, A/C were all amazing. But the devil is in the detail, shoddy workmanship, a disapointing buffet breakfast (omelettes were the only good part), terrible wifi and poor staff service makes what could be an incredible hotel just okay. You're paying for luxury and they tried hard, but nothing is quite right. If you're okay with putting up with all the little things, on the whole it's a beautiful spot, the rooms are lovely, and as long as no-one can see you showering (because the showers are outside and the privacy screen is not very high) its actually great showering outside.

A regrettable stay

A truly disappointing and regrettable experience. We arrived at 3:30pm to check in and we're told our room wasn't easy for another hour. The food is probably the worst I have had in my 2 trips to Sri Lanka, breakfast was always a let down with stale bread and a toaster that never worked, we eventually gave up on eating breakfast there and ventured out to find some lovely nearby cafes. On the first day I ordered a cheese burger that cost 1000 rupees and I can honestly say it was the worst burger I have ever eaten. The restaurant is called 200 degrees for the views but you would easily be mistaken it was for the temperatures in there, it was like an oven with no fans or air conditioning making it very uncomfortable.

The power consistently turned off, the wifi only worked half of the time and when it did it was so slow and unstable it was unusable.

The sheets and towels were of very poor quality with very visible stains on the sheets

The pool areas are nice but there are no umbrellas or shaded areas.

The hotel is still under development and the staff were unfriendly. We talked to other guest who had the same views and experiences. We saw several guests at different times complaining to the front desk. This place has potential but it is currently wasted.

Truly a heaven

it was a quick one night stay but we enjoyed it every bit. Their white and grey color theme make sure you feel like you in heaven. Even the instruments and equipment are either white or grey. We took the Superior room with direct access to infinite pool. The view was breath taking. Hotel staff were kind and helpful. Doors and other materials are high tec. Need improvements in Wiring and minor details. Some wires are visible including water lines in few places. But those will only remind you that you are not actually in heaven :-)

Quando estavamos a fazer o chek in a rececionista disse que não tinhamos reserva. O Hotel tinha cancelado a reserva com o operador. Tentamos ligar várias vezes mas devido à diferença horária nunca fomos atendidos. Acabámos por ficar uma noite, tendo em conta o adiantado da hora mas pagando o quarto! O hotel está classificado como 5 estrelas mas equivale a 2 estrelas. Fica longe do centro e da praia, Está a precisar de obras e restauro no mobiliário. A Limpeza é muito deficiente. O pequeno almoço é muito fraco e a sala apesar de ter uma boa vista parece mais um restaurante de 3ª categoria. Foi uma péssima experiência!

Naturnära hotell

Ett lagom stort hotell som känns som om det ligger inne i djungeln med en fantastisk utsikt. Det fanns två pooler varav en stor. Vårt rum hade utgång direkt till den stora poolen. Det enda som saknades var någonstans att torka badkläderna på, kanske en liten torkställning. Det var svårt att få dem torra. Rummet var rymligt men hala golv så man får vara försiktig. Sängen var bekväm men det fanns en ram runt om på ca 30 cm. Det såg förvisso snyggt ut men det var lite svårt att ta sig i och ur speciellt om man har ryggproblem. Personalen var trevliga och hjälpsamma. Varje kväll nattades man med en liten skål med chokladbitar som en kille gick runt och delade ut. Mycket uppskattat och ovanligt. Matsalen med takterrassen var jättefin med den fantastiska utsikten. Maten var jättegod, speciellt tonfisken. Till stranden tog det ca 10 min att gå, hem kan man ta tuktuk för då går det uppåt. Vi är jättenöjda med vår vistelse på Thawthisa och ångrar att vi inte stannade några dagar längre.

Dette var et flott hotell. God service og oppmerksomme ansatte som alltid var behjelpelige hvis vi hadde noe på ¨hjertet. Meget god mat, hyggelige ansatte og super utsikt. Dette var vårt beste hotell av totalt fem overnattingssteder på Sri Lanka. På Villa Thawthisa følte vi oss virkelig velkomne. Dette kan anbefales, og vi kommer gjerne tilbake.

Amazing ocean view, friendly staff, nice design

We've booked the standard sea view room, but've got the deluxe double room (with the \"open\" bathroom) at the check-in without any additional costs, and we found the room very good. The ocean view from the room balcony and even from the bed was fantastic. We've took a half-board in the hotel and never regretted our decision - the chef made brilliant and very delicious dishes for the dinner, and the breakfast was also good. And it costed cheaper compared to paying for the same dinner separetely afterwards. Additionally, the view from the restaurant terrace was amazing.
Staff is very friendly and everybody speaks english (at least on the basic level).
The current owner and the head manager always try to keep the hotel in a good condition, overwatching other staff and are often personally present during the working hours or even at dinner.
The Unawatuna beach is nice and only 10-15 minutes walk. You can use the beach beds from the hotel restaurant (Cormaran Beach Club) and get the beach towels there as well (beach beds are free and towels cost only 50 rupees per day).
The food in the beach restaurant itself we cannot recommend, though. Opposed to the hotel's restaurant, the beach restaurant has very average but overpriced food (you can find the same food at other beach restaurants, but twice as cheap).

Vi varsuper glade for vores ophold på Villa Thawthisa. Det ligger med en smuk udsigt over havet og har en tilpas afstand fra hovedgadens liv og mylder. Et dejligt personale der var meget obs på deres gæsters behov og yde en fantastisk service.Vi vil med sikkerhed vende tilbage til Villa Thawthisa.

Litt problemer under innsjekkingen men fikk oppgradert rommer pga at han i respesjonen hadde tullet med bookingene. Hadde 2 flotte rom med nydelig utsikt mot havet. Top service, dåg litt treg i restauranten på taket av hotellet.

о плюсах: 1. расположение вид и пляжи рядом.2.Есть трансфер до пляжа унаватуна, где лежаки бесплатно. 3.На ночь приносят конфетки. 6. Русскоговорящая девушка Лана. 7. Животные на территории. О минусах: 1.персонал жутко ленив. 2. Завтраки скудные,ни фреша, при тебе готовят блюда из яиц,ползают стаями муравьи. 3. Еда в ресторане вечером просто отвратительна. 4. Бассейн всегда грязный.5. О номере 202, в ванной огромная протечка ржавая, сантехника вроде новая но плохая.все белое - как в больнице,номер нам не убирали 2 раза за 8 дней. 6. Девушка Ланамного улыбки, но искренности 2%. 8. Пляж унаватуна ужасно грязный,Лучше на Джангл бич.9. Wi-fi в отеле плохой.

Hotel contemporain, design épuré et belle vue mer

Hotel moderne avec belle vue et accès facile à la plage à 400m.
Chambre design contemporain et agréable piscine .
Le restaurant sur le toit possède une très belle vue mais propose une cuisine moyenne.
Nous avons passé 2 jours dans cet Hotel .
Qq défauts d entretien : climatisation sans télécommande , douche sans pression, porte qui grince...
Mais cela reste un bel Hotel contemporain avec une belle vue et au calme avec accès facile à la plage très vivante en contrebas.
Le service est minimaliste mais correct.

Fint hotell med utrymme för förbättringar

Helt ok hotell med en bra idé och sansad lyx. Frukosten var inget vidare, restaurangen bra, servicen generellt bra. De försökte men nådde inte riktigt ända fram. Troligen på grund av bristande erfarenhet. Ett helt ok hotell som sagt, men når inte riktigt upp till att vara 4-stjärnigt.

best ocean view that u can find all over unawatuna

We booked three superior rooms and it was a great experience. Although at the beginning, the hotel didn't have enough room for us. The manager tried his best and solved the problem though. Loved the view of swimming pool and the ocean. The only disadvantage is that you have to take a tuktuk to go to the beach, about 150rs one way. The hotel has shuttle bus too(9:30-10:30 and 17:30-18:30). And meal serving is a bit slow.

Lite av en besvikelse: bilderna som visas på hemsidan överensstämde inte särskilt väl med rummet jag stannade i. Rummet var kalt och trist, och badrummet var ganska sunkigt. Servicen var bristfällig då de hade missat att lägga in handdukar i badrummet och det dröjde över en timme innan jag fick några. Frukosten var ok. Utsikten från hotellet är däremot fantastisk och poolerna var väldigt fina. Hotellet ligger dock på en kulle så det är en mindre promenad ner till strand och by.

et veldig godt hotell men har en del tekniske problemer de må løse, som manglende vann i toalettet flere gange, mye dårlig håndverk på det bygningsmessige, løse holder til doruller, håndklær etc, men kjempegod mat, utrolig hyggeligt personale og flotte basseng forhold, med en eventyrlig utsikt

Härligt hotell

Ett relativt nytt (ett år gammalt) hotell beläget på ett berg ovanför Unawatuna. Fantastisk utsikt över hela Unawatuna från både rum och hotellrestaurang.

Öppna lösningar med bl a badrum och bubbelpool på \"balkongen\".

Väldigt trevlig och gästvänlig personal och ägare som var väldigt måna om gästerna. Bl a hjälpte de till att ordna transport och la god choklad i rummet i samband med städning.

Fantastisk restaurang högst upp på hotellet med underbar och romantisk utsikt. Rekommenderas starkt!

Hotellet har små brister här och var då det är nytt. Känslan är att det på vissa håll är lite fuskbygge. Men helheten var riktigt bra.
