Cons- the hotel is on a single floor in a building, and rooms spread out horizontally from the central front desk. If you are unlucky and your room is close to the front desk, you will likely hear the staff cleaning dishes and the phone ringing all night. I was lucky to sleep more than 4-5 hours a night.
Rooms are small and OK. Could have been a little cleaner. The 'cool' option on the HVAC was disabled, so to cool the room off you have to open the window. Rome is a large city so you'll likely hear lots of car horns into the wee hours of the morning.
The building entrance is poorly marked, you have to go through a large door first and there is a tiny sign pointing you to the elevator. Not a problem once you know where it is, but very irritating if you're searching for it while it's pouring down rain.
Given how many hotels are in this area, I'd roll the dice somewhere else besides here.

The place was like a palace (on the fourth floor of an old palace) with marble floors and beautiful marble steps inside. The old open elavator was small but efficient. The staff was friendly and helpful and the breakfast was to die for!! So many choices from hot, to fresh fruit, to fabulous pastries!

Wonderful quiet boutique hotel on the fourth floor of a 6 storey historic residential building. Only 20 bedrooms makes it quite quaint. With the great staff and the morning breakfast included, it has more of a B&B feeling. Walkable to the main attractions (Colosseum, Trevi Fountain, Spanish Steps) with many other piazzas, basilicas, museums in the area. Many street side restaurants in the area as well. Rooms were a little on the small side, but within expectations for the older building within historic Rome.

WOW. This is an amazing hotel with the most outstanding customer service I have ever experienced (and I am a world traveler). It started before our stay when I used the message service in the app to schedule transfers. They arranged not just transportation from airport to hotel, but then hotel to cruise ship. When we had a small snafu with the driver, Simone arranged for a refund. Simone was so great. Then even though we weren’t coming back to the hotel, she arranged a driver from our cruise ship to airport. The private arranged driver was brilliant as we stepped off the ship and we were greeted by our driver when thousands of others were fighting for a cab which cost more than twice what we paid.
The hotel was so elegant. The breakfast was simply amazing. I think the best I ever seen. Love love love this boutique hotel. Location is awesome. Half mile walk to Colliseum. Lots of shops and restaurants nearby.

We had such a wonderful stay at Hotel Princeps in Rome. The hotel itself is in a fantastic location, beautifully kept, and offers great comfort but what really made the experience exceptional was Cristiana. Unfortunately, our stay was not very comfortable. The room had some issues with basic amenities—our lights flickered throughout the night, and the window wouldn’t stay closed despite several attempts. This made it difficult to get any rest. When we reached out to the hotel, the explanation given didn’t fully address the problems, which continued all night. While the location may be convenient, the experience left us disappointed. I would suggest looking into other options for a more restful stay.

We stayed for three nights. Great location & walkable to many attractions. The hotel is on the 4th floor of the building, so it’s not the whole building. Our room was modern, but very small, with no place to put your clothes. Bathroom was very small as well. The memory foam mattress & pillows were incredibly comfortable, making up for room size. Breakfast buffet was good too. Would stay again, but would get a larger room.

I highly recommend this hotel for Rome trip. It is about 15minute walk to the Colloseum, and Roman Forum. The Hop on Hop off bus is just across the hotel and St. Mary Major Basilica which is one of the 4 major Basilica in Rome is just few steps from the hotel as well.

This hotel became our home away from home. Staff were so kind and helpful - always generous with their time and suggestions. Easy 15 minute walk to the Coliseum and many wonderful restaurants and a couple of grocery stores within a safe, short walk. Breakfast had anything you’d want including lovely pastries and fresh fruit. Truly a wonderful place. If we return to Rome, we will return to this place. Our home away from home.

It’s worth noting that the hotel is located on the fourth floor of a building, which may be a bit of a process for some guests, though manageable.
During the night, there was a recurring metallic noise that slightly disrupted sleep, but aside from that, I enjoyed my stay until breakfast.
While the breakfast was complimentary, the service unfortunately left a negative impression. The staff member present appeared unfriendly and unwelcoming. She did not make eye contact and began clearing items from the buffet even though I had just arrived. What stood out to me was that she paused to ask other guests who appeared to be local if they still wanted certain items before removing them, a courtesy I was not extended.
This inconsistent treatment was disappointing and detracted from an otherwise pleasant stay. Hospitality, especially in such a diverse city, should be inclusive and respectful to all guests, regardless of background. I hope the hotel takes this feedback seriously and provides additional training to ensure a more welcoming experience for all visitors.

Beautiful hotel. Very clean. The staff was wonderful. Our flight came in around 7 am. The front desk let us check in very early around 10 or 11. We had breakfast there and went to sleep. The hotel is on the 4th floor with one small elevator right across the street from the basilica. Ver walkable. It’s just a few blocks from Roma Termini and many restaurants. The front desk made some great recommendations for dinner options. We would definitely stay here again after being here a week.

One time housekeeping must have dropped a glass cup and didn’t clean up the area and there were small shards of glass on the floor which was a safety hazard. Great location if you’re interested in going to Basilica Santa Maria Maggiore literally right across the street and close to Taxi station. Breakfast was quaint however there were small flies around some of the food sometimes. Staff is super friendly and welcoming and answered all of our questions and concerns.

The Hotel Princeps was a great hotel. Location was fab about 20-30 minute walk to most places obviously Vatican City was a lot further to walk.
The hotel was clean and the air conditioning was great after a hot day walking around Rome.
The rooms were big enough for a couple and the beds and pillows were memory foam and very comfortable.
The breakfast was perfect with scrambled eggs & bacon on offer every day along with toast, cereal, fruit and cold meats and salad stuff.

Princeps Hotel - Lovely Oasis in Rome
Princeps Hotel was a lovely oasis in the Monti neighbourhood in Rome. I arrived early and they let me check in and even upgraded me to a larger room. They also let me enjoy breakfast given I was leaving the hotel at 5 a.m. the following day. The room was clean and nicely decorated. I felt extremely safe and each staff member I spoke to was helpful and friendly. There are many dining options within a 5-10 min walk. I highly recommend this hotel if you are in Rome for a couple of nights.

There is just a little sign at the entrance to the building that you have to watch out for as you are looking for the address. No big awning or signage. There is a lift to the 4th floor. Location was perfect - right across from Saint Mary Major Basilica and close to Termini and metro- perfect for our 2 night stay.

The hotel itself was clean and served a great purpose for the two nights we stayed. The major inconvenience was the accessibility from the street and finding the extremely small sign that doesn’t look like it would belong to a hotel. I understand it is a boutique hotel, which limits the amount of rooms they can offer but our gps took us to the cross streets and we circled the large building block three times before we called the front desk. She eventually came down and escorted us to the entrance but please beware when booking that the location off the street is misleading and may cause confusion upon first visit. Breakfast was good and the staff was friendly but not overly accommodating or helpful.
