Aircon unit wasn’t big enough for the room and only worked with the key fob inserted so could only be used when in the room - 1000bt fine if the key is separated from the fob that it is glued onto, broken bathroom sink tap, mouldy tiling. Location is great but a 3 night trip and we checked out after 1

A nice place and friendly staff. Simple breakfast cooked to order. Nice small street near the Trapae Gate. Opposite a temple so if your up early enough you can see them leave on thier alms round.

We loved Changmoi House. It is so cute! Breakfast is great and the staff are wonderful (especially the young woman who arrives at 6am and speaks excellent English!!). We loved our room. The location was great.

A simple almost rustic hotel in a positive sense of the word. There is a laid-back easiness about the place that fit us and our travel style very well. A few minutes walk to the Old City, transportation, dining and shopping, with inexpensive massage available everywhere.

We stayed for 3 nights in July 2025. There is a lot to like about the place, including the location, the quaint overall look and value for money.
That said, even for the value, there are a few areas that could/should be improved. Reception was unattended for large parts of our stay, the hot water system (room 3) turned itself off intermittently, the toilet flushed badly,fittings were loose and the front door was very 'sticky'. Yes, all first world problems but annoying nonetheless and perhaps the hotel will read this and take note.

Overall, we enjoyed our stay at Changmoi House, the staff is friendly, breakfast was good, and room was clean. We really enjoyed our balcony overlooking the street and temple. Only drawback was communication as it was difficult to talk to anyone at the hotel before we arrived when we needed to confirm our late check-in, luckily it all worked out but would have been nice to get that confirmation earlier.

Gem of a property.. great find

What a beautiful stay. Amazing location, 5 min walk to Tha Pae Gate in one direction and 10 min to Warorot Mkt and the river in the other. Mini is a wondeful manager and was very sweet in her way of helping every guest. The terrace sitout was perfect for the terrace rooms but the property has few open sitouts as well. Parking is free in the temple just opposite the property, and after 7pm, better to park along the road as the temple gates close by then. Wifi is super fast and stable. Breakfast is just right.

From the people to the location, we loved it!

This place is tucked away right off the street with all the action. The girls running the place were so kind and super helpful. The room was gorgeous and had everything we needed, including a bug net. The breakfast was made to order. We were very happy with this place and its location. HIGHLY RECOMMEND.

Perfect place to stay in Chiang Mai!

We booked one day less by accident and she was able to accommodate us very quickly and even helped move our luggage into the new room. The new room had the same size bed and also very cute. We both enjoyed our stay very much and everyone in the staff is very friendly and helpful. They have delicious breakfast which was included, and very strong coffee. This hotel is very relaxed and cute! They are also very thoughtful and provide us with mosquito repellant.

False advertisement and staff LIES.

We thought this would be a cute, family run hotel but boy were we wrong. We checked in AND out within 30 minutes.

1.) The room smelled like sewer and the staff thought placing strong incense/ room spray would \"cover it up\"

2.) Room was falsely advertised. Two SMALL beds that were unclean. We booked for 3 people, and there was no way we could fit.

3.) Don't even want to talk about the bathroom and towels.

Room and bathroom DID NOT look like pictures AT ALL.

We told the staff the room was not as advertised and to please show us to a different room. The staff said it was \"fully booked\".
We asked for a refund and that we would move hotels immediately.
Suddenly, the staff makes a call to their \"boss\" and their boss said that they could not issue a refund.
HMM.... okay sure, we will just leave then. We would rather spend $300 extra for a sanitary room than to live in a mosquito, and bug infested room with no air ventilation.

then the staff lady says there are rooms available for showing upstairs. but 5 minutes ago, you just said your hotel was \"FULLY\" booked?

TLDR: the hotel lies about being fully booked and has falsely advertised rooms. the photos look amazing and reviews are good, but our entire time here was less than 30 minutes.

I'd rather pay more money to stay somewhere else and I do not regret leaving this place and paying more for a decent hotel.

Changmoi Comfort & Hopsitality.

The Staff at Changmoi House are absolutely Lovely. The rooms are spacious, clean, charming. The Mornings on their front patio were my Favorite for Breakfast. Book Here! You’ll Love it.

Gorgeous break from the city

Absolutely gorgeous farm oasis right off the main road. It was the perfect retreat after spending rhe first week of our vacation in Bangkok and Chiang Mai. We’re both farm people so it was great strolling around to see horses, goats, cows, chickens, and pigs.

Cute, clean rooms and close to Tha Phae gate if you’re there for the lantern festival. You have to cross a busy street to get into old city. Many mosquitoes on the property, but didn’t get inside the room, just when you’re walking to your room. The staircase in the room is dangerous with no railing, and inconvenient for older people. Most of the staff don’t speak English well and were inattentive. Weren’t able to check in until late afternoon. Breakfast is limited. Problems with WiFi.

When we arrived around 11am, the room is not ready which we totally understand hence we decided to walk around the hotel and end up having lunch at the hotel’s restaurant (Yaring serve Halal food). Good food served. The management allow us to use the bicycle which was nice. It’s definitely a great way to explore as we cycle to Ton Lam Yai market until Night Market area and some area in the Old City. Our room is ready when we return to the hotel. I booked Family Garden Villa which is a duplex with a balcony. It is a really nicely decorated room and clean complete with kettle, plates, cutleries with microwave oven. My father loves hanging out at the balcony as it is surrounded by tree, very cooling. The breakfast was nice though we prefer different options after second night (probably hotel can consider different menu in alternate days). Hotel staff was friendly and nice, special shout out to Mol, Phim who are really helpful during our stay. And one guy who helped with the bicycle and helped my mum to carry her luggage up (and he speak Bahasa Malaysia, extra points!). The hotel location is nice, quiet without being too far from the central. Few nice book shops, local boutiques, rattan products (at corner, Hi Aunty!) and Lanna Volk for handmade products . Do check them out. It’s a really good place to chill and relax. My parents and I really love ChangMoi House !

Good location and value for money

The room was nice and had everything we needed. The location of the hotel is great just 10 minutes walk to the night bazar or 15 mins walk to the old town (temples). If we could improve anything it would be the toilet as it had a bad smell. Other than that, the place is quite good, breakfast was amazing and the service was very polite and helpful.

My boyfriend and I stayed at Changmoi house for 3 days and it was our favorite stay in Thailand! The staff were extremely kind and helpful and kept the whole place very clean. We did both hostels and fancy hotels and this was the perfect balance of both. We stayed in the temple view room with balcony and It was such a cute place that reflected the relaxed vibe of Chiang Mai. Their breakfast was also amazing and my boyfriend LOVED their pad thai! Will definitely stay here again if we come back!

I liked this hotel as it was like staying in a cute bungalow instead of a big sterile
Hotel. The staff spoke limited English but still managed to understand our needs. Even brought us tea to help with our upset tummy’s. The beds were hard but most of them in Thailand are. Rooms were not huge but who stays in their room all day when on vacay?
I would and probably will stay there again

Chaing Mai is a wonderful place ! So happy we stayed at the little Village. The room was clean and adorable. The bed was rock hard wish it was softer. The shower is super close to the toilet gets everything super wet. The hot water was so inconsistent you mostly take cold showers which I am not a fan of. The breakfast was delicious and it was free, we ate breakfast there every day! The staff were very sweet and answered all of our questions. We booked zip lining and the nature park for elephants.

Convinient Location

Cozy little hotel away from the main road that was not so far from most attraction and restaurants. Even though sometimes the location can be a bit confused for the taxi drivers when anyone first arrive to the hotel; the taxi drivers send us to the wrong hotel on the first night we arrived.

Great location with basic amenities at great price

Lets me start by mentioning that we paid 33 euro per night including breakfast. Location is amazing as you are right in the middle from old town and night markets on the east side of town. 15 mjn taxi ride from grab pickup. Our toilet needed some helo everytime after flashjng as it did not re fill also we only had a warm shower the first night. As we did tried to explain to somebody on the property about it there was not really anybody that spoke enhlish hood enough to understand. I must say that we did went out early to explore and came back late. As we rented a scooter to get around there are numerous locatikns that over new scooters at great prices unlike the inner city once that are generally older.
