We enjoyed our stay in this lovely villa with grand common area spaces, beautiful grounds and a lovely pool. The staff was very friendly and welcoming. We had a wonderful breakfast and sat outside in the beautiful garden. There was free parking and it was a short drive to both Pisa and Lucca. The Villa has a long history so some areas show some wear but it gives it character and everything was clean. We loved the quiet location and beautiful surroundings. I would come again!

A Jewel of a Villa near Lucca

We stayed at Villa La Principesa for the first night of a 27-day-holiday in Europe. Arriving exhausted late in the evening in a rental car from Rome, we were warmly welcomed to the villa. While we were still in the car on the gravel drive, a female receptionist stepped out through the door frame and beckoned us indoors. Next, an amiable bellman took our bags to our lovely room on the top floor, where we slept peacefully on beautiful linens in a comfortable bed, with the window flung open to the night air and the sights and sounds of Tuscany. Our room and bathroom were spotless. The next morning we enjoyed a lavish buffet breakfast, served in an elegant dining room, waited on by several gentlemen. The food was so tasty; the variety, delightful. The villa is huge, and old, yet well maintained, with a marvellous history, as explained to us by a male front desk attendant. You will need plenty of time to meander through the massive rooms of this mansion, taking photos of all the salons, each with high coffered beamed ceilings, antique furniture, enormous fireplaces, and interesting artwork. Likewise, you can almost get lost while exploring and photographing the incredible gardens that surround the villa.
If you enjoy history and appreciate the stately mansions of the past, while feeling pampered as the lord and lady of the villa, don't miss staying here. Lucca, a fantastic walled town, is just a short drive away.

From the \"old worldly\" charm of the building and the décor to the lemon trees and rose bushes in the gardens, we couldn't believe our luck at having chosen this hotel. The bedrooms are spacious and relaxing with high ceilings and large windows overlooking the Tuscan scenery. The downstairs lounge areas are furnished with inviting antique furniture which has a \"lived in\" feel making it all the more cosy. The staff were very charming and always available to give advice on local excursions or restaurants in Lucca centre. We would love to be back there now.

This hotel was fantastic. It is a little away from the city center so it is a little quieter than the bustle of the tourist area. Still very walkable. The staff are incredibly friendly and helpful. Breakfast was included and delicious. Many choices.

This hotel is old and quirky. The rooms are incredibly unique, large and comfortable!

The front desk staff are also incredibly helpful and kind!

The location is incredibly close to the Lucca Town Center as well as Pisa. But keep in mind that it’s best if you have access to your own vehicle to get to either of these places. There is a ton of parking available as well, so parking will not be an issue if you’ve rented a car.

My only tip is to skip the hotel restaurant, as there are better way better options available in town (Lucca and Pisa)

The hotel is a stunning traditional building, with quirky rooms and a real individual feel. The rooms are all unique and ours was very comfortable and clean for our five night stay. The pool was gorgeous, and the poolside bar and staff were always attentive. We didn't eat at the restaurant so can't review that. Our one tip would be that a car is essential if you plan on getting into Lucca, and rental is very easy from Pisa airport - drove every day and had no issues whatsoever with wild traffic or the like

The only downside was that we could hear quite a lot of noise from the bathroom of the room next door and also from the room above us. This didn't detract too much from our stay however and we would definitely stay here again.

Villa La Principessa is one of the best hotels we have had the pleasure of experiencing. From the comfort and cleanliness of the rooms to the friendly helpful nature of the staff, this was a memorable week spent in glorious surroundings. We ate breakfast there each morning and also had dinner on a number of occasions. In every instance, the food was excellent as was the service. We hope to return again to take advantage of all the wonderful amenities the hotel provides.

Nice stay the staff were very accommodating and the grounds were lovingly maintained, enjoyed the alfresco dining. The hotel is about 3km from Lucca centre which is a truly beautiful city, I recommend that you spend some time there.
I advise having possession of a vehicle if you stay here as the road is not safe for pedestrians, just watch out for the overzealous Italian drivers hha!

Peace and Quiet - just outside of Lucca

La Pricipessa is an oasis of peace and quiet. Some may find this hotel too far outside of town, but for us, it was perfect. Lucca is a tough town, since you really can't drive IN town, but if you are staying at La Pricipessa you really do need a car. So plan on parking your car in the ample parking lot at La Principessa - and driving just inside any of the gates of the city. Parking is available as soon as you enter any gate, just pull into a \"blue\" space and pay the parking meter... then walk and walk all over town, knowing that when you are done visiting the city - a peaceful hotel awaits you and a welcoming staff will be there to greet you. Entering the hotel is like entering the villa of an old friend...(if your friends own magnificent, old villas) There is a wonderful \"great room\" for gathering and relaxing, an intimate (though invigorating) bar room decorated in bright green and purple with white furniture and a lovely breakfast room where there is a bountiful display to start your day. Many of the furnishings of the villa are period pieces adding to the charm. The beds, while very comfortable, lack serious pillows - a real weakness here. The two flat pancakes provided called pillows are hard. Toiletries are not up to par for a four star hotel either... perhaps a larger bar of soap and better shampoo would add to the hotel's allure. Almost ALL of the rooms are quite large (though try to avoid the rooms on the very top floor, which are more like monk-cells

Room with a view

Lovely hotel on outskirts of Lucca. A car was needed to reach the town as the hotel was set back from a main road which wasn't appropriate for walking alongside. Beautiful Italian villa, slightly tired, vibrant interiors, lovely breakfast and great pool. Views from the room on the surrounding hills and countryside were amazing but on the top floor the room was quite dark. We had a triple room which consisted of a huge double room, bath and shower and a separate single room within the suite.

Historic hotel in a perfect location

Had a fabulous stay. The room was large and very clean. The staff were friendly especially the receptionist. We enjoyed the restaurant that had local choices and I can recommend finishing with the sweet wine and homemade biscotti! Lucca is a wonderful town and very easy to get to from the hotel. We spent the morning in town and the afternoon by the hotel pool. Perfect!

Well, I checked in with a flu bug just starting. I had some good Italian homemade soup in their lovely restaurant. They gave me extra blankets, and the next day brought a huge breakfast tray of goodies to tide me over as I was sick in bed the entire day. Can't say enough about the kindness of the staff and the Belle Époque beauty of the villa and its gardens was like a trip back in time. The older furnishings were well worn but still welcoming and very comfortable.
This was my second visit to this hotel , the first being 2004. It has changed little but still the high quality and good restaurant. So close to therma San Giuliano and Lucca it's perfect for that Italian nostalgic getaway.

Inconvenient but picturesque and quiet....

Very quiet, beautiful villa about 4 km outside the walled city of Lucca. A car is a must if you are going to stay here as it isn't close to any sightseeing/restaurants.Cab costs varied from 10 euros to 20 euros each way to go to Lucca. Includes a very nice breakfast. Restaurant is open for dinner ( closed Tuesdays) but not lunch. Food and service were very good. Rooms are okay...very average but clean. Grounds / Pool are lovely but there is no bar/food service . Overall, the hotel was fine but we found it very inconvenient due to location and lack of services. We would stay somewhere inside the wall of Lucca next time.

The hotel was amazing, beautiful, like taking a trip back in time to when the dukes and duchesses of Lucca strolled in the park and gardens of their country villa. The pool area, with the view of the Tuscan hills was lovely. I felt like a duchess.

overall, I was satisfied with the quality of the hotel for the reasonable price but understand that it is a cab ride away from the town of Lucca and is not walking distance, and while the grounds are lovely, it is not a resort where you can fully occupy yourself on the grounds alone, although there is a pool if you are there during the summer months.

Beautiful grounds but interior disappointing

My husband and I are upbeat travellers and don't fuss too much about our hotels as long as they are clean, welcoming and good value for money. However, we've just spent two weeks in Italy visiting Venice, Florence, Lucca and Siena and the Hotel Villa Principessa in Lucca was our most disappointing. The grounds are beautiful as is the pool area, which really sold it to us on the website, however, we found the interior of the hotel to be tired and in desperate need of a makeover. It would be possible to maintain the unique charm of this beautiful property in hand with a little more modern hotel hospitality such as offering free wi-fi, a happy hour in the bar and not forgetting to put clean towels and toilet tissue in our room after cleaning, two out of the three days we were there. The receptionist was the most helpful person in the hotel but the staff in the dining room, bar and pool had language difficulties with the guests. On the whole this hotel was nothing like we expected and I suppose we'd stayed in three other great hotels that had so much more to offer for the same money, if not less.

Lovely hotel near Lucca, Tuscany

My wife and I visited this hotel for 5 nights from 7th September. It's a grand old building in beautiful grounds of trees and lush gardens. The swimming pool area, set away from the hotel, is wonderfully relaxed and well served by an attentive staff member from a bar in one corner - hot drinks can be ordered and are quickly delivered from the hotel. Our room was pretty, clean and cosy - we slept well !! We effectively had an economy room where the
window was set quite high (some web pictures show this) but we could easily step up to get a more open view of the gardens and it in no way detracted from our enjoyment.

The first night we ate in the hotel restaurant which, because the weather was warm, was located outside on level shingle with large parasols for cover - a pleasant and romantic setting. The menu prices were predictably a little higher than most average restaurants in town and we found the choices a little limited. However, it is very convenient bearing in mind that the alternative would be a car journey somewhere. (Cheaper wines reasonably priced). For various reasons we only ate there again on our last night - this time inside. Space in both areas is limited so you need to book to be sure of a table.

The management (Ivan) and staff, particularly in the reception area, were absolutely brilliant and looked after us well. The only reason for the OK score on hotel staff is because we didn't feel that the standard of service was
quite as good in the catering area.

A little gem

A lovely, quiet, peaceful small hotel with a 'rustic' charm. The staff were very friendly and spoke very good English. The hotel could be described as possibly in need of updating, but we thought this gave it a rustic charm that would be lost.
The food in the restaurant was SUPERB, and the setting outside for dinner was lovely.
The pool area was cosy and had a small bar for beverages. There were plenty of chairs, but sunbeds seemed to be in short supply.
A great location for nearby Lucca #although a taxi at 20euro seemed a bit steep#. Good for Pisa & Pisa airport.
A bowl of fruit and a daily complimentary bottle of still water in the room would have been a nice touch. I think free Wi-Fi should be offered too, although it was available.

Stunning setting, all staff were extremely helpful, lovely pool area, grounds maintained to a very high standard. Short drive into lucca town centre, perfect location. Only slight downside to our stay was we had a room in the annex, as I booked expecting to be in the main hotel and didn't realise there was the annex it was a bit disappointing as not the same old country house feel. But overall would definitely recommend the hotel to all.

An urban but quiet location within a €17 taxi ride to Lucca. Could be very impressive if the gardens were maintained and the higher floors refurbished. Large pool in excellent order with good amenities. Very helpful and friendly young staff. Relax in style!

Excellent hotel in beautiful surroundings. Staff were very helpful - the reception staff arranged for us to have a meal at a local restaurant at 10.30 pm on our day of arrival so that we did not miss an evening meal when our flight was late. The pool attendant, a charming girl studying law, was helping us with information about local shopping and designer outlets. The whole experience of being at the hotel is one of absolute relaxation, and feeling very pampered. The breakfast waiter remembers how you like your cafe latte, the towels are brought to your sun beds immediately, the lounge areas are really beautifully decorated in keeping with the grandeur of the hotel. The location is ideal for touring. BUT .. beware the cost of visiting the local beach areas. Expect to pay £50 a day for the hire of a couple of beds, a sun umbrella and towels. The better news is that the food is fantastic nearby and not expensive. Wine is cheap.

Beautiful grand old villa, the staff were very friendly and extremely helpful. Room was older, as you wouls expect in an old villa, but still very clean. My only criticism would be that there isn't much to see or do that is walking distance close by, you really need to have your own transport. We had breakfast included in our rate, it was normal buffet type breakfast, the quality of the food was very good.

Truly Stately Place to Stay in Italy

Villa La Principessa was the first of 3 hotels we stayed in over a 10 day period which covered Lucca, Spello and Rome, we stayed here 4 nights.
I have to say that this was by far the best of the 3 hotels (and also the best hotel we have stayed in, over the years traveling around Italy). It's set in it's own beautiful grounds with gardens and a swimming pool.
It's just a few km from the walled city of Lucca so some means of transport is required in order to visit the city.
It's a perfect location for a relaxing break or as a center in order to explore the surrounding areas, Pizza is only 30 mins drive away, a number of seaside towns a bit further and then the Tuscan countryside all around.
The room we had was very large consisting of a big bathroom with bath, shower, twin sinks etc., main bedroom with large double bed and big windows and a separate lounge area with 2 armchairs, writing table, large window and a small hallway.
It was magical to be able to open these large windows and sit listening to the birds singing from early morning while looking out at the surrounding countryside.
The decor and artwork I felt suited the hotel and it is used by local and national artists to display their work.
There are a number of rooms on ground level where you can sit and relax while reading or just chatting with others.
The swimming pool area is just perfect with nice comfortable sun beds and surrounded by well maintained gardens displaying beautiful roses and flowers.
Breakfast was another charm to look forward to with beautifully set out tables and food to match.

If you want a nice break from the usual plain hotel this is the place to go to.

All in all a wonderful place to stay and one that will be top of my list for any return journeys to this area.

Fabulous !

What a lovely hotel- the grounds and hotel itself are beautiful, kepy immaculately and the staff was very friendly and helpful. The restaurant onsite was wonderful- very upscale, delicious cuisine with no need to go anywhere else for a wonderful meal. We would highly recommend La Principessa- we only stayed one night, but would have loved to stay longer!

Beautiful place to stay

The hotel is a villa, originally built in 1320, although apparently little of the original structure remains. It is a very comfortable and relaxing place, with a nice pool and quiet grounds. The rooms varied widely - my son and I stayed in a brightly colored room with beautiful morning light. Almost everything in the room was wallpapered, including the refrigerator and the night stand. My wife and daughter's room was done entirely in dark blue, and the window blinds wouldn't open, so theirs was somber and dark. The furnishing were sort of cobbled together - mostly modern and eclectic. That is the nature of hotels made out of buildings not originally intended to be hotels. There are large common rooms. The staff was extremely friendly and helpful. The dinner on the patio was expensive but well worth it. We really enjoyed our stay.

Wunderschönes Haus. Man kommt sich vor wie eine Königin oder Prinzessin. Wie in einem Schloss.

Sehr leckeres und ausgiebiges Frühstück.

Alles eher außerhalb vom Tourismus, macht alles noch viel entspannter und schöner.

Das Bad sehr geräumig, große Zimmer. Alles eher „alt“ gehalten was den flair so schön macht.

Such a shame that this hotel is old and smelly and worn out. The house has potential to be such a nice place. BUT is smells old and smells stuffy. The furniture is old and we wouldn’t even sit in the couch. The pool was kind of okay but the pavement very old and worn out too.

Charming historic place needs urgent uplift in all

Charming old premises with important historic background
Unable to delegate a decent room in the building for a 6 days stay from the start.
A lot of young servants that lack professional education (incl English), weak/unstable WLAN that prevented normal VC conferences for most of the days, large snake near house in garden was no issue to followed up, unable to borrow bottle opener for a day for the gifted red wine bottle in the room.
So I went to Lucca and bought them a second one for the house as a gift … many more “hidden camera moments”.

Vi gillade personalen som var mycket vänliga och tillmötesgående samt atmosfären i den gamla byggnaden.
Tyvärr var vårt rum ganska mörkt och mycket lyhört.
Vi kände oss lurade på den information som Expedia lagt ut om hotellet där det stod att det fanns en tågstation och en 18- håls golfbana i anslutning till hotellet. Det fanns ingen tågstation närmaste 5 km fannsl i Lucca.Golfbanan var en gammal driving range som sett sina bästa dagar, alltså man kunde inte spela där bara stå och träna. Vi blev alltså tvungna att åka ända till Pisa igen för att hyra en bil samt att golfen fick vi glömma.

Bellissima villa d'epoca immersa nel verde.
Saloni che definire splendidamente artistici è poco, canera abbastanza ampia e comoda cosi come il bagno, bella vista sul giardino, quiete coinvolgente.
Splendida per riposarsi e rilassarsi.
Buona colazione con frutta fresca.
Ristorante all'interno della struttura.
Parcheggio esterno molto comodo.
Facile da trovare e comodo appena fuori Lucca sulla direttiva per Pisa.
