Clean room, friendly staff, nice atmosphere.

Couch was pretty worn and the internet connection didn’t work, but that was probably due to the storm damaging the starlink antenna.

A nice place to un-plug, but you’ll need a car as there’s very little nearby.

Great place to stay. Well equipped. Just a minute's walk to the waterside to watch the lovely seabirds. Wish we could've stayed longer.
Minor issues with check-in/hotels.com messages but soon sorted with a phone call.

Clean spacious property. Comfy beds. No hob or oven for cooking but plug in options provided. No grocers near by so make sure you bring all food needed. Beautiful setting next to the shore. Several places to eat near by, but watch closing times- especially on a Sunday. We enjoyed morning coffee at the roadside coffee truck and got close up to the pelicans. Communal laundry area and a fuel pump for your car nearby if you need them.

Overall my stay was ok, bit cold. There was heating but it didn't really warm up only took the edge off. No milk on arrival although there was tea/coffee making facilities.

Tidy and spacious studio unit accommodation equipped with clean and functional kitchen utensils and Nespresso coffee machine; simple and contactless check-in and check-out procedures but with clear instructions and guidance by the host; property and surrounding area is altogether a peaceful and quiet getaway; I highly recommend this place as a tranquil retreat on the beautiful Kangaroo Island if peace and quiet is what you require with your accommodation!

We initially picked this property for the couches. We were looking forward to resting on these after long travelling days. Unfortunately, when we were given another property, with wooden single chairs. Not comfortable at all.
The property owner mentioned she was changing the booking an upgrading us to another property. But the lack of couches definitely felt like a downgrade and not an upgrade.
We thought about using the laundry but it looked dirt and needing some TLC.
The blinds in the bedroom were falling apart and it was hard to open them without fetting unhook from the rail.
Overall, this property was not an upgrade. Its a shame as with some TLC the property had some positives. Like the restaurant right outside the property, and its alao quiet.

Loved being a short walk from the River, watching the swans, ducks, pelicans and other birdlife at dawn and dusk. Facilities were great and location was convenient.

The villa was spacious and enjoyed breakfast on the deck. The Queen bed was comfortable, however, there was very little water pressure in the shower and kitchen sink. It was very quiet as the villa was in the bushland. The villa's are more like cabins. The staff were very helpful and friendly. We enjoyed our 5 night stay.

Quiet hideaway

The venue was both comfortable and quiet. It suited our needs for the three nights we stayed there. The location was a little remote with a 30 minute drive to most facilities and meals, although it was late in the season and hadn't appreciated the distances involved in touring Kangaroo Island.

An ideal location for a relaxed holiday and close enough to the airport and larger town for travel and services.

Not my favourite stay....even on rustic KI

This stay started off terribly after a 5 hour car ride and ferry crossing. There was no one at the property when we arrived to welcome us. (We may have been sent an email with instructions but I must have missed it.) We called the posted cell number and the call was dropped, then drove out to another property 1 km away and finally found someone to help us. The cabin had been left open and the key on the table! GRRR!
The cabin was nicely set up. Somewhat comfortable but not like in the photo. The property was tricky to find, hidden off the road.
Have everything that you need for your stay here. There is nothing available nearby. And no management to help you out.

A beautiful area, peaceful and relaxing. A variety of places to dine.
Shower quite dated and sofa bed not very comfortable .
Expedia had incorrect contact details so was difficult to contact Villa to confirm booking, hopefully this is now being rectified.

Terrible service. When we arrived, rang the number to gain access to the cabin, reception told us that the property manager would ring us back with the details. After an hour of waiting we rang again to be told the same thing, still no answer from the manager. The only reason we managed to get access to our cabin was because the cleaner was there getting it ready and she let us in, which is not part of her job. We never received a call from the manager

Not where I would return to stay. The reception was hard to find. Couldn't get through their landline , and Kim's mobile was never been answered, just texted back after a while. Not responsive to their customers. We booked two cabins. One wasn't ready while we arrived. One cook stove, one external cooking pan, and outdoor bbq were not working. The facilities are pretty run down. Need a good improvement on both services and facilities.

The room would be good for a family with kids since there are 2 bedrooms, one of them with bunk beds. I dont think it was the room I booked, although I cant even see the one I booked anymore since they don’t take anymore booking at this time. I thought I would get a separate villa, but this one is one of many connected in a building. The facility is old, but well looked after and clean. Master bedroom is pretty small, it was a bit hard to walk on the side of one of the bed. But the view is beautiful because you can see the bay and there are many trees around too. Overall I was happy with my stay except that we had to ask for extra toiletries. They dont clean or restock the room everyday and that’s fine for us but they should have given us extra things since we were staying for 5 nights, but only given things for one night stay. The lady who has been checking us in and giving us more toiletries are very lovely and friendly, but since no reception in the facility, would be better to give extra things at the beginning of stay.

Traditional quiet holiday accommodation

A quiet place to stay a short walk to the waterfront. Large old fashioned unit with plenty of space. Worked well for two people but has the bathroom with ill fitting sliding doors between the two bedrooms which might concern larger groups. Friendly host, no Wifi as yet. American River is very quiet which is fine if that is what you want. Do not believe the brochures about choice of restaurants and cafes! Nice dinner at the local club. Koala in a tree and a seal on the wharf, lots of birds. Cheap for Kangaroo Island.

The checkin was made very easy with Danielle. A lot of the photos of the villas cabins were not for Kangaroo Island Coastal Villas. The villas were very small. Very disappointed with the villa as the hoots on the website made it look so much more roomy.

Stayed at the KI Coastal Villas for a few days as a base while I went driving around the island. I was in one of the air conditioned family units, which had a kitchenette with a stove and a full sized fridge. This was handy as there aren't a lot of places that are open after 5.00 in American River most nights, and driving to either Kingscote or Penneshaw for dinner runs the risk of roadkill, so being able to cook for myself was useful. If you're happy to have an early dinner though, there's plenty of options within a 30 minute drive if you don't want to eat at the three or four places in American River.

The cabin was small but comfortable. There were two bedrooms, one with a king size bed that took up a lot of the room, and another with a bunk bed. There aren't much in the way of cupboards, but the shelves are enough to store a few days worth of clothes. Bring some coathangers if you want to hang anything up.

The main living area had a small round table for four and a couch with a TV above the fridge. There's a small deck with a small table and a couple of chairs if you want to take in the sounds of wildlife.

The beach is at the end of the driveway, with a playground, tennis and basketball court, and a 'take-a-book, leave-a-book' library attached to the shelter shed nearby. The boatramp is a five minute walk away with a cafe open 9-5 (try the eggs benny!).

Great spot to unwind at and just relax.

A clean modern cabin with wonderful hosts who were both welcoming and helpful on arrival. The Nature Cabins were perfect for us as a young family, good air conditioning for our baby, great little kitchen (with microwave) for us to prepare meals in and was privately secluded but still a 2min walk to the beach! An amazing spot, would highly recommend.

Nice and quite place. We were the only ones for 3 nights and another 2 family checked in on our last night. Pretty sad to see a lot of the holiday homes around the island empty. We had a great time in KI. Not many tourist around. If you havent been to KI, you need to be aware that you will need a car as everything are very far apart. Every town is about at least half hour drive away. If you are arriving late to the villa, buy some groceries at Penneshaw as the small general store in American Rivers closes early. There are a few restaurants around but very limited. Love the Oyster shop next door. The villa is comfortable and adequate for our stay. The only thing that need improvement is the cleanliness of the sofa. There was lots of hair on the upholstery. Otherwise, we enjoyed to peace and quite stay. Must compliment the succulent garden.

Brian and Kylie are excellent host. Google map seems to be giving the wrong direction or address, however they are not that far away from the actual location, hope they fix it soon. Nearest petrol is 30 mins away. Only IGA is in Penneshaw.

In terms of location, it Just across the road from the water inlet. The door opens right to the water inlet side. Great for morning/evening walks. It is next door to the oyster farm shop. There is walking trail and also a designated booth near the CFA (walk just on the Northern direction along the bank for about 3 mins from the Boat launch area). Great for bird photography. I managed to get great shots of birds with my camera.
In terms of the accomodation. Very spacious for a family of 4. Has a big living area and 2 seperate bed rooms. Kept neat and tidy. One thing that would have been better is the shower, we understand the water conservation, however it was hard to even get wet in that shower.

Great Family Holiday.

We stay here for 5 nights and it was very quite place and comfortable accommodation for a family. The local people are very friendly, I personally like their road/driving practices, they’re always greeting each other driver by lifting one finger or two each time passing each other, so we enjoyed “drive like a local”. The only down side is, there is no much choice for places to eat, and the groceries stores is quite far, so need to equip all foods needed next time. But over all we really enjoyed our KI Holiday, where so much beautiful places to see, explore and experience. I would really love to come back here in few years and love to explore the north east side of KI which is 4W drive recommended or otherwise hopefully all roads are sealed by then.

This place was extremely quiet, nice and close to the town. Can walk to the ocean, close to nice pub and parklands and walking tracks. A vehicle is needed, there are not many dining options nearby without a car if one was taking tours. We were very pleased with this choice.

Friendly helpful managers. Reasonable rates. Quiet location. (Not the place if you want swimming beaches but not bad for getting around to see different places.) Thankful for air conditioning in our unit, though it did struggle on a really hot day. Some cooking utensils for stove top but would have been nice to have some microwave containers to cook in.
