The location of the hotel was great as it was positioned opposite the beach and in the main hub of town, close to lots of great cafes and restaurants. we liked the restaurant & bar also attached, the staff were really friendly there and the seating area in the bar was a nice atmosphere. The room itself was a good size and clean, however the location of our room was probably one of the most unfortunate on offer - next to the elevator and janitors closet so from 6:30am would be woken up by the cleaners making a ruckus, and our window was directly into the back entrance/neighbours garages so we had to be super cautious about lights and curtains with people being able to see into our room as they walked right past regularly.
Other than that the hotel itself was great including the room, just the location of the room itself, so I would recommend staying here and I would go back myself, just a room on the 2nd floor!

I had a terrific stay with friendly swift checkin and checkout experience. The room was spacious, cool (I only put the aircon on once during the heatwave) and comfortable. It was spotless. I appreciated that coffee pods and other amenities were refreshed daily by friendly cleaners. The view is stunning and catches the sunrise. It’s a great location in Kingscote: Drakes grocery store is 2 mins walk and the jetty about the same and there’s a range of restaurants to choose from. Great value for money.

One positive was the very friendly front desk staff. The room was ok, we had no hot water during the stay, the hall lights are always on and shown through the room door during the night, which was annoying. The food wasn't great either. The hotel itself seems old, the carpets well worn, etc..

We had 2 nights here and so glad we chose Kingscote as it is closer to the main attractions of the island. The Seaview room was spacious and comfortable. We had dinner in the restaurant and it was lovely and quite reasonable. Highly recommend.

The apartment required çonsiderable maintenance, and had a bad drain odour. The front door did not lock at anytime and we could only obtain one key which caused difficulties. The beds were not in the locked position and moved across the room.
For the cost not very impressive

This is a hard place to rate. Older building that has been updated. It might be the best option on the island, but off the island it would be average. No elevator in building 1 so getting luggage up all the stairs is not ideal.

But the staff was amazing and very helpful.

The staff and people at this hotel are friendly, super helpful and frankly just amazing! Visited here just over 12 years ago, and the approach to travellers hasn't changed in the slightest.

The room was amazing, facing the sea, it was quiet, very clean, modern and fresh decor, and had everything you can expect from a hotel.

It is in my opinion the premier hotel experience without the added cost.

Breakfast had plenty of options to satisfy multiple traveller needs, from yoghurts, breads, cakes, pastries, meats, cheese and traditional Full English.

The bar is available throughout the day with facilities to plug you laptop in and work/browse with their free wifi too.

Evening meals are high quality and well priced I found. I struggled to get to desert, though I enjoyed the Steak and the Burger options. Dining with a complete sea view too, just adds to the atmosphere.

The only downside was having to leave this gorgeous and well run/maintained hotel, to head home.

Not quite what we were expecting. When we booked the room we were expecting to stay in a lovely old building with views over the bay. And, yes, we had views over the bay, but from the annex across the road from the main hotel. Quite disappointing really. We felt excluded from the hotel and did not use either the bar or the pool for that reason. Also, no laundry facilities, which was clearly advertised on the hotel.com app. Parking on the road only.

We reserved and paid for our 2 rooms (4 people) months ago, asking for adjacent or nearby rooms. We ended up with rooms at opposite ends of the hotel 60 yards apart. One room was up a narrow twisting flight of stairs - no lift. \"No rooms available, we are full\" was what they said when we asked to move. The room had a 2 inch trip hazard leading to the bathroom and a 1\" trip hazard right in front of the stairs running down. This hotel is unsafe. The staff negligent and uncaring. Not recommended.

The hotel was quiet in spite of having a lot of residents. Our room was in the old section and had been modernised to a good standard. The view from the shared balcony was an ocean view and was pleasant. The breakfast had an excellent range of food and the dining area was large and spacious. The staff were extremely helpful and assisted us to carry our bags to our room as there was no lift in that part of the hotel.

A nice hotel on the seafront in Kingscote with a good restaurant and comfortable rooms. Check in was straightforward, receptionist friendly. Our room was on the ground floor, it was clean and had everything we needed for our two night stay though not very soundproof....on our second night we had a guy in the neighbouring room who seemed to spend the entirety of his stay on the phone so not the most restful of experiences! On a positive note the food in the restaurant was very good and I must just mention Mariana, our lovely waitress from Chilli.....she was such a ray of sunshine....a credit to the hotel! 💕 Kingscote is a good base to explore this beautiful island! We saw seals resting in the sunshine on the old pier in the evenings and playing in the waters in the mornings! All in all a good stay at this historic hotel....check out all the old photographs in the dining area!

Pretty much perfect. Had a minor maintenance issue on arrival, went to reception to report the issue, by the time I walked back to the room, maintenance were there, full of apologies and quickly rectified the issue, very well done.
Staff bright and cheerful, polite, professional and prompt.

You do not get what you see

The standard room they gave us was extremely noise, window facing tin roof with 4 vent pipes, low ceiling you can easely touch by hand .....
The room was not even close to what has been pictured on Hotels website. We had to pay $46 upgrade per night for the sea view room in other building.
Very disappointed with a lack of attitude to recognise that room is just wrong and uncomfortable for stay. They blamed the issue that we booked a standard room trough the third party ??
Housekeeping lady is a positive highlight of the stay.

The hotel Does Not provide guests CarPark - this is a big problem during potentially busy time during dinner service time.All people using very limited car space on street . This inconvenience could be rectified by building available space near a liquor shop. My second comment- the hotel does Not have an escalator ! Or ramp for guest to go the second floor . Carry heavy bags and luggage up to narrow stair case is not easy !!!!
