Music on in the pub downstairs until late at night and then music pumping out from somewhere at 05:30. No \"bathroom“, the shower and sink were IN the bedroom. Wouldn’t stay again. Staff in restaurant were good and the food decent enough though.

A very good hotel, with motorcycle parking right outside.
The staff were very good, the rooms are very clean and in excellent condition.
Breakfast was good, and cooked fresh to order.

There is a river running behind the hotel which is nice. Room was good but with no AC can be noisy outside if you keep your window open.

I was surprised that there was no car park, but the street parking was okay. My spacious room on the front was a bit too warm overnight (we are having unusally warm weather) so I had the window open.On Saturday night, people outside were noisy until 1.05am, but there was little noise from within the building. The staff were friendly and helpful. At breakfast the omelette was huge.

It was an ideal place for my husband and I, and our 2 dogs after being in the area for an Off roading event. The food was lovely and the staff super helpful, including offering to make numerous other event guests a takeaway breakfast as we were leaving early.

Nice hotel with excellent staff.

We chose this hotel as it was relatively close to Southerness Golf Club where our son was playing a competition.
The family room we stayed in was recently updated and very clean.
All interactions with the staff were excellent and they went out of their way to help us when we came back from the golf on Saturday soaked!
The Birchtree is dog friendly and our little pooch was treated like a king!
Thanks to all the guys at the hotel and we will be back next time there is a golf tournament at Southerness GC.

Refurbishment going on which made everything look drab and tatty. My room was very cramped - just about ok for one person but would have been awful for two. Noisy because of the pub downstairs (and it being a weekend when Scotland were playing in the Euros) - not an issue for me but light sleepers might struggle.

Lovely! perfect hotel great location staff incredibly helpful and friendly. Evening meal was excellent good choices vegetarian vegan and gluten free available. Same for breakfast loads of choice. Sadly the weather was awful but that can’t be helped. Dalbeattie is a small town but has everything you need.

Overall good value, except the noice in my bedroom on the 2nd floor from the kitchen extractor below.
Too loud and was left on till beyond 10.30pm and was on again in the morning from 7am.
Not acceptable for rooms facing the rear.
Reported to the staff and they seems to expect the criticism.

I stayed for one night. The room was clean and warm. The bed was very comfortable.
I had dinner in the restaurant which had a menu with plenty of choice. The food was good and plenty of options of drinks behind the bar.
The breakfast menu was plentiful. I had poached egg on toast which was served hot and fresh.

Great location in the centre, easy to find and a perfect stop off for us on route. We were bowled over by the helpful friendly welcome which was there till the minute we left. Dinner on Friday night was very good except that the staff had all gone from the restaurant by the time we had finished our main course so we didn't get a dessert,
Despie being advertised as breakfast from 8am till 11am one of our party failed to get breakfast at 9.45 as there was no staff in the dining room.

This is a fairly decent independent hotel within a small town. We were there for a wedding that started at 2. As check in was at 3, we inquired about an early check in to allow us to get ready for the wedding. It wasn’t until we were paying that we were informed that there was a £10 charge for the early check in. Now in these circumstances we needed to get into the room early so would have agreed to pay the extra charge had we been aware of it in advance, but in other circumstances I’d rather spend the extra tenner in the hotel bar. So I think it’s a bit sneaky not to tell us about the charge in advance. Apart from that, no issues with the hotel.

Good location to explore the surrounding area

Average sized bedroom with all the usual facilities in good condition & working order, except for the WIFI hub. However, free WIFI was available in bar area. Breakfast which was included in the room price was varied & of a good standard, as were the meals available in the bar of an evening. Staff were pleasant & helpful. Should be noted that access to the bedrooms was via staircases

The hotel was very clean, and the staff very friendly, but although I had requested a gluten free diet, there was no gluten free at breakfast and I provided my own bread, and the cook obligingly did leave out of the cooked breakfast the wheat products as I pointed out . The evening meal, however, was gluten free and came with a G F menu. The food was great when the GF was sorted, and plenty of it. But the hotel was very good otherwise. Thank you.

Excellent value for standard of accommodation. Lovely large room, nice decor with feature bath.
Staff were friendly, helpful and welcoming.

On street parking was not an issue, plenty of spots available.

Interior walls are easily marked and need to be kept on top of drips and scuffs - small thing but would make an even better impression.

Firstly parking. That will be outside on the street or in a nearby car park. Poor free wifi connection. Kept dropping out every few seconds. Became a waste of time. Room was fine. Had requested a walk in shower and got one so fine. Bit of a strange smell in the shower room however that never went away. Comfortable bed. Had to be at work at 8am so went to breakfast room at 7.15am to be told it didn't open till 8am. On a Monday!? Nothing unusual about turning up for breakfast before 8am I would have thought.

Food good but we felt we were in a youth centre as place full of young people socialising who a few of them turned out to be staff the next morning.

I was led to believe that there was free parking. There is no hotel parking, the parking is where you could find a spot on the street. The staff were very friendly and organised. The carpet going up the stairs to the room was extremely stained and dirty looking. My room was comfortable and the shower was huge, which was a bonus. I was informed by the staff that there would be a guitarist playing in the bar that night. I could here this in my room two floors above. This went on until midnight. I could also here people outside walking home drunk from my room. Breakfast was fine and again the staff were very friendly.

This is one of the comfiest, loveliest 3star hotels I've ever stayed at, in fact I'd return here before going back to some hotels with higher star ratings!

We were made to feel so welcome (Mother, daughter and two dogs) yet felt very at home with the privacy given. The cleanliness of the rooms and quality of furnishings was perfect, the food delicious and staff very helpful. Booked again for next year 😃

Noise from the music being played bar below was intrusive. Bed was fantastic. Breakfast service started 30 mins later than advertised. Poor breakfast options. Too expensive for what is offered. I paid only £54 for better in Scotland last week.

Nice base to explore the area

Great place to visit Galloway's beautiful forests, we used this as a base to explore the area, the room was clean and comfortable, and the pub downstairs was quite lively. The staff were friendly and helpful. We really liked the terrace at the back by the river, which had a heater for the chilly nights.

This is a town center hotel on a crossroads so gets noisy early. They also allow animals but there was no evidence of there ever having been any in the room. Absolutely spotless.
