This is hotel stories from us staying for 4 days in Brussel.

-Getting check-in was tough as we arrived after 6 pm, staff went home and only provide info through email, if you have data. Information was very unclear, so we had to call the 24 hours number to get assistance. Luckily people stayed there helped us out as we were outside for an hour trying to have access to our room.

-I was robbed infront of the hotel while 2 staffs were watching while I was screaming for help. My watch was snatched and I was minorly hurt. Aftermath, staffs just gave me bandages and refused to call police for me. They were afraid the bad guys would retaliate.

-The area was very sketchy to walk specifically at night.

-Wifi is non existence as promised.

Conclusion: I would not recommend this hotel at all as we find it very uncomfortable to stay.

Overall the location we had was fine but the furniture in the room was dirty. Staff we had when we checked in was great. Only downside is that they are only open from 10AM to 6pm and closed for lunch. Which connivence when you need something is next to nothing. Wifi didn’t work on the floor we were on & TV never worked either
Views were nice & if you get a cat on your balcony, we called him George.

I had a terrible experience staying in this hotel. The apartment is really dirty, the furniture are horrible, bathrooms are filthy.
The environment is noisy and not a safe place.
We were supposed to spend four night but we had to checkout after two days.
My son got bitten by bed bugs.
Please do not book this apartment.

Overall, property was reasonably priced and provided spacious accommodations.

The location was convenient since it was only 20 min walk to Grand Place. However, the area did not feel too safe, especially at night.

The apartment was spacious and was very helpful to have kitchen, fridge, microwave. However some minor repairs can be done. Also booked a 1 bedroom apartment and there was A/C in the living area but not in the main bedroom.

Smart hotel

Stayed here for a 3 night stay. The apartment was very modern but needed maintenance.. firstly the TV was not working and we went down to reception and told them and we was told there was a problem with the ariel and all TVs in the building were out. I don’t know how long that’s been going on for or are they going to fix it? There was a small jacuzzi with a shower attached and once again the jacuzzi was not working also another thing they had turned off or not working? Overall the kitchen was ok with good utensils but no knife. So we ended up using a butter knife to cut the vegetables. There was no cleaning stuff only washing up liquid and a sponge. Nothing for the kitchen counters to clean or the hub. The area itself was close to the Eurotunnel station /main stations and a local metro was not far. Good for travel connections. On one day our key card would not work so I had to get in contact with SmartflatServices online and eventually someone came to help.

We had a email two days before arrival saying there is a big event/fair taking place near the hotel and apologised . This happened to be directly opposite the hotel and in the evening you could hear loud music people screaming because of fair rides. If I had known this was taking place I would have booked else where. The area was run down and a lot of people just hanging around so be careful as my husband nearly got mugged!!! We didn’t like the area at all but as soon as you get out on the train it was ok.

The hotel has a few positives — it was clean, and the location is very convenient to the train station and the center of Brussels.

However, there were several serious downsides to our stay. The blow dryer and TV didn’t work at all, the mattress was uncomfortable (you could feel the springs), and the window next to the bed had no blinds, leaving us completely exposed to a busy street — which felt uncomfortable. The surrounding neighborhood also felt a little sketchy, which might make it less of a solo hotel

On top of all that, reception had very limited hours, so it was impossible to reach anyone for assistance with these issues during our stay.

I am writing to you with deep frustration and disappointment after experiencing an absolutely unacceptable stay at the hotel I booked through your platform. From the moment we arrived, it was clear that the property did not meet even the most basic standards of cleanliness, safety, or comfort. Here are just some of the issues we encountered:
•The entrance was full of trash.
•The air conditioner was leaking, creating puddles on the floor.
•The floor was wet and slippery, posing a hazard—especially with children present.
•The shower was dirty, as was the rest of the bathroom.
•The furniture was filthy and in poor condition.

This situation was not only unpleasant—it completely ruined the vacation I had planned with my family, a trip we were all looking forward to.

This is the first time I’ve had such a terrible experience with a hotel booked through your platform, and I refuse to let this go unnoticed. I demand a full refund for this reservation. I will not stop until this matter is resolved fairly.

I am attaching photos/videos as evidence (if applicable), and I expect a prompt response and a satisfactory resolution.

Misrepresented listing + serious health risks

The most serious issues included:

1. Non-functioning air conditioning, with no fans provided despite repeated assurances that they would, and most windows in the living room were permanently locked. Our 3-year-old fell ill due to the heat.
2. Persistent sewage smells and blocked plumbing, which rendered bathrooms and main bedroom unusable.
3. Serious safety hazards, including exposed electrical sockets next to the bathtub, missing balcony glass panels, damaged balcony flooring, and balcony doors that couldn’t be locked - posing risks of injury and break-in.
4. Non-functional TVs
5. Master bathroom and toilet was inside the bed without separation / divider / door
6. Second bathroom was partially unusable due to drainage issues and missing parts.
7. Construction work carried out in the apartment during our stay without notification or alternative accommodation being provided.
8. Repeated failure to respond, despite complaints being made daily both at reception and via phone.

Extremely Disappointed – Would Not Recommend

Our recent stay at this hotel was a major disappointment. From the moment we entered the room, it was clear that cleanliness and maintenance were not a priority.

There were visible stains on the sofa bed and the bed linens, which made us question whether anything had been properly cleaned. The AC unit was leaking water onto the floor, creating a safety hazard and making the room even more uncomfortable. The chair in the room was filthy – we didn’t even want to touch it, let alone sit on it.

To make things worse, the TV didn’t work at all, and neither did the dishwasher, which was especially frustrating since we chose this place for its “fully equipped” amenities. We reported all these issues to the front desk, but the staff were completely unhelpful and dismissive. It felt like they just didn’t care.

For the price we paid, this was an unacceptable experience. I would strongly advise against staying here until serious improvements are made in both cleanliness and customer service.

Okay for the price!

The room is okay — it has a small kitchen and a mini fridge, which is convenient. However, the bed is uncomfortable; you can feel the coils shifting every time you move. The bathroom is spacious with good water pressure. The internet connection is very poor. The location is close to Midi Station and just minutes from many tourist spots, but the surrounding area is quite dirty.

Getting into the building the first time was a nightmare, we weren’t told to use a different keypad after dark and someone going into the building told us. The power went out (in the whole building, I think) and then was fixed, but our toilet stopped working and despite being told it would be fixed/ someone fixed it when we were out, it was never fixed. We manually flushed by pouring pots of water into the toilet. There was a small kitchen area that we were able to use without fail to cook some meals which was nice.

We got welcome to properly I feel like the outer doesn't look very good but once your entire looks quite nice the main issue I came across was so air conditioning within the hotel for whatever reason every single towers spending a more than three hours in the room minus was getting blocked every time and the sink water was in flowing properly the kettle was filled up with tulk inside and they could have maybe given more to paper for five days stay and the bed was not really a double bed was actually two single best stuck with each other

It’s fine for a 1-2 night stay. It’s close to the city center and some great landmarks. Only thing as a young woman solo traveler is that it felt really unsafe. There is a lot of garbage, graffiti, and homeless people surrounding the hotel. However, the staff was absolutely wonderful and very accommodating. Just a very very run down building and unsafe area.

There was a plenty of issues. Everything started from the missing of full check-in information (and that was not just my issue: simultaneously with me arrived 2 other people who made booking in Midi 33 and they all suffered of same reason. We spent about 40 minutes in the lobby trying to call to host and to get proper instructions for getting the room keys).

Cleanliness in the room was very poor. A lack of soap or shampoo in the bath. Broken furniture (kitchen counter and dining table). Wifi was so poor, that I would say that “there wasn’t wifi”!!!
Locks and some handles of interior room doors (in toilet, bathroom, and one sleeping room) were broken or they didn’t properly work!

Area of the building is very dirty and unpleasant.

Good Location

The stay was good, and the location is close to the main attractions of the city. However, there were a few issues. The sliding door did not lock, which is a significant security concern. Fortunately, there was another door with a lock that we used to secure ourselves at night. Additionally, the center table had a piece of wood sticking out, which could be a tripping hazard for guests. Lastly, the single sofa needs to be replaced, as the leather is peeling off and creating a lot of debris.

The suite itself is good, but it has not been maintained well. The tub/shower was all rusty and had side panels and nozzle pieces falling off. Water would leak and flood the entire bathroom floor. The suite had a double bed in the main bedroom; two singles in a smaller room; and a sofa bed in the living room. The suite itself was due for a deep clean, with some wall and sofa stains.

In a dodgy area but close to the centre. Good if you are on a budget and don’t care about the property. By other reviews it seems these problems haven’t been resolved for a month.

Honestly just didn’t feel like I got my moneys worth nor did I feel safe. The door was faulty, it locked but was moveable and could’ve been broken into. The description did not match the reality of the room. The hotel’s WiFi isn’t working and they failed to inform us of this. When asked about compensation they said they have a no refunds policy and that was the end of it. The building wasn’t clean: graffiti, trash bags on the floor, rubbish on the floor. It is not at all in a nice area, we were attacked right outside the hotel which isn’t their fault but it says a lot about the place it’s located. One of the bed side tables was broken, and there was hair in the shower when we got to the room. Honestly very disappointed.

Everything was fine in terms of room condition and cleaniness.

Until the check-out time where I was on the 6th floor and had 2X20Kg bags. All elevators broke down!

I wanted to catch the bus so I carried them all down by myself. This is very terrible thing to happen!

At least they should have mentioned earlier that all elevators will stop!

The inside of the flat is nice, it’s very spacious so that was good. There were amenities like a fridge but no kettle/coffee machine. It’s a short enough walk to Midi station but it’s not an especially pleasant area. Close to the tube station to get further to the centre but we walked it and that was a short distance. Good if you need to be on that side of town.

We stayed for 3 days in your hotel apartment. While the room itself was clean and comfortable, we were extremely disappointed with some major inconveniences:

No internet throughout the entire stay — despite multiple complaints, the issue was never resolved. This disrupted our work and communication.

Lift was under maintenance during checkout. We had to carry our kids and few bags down 10 floors by stairs, which was physically exhausting and unacceptable.

We had paid extra expecting lift access and modern conveniences, which were not available when most needed.

This is not the experience we expected for the price we paid. We request compensation for the lack of services — especially for:

The non-functional internet (essential in today’s travel experience)

The inconvenience and risk caused by lack of elevator service.

Also, We could have missed our train to Amderdam.

Please let us know how you plan to compensate for this unsatisfactory experience.

It's a budget property, in a less than popular area, close the the midi station and a short walk to everything in the city centre.
The out of hours arrangement was perfectly ok, though getting through the front door was challenging. All the icons were rubbed out, so makes it difficult to press the right keys, but they've promised to replace the key pad. Sadly the WiFi was none existent, pretty poor when all cafés and centres have copious WiFi in this developed city!! But sadly not at Smartflats Midi B! The rooms were clean, if a little cheerless, and came with all the necessary equipment. Only one lift out of four was operating, would have been scary if this one had gone down too. Not good really. The staff were friendly and courteous, but didn't seem to have \"help\" in their vocab, not an easy situation when there's no WiFi either..

Contexto: Estamos viajando y haciendo home office así que seleccionamos apartamentos con ciertas características.
En este alojamiento el wifi no funcionó nunca durante nuestra estancia, la lavandería no funcionaba, de los 4 elevadores… 2 son para empleados, 1 está averiado y el otro además lo usa en personal de limpieza. Si quieres cocinar hay menos del 50% de los utensilios (solo teníamos 1 plato plano y ningún cuchillo de cocina). Además está sucio y lo peor es la actitud del personal. Espero que este comentario ayude a que mejoren

Where do I start! From the moment we walked through the neighbourhood to the hotel, we both knew it wasn’t going to be a pleasant stay.

The room was very spacious which is the only good thing to say about the property, but the cleanliness of the bathroom, the bed and the sofa was dismal. The bed was not very comfortable and stained; the same to be mentioned about the sofa.

The TV did not work but wasn’t a deal breaker for us as we were there to explore the city, but just another thing to add to the list of reasons not to stay.

To top the stay off we had no electricity on the second night and the bathroom had a ceiling leak above the towel rail which had been mentioned in previous reviews and has clearly not been taken care of. Not to mention a health and safety hazard.

It’s up there with one of the worst experiences I have had staying in accommodation.

Overall, it worked for me, close to public transit and very spacious. I don't like that the staff does not clean the room while you are there and that the front desk hours are 10am to 6pm (Belgium culture), I arrived later than that and had no clue on how to retrieve my key or how to get in to the first door, which does have a number code entry. Thankfully some girls were coming in and they informed me on how they retrieved there info, via email which I did find and I was able to get in. So if you are coming after hours please make sure to check your email for front door code and box code to retrieve your key.

Stayed in a 2 bedroom apartment, the beds were comfortable but the bathroom needs major renovations. The shower was previously a hot tub, had no door so water got out and only had 1 towel for a 5 night stay and several corners had mold. The last 2 days the elevators didn't work and no solution was given. For the price its ok but would not recommend long stays.

I enjoyed that there was a kitchenette in the room as well as the whirlpool bathtub w/apt only water heater.
There is no TV service to the TV in apartment, there do not have a subscription for service in building. The area nearby the aparthotel doesn't seem that safe. I think there is some drug use in the area. I was followed out of the nearby Lemmonier tram station...Luckily there was a couple walking ahead that I was able to catch up near until I got to the hotel. I like there is a security code to access the front door. There are four elevators in 10 floor building... only 1 working elevator (2 are permanently out of order, 1 is temporarily out of order.). During my 6 night visit, the 1 working elevator was not working for 2 nights.

I could put up with all of the issues if this hotel was in a safer neighborhood.

I’ve stayed in lots of Hotels around the world and never had a situation like this, this property is just terrible. The cleanliness let a lot to desire. A broken curtain and the tv did not work in the room. A very bad smell coming from the pipeline. I mean I can keep going on. It is a dated building that needs a lot of work. Some of the worst wifi on the planet. My partner needed wifi for an important meeting but when we got there the wifi was unusable. We talked to the front desk who said yeah it sucks but couldn't help us. Needed up paying for data. Place was clean enough but the place didn't have any pots or knives. Overall it's not a great place to stay but at least it's cheap. You get what you pay for.

The property itself is very lovely- a beautiful view. We arrived to the flat which smelt off and had an unusually bad lingering smell. Opening a window luckily got rid of this. But when closed came back. We notice the bathroom did not look like it had been cleaned and found various hairs in the shower tub- we then followed to ask the man in the reception, notifying him of the bathroom and requesting for it to be cleaned. As we were on our way out to go explore he had said this would be done now. When we arrived back later in the evening- no cleaner had come and the bathroom remained in the same condition which we were not happy with. As we were leaving the next day we decided not to say anything further but we were not happy.

Very pleasant stay in Brussels. Extremely quiet building with friendly and helpful staff members Only a 15-minute walk to the historic center of Brussels. The neighborhood made me feel like I was back in the Middle East amongst friends.

Terrible WIFI and uncomfortable bed

This was an experience to say the least. When We arrived at the property check in was smooth and helpful staff. Huge room and adequate kitchen equipment. However within an hour of being there the ceiling in the bathroom started leaking and it had clearly not been the first time there was this issue: we rang support and they said give it an hour see if it stops. It eventually did stop after we mopped it out with our towels. The WIFI DOES NOT WORK, they tried fobbing us by saying they were having maintenance done but that is lie. So don’t expect WiFi. And bed is very very old and not comfortable. If they changed their beds and got WiFi I would reccomend.

The place was dirty, they don't have any maintenance for the building. Only one pillow, the bed is terrible and old. It's self checking, but the keys are available to any body on the building, so is not save at all. We actually didn't stay, it's a cheep apartment building in a dangerous neighborhood.

Do not stay at this hotel. Only 1 star because we can’t rate it zero. Dangerous area for pickpockets & we were robbed and injured opposite the hotel.

Hotel is run as cheaply as possible. Would not stay at a Smartflats hotel again. Almost every guest has trouble with the almost illegible entrance number pad which should be replaced. Instructions are vague, because you can’t read all of the button characters. Other guests had trouble accessing key security box as no one was on duty at reception. No one on duty in hotel from 6pm to 10am. Telephone assistance was inaccurate.

VERY slow internet.Only one of four elevators works. Only one person on the service desk to assist but didn’t when we asked for more toilet paper. He said the hotel had run out and more would be in “tomorrow“. It wasn’t, so we went out and bought our own from a nearby store. Bedding was okay but a spring in our mattress kept one of us from sleeping. Strange stains in the plastic shower floor. The drapes on the window did not reach the bottom of the shelf so we had to place jackets and bags there to keep the early morning sun out. A 1st floor fire escape door was left open one day, so anyone could have entered the hotel from neighbouring buildings. Go elsewhere.

Apartment was good However it was not clean! Neither were the public areas of the premises, tv never worked, one of two elevators never functioned. Balcony wasnt accesable as door to it was broken. Towels were not clean n very poor quality. No cleani g service dispate we stayed 8 nights, so we purchased a mid stay cleaning but no one show up n claimed they didn't have linens therefore they never showed up for the paid service (which we were refunded for) requested a second pillow was denied claiming request should have been made prior to arrival!!

The property dealer company does not have any method of communicating with their clients. Their mailbox is full, no phone number provided and no reception desk at the property so the clients cannot get in touch with them in emergencies or if another situation arises.
I tried every method of communication but was unable to reach to them. I would not suggest anyone to book accommodation with them.

If only one good thing is the price and the location (close to attractions) but not good for families mostly because also the area was a little shady. You dont feel safe in this area, we avoided walking there at nigjt. In a nutshell maybe good for students looking for a bargain but not a good option of you really want to enjoy Brussels.

The bathroom had mold- which is a health hazard however, nothing was done for this. The room had multiple things broken. We had a cockroach crawl on us in the bed.
They were unwilling to work with us in changing the room or giving us any sort of refund.

Horrible maintenance, beautiful place

It’s a beautiful apartment, but it has very bad maintenance. There was foul smell, we had to change apartments 3 times, first because there were no drapes over the windows, water was leaking heavily under the bathtub to the point of overflowing into the carpet. Their customer service is horrible, one day we were locked downstairs, it took them 3-4 hours to over 24 hours to find a solution. Due to such lack of professional assistance. Overall it was a very bad experience.
